I applied for a room at GrandMarc Apartment approximately three months ago and specifically…read morerequested Room B or Room C. Two days before my scheduled move-in, the apartment manager informed me that I had been assigned Room C. Relying on that confirmation, my family and I traveled to the property, signed the lease, and paid the required fees so that I could receive the key. Only after we arrived and completed the lease-signing and payment process were we suddenly told that my assignment had been changed from Room C to Room D. Room D was neither the room I had been told I would receive nor the arrangement I had planned for. This last-minute change was especially troubling because no one notified me in advance or gave me an opportunity to reconsider before I signed the contract, paid the fees, and traveled to the property. Had I known that GrandMarc could change my assignment at move-in, I would not have proceeded under those circumstances. The apartment manager later explained that, although I had listed Room C as one of my choices on my original application, GrandMarc reserved the right to assign me to any available room. That policy was never clearly explained to me when I applied three months ago, and it was inconsistent with the specific room assignment communicated to me just two days before move-in. A policy that can override a confirmed assignment should have been disclosed clearly before I made travel arrangements, involved my family, signed a lease, and paid the required fees. Because the change was presented only at move-in, I returned the key to the apartment manager and went back home while waiting for her to locate another suitable room. This created substantial and avoidable disruption for my family. I live in San Diego, and my parents had already taken time off work and traveled to help me move based on the confirmed Room C assignment. Because GrandMarc failed to communicate the change beforehand, they may now have to take additional time off and make another trip in the coming days to help me move again. The time, expense, and stress caused by this situation could have been avoided through timely and accurate communication. I intend to share my experience on appropriate review platforms, including the Better Business Bureau, so that prospective UCR students and their families understand what happened and can ask detailed questions about GrandMarc's room-assignment policies before signing a lease or making travel arrangements. Based on this experience, I cannot recommend GrandMarc Apartment to UCR students. I hope management takes this matter seriously, provides a fair resolution for the inconvenience and expenses caused, and ensures that future applicants receive clear, accurate information about room assignments before signing contracts or paying fees. Maintenance is alright, they usually deal with the work order within 2 days, but the problem isn't guaranteed fixed. We had a leaky faucet in the kitchen, and maintenance fixed it for a while, but then it came back after a few weeks. Water runs well, hot water usually comes on within a minute. However, the water in the sink is white for some reason. The kitchen is a little cramped, since usually 2-4 people share it. Maximum of two people can use the kitchen at a time, and the fridge space and kitchen cabinet space is limited. Mailboxes are a little complicated to get to, since I had to ask the RSO where they were. Swimming pool is a little small and dirty even though the staff cleans it daily (could be the residue that it accumulates over the day), but UCR has their own swimming pool too. Internet isn't covered, so you have to get your own router and set it up and pay for it monthly (it isn't billed to your Growl account). Other than that, great area, gated community, safer than the other campus apartments.

Firstly, I…read morewas told it would be a 12 month lease by Brittany; and was told by Erwin that regardless of what I enter on their housing application online, they would manually correct it for me to be 12 months. Not true, they waited until I paid my security deposit and then gave me the official lease for 15 months. Then I was told that the previous 12 months option had ended. Secondly, I was told by Erwin that I would be living with my housemate, and in order to do so, we needed to pick the premium option (which is much more expensive that the other options). However, after submitting the application and upon talking further with Brittany, it seems that the option is no longer available. We won't be able to live together for the first few months and we're still going to pay premium pricing. To top it off, I was referred to talk with the manager Chyna tomorrow because she's out right now, so our conversation ended. This happened within the span of 2 days, and I haven't signed the lease yet. Let's see how tomorrow's talk turns out. **UPDATE: thank you for resolving the issues that arose, Chyna. Really appreciate your help.**

I try to avoid leaving negative reviews, but after my experience at Highlander at North Campus, I…read morefeel obligated to share it so prospective tenants can make an informed decision. **If you read nothing else, please know this:** some positive reviews are written by students who are incentivized with chances to win raffle prizes, including things like e-scooters. I personally believe these make up the majority of positive reviews here. When you tour, you're shown a bright, clean, carefully staged model unit. My actual apartment looked nothing like it. On move-in day, it had an odor that made me question whether it had been cleaned, and the concrete floors were badly stained. I spent months trying unsuccessfully to remove the stains. Unfortunately, I signed a transfer renewal early into living here and moved into another unit. Somehow, the second was worse. The cabinets and refrigerator were still filled with the previous tenants' belongings, including cookware, opened food, and expired items. These appeared to be contributing to an infestation. My roommates and I had to dispose of everything ourselves. A maintenance employee also told me off the record that, based on the condition of the wood cabinetry, they suspected a termite infestation. A basic inspection before move-in should have caught all of this. Instead, apparently we were the inspection. As for safety, as a woman, I would not feel comfortable living here again. I witnessed unhoused individuals staying in the stairwells and was once approached in the parking lot by a man asking for money/food. When I reported people staying inside the building, staff simply told me to call the police. My partner also had his license plate stolen while parked in visitor parking. I don't blame Highlander for the theft itself, but prospective tenants should be aware. Building upkeep is horrible. I'm attaching a photo of what the elevator looked like on move-in day. If the photo looks bad, unfortunately I can't attach the smell. There were multiple occasions when spoiled milk or vomit was left in elevators for DAYS. Your choices were essentially the filthy elevator or the stairwell where people were sometimes staying. Lovely. Water shutoffs were also communicated terribly. Several times we received only an hour or two of notice, and once we were notified AFTER the water had already been shut off. I missed class because I hadn't had an opportunity to shower/get ready beforehand. I've attached my complaint. The Wi-Fi is unpredictable, which is ridiculous for housing marketed toward students. During finals week, it went out for hours at a time and I eventually drove to my parents' home in Los Angeles just so I could study. I'm fortunate I had that option. I also had multiple packages stolen and eventually stopped having packages delivered here altogether. Paying rent somewhere and still feeling like your belongings are safer being mailed to another city says enough. Lastly, I found the leasing staff consistently unhelpful and, at times, downright rude. During my transfer, my father asked what certain renewal/setup fees in the lease were actually FOR. Staff repeatedly responded, "It's in the leasing agreement!" He explained that he knew they were listed--he was asking what he was paying for. Brittany eventually told him he'd have to wait until after move-in to have his questions answered. A leasing office should be able to explain the fees it's charging residents. "It's in the lease" is not an explanation. Ultimately, no apartment is perfect, but this wasn't one isolated problem. It was filthy units, an infestation, poor upkeep, safety concerns, stolen packages, unreliable Wi-Fi, poorly communicated water shutoffs, and frustrating management. By my final few months, I'd had enough. I looked for someone to take over my lease and had a few people interested. However, upon seeing all the move-in fees that Highlander charged, they changed their minds. Despite still paying rent here, I moved back in with my parents and commuted from Los Angeles to UCR instead. I would rather commute from Los Angeles to Riverside than live at Highlander at North Campus. I think that says more than any star rating could. Please look past the staged model unit, read the critical reviews carefully, and think twice before signing a lease here.

The ticketing/issue tracking system is still a pretty terrible system which makes it hard to get updates automatically. If this continues, the tenant experience will be incredible. Setting to 3 because there's a long history still to be overcome, but things are headed in the right direction. They piss and mark our cars every day. When it comes down to maintenance, the workers are nice but what's the point of having a ticket system, selecting a time, confirming a time frame and never showing up? When they are aware, the respond with a new time frame and still never show up. So I spend my entire day waiting around for them to never show up and it's exhausting. Not only that, but if they cancel our request, they say something along the lines of "oh, I don't know why it would be cancelled? We will get back to you on that!" Do they ever get back to us? No. When we've tried to go back to them, it still never gets done. When submitting a bathtub leaking ticket, you'd think it would be of high importance. But apparently not. This have been routine when submitting tickets. I can't tell you how many days I've wasted waiting around for someone to show up and never do. I should be paid for the time I lost or cancelled my personal plans because they said they were going to show. Also, the lack of communication from this place is crazy. When we had our balcony done this summer, they never told us they were going to take out our AC and that we could have a portable one in replacement. We had to suffer long enough to ask when it was going to be finished and said "oh, they are almost done but we can provide you with a portable one" ‍ Communication from an apartment should always be first point. I can go on and on but yeah, this is just exhausting. For the jobs I worked in, my communication with guests was always my main priority. That's what my degree is in and that's what I practice. Also, almost all the washing machines have been broken since move out/beginning of summer. We just had mass move-ins. Idk how we are all going to be doing laundry. We are all going to have to fight for it. We went to the lost sock (now the U laundromat) and it's too expensive just cuz we had to fight to do laundry. We should get reimbursed if we have to do laundry outside this complex because the washing machines are still down.

I believe her name is Jocelyn but don't quote me on that. Every time I go to the RSO she offers me candy or any sweet. Cons - Rent. $655 per person for a two bed apartment is a lot. Plus, the $3-$6 payment fee for every transaction. -The pool has no heater so the water is really cold even when it 90 degrees outside. - They often cut hot water for maintenance. -The WiFi is not the best.

Five stars for University Village Towers and University Partners…read more This is a beautiful community, and the professionalism, compassion, and care shown by the staff truly reflect the quality and dignity of the company behind it. Zach Bishop, at University Partners, is an exceptional leader, in the way he handled everything for us. He is professional, kind, responsive, and genuinely compassionate, and his leadership gave us tremendous confidence in University Partners, as a whole. Cindy and the rest of the University Village Towers staff are caring and professional. Their responsiveness, help, and attention to detail made such a difference to us. It is clear that this is a community where residents are treated as people, not just transactions, and where needs are handled quickly, respectfully, and with real care. The property itself is lovely, but what stands out most is the character of the people who represent it. Knowing that both the onsite team and regional management truly care about the people they serve says so much about the company. We are incredibly grateful to Zach, Cindy, and the entire staff for everything they did for us. It meant more than they probably realize, and we would highly recommend University Village Towers to anyone looking for a community supported by caring, professional management. Thank you all! After, we moved in we had realized there was black mold in every single toilet. Me and my roommates have had to call maintenance around 8-10 times this year. Nothing here is going to be working simultaneously. It's either the parking garage that's broken, the parking gate, one of our toilets, our ac. It's a nice place to settle down, but for the price and the amount of things that are broken around here- it's not worth it. So much better off getting a house at this rate. Also, they increased the parking rates by 15 dollars without saying anything at all. They also lost my package after Amazon showed a picture of the package BEING IN THE LOBBY. And they blamed it on me. The workers are pretty nice, but the entire company is to blame. People are constantly parking in our OWN PARKING SPOTS WE ARE PAYING AN INSANE AMOUNT FOR. Unless you want to pay for your parking spots that get stolen, gross bathrooms that are always clogged, water shut off every 3 months, black mold, having to call maintenance every week- DO NOT LIVE HERE.
