The tent campsites are right on top of each other. Our picnic table was right next to our neighbor site's picnic table; you can share a meal with your stranger neighbor if you wish. The stall doors in the bathroom are comically short; they were cut to about knee height when sitting on the toilet so that your junk is at risk of exposure while you're sitting on the toilet. The campground is also RIGHT off the highway so you go to sleep to loud traffic noise and wake up to it, too. It also backs right up to a residential area, so you can look at the back of folks' houses and hear their dogs bark through night. There were roosters to wake you up in the morning, too (ngl I kinda liked that part). My husband and I are avid hikers and campers, so we've seen a lot of campgrounds. This is my least favorite, right after one of the KAOs in Virginia. During our stay, I playfully dubbed this place "the trailer park of campgrounds," and before you come after me, I grew up in a trailer park (so I would know!). If you need a convenient place to stay, it will do. It's a place to sleep. But if you're wanting privacy, space, and quiet (you know, the things people go tent camping for), then you'll want to go elsewhere.

Then the wind shifted and there is a water treatment plant directly behind us spot 151. The smell of raw sewage is so bad you cant go outside around the extras that we paid for. So for 1500.00 we sit in the camper instead of around the fire pit. They should let people know when booking or put it on the map online indicating the water treatment plant is only 50 yards away or so. Hopefully the wind will shift once again... Other than the smell its a great park, just stay away from the West side of the park.

It was dirty, poorly maintained, and not at all what we expected for the price! The only staff member who was genuinely helpful and friendly was Dianne at the check-in desk. The rest of the experience left a lot to be desired. I would not recommend paying for a cabin here. If you have an RV, it might be a better value since you bring your own space. Even for what we paid, the food was noticeably overpriced. On top of that, you have to pay extra for bowling and the arcade games, which adds up quickly with a family. A few logistical issues made things more frustrating: the golf cart check-in/out times didn't align with the actual park check-in/out times, which created unnecessary confusion and frustration. My biggest concern was a safety incident where another guest became aggressive and I felt threatened. I had to call the local police, which drew additional and unnecessary attention. I believe there is a need for on-site security for quicker and less criminal situations. Overall, the price we paid did not match the quality of our stay. As it stands, I probably wouldn't return or recommend it for cabin stays (even with a credit). Maybe for RV only if the other issues are addressed.

You are surrounded by beautiful pine or aspen trees. You can tell the owner takes great care of his park. It's very clean as well. There are no fires which is fine but sometimes the management will have a campfire in the picnic area as long as there's not a fire ban or rain. They are dog friendly but a maximum of 2 dogs (need management approval), no WiFi but why would you need it when you got your phones or personal hotspot, no laundry or bathrooms as you need to be fully contained. That is fine with me as I'll know if I catch something it's my own fault not the parks... Amazing views of Pikes Peak... if you can't see it in your site, there are picnic tables in their rocky corral (that's what the managers call it). The rates are pretty reasonable as they have their summer rates which include taxes, electric, water, sewer & trash and then monthly rates start in October. **You need to go 5mph throughout the entire park which is good as I've been in other parks and it gets dangerous when you're out walking and almost getting hit by a speeder, . ** You are located in the city of Woodland Park, Colorado and so you are close to everything. I highly recommend this RV park as I'll be coming for sure next summer.

Cameras throughout the park that will quickly be turned toward your camper if one of the parks snitches rats you out for leaving a soda can outside. The managers Carl and Susan drive by on their golf cart and will look inside your camper. The posted speed limit is 5 mph going up or downhill. If you go 6 mph be prepared for the whole park to get an email about how you were speeding. When it snows good luck cause they aren't plowing anything unless it's over 6 inches. All lots are the same price but some have one parking space and others have 2. Be prepared to give any guests plate, vehicle type, drivers license, social security card and blood type. Does your dog bark? Better not stay here. If you want an overnight guest you have to give a weeks notice. Not a good place for single people. Want your partner to move in? Well unless they are on your Rv title that's considered subletting and will be promptly denied. Do you yawn or sneeze? Keep on driving your too loud. Don't spill a drop of water while filing your tank, you will get a fine. Big dogs are not allowed. Unless you're the park snitch. Then you just take your dog out of the park to go potty and hide him from other guests. Anyone caught in the park who is not a resident will get chased by the golf cart police and will be questioned under a lamp light on what you are doing there and who said you could enter the park. You most have a newer perfect condition camper. Unless you're the local snitch and your camper looks like a baked potato wrapped in aluminum foil.
