Worst mortgage company you can ever have was with them for four years before they sold my loan to another servicing company didn't even want to tell me the name of the company over the phone. Customer service representative was rude not helpful at all over. They are telling me now that I have a delinquent payment when I had auto pay set up with them. It makes no sense now I have to go back and pull records to show them that the money was drafted from my account every month and dispute this with the credit agencies. This company's loss draft department is terrible, unprofessional, and inhumane. They explained that the processing is completely different by phone call than it is by email. The person on the phone told me that if an insurance payment check is under $40,000, they will endorse it and send it back. But in the email, they said any insurance payment check requires an insurance report and signed contracts from the contractors. My house was hit by a once-in-a-century hurricane, resulting in storm surges, with 5 feet of water inside the house. Mold started growing . after the insurance inspection, and the insurance immediately sent urgent advance money before the report was generated to help me clean the debris and cut the walls to prevent further damage. This is urgent advance money, much less than $40,000. The insurance has not generated a report yet, and I can't obtain any signed contractor for no advance payment. However, the loss draft department emailed me: "The check will not be approved for endorsement if the following documents are not provided: Insurance carriers do not issue payment without having a report showing why the disbursement has been made. If the documents are not received, the claim check will be returned to the sender. - Copy of the insurance report showing the disbursement amount. - Copy of the contractor estimate (Mitigation - emergency cleanup)." They are fully inhumane, the house was so damaged, but they are trying to send back the insurance check, don't sign back to me to repair the house. read more

Verizon identifies it as spam so it does not ring, but I cannot stop them from leaving messages. I do not consider them legit when the call comes from a completely different # every time. Probably should be negative stars if possible. This is a company that should not be operating anymore. They have strikes against them on the Business Business Bureau. They also have multiple lawsuits filed against them. Their representatives and even supervisors misinform you and try to misguide you so they can get you to sign documents. I have talked to multiple agents, representatives, and supervisors, including the Vice president of the company, who seem to be running a scam rather than a lending company. During the Covid-19 Crisis they have not honored the cares act forbearance plan that has been set forth by the Government and officially mandated. They will ruin your life, your credit, and probably put you out of your home if they could, just to take your money. THIS COMPANY GAVE ME THE MIDDLE FINGER. STAY AWAY. I was looking for the (-) star rating as this company doesn't even deserve a star. I'm a real estate professional who invests in real estate in several different states. I only share that fact to let you know that I work with a LOT of lenders having done several hundred real estate transactions. Here's what you need to know about AmWest. Stay away. Their customer service is the worst I ever worked with. My latest issue (one of many) that finally put me over the line and pushed me to write this review is they are holding up a closing on a property of mine as I'm writing this. Here's what happened. I was considering them as a lender on six (6) properties of mine. In order to go through their process I was required to spend $725 on each appraisal and use an "approved" appraiser they set me up with. This happened on all six (6) of my properties that I was considering working with them on. I did the first two with them. BIG MISTAKE that I'm now regretting. On the second property my title rep says to me, "Have you looked at the fees they are charging?" I said, "Yeah. They seem high. What do you think?" My title reps response was, "They are the highest I've ever seen!" So I decided to take the other four (4) of my properties to a different lender. No bid deal. It's business. They can charge what they want and I can decide if I want to pay their high fees. That's America! God Bless 'Em! Here's where the issue comes in. The new lender I'm working with whose fees are incredibly less and whose customer service is incredibly better was thankfully willing to accept the appraisal I had already paid $725 for so I didn't have to pay that again. There's just one catch. In order for my new lender to accept the appraisal AmWest has to sign an appraisal transfer letter. Seems like that would be easy to do. Especially considering I am a customer of AmWest with two of my properties under their lending arm. Especially considering I paid the $725 out of my pocket. If AmWest had any integrity when it comes to customer service it shouldn't matter that I am a customer of theirs. They should do the right thing because it's the right thing to do. This is the email I got back from AmWest after multiple repeated attempts to get this appraisal transferred. "Hello. Unfortunately there is nothing that can be done any further on our side since the loans are all canceled." So now I'm sitting here with a real estate deal sitting at the closing table for weeks now because AmWest has basically given me - one of their customers - the middle finger. Everything the other reviewers mentioned in their reviews are TRUE. I really messed up when I trusted my brokers to find a good lender for me. I have great credit, more than enough for the down payment and have a stable job in HR. Not sure why my brokers decided to go with this Company. We started the loan process on 07/06/2020 and closed on 08/21/2020. The rate we received is not good and the closing costs are high. I felt scammed, cheated and taken advantage of. That is the gist of it but continue to read if you prefer more details. Let me also preface with the fact that my brokers were NOT good either. After 4 weeks of being in the dark on the ENTIRE process (mind you, I am a first time home buyer), I came to the realization that I needed to do something to get a handle on the situation. I visited their Yelp page and was not surprised to see all of these reviews. I saw that the "CEO" replied to some by encouraging people to email their complaint email so that is what I did. The Director of Compliance was responsive, kind and tried to be as helpful as he could, but this was still not enough to restore my confidence in the company. Here is what happened: he replied to ALL my emails, advised that someone from AmWest or my brokers will reach out to me for updates - this did not happen, even gave some dates as to when loan documents will be ready, when funding is scheduled for etc. all this good stuff. However, these dates in the system meant nothing - they are so way in over their heads and behind on all of their loans that these dates are not realistic. I do not blame him because it is NOT his job as the Director of Compliance to be answering follow up questions on the status of a loan. He was the only person to give me an idea as to what the status of my loan was. After taking up so much of his time, I decided to call the main line to try to speak with someone but they let me know they are not authorized to speak with borrows and only brokers. So I went back to emailing the Director to let him know that I do not mean to take his time but this appears to be the only way I can get answers. He said this is true, they are not authorized which is why I never received a call from their representative. He then proceeded to tell me that their level of service is not the same due to this "refi boom". I know this is not true because these Yelp reviews date back to 2018! I do not recall any type of "boom" during this year. Also, from my understanding, our brokers were not being updated accordingly either. As mentioned by one of the other Yelpers, they do not deserve any stars. read more

The bad reviews are on point. Underwriter does not work well with anyone and refuse to answer emails, texts, calls. We packed our belongings in a Uhaul and began our move into our new home (9 hrs traffic, 105 degrees) turns out Underwriter still haven't release the loan docs. We had to live in our uhaul for the night and now broker told us it may take another week. It's been 5 days since anyone heard from the underwriter. At this point, I'm worry he's dead. How else could they explain why they weren't able to close at the agreed date twice??? An absolutely horrendous first time buyer experience. read more

My mortgage account is with PHH Mortgage Company not AmWest. It affected my credit tremendously! I've been trying to speak to someone and Caroline transferred to someone's voicemail. I called right back and transferred me to Timothy. He said after disconnecting the call,he was going to call right back and never did. I called back, his excuse was I got another call and told me the same thing again. NEVER CALLED ME BACK! I called back to Caroline and asked for supervisor and she refused to transfer me or provide me with any supervisor including hers. She placed me on hold supposedly, I'm listening to her type away while waiting, then she disconnected the call, unbelievable!! I even emailed the company to no avail! This is the worst company ever to deal with! For any homebuyers or refinance loans, AVOID THIS COMPANY AT ALL COSTS! Look at the reviews in all social media including BBB. All previous reviews left, follow the same pattern. AmWest is a company that is poorly managed, has no customer service skills and expectantly has infuriated clients. Home purchases are customarily the most substantial purchase people will make in their life. I've worked with half a dozen other providers (Countrywide, Mr. Cooper, BofA, Wells Fargo, Quicken) that are more than capable and shine a bright light on the incompetence, arrogance and disorganization that AmWest is guilty of. Whether you are attempting to get a payoff quote that you've been charged for and was never sent, or you are simply asking for confirmation of a payoff wire, their systems are so antiquated that they will accuse you of late payments and badger you, daily, about late fees, while going so far as threatening eviction from a property that they don't event service any longer. Think long and hard before you work with a broker whom steers you to Amwest. What may appear to be a quick solution, will feel like gross neglect and abuse once all is said and done. And Amwest will be the gift that keeps on giving for the life of the loan. read more

So this is our first experience with this company. We own a rental property and we have two accounts that pay for the mortgage. We send 2 separate checks to cover the full payment before late fees are applied. Unfortunately, our two banks cannot guarantee that the payments will be received at the same time so there is a strong chance that these payments will arrive at 2 separate times (maybe days apart). The funding group mentioned that they would be unable to process our payment this way if the checks were not received or sent together. They could not process partial payments as they could not track the accounts appropriately. WTF, really??? Then why do you have a line on your mortgage statement of Unapplied (Partial Payments) or why can every other company that get electronic funds apply partial payments??? The lady that helped me just kept repeating their company was not equipped to do this. Once I asked for a supervisor he was able to let me know that he will make a note in my file, which I was thankful for, but for this payment, I have to patiently wait for the mail to come then send the payment back to the loan company for them to process. I probably will also have to incur a late fee, which they said they would waive this time. We will see. In any case, I am surprised and disappointed that this company that deals will hundreds of thousands of money for a loan company cannot figure out a way to accept 2 separate payments. The best part of the conversation was how it would be better for them if we sent 2 checks in the mail at the same time in the same envelope for them to apply to our mortgage. Too bad we live in a digital age, where we have the ability to send money via our bill pay option from our banks. Who writes checks anymore?????? read more

Our loan with this company is mismanaged. I contacted the call center to inquire on a check we received and the guy talked to me like I was some thug standing on a street corner. No respect for his customer, not a single courteous gesture. I asked to speak to a manager and a female got on the phone. I was told the check is for over payment of escrow and should have received a escrow reanalysis. She did not bother to listen to what I was telling her and said let me transfer you to a supervisor. What? She wasnt a supervisor? Who was I talking to then? I was then told I will get a call back. Has anyone else received a check from this company with no explanation? Is this a scam? Ours is thousands of dollars and we never paid that amount for the escrow of taxes and insurance so how can it be an overage? I called the state attorney general office who was kind enough to walk me through the process of what should be done next and awareness of how they might try to collect the amount they gave us by increasing our payment. Something everyone should be mindful of and report. Needless to say, still no call from this mortgage company. read more

Do not use them. I wrote a scathing review and it was not posted so I'm trying again. The process started in mid June and finally finished today, 11/30/20. They tried to get me to sign docs. with the wrong amounts of money for closing costs and final costs. They never returned calls and after 2 months, I telephoned them to find out what was happening. All of a sudden they realized they had the wrong email, RIGHT. When I finally sat to sign off on the refi docs, they had the wrong final payoff and again had added in closing costs. I guess they thought I would finally sign them without reading through them. NO. The notary did not have my copy of the docs and said AmWest would send them to me. When I asked AmWest when I would receive them they explained that due to Covid 19 people were not in the office and did not have access to the printers and paper, that I should print it out myself. After a few words about this, I finally got the papers today, 11/30/20 when I had signed them on 10/27/20. I must repeat, DO NOT USE THIS COMPANY. read more
