The apartments are not perfect, but I feel some of the other reviews are a bit unjustified. So here's some of my Pros and Cons. I'll start with the Cons (which is significantly less than the Pros...)
Cons:
*There are issues with the apartments, as there are any other issues. Stuff gets old and breaks, we just have to deal with it. Every apartment is different, and different things break (but the maintenance DOES fix it--see one of my Pros).
*The actual location isn't pristine (but it isn't absolutely terrible either). It's on one of the busiest streets in Riverside.
*For the most part it is undergraduates who live here (which could be a pro for some). I'm an older student, so it's a bit odd for me to live with people who are much younger than me.
*There's a cap on electricity. It's really not that bad, but it's aggravating to try to limit your electricity if your room mates don't know how to (or don't want to) shut off the a/c or heat.
With that in mind, I wanted to say a few good things about the apartment.
Pros:
*The price for a room in a four bedroom (around $785 a month) is actually good considering that the apartment is --furnished--. I think people forget that they are also paying to "rent" the furniture. Additionally, you get your own bathroom in any room you choose, which is a MAJOR plus, you get internet access, cable TV, access to a small gym, access to free tanning (I don't do the whole tanning bed thing, but this may be a plus for people getting a base tan), access to a high def TV room, access to a computer lab with FREE PRINTING, a pool and jacuzzi with barbecue on the premises for all tenants to use (you have to have a key to get in the pool area), and--my personal favorite-- a community Keurig with free coffee. I mean, they actually make it worth your while to stay here.
*The management and office team (mostly students working the desks and phones) are absolutely fantastic. They are sweet people who have made a sincere effort to learn everyone's name in the apartment complex (which is about 400+ people--I think that's pretty admirable), and really do care about your living experience here. (More on that later) Also, they host a lot of community activities so that everyone has a chance to meet more people in the complex. (Free waffles one morning a month, free pizza with DJ at the pool, etc).
*The maintenance staff are extremely helpful and very quick about getting to their work orders. Even the maintenance staff starts to know who you are in the complex.
*Rent payment and maintenance requests are all online.
*The apartment is within walking distance to the school and right next to two bus stops catering lines that go as far as Corona (I think? I don't travel much out West) and to Moreno Valley. If you don't have a car, like me, this is a good location for travel. Plus, you're literally right next to a pizza place (Jafang's--they're pretty good), a Thai restaurant (also really good), Taco Bell, IHOP, and down the street from University Village that has a Starbucks, a Subway, etc.
*Security measures have been increased, as opposed to what people have previously stated. If you're walking home later in the evening after hours, I've seen quite a few security guards around and they make sure everything is in order since the complex is an "open campus" style. You have to have a key to get into any building, so it's pretty safe. You just have to be smart about stuff--again, as with ANY apartment complex. Don't expect to feel safe if you're walking home around 2am as you would walking home around 2pm.
*Lastly, I had some issues with the apartment that I had originally been assigned (I opted for them to find a room mate, since I was moving from the other side of the country). There were some problems that I won't disclose on here, but I made sure the office was aware of the situation and were continuously informed. It took them a little time to get back to me (I mean, there's 400+ people, I'm not expecting a next day sort of deal), but the management here made sure that I was safe and was comfortable with my living situation. They allowed me to move into another room with two other people who had similar situations with their room mates. So far, the new place is significantly better than the older place. The main thing here is that the office WILL LISTEN, but you have to let them know that something is wrong. They can't read your mind.
From what I've heard about this complex from previous years from other tenants, I really think they're getting everything on the right track. I would recommend this place to someone in my similar situation (moving from far away). I'm not giving it a five out of five because I wouldn't do that even for a four-star hotel--everyone has improvements that needs to be made. I just think that the Palms are doing the right improvements and really do care about their tenants. read more
