The Palms is really the worst first apartment that I could've chosen. In the beginning everything seemed good because of the low price and decent living space but soon enough we figured out why it was such a low price. Like everyone says, there are constantly bugs. We had fruit flys in our kitchen for months and would constantly see cockroaches crawling around. There were always non residents walking around or using the pool or gym. There is an electricity cap of $30 or something and they charge you when you go over it HOWEVER they didn't show the charges in any of our monthly billing statements until we were about to move out in September and we ended up oweing over $200 in electricity. When we went to speak to the manager about these charges we ended up being charged and extra $100 a month because of a "double up premium" that we had not been charged before?? There were like 5 leaks in our apartment in the middle of the night because the washer from the apartment upstairs was leaking. It made huge holes in the ceiling (that i'm almost positive led to more bugs) that they said they would fix but never did. Thank god they didn't try to charge us for those damages. When we were preparing to move out we made sure to clean from top to bottom to not get charged anything, we even cleaned what was already dirty when we moved in like the hundreds of stains in the carpet!! Once we got our final billing statement we were charged $500 for carpet replacement, $50 for bedroom cleaning, $50 for bathroom cleaning, and $30 for broken blinds that were broken when we moved in. All these charges were bullshit because we cleaned and took pictures to prove we cleaned. We tried calling the office to see if we can speak to the manager about the charges and were told to submit a FAS form. We did in the first week of September and did not hear anything for two weeks. We tried calling the office again but the line just kept ringing and no one would answer for the next two weeks we tried calling. We even emailed the manager and the website email address. We decided to go in the office and speak to the manager but were told that she wasn't meeting with anyone. When we said we tried calling to discuss our charges they said we can't because we can't talk about money over the phone??? We were then basically kicked out and forced to pay before the month ended so our info wouldn't be sent to a collection agency. Overall The Palms is shit. Find any other apartment or rent a house to save yourself from this shit show. read more

It's very easy to sign the lease. However the apartment was not very clean upon move in. Maintenance was very fast at getting to fix the issues though. read more

I've lived here since September and I like how it's close to UCR, it's walking distance so it's really beneficial. The leasing manager Angela is really nice and very helpful. Talk to Angela if you want an apartment. The leasing consultants are cool too. read more

Dont go here - Trust me! First of all, I want to mention that I was in Riverside as an international student, so excuse my English, please. There are some advantages to the apartment complex such as - Pool/Jacuzzi - Free Printing - Washer and dryer - Spacious - Close to UCR - Fast maintenance & nice caretaker - Gym However, there are many reasons why I would NOT SUGGEST TO LIVE AT THE PALMS No. 1) THE MANAGEMENT: Once you have signed the contract, the employees are really not that nice to you anymore. Instead, you always have the feeling that they are JUST trying to get your dollars. I cannot really understand why others rate the management positively. Here are some things which happened to me: - One time, they entered our apartment and changed something in the fridge without telling anyone, even though we never had issues with the fridge and did not damage it. Consequently, my roommates and I got charged $16 each for no obvious reason. - One time, I wanted to pick up an Amazon package (delivery was already confirmed). They told me twice that they have not received the package yet until the day after, they found out they just misplaced it. - They really seem to care more about their community events rather than actual problems the residents have. - REALLY unprofessional, uninformed employees. If you really want to sign here, make sure they email you all the important information. Pretty much everybody will tell you different things regarding specific topics and afterwards, they all pretend that it was all one bad misunderstanding. This did not only happen once! My favorite story: I asked two of them several times, whether or not I would still be responsible for the common rooms after my (early) move-out. They told me that after my move-out, only my roommates would be responsible for kitchen, living room etc. Now, back in my home country, I was told that it is company policy to not be able to hand over the responsibility and that everything was probably a big misunderstanding. Very easy to pretend since I was an international student, but my English really isnt that bad! Now, I have to hope that my roommates dont damage sth. No. 2) The APARTMENT COMPLEX: - We had a very bad internet connection for several months, even though they promised high-speed, which was quite ridiculous. - The previous tenant had left my room in a relatively bad condition. They never fixed some of the issues throughout the year. - Hallways are very dirty and often smell bad. Residents drop off trash in front of the hallway. - Utilities are often malfunctioning (jacuzzi, exercise machines, printer) - Insecure neighborhood. Even though I personally had little issues, other residents had! No. 3) The PRICE: - Expensive and not worth it, even though it seems very nice in the beginning. See other comments. - They charge you for everything and often, you dont have a single clue why (see above). There is almost no transparency in the whole charging system. All in all, there are much better alternatives than living in the Palms. The worst thing for me was all their (calculated?) misinformation and the negative surprises you consequently get. I couldnt rely on anything they said and for that price, Id except a much better treatment. If you dont want to go to GrandMarc or UVT, take a look at private housing instead - this is much cheaper and - from what I have heard - also much better than the Palms on University. read more

The Palms may seem like a nice place but they are a rip off company. My son received a collection notice 8 months after moving out. They charge you each month but the lease is only for 11 months. We got permission to move out after they gave us a notice so all was good. $800 for June yet they came back and charged us over $400 for a 2 day late move out. They also say he owes more for electricity. They can't document the electricity because the rooms don't have individual meters. They said unless I got someone's signature I have to pay. They are a complete rip off. Don't be fooled. read more

What can i say about the palms? worst place to live at!! there is no bright side to this place at all! i lived over 6 months without air conditioner and no matter how many times we put in a work order, they wouldn't show up. One of the ladies that works there would go over to the apartment, knock on our door asking if anything needed to be done and EVERY time we told her the AC! and nope! it didn't get fixed until several months later! i called after office hours 3 nights in a row to tell them about our AC, since the apartment was OVER 90 degrees! and impossible to be in there! and they just said that it was not urgent and that we simply had to wait until they got to it. Plus, during the time that the AC wasn't even working, we got charged over 180 dollars for electricity bills, funny enough we weren't even home most of the time and we never left lights on for the bill to end up that high! Also, my bike got stolen from the racks, the stairs are disgusting! my friend's car got towed even though he was at the restaurants up in front of the palms.. what else? oh yeah.. management was never helpful.. always tended to act nice, but never helped out in urgent things such as our AC or other problems we had!.. it also took them over 9 months to fix my broken mirror! which was supposed to get fixed a day after i moved in! plus! when they switched it, they dropped the broken one and glass fell all over my carpet! my roommate ended up with cuts in her feet! what can i say.. i didn't even lived there my last couple of weeks because i was so fed up with all the problems! it was just frustrating read more

The only reason that there is ONE star above is because Yelp! Does not allow me to put ZERO stars that it deserves. These apartments are so old and not kept up with whatsoever. Maintenance half ass everything and take forever to complete work orders. This place is just plain gross. The staff projects the property to be the exact opposite of what it's really like. THERE IS A HALF HOUSE ACROSS THE STREET!! You will meet plenty of homeless people while living there because they come on property and just linger around. Above all else the building door locks are always broken. I really tried to be optimistic about this place after reading all the reviews online, but goes to show they were all true. read more

Very friendly staff and pretty close to UCR. There is also free printing in the computer room, plus gym, and study room. The apartment comes with washer and dryer, flat screen tv, free cable. A little bit expensive but it is managable. The restaurants downstairs and the plaza is also 5 minute walk. read more

The Palms on the University is a great place for college students. It costs about $775 and all the utilities are included with a $35 utility cap. If you exceed the cap requirement, you will get charged! The customer service representatives are enthusiastic, amiable and sedulous. They show a tremendous deal of alacrity into accomplishing their tasks. If you have a guest coming over, the reverent representatives will give you parking pass for the following day until 5 pm. As for the apartment, the washer and the dryer are included within the package. read more

Save yourself the massive headache. The management here is a COMPLETE joke. Some of the staff here are genuinely nice while others ooze hatred for their job and the tenants. Although management is incompetent, useless, idiotic trash, you must make an appointment to meet with them. THAT IS SO RIDICULOUS, it is almost funny. Move in was such a hassle, it was unbelievable. The only reason I am living here is because I needed a place to live while going to UCR. If I could go back in time, I would have taken my chances with the Motel 6 across the street. This place should not be seen as a serious business or establishment because it just is not. The staff does not seem to think so and so neither will I. I have spent a year here, and let me tell you that I have been counting down the months until my lease ends because I cannot wait until I leave this complex and never look back. If you are searching for an apartment complex that is beautiful, well-respected, staffed by marvelous people who are welcoming and helpful, managed by a firm but warm figure, do not even bother wasting your time considering this place. The actual apartments are not how they are advertised. The condition of the apartment itself is not even how the model that they show you is. When I moved in, my actual room had TRASH in it. They did not even bother taking the time to vacuum the room, I cannot imagine what else they did not bother cleaning. The sink and toilet were disgusting. Almost gas-station status. The sink had mold and calcium buildup around the knobs. The toilet had some kind of residue around the base of it. The unit comes with a washer and dryer and that TOO was filthy!! THERE WAS STILL A SOCK IN THE WASHER! If the staff do not even want to bother taking the time to do what at least every Motel 6 does daily, then why the hell am I paying $900 a month??? The refrigerator was broken and smelled retched. There were crumbs of food in the cabinets and dead bugs all around. When I first moved in I forgot I was in my apartment and not a dilapidated cabin in the woods. DO YOURSELF A FAVOR and stay away from here. I wish someone had warned me. The only reason this review has 1 star is because negative stars are not an option. read more

Lived here for a year with friends, for the most part I liked it, but there are some things I wasn't fond of. The model unit is deceiving, the real apartments are very plain (see if someone will let you look around their real unit for an accurate example) . Others have complained about the carpets and such but our apartment was pretty nice (go for D building if you can, it appears to be the best kept). The only really bad things were the fact the living room does not have a light (you will need floor lamps) and the rooms did not have desk chairs so we had to get our own. My biggest complaints had less to do with the actual apartment and more with the other residents/management. Some residents are super noisy which is not a good combination with thin walls. The Palms throws loud ghetto pool parties nearly every thursday which can be a nuisance if you're not into that. While the apartments themselves are decent, the complex is kind of gross. The hallways tend to be dirty or trashed. A lot of people living here smoke weed and the stench pervades the entire hallway, not a good look if you invite family to visit. You will hear sirens on a regular basis, but it's Riverside so that's probably true for other places. Be alert at night, sometimes shady people walk around the area. If you are not in D Building there is NO trash room, you will have to take your trash to D Building or the dumpster behind the parking lot. Keep the apartment in order and conserve electricity as much as possible, they can inspect at any time without notice and will charge you for electric overages. Rent will be high if you want your own room and/or plan to do a short term lease. You will pay $900+ a month unless you sign up during one of their specials. As for the office, it's hit or miss with the staff. Some are very helpful, others don't really seem like they want to do their job or know anything if you ask questions. I recall several times when I went down there for something and had to wait because the staff working that day were too busy gossiping amongst themselves to work. The printer always gets jammed (once it stayed broken for an entire month) and the internet tends to go down. Get your own printer and set up your own internet, less hassle. If you're largely unbothered by the things I mentioned and can be mostly self sufficient with your living needs, it's decent enough to get through the school year. read more

Great place to meet a lot of new friends! All the employees are extremely helpful and knowledgeable. There is always somewhere to go and something to do when you live here. read more

This is my second year living at the Palms and my experience here just keeps getting better and better. It's a place I've come to call home and I love all the management and staff. They're very hard working and always do their best to make sure my roommates and myself are happy. Overall I'm lucky to have had the experience I have here and look forward to finishing out my year here before I transfer. I encourage you all to check it out. read more

I feel that I am pretty fair to businesses on whether they reach out and try to accommodate to the client. But, Palms is totally not, they are extremely unprofessional. When I went in to pay just to get it over with and complained why they did not pick up my call they said there was only one person working in the office...Why would there be only one person working in the office when there are so many residents and duties to handle like work orders/service request, bill handling, mail to resident or receiving mail for residents, etc?! Like that's the most BS lie ever, have some effin common sense. And I told them I wanted proof that I won't be contacted by the collections agency since I am paying all that's remaining because someone else who has left a bad review for the Palms on Yelp had also stated that they were still contacted even though they have paid. And the head manager of the peak campus said that people just write nasty reviews even when it's not true and that the Palms staff were told not to reply. It's like why would people write reviews for unless they were either left with a very good impression or a bad impression from a service or business. You think people write reviews just for fun?! Obviously if there are pages of bad reviews as opposed to good reviews for the Palms, the business and services received here are bad. The money from the gift cards that they promise to give you in the beginning is the money that they scam from other residents to give to new residents. In the beginning it's all nice before you sign the contract, but it gets ugly throughout living there and in the end when they falsely charge you for things when you move out. read more

I like the apartments they are close to all kinds of business and everything is within walking distance. The ammenities are nice also.

This place is a joke. Some of the rudest people I've met work there especially Amelia, who is unprofessional, ignorant and incompetent, even worse this other lady named Yvonne who supposedly is the one in charge. It is not the best place to move into if you are a first-time renter. Let's begin with the model apartment that they show you....looks great--clean, neat, spacious.....you move in, reality check! Dirty carpet, dirty floors, broken air conditioning, internet down, the list goes on and on. Certainly not good for young students who get preyed upon by the awful staff. Word of advice: when talking to them, RECORD your conversation or at the very least take notes and document everything they say. read more

After shopping around I found out that for the most part all the student housing in Riverside is about the same. The 2br is $880.00 but everything is included electric, trash, cable , and internet. My room was clean when I took position. I like the on-site fitness, machines are a bit old but they serve the purpose. It is only a short walk to campus that makes this location great. I also have enjoyed the pool many nights. Overall I have enjoyed my time here at the Palms. read more

This is a good community if you're considering going to UCR. My sister lived here for two years when she attended college there. The buildings are walking distance to shops and stores. They rent by the room. The property is kept reasonably well and clean. The rent is higher than other properties near UCR, but it's also the closest, so you have that. Also the rent includes stuff like electric, cable, water, gas, and similar stuff that other places don't include in the rent every month. It's near a busy intersection, which can be noisy at times, and there are lots of police cars that go by. But if you live in one of the back buildings it's quieter. They don't have an elevator in the building that contains the 2-bedroom apartments, so it's a bit of a walk up if you live on the 3rd or 4th floor. The parking garage in the middle of the property is awkward and an eyesore, but it works fine and it's cool that you can have your car locked up away from just anybody off the street. It would be nice if they had a garbage removal service instead of having to take your own trash out, but in this price range that's pretty rare. Overall a good value and a good community. read more

Don't live here! It is extremely over priced, considering the rooms are filthy (stained carpets, old furniture, scuffed kitchen floor) and its right in the middle of ex-prostitute lane with too many homeless people. Work orders take weeks to complete. My neighbor's apartment next door to me was flooded because of his washer and it literally flooded the whole hallway. The worst part is that maintenance took over 3 hours to come and fix the situation. Right now im sitting in this hot ass apt because they still haven't came to fix the AC. My thermostat says 92 degrees!! And its 100 today in Riverside. And the condition sheet you fill out upon move in, they dont even acknowledge that. My blinds were broken and I clearly stated that on the paper. But during the first management check-in (AKA room raid) they charged me $50. Parking structure is not secured and there has been countless break ins since my stay here. Think twice before signing a lease here. read more

This place sucks, rooms are gross and maintenance takes forever, also heard people were getting bribed to write 5 star reviews, this place is super sketch read more

If I could put no star at all, I would. I have been living there for 6 months now and I do NOT recommend this place to anybody. The only pros for The Palms is the fact that it is very close to the UCR Extension and Campus. Apart from that, everything is negative. There is absolutely no security. Anybody can come into the building in the middle of the night. It is always disgusting. There is always food or even clothes inside the elevator. At the first we could go to the office and ask for the vacuum cleaner but now they say it is too expensive for them because sometimes people return it broken and they have to buy a new one. So now we have to buy our own if we want to clean our place. It is very noisy and there is no light. I have a palm tree just in front of my window so I have no light. It is very dark. They had a management take over a couple months ago and since then, we no longer receive any emails to let us know that we received a package. You have to go to the office multiple times to ask if they received it. When you have something at your place to get fixed, it takes ages for them to come. When I first came in I said that my window did not close completely and it took them 2 months to come and fixe it. My alarm has been biping all night long every minute because the battery is dying and there was no number I could call to fix it, the office was closed. I went to ask them to fix it and I am still waiting. The only answer I got from the manager is : "It's not our problem if the alarm is biping and you could not sleep". They are just here to get your money, the rest they truly don't care. And it is the most expensive apartment complex of University Village. Go any place you want but don't go to The Palms or you will pay a lot of money for nothing. read more

The Palms on University is definitively not what I expected it to be. In the past I had heard so many great things about it but once I actually moved in I'm experiencing something else. One of the things that I mostly got disturbed by was the fact that for the first two months of me living here my roommate and myself received extremely high bills of electricity which was something that we were shocked to see because we were expecting as it said on the lease that they would be in charge of paying for that. But, what was not told to me when I signed my lease was that there is a $35 dollar cap for electricity, if you go over that amount of electricity use you have to pay it all :( Another of the things that I dont like is the internet, I hate it how there is no wi-fi available and that anything that you try to watch even a music video takes forever to download, basically they have a very bad internet service. Parking is another problem, you have to be very cautious of where you park and if you do park make sure its your own parking space because otherwise they will tow your car! In overall, I personally wouldn't recommend the Palms to anybody else especially because of the expensive rates for rent and electricity. I would recommend students to consider apartments in where they could live at like Grand Marc, UV, or any other apartments that cost way cheaper than these! read more

I can say i dislike, having to walk so far for trash, o n the parking is kinda crazy it needs to be more locked down for just residents staying there. Keep cars from getting broken into.I love how we need keys for everything, keeps ppl that dont belong there out! For the ppl that just hang out in front of their apartment doesnt excite me either, it brings the wrong attend n ppl we dont need around like the homeless ppl...When somthing is broken or wrong with the apartment they take a while to get to it! I dont like that, it can improve. Every since we got under new managment i have to say that they have lost alot of potential new residents because of new prices! Terrible prices!!! Its kind high already and that makes it worst! I love how any packages that are delivered goes straight to the office for pick up, i love it ! Overall though i do like it ! Hopefully new improvement come and residents needs are priority again! read more
