While the majority of the reviews seem to have issues with management or other issues while living here, I can honestly say I haven't had any issues in my current lease at The Palms. The staff have always been friendly and helpful anytime I would go into the office and the leasing manager assisted me with any concerns I had almost immediately after entering the office. I was originally placed in a short-term lease due to limited vacancy in conditions that weren't entirely to my liking, but the manager assured me hat i would be moved to the room that I requested. I was placed into the proper area a few months after living there as promised and I can say that they did a great job with matching me to my roommates. We get along very well and have hung out many times both in and outside of our apartment and I am happy with the outcome of my room placement. While there are some concerns I have, with recent changes in staffing and management they are slowly but surely being addressed and it has turned into a more favorable place to live. I've enjoyed my stay so far at The Palms and don't foresee any major issues during the rest of my stay here. read more

If I could give a zero to this place I would but literally the only bonus is that it provides shelter. This place is completely mismanaged and the customer service is beyond awful. By far the worst place I have ever lived and it was for only 6 months. The management would constantly lose checks and say we didn't pay. They allowed the internet connection for the entire building to be down for over a month without a reason and without compensation. Let's also not forget about paying for a "private" parking stall. Anyone can park in yours and they won't tow violators cars. It's a worthless pass and it's basically a public parking garage. The front office was condescending, rude, and downright not helpful 99% of the time. As for getting your deposit back forget it! They make up charges when you leave to keep it and then when you ask them to provide proof they won't. Completely unsafe environment to live in. read more

please don't live here!!!! i'm grateful that there aren't rats in my building, but best believe you will see roaches and will be greeted by homeless people sleeping on the stair case, the parking garage, and the trash yes!! you will be greeted by many crackheads and homeless people in the garbage area. also, it's dirty and nasty as hell. residents leave trash everywhere and i can guarantee you that the people in the leasing office don't care about you or your problems. also, you won't be able to sleep cause the walls are so thin and people love to hang in the parking garage at night and do side shows, party, and ive heard people shooting each orher multiple times in the parking garage and men beating women so many times. i have called the cops to situate things at the palms and i can honestly say they dont care about you. the palms hired a fake security guard called "88" and they don't do anything, they just sit and hide. once i saw the security smoking weed with some random person. and the other day, a homeless lady was sleeping on the stair case and i almost stepped on a roach. this place is disgusting and they are raising the price!! on top of all of this, the palms said they "remodeled and upgraded" they didn't upgrade shit. they literally painted over the cabinets, doors and walls. it's so dirty and unprofessional. i have nothing good to say about the palms, i am so scared to leave my apartment because of rats, roaches, or the homeless its not safe. do not listen to what anyone has to say, my roommate worked in the leasing office. they dont care about you, theyre gonna trick you! ask to see inside other buildings instead of the fake model room, the apartments look nothing like that. please don't make the same mistake i made and live here!! so nasty read more

I have lived here for a year now. The apt complex is safe, and quiet. The rooms r almost sound proof soo it's good when u want ur own personally space w/ ur own bathroom, closet! The apt equipment is a bit out dated but the apt is also new renovated which is nice! The staff is very helpful and always nice. The walk to campus is about 10-15 minutes depending on how fast u walk. Would definitely recommend overall! read more

I really didn't want to write a review but after the few issues Ive seen and dealt with, I had to write a review to get my voice out to others. I've lived here for 3 consecutive years, listen to what I'm about to say. Do NOT live at the Palms for the following reasons. Security: I've seen people shoot a gun in the air downstairs on the street my first year (2014), a guy got jumped in the elevator in A building and came back into D building elevator when I was in it with a crowbar looking to find the people who jumped him. My car got broken into in the parking garage and same for both my roommates who park in the parking spots nearest to the apartment. Even an increase of gates, people will still jump the gates, people will always show up from outside, homeless people in the area make their way through, etc. Parking: I paid $20 a month extra to have a private parking spot in front of my apartment (building D) and I can't even get people towed out of my spot anymore! worst of it, THE MANAGER PARKS IN MY SPOT OVERNIGHT AND I CAN'T TOW HIM. I finally caught him and told him in his office to move his car. He did give me one month free parking but its the fact that the OWN MANAGER DOESN'T CARE TO FOLLOW THE RULES. He doesn't symbolize the kind of management you want if the own manager won't abide and show how to implement/follow the rules. Simple as that! Lastly for parking, your car isn't safe if you park in the garage or in a private parking spot next to your apartment. Apartment: The apartment pricing for size and what you get IS a positive factor. You don't pay water, you only pay electricity after you've reached cap. But the negative is that I can't get a single work order achieved in the proper time manner. I've asked about my broken washer base that won't close. I tried asking a maintenance employee a simple question regarding my washer but he only said to talk to the office to submit a report. Didn't even care to consolidate my concern. It wasn't a priority for him. Management: YES, management HAS gotten a LOT better. Even though I find the manager who kept on parking in my spot in the wrong, I can see that they ARE implementing a lot of new security features and consulting events between the management and residents. It's better than before but It won't be for a while where things actually get in the right place for them to start receiving positive reviews. Do yourself a favor, stay away for now. Until they achieve a true transformation, the price, living space, and distance to UCR isn't worth it. read more

The point is NOT to have "caps" on a 10 month housing arrangement. ALL housing for students should be available for the term of the school year. And representations made by your staff that delegation is seamless and successful are completely false. The fact is that summer housing stock available and advertised by students is FAR in excess of students who actually need it, which means students are unable to easily find people to "delegate" two months of an unneeded contract forced upon them with no alternatives. This is unacceptable - students are the least able to afford to pay for housing they are not living in hence, the reason PRIVATE greedy corporations need to be out of the PUBLIC school housing equation, or heavily regulated and controlled by the PUBLIC university housing departments so that students get the housing they need during the school year. Time to go to the California legislature for much needed changes in the law on this one! read more

This place is terrible. At first, I had a nice perspective on this apartment complex. Soon, I realized that I had made a terrible mistake. Just as other reviewers suggest, this is really the lowest-of-the-low in terms of apartment complexes near the University of California - Riverside. Sure, you don't get shot up or stolen from like at Grand Marc, but don't let the pretty smiles and attractive faces of the employees fool you. They do not keep their promises. The floors are dirty. The price for a 2 bedroom-2 bathroom apartment is horrendous. I can't wait to move the **** out. Please, save yourself. Look for someplace reputable yet decent. Stay away. read more

Very shady bill overage charges! We used the AC minimally and I got charged $70+ in one month. Keep in mind that there is a $35 cap per room, and we had three rooms occupied, so how in the world did our apartment go THAT much over $105 of utilities? Shady. Very Shady. In my on campus apartment now, I keep the AC on auto for half the day, and with a $30 cap per room for two rooms I got a $5 overage. The management at Palms may seem nice, but really, they just want your money. Be careful taking things at face value. I was lucky in that when I moved out they didn't charge me for carpet stains that were there originally, but they did charge me for a missing toilet paper holder. Again, very shady. I've lived at these apartments for two years and it's been good, I've had little to no problems. The staff is really nice and will help you with anything that pertains to the apartment. We had a problem with a roommate and they helped us fix it, which was really amazing of them! Where do I start... this review is WELL overdue. Sept 2017 I moved into my first apartment thinking it would be peaches and cream. 3rd day in to my surprise I saw a RAT running across my kitchen floor as soon as I opened the door. I immediately told management and what did they do? Nothing!! I wanted out of my lease but was told there would be fees for cancelling your lease. Fast forward to a month in, I met my roommates and because of these rats,my roommates and I became the best of friends. We killed one on our kitchen counter, they ate through our fruits and bread on the table. What's even better is THESE RATS ALL MADE IT TO OUR BEDROOOMS! These bionic ass Rats chewed through the bottom of our doors and were chilling under me and my roommates beds. 3 am in the morning me and my roommate are trying to catch this rat that was under her bed! 3 in the mf damn morning! We found that they were coming behind our washer machine. Management gave us traps...wth are we suppose to do with that!? Can someone close the damn hole PLEASE!? They closed it with cheap puddy. They ate through that too. We were persistent enough to get a health inspector to come in. They saw the place and ended up fining the place for it. Most management left after we called the inspector. ***STUDENTS DONT BE AFRAID OF YOUR RIGHTS, DONT LET THIS ESTABLISHMENT RUN OVER YOU***. MY MOM was the one who patched our hole with actual strong cemented glue to stop them from coming in. We never saw a rat again... SIKE!!! A few months later, I see a little buddy hanging from the inside hallway ceiling. I'm livid!! Like these RATS HAVE BIONIC SUPERPOWERS! One running across the elevator, one "hiding" in the hallway. I wouldn't be surprised if it's still the same today. Reading the comments I feel are fake and bribed. Me and my roommate saw a man overdose on the 3rd level of the Parking structure. What!!!!?? How!??Ambulance came and everything!!! Hallways are dirty, staircases are dirty, Leasing office smelled like urine. Cockroaches,knats, rats, etc, DONT LIVE HERE! When I moved out, they were in the process of renovating the apartments, a year later I've heard AND seen that things are still the same, just painted over. What a joke!! Upon moving out it gets worse. I have received a letter stating I owe an additional $50 in painting cost for my room and living room. After speaking to my apt mates, they have been charged the same amount. This comes out to $150 in painting cost for walls that were not stained or discolored. I could imagine being charged this amount if we took paint scrapers and took off all the paint on a wall, but this was not the case. When I turned in my keys they said thank you for my loyalty for staying at the apt as long as I did, but then they go around and charge me an arm and a leg for painting cost. Avoid at all costs. This place is a joke. I pay for premium parking and extra 20 dollars amonth and have had my car broken into not once but twice in the same spot. The leasing office told me the first time all I could do was file a police report. The second time they said the same thing. They have no concern for residents safety. Not to mention there was a gun fired in front of apartment building A. This place is a joke and would recommend not living here. There was hope when it was taken over by new management but that hope has died. Sign somewhere else trust me. They try and entice people with signing bonuses, but a 300 dollar gift card will not cover all the damages done to my vehicle. Halls are VERY dirty Stairwell is VERY dirty and reeks of urine Lounge bathrooms are never flushed Elevator is often broken Roach-infested Honestly, as a UCR student, I'm going to stick with student housing from now on. I've lived at UVT and Grand Marc and they both suck but nowhere near as badly as this place. Also, for anybody 6' tall, the beds are EXTREMELY uncomfortable and very short in length. Pros: Its really easy to sign lease here. If you take a your and sign the same day they waive ~$300 ! And when there's specials there's a reduction from monthly rent every month! You can bring your pet (for a small monthly fee) Cons: sometimes work orders are not done as fast as they say. And you're lucky if your carpet is clean when you move in. Make sure to put you're super clean if you're living with ransoms because you can end up with dirty people Its my second year living here so its obviously not that bad a place. read more

I am happy I moved out. Thought about staying for my senior year but didn't because of Brandy. She is rude, mean, ugly and has her favorites at the palms. The football players from the local junior college are definitely a favorite of Brandy. My friends and I were not favorites of Brandy and because of this our stay at the palms was like staying in hell. We decided to find housing at another property. Brandy loves only herself and her cellphone more than assisting the customers with their issues, packages and correcting her own mistakes to the billing that she created. Recently what she did to my friend that over paid because of her mistake when she completed the monthly billing was simply wrong. By the way Brandy "do you know how to read". My girl does since you asked her. And by the way she will have a college degree in a few months. The question is now on you and your uneducated self. read more

Do not come live here. It is literally the worst place to live for students. They try to take as much money out of you. They lure you in with their concession and they expect you to put up with stuff no one in their right mind would. The first day I moved in, not only did they give me the wrong room (which was filthy with maggots on the bed and shit in the restroom), but they also took 2 hours to give me my right room. It gets worse. There's no trash chute, so you have to walk all the way to Taco Bell to throw away your trash. No one actually goes all the way over there, so they are forced to leave their trash on the stairwell. This attracts a lot of rats and bugs (cockroaches) that greet you at the stairs. If you get unlucky enough to live in the A building, you get to co-habitate with these rats and bugs due to the restaurants below. This is the best part. Someone actually got away with living here, rent free for almost a year. There was supposed to be a vacant room in the apartment I lived in, and although they did their quarterly inspections every three months, they failed to catch this for almost a year. I had to complain about extra people living with who I thought was my roommate in order for them to realize that the room was being used without their knowledge or payment. Not sorry to say I WILL NEVER RECOMMEND THIS PLACE TO ANYONE. NOR WILL I BE RENEWING. I feel sorry for all of the people like me that had no where else to live, and had to sign the lease in order to live close to school. You've been warned. I'm not exaggerating in any way whatsoever. read more

They made my roommate leave 2 weeks early after he paid full months rent when it was time for then to move out then were trying to also charge him $100 a day after he already paid for the entire month so mid month he was out couch surfing and they got his $. When he asked the manager, who is quite mean and rude, she basically laughed in his face and said we can't do anything that's the way it is! If you're thinking about living here and you're not sure yet, YOU GOIN' LEARN TODAY. There is no real good reason to live here unless you've looked everywhere and you have no other options. I know what the other reviews say; that it's expensive, it has dirty carpets, it's shady because people's cars get broken into. I'm going to tell you guys some things that no one has said yet or more specific details on why it isn't worth living here. Where do I even begin? I think someone has already mentioned that the show room looks nothing like the actual rooms. I was told, when they were giving me a tour, that it was going to look exactly the same with minor differences. That was the lie of the century because when I walked into my apartment, I had cracked blinds on my windows and a cracked mirror. On top of that, I had to wait until almost midnight to be able to enter my bedroom because they didn't have a copy of the key available to me, granted, I moved in at 10 AM that day. I have lived in The Palms for eight whole months now and I can honestly tell you I look forward to the day my lease is up. There have been comments about their work orders being quick and on time. I wish I could say the same. We all know how hot it is in Riverside and my air conditioning has been broken since December of 2013 and now it's May of 2014. In that time, I have put in multiple work orders beginning in January and then when they didn't respond, we put in another one in March when it became warmer. When it reached 87 degrees in April, we called their management three nights in a row because it was hard to sleep in the heat and they told us and I quote "it's not an urgent situation, you will have to wait a week". They told us we would have to wait and they also had the nerve to give us attitude for calling so often. Seriously, my sleep is pretty urgent, how would you feel if you had to deal with close to 90 degree heat? On a positive note, their office staff is nice and they host events once in a while but the overages they charge us is nowhere near worth what they have to offer. We were not charged any overages in the first couple months that we lived here and then all of a sudden around April and May, we were charged with 160 dollars' worth of overages for electricity. What the heck is up with that? I'm actually going to confront them about it tomorrow because my apartment mate did and it didn't get anywhere. We didn't get a clear reason for why we were charged all this money and they better give me a good damn reason. I have so much more to say but bottom line is, DON'T LIVE HERE. read more

Giving it three stars because of a few hiccups in the beginning. All concerns were addressed by staff and more importantly REMEDIED. The apt is clean with working and usable appliances. I think the parking protocol should be updated as it is especially confusing for new tenants. Maybe made a video for them to watch? Not all tenants take pride in where they live but I have noticed when the matter is brought to the staff attention they do work towards a correction and resolution. I can see it is a work in progress but it looks like it is on the upswing. They are moving in a positive direction towards 4 stars. Amenities of pool and gym and social events put on by staff seem to be good advantages for student life on this property. read more

This new Management has greatly improved since the old management and I appreciate the renovations and attention to detail that they have given to The Palms. The front desk workers are courteous and amicable. Although rent has gone up, I appreciate the promotions that they have offered to residents who are thinking of renewing their lease. Do not live here.. My son live here for one year... the apartment is dirty when my son move in . they do not clean the apartment before tenant moving in ( dirty carpet , dirty wall, old furniture's). Do' nt be fooled by the model room they showed you. It is even worse when you move out. They send you a statement to charge you for painting the room and the common area , also charge to replace new blind.. the wall is not newly painted when he moved in and the blind is exactly the same condition as before. They threatened to send your balance to collection agent if you do not pay. They tell you to file the dispute through email but they never respond it. If it was possible to not give any stars, or possibly negative stars, I would. The Palms on University is hell on Earth. I've lived at the Palms for two years and it has been nothing but a downward-spiraling blackhole of depression. Here is a list of everything that has happened: 1. Roach infestation 2. They with held my utilities bill for 3 months and gave me a lump sum of $171.62 that was due when I moved out. 3. They can rent rooms out individually, so lucky me got paired with two men who sold weed from their closet. Our apartment was always rambunctious and had randoms walking in and out at all times of the night. (Yes, I filed many complaints to the palms about this situation and they replied that they needed to be "courteous" to all residents!) 4. As a result of #3, my Macbook Pro and my friend's Macbook Pro was stolen from my apartment. 5. I had to pay a full month's rent for two weeks and had to get the current residents approval before I could move in. One of the residents had a psycho girlfriend who told him to deny that approval. Even after paying rent, I still could not get my keys and had to wait an additional 24hrs. 6. The community assistants are completely oblivious to company management and very often give out incorrect information. 7. Due to their laziness, they placed my roommate and I in the smaller bedroom, and when we demanded to be switch, the CA said that all the rooms are the same size. We remained adamant about moving into the "larger" room; it took them one week to switch our furniture out. (They are now charging more for the room that's "larger".) 8. Every weekend someone pees in the elevator. The elevator never gets cleaned. 9. Over summer, the pool was quarantined by Riverside County. 10. If you still think it's convenient to live here, RECORD ALL CONVERSATIONS WITH AN PALMS EMPLOYEE. They will not hesitate on sending you to court, so you will need to have some leverage over them. Also they switch policies like the Salted Pig switch their menus. Proceed with caution. read more

I used to live here awhile ago so I got to experience living so close to campus in these apartments. The Palms apartments are conveniently located next to plenty of restaurants and things to do which is great for those without a car. Which ties along nicely with the affordable price of rent for the apartments themselves. I've heard some of the bad reviews but I have yet to encounter anything negative with any of the staff or maintenance. I still visit plenty of friends that live here and they aren't planning to move out any time soon. Overall these apartments are a great place to live in while attending UCR since you get to enjoy the off-campus life and still not deal with far commutes to get to school. read more
