Really run down and sketchy. Stay at Fort Walmart before stopping here (and we have never stayed…read morein a Walmart parking lot). As others have noted, sites are on top of each other and the park seems to cater to families with little camping experience. Seriously, if nothing else is available, stay in a motel.

Two stars! One for very friendly staff, and the second for convenient location. I for sure would…read morenot choose to pay to stay here ever again. The tent campsites are right on top of each other. Our picnic table was right next to our neighbor site's picnic table; you can share a meal with your stranger neighbor if you wish. The stall doors in the bathroom are comically short; they were cut to about knee height when sitting on the toilet so that your junk is at risk of exposure while you're sitting on the toilet. The campground is also RIGHT off the highway so you go to sleep to loud traffic noise and wake up to it, too. It also backs right up to a residential area, so you can look at the back of folks' houses and hear their dogs bark through night. There were roosters to wake you up in the morning, too (ngl I kinda liked that part). My husband and I are avid hikers and campers, so we've seen a lot of campgrounds. This is my least favorite, right after one of the KAOs in Virginia. During our stay, I playfully dubbed this place "the trailer park of campgrounds," and before you come after me, I grew up in a trailer park (so I would know!). If you need a convenient place to stay, it will do. It's a place to sleep. But if you're wanting privacy, space, and quiet (you know, the things people go tent camping for), then you'll want to go elsewhere.

This is a really nice KOA Holiday. We did reserve one of the patio sites so it comes with a table…read moreand chairs, a fire pit and a grill. I've posted pictures of all, the grill requires charcoal so be aware of that. We were on site 104 which is on the end and furthest away from any of the amenities and we enjoyed it immensely! It was pretty quiet back here. I like the size of the campsites - and they have greenery and such that gives you a little bit of privacy We paid about $100 a night so this is not budget friendly but it's nice! There is a ton for the kids to do- there is a huge pool facility, a mini waterpark with slides, and it was actually open before memorial day which was surprising. Limited hours, but it's heated and people were enjoying it. There are also kids activities held Friday through Sunday in the recreation room, but be aware they have a lot of toys for sale in there so that might be a challenge if you have a little ones, lol! There is even an off-road go kart track- I believe it was $10 for 15 minutes There is also a restaurant here that is open Friday for dinner through Sunday at 2 PM at the moment, maybe they are open more in the summer. We did have buffalo chicken quesadillas for lunch one day. They were out of all the other ingredients for any other type of quesadilla, lol. The man working the counter was very friendly and the quesadillas were tasty! We did use the laundry facility- they had four washers and four dryers, everything worked fine $2.75 each for wash and dry We did not use any of the public bathroom or shower facilities as we have a self-contained unit You are close to the highway so there is some road noise, bring your fan They do have a lot of different options for camping so if you don't have a camper, they have basic cabins, but they also have high-end tiny homes that look like they fit quite a few people, as well as covered tent sites - so there's a wide range of camping options here All the utilities on our site worked great Garden of the gods is about 20 minutes away, so make sure to block a few hours to go check out this beautiful place. There's also a cute little town called Manitou Springs near there. Highly recommend a walk about town and lunch.

Edit: the Owner gave some empty apology over the situation, I doubt anything will be done with…read morethese two employees... this place is not family friendly, it's ran by two people that'll harass you and call the cops if you call them on it. Think after this reply by the ownership, I'll be looking into criminal charges against those two for making a false report to police. Avoid this KOA at all costs! They wonder why they're at a 2.9 star rating... If they have a disagreement with you, they'll call the police and make up false accusations to kick you out. Guy in the yellow rudely kicked my disabled son out of their hot tub (he only had his feet in it). I simple said I was going to leave a bad review about the experience and I asked if he felt like a "big man" for kicking a special needs person out of a hot tub. He told guy in blue (apparently the manager), that I said "dead man walking" and threatened him... Before we could even start packing up, they called the police. Officers arrived, explained that they call all the time with false accusations about campers and remove them. Neither would even try and talk it out, they just called the cops. Luckily the officers have sense and know their pattern. We told the officer we were already leaving and just asked how much time we needed and left. There were red flags before this incident, whole campground is dirty and poorly maintained. My sewer line (where poop goes) was broken, and who knows how much sewage has leaked through that broken pipe... the hot tub is murky, the pool has some oil looking sheen, bathrooms are poorly maintained and dirty (look at previous reviews). They worry more about arbitrary rules and calling cops if you disagree at all than maintaining their campground. Avoid at all costs, plenty of better camp ground in Colorado Springs. If you are brave and camp there, we aware of the two pictured, the one in blue says he'll always take the word of the guy in yellow, meaning he can say whatever he wants and is never "wrong"... he'll change the story and make up accusations and guy in blue just goes with it. I am escalating this to KOA Corporate and I hope they get new management in there. They're also lucky I don't push forward with false accusations charges over what the guy in yellow made up. Even the cops rolled their eyes when I explained the story...
