I have lived in this apartment complex for four years now, and the staff is so kind and attentive. Anytime I've had issues with my appliances. They've always responded back in a timely fashion manner. It's to the point where I get surprised because they can get back to me in like 30 minutes. They also love to get the neighborhood together and will come up with cute little activities like a coffee bar or a movie night it's definitely refreshing, especially if you are like me and always working and forget what exactly you're paying for. Management is always so patient and understanding when I'm turning in my rent to where even on the times where I am stressed out trying to make sure it's paid on time they don't press me about it. If you communicate with them, they work with you. Honestly, I would not wanna live anywhere else. They also inspect every quarter and make sure that all your appliances work, The fire alarms work as well as maintaining bug spray keep up the great work guys plus with views like this why would you wanna go anywhere else? read more

If I could give this place negative stars I would. Overpriced apartments, overpriced scam fees, combined with unsafe parking. Lived there for a year and a half and let me say that staff was rude, lazy, and useless. (except maintenance people, only office staff) First month of me living there I got all my tires and wheels stolen in the GATED PARKING STRUCTURE? Staff lied saying they will check cameras, but ended up saying they never had cameras past the first floor. Mind you, resident parking is on floor 2. Did not help at all with that experience. All they had given me was the option for "priority parking" which I had to pay extra for. Never got my carpet changed when I moved in, kept the place spotless (even took a detailed video when I moved out because I knew they would pull some BS from me) and they still charged me a hefty fee to replace the carpet. Place is old, dirty, and unsafe. If you're a student like I was please save your coin and stay away from this place because you will constantly deal with all kinds of issues throughout your stay. This place scammed me. Promised new carpet in all of the bedrooms and did not replace my carpet upon move in. Fine sure. I lived in this apartment building for 2 years solely because of price and proximity to my school. I never wore shoes in my apartment, and NEVER in my room. I took such good care of the carpet and vacuumed, never had any spills. They charged me 140$ for "carpet damages" I am not kidding. Resident for 2 years. Left because we were basically bought out (our rent for next year was increasing.) For a 2 bed 2 bath, the rent is NOT justifiable. $1,262 PER BED!?!? What do you get?? Oh, all utilities but electricity included, renters insurance, shared washer and dryer, and a shared living room/kitchen?? Give me a break; literally all apartments have majority of all listed for much cheaper. Not only that, but the place is so outdated and in a very dangerous spot filled with lots of homeless and druggies once it gets dark. If you end up in this place and end up in buildings D, E, and F, then consider your trash situation cooked, as you'll have to walk all the way to the left side of the complex where homeless and other harm reside. There's literally no other garbage disposal area. It's so funny how they tried to rebrand themselves thinking that it'll wipe clean of their terrible past, not knowing that it didn't change the fact that the place and the management suck. Speaking of management, I can only say that one is nice, and that the rest do not care for you. They don't even want to deal with you which is why they created this whole picking-up-your-package system. Of course whenever your phone lets you know that your package has arrived, you just go to the office to pick it up right? Well, they (management) want you to get it when THEY send you an email that your package has arrived, but they only send out those emails around 12pm and when they close (which is around 6pm). Now obviously some people, including myself, don't listen and still go and get our packages. I was usually met with either attitude or a "your package isn't here, did your get our email? Make sure to come back when you get an email." This one time I got an alert saying that my package had arrived, but the office was apparently closed because it was Saturday. I didn't want to have to wait until I get the email from them (Monday) so I went to the office and saw that they were practically open. I asked for my package, and was met with almost anger coming out of the worker, with them saying when their availability is and that's when you pick up packages. That same worker is now the assistant manager apparently. Now I'm obviously an impatient person who can't learn patience, so if you were in my shoes at the time, what would you have done? Longer half of the story shortened, they created the whole picking-up-your-package system, which is where they basically put your packages in a room and have you get it through some app. Obviously to not deal with residents asking for their packages. I even heard that the parking lot situation is terrible. If you say no to parking, they'll call you several times saying something along the lines of "we saw that you opted for no parking and wanted to make sure that was your decision." Not only are they trying to milk more money out of you, but it also makes it pretty obvious that they know the parking lot situation is terrible, and that they're trying to "save you" by making you pay more to have "safer" parking, when they could literally just fix the parking lot situation. I heard so many stories from other residents saying how their tires got stolen or that their car was broken into, and the management just not helping at all. If you're a college student trying to find a place and you happen to come across alight riverside but want to do your research first and you come across their yelp and are reading beyond this point, then don't. From one college student to another, I know we're not supposed to expect much because we're broke and we have to learn how to be humble about things, but for paying so much for almost so little, you'd expect a little more. I don't care if you're not paying and you're using daddy's money, this place is not worth it. Place this apartment AFTER your last resort apartment. I don't even know where to begin with this place. Besides the apartment being a literal trailer box of a layout, I'd have to say the management is what makes living here intolerable. Every resident with a car has to pay $15 a month for parking, yet when I'm sitting peacefully in the parking lot that I'm paying to be in I'm getting told by security that I cannot "hang out in my car" like wow, I can't take care of personal business in my car, at the place I'm paying to park in? Yet, two floors beneath me there was a homeless person sleeping next to a residents car and he was left to continue sleeping meanwhile a PAYING resident is being harassed for doing nothing wrong. I could go on and on about this place but let me warn you just like everyone else on these reviews SAVE UR MONEY AND LIVE ELSEWHERE. This place is outright ghetto. Mind you when we moved in the cabinets had chipped paint and just looked like someone spray painted over them, now that we're moved out they're charging us for repainting the cabinets that were already messed up to begin with. Not to mention they're charging for new carpeting, along with a "paint job", and from first hand experience the "paint job" in question is just the maintenance team spray painting over the dirtiness complete scammers. read more

I'm finally writing this long awaited review after an entire year. It's been a year since I moved out and I still cannot get over the trauma I endured living here. I left early due to COVID in March 2020 and went back to my parents house while continuing to pay for an empty room for the last 5 months of my lease. It was the worst nightmare of my life from the day I moved in. Here are the series of red flags/shadiness that happened even before the move in date. I'll try to get to everything but there is just too much: 1. I found 2 other housemates on the UCR roommate matching service so we decided to get a 4 bed 4 bath and get a random fourth roommate matched for us by the Palms apartment. They sent out a mass email a few weeks before the move in date with the contact information of all of our housemates so we can organize who will bring what (pots, pans, vacuums, etc.). We couldn't get in touch with the fourth roommate so I reached out to the office and asked them if they could let her know we're trying to get into contact with her. Max Ngo responded and said that we're not allowed to have her information and we will not be able to speak to her until the move in date. Um... then why did you send out an official email with all of her information? I attached screenshots of our emails back and forth to this review. 2. On the move in day, when we first opened the apartment door there was a huge cockroach sitting on the kitchen floor. 3. I found out that our fourth roommate was a lady in her 50s maybe 60s. I had no problem with that but my parents were really taken aback because we thought this was a student housing apartment. Later I found out it is open to everyone. 4. Our REAL problems started to begin with the fourth roommate. She would sleep on the couch in the living room instead of her room and talk to herself, loudly enough for me and the other girls to hear from our rooms. She would take sporadic naps instead of sleeping so this meant that she would be up ALL night talking to herself. She would make loud noises in the kitchen, making food every two hours between midnight and 8AM when I would have to get up for school. My other housemate who's room was right next to the kitchen had it the worst and she had trouble sleeping almost every night. It continued to get worse and worse over time. She started telling us that we are not allowed to have laptops and TVs in our rooms because the apartment building has electrical issues. She said she feels "electric currents" in the air and we were all confused. She tried to convince us to get rid of all of our electronics, so we contacted the office and they let us know that this is not true and we are allowed to have electronics in our rooms. Mind you, we never turned our volume loud or caused any noise issues. We also found out that this fourth roommate has been living at Palms for years and has been causing problems continuously for other residents. She started messing with the fuse box in the apartment and periodically turn off our unit's electricity. One time I was quietly studying in my room at 2AM for a midterm and she went to the fuse box and turned off my room lights. I called her and asked her to please turn my lights back on and she said that it wasn't her and that she thinks she heard a burglar come in and turn off my lights. Because she kept messing with the fuse box, she also broke our water heater so we had to shower with cold water for months. She would also run her vacuum on for HOURS. We asked her to stop and she would not listen. This increased our electricity bill dramatically. She also stole my other roommate's kitchen knife and became incredibly defensive when my friend just asked if she's seen it. The three of us became good friends so it was clear at that point that the fourth roommate took it. She put it back on the kitchen counter a week later with rotting food all over it. After about 5 months of this, I cried almost every night because living at this apartment was hell. The fact that the apartment KNEW about the history of this fourth roommate with previous tenants and still put us into a room with her mind boggles me. It started to make sense why Max Ngo came off so aggressive about me trying to get into contact with her for move in date. I'm not entirely sure but I think I heard that she was living here with the government homeless housing program so the Palms HAD to house her. I'm just shocked that this isn't disclosed to tenants before we sign the lease. I heard from my friends who lived at this apartment before me that this happens quite often where students get matched up with random adults. I honestly would have much preferred living out of my car than pay $900 a month to live in this shithole. read more

I had a short lease and only lived their for 3 months they had a special with required you no safety deposit so I saved my self that issue with them. So here's my 3 month experience :( 1. This place is RAT INFESTED not mice rats and you can hear them in the walls too. Every buliding has them not just one. I lived in the main building the one that is connected to the office. The buildings that are above the restaurants are full of rats and cockroaches too and I'm 100% sure the restaurants aren't that clean either. It's filthy because they have tenants just leave trash out by the staircase or door and that attracted the rats DUH! I was about to call the health department. 2. Ok so I'm not one to be picky at all even if people are loud or if a place is DANGEROUS. I grew up in the craziest places so I'm well aware of sketchy scenarios but did you know about the shooting they had, the bloody hallways with broken glass everywhere, the car invasions? Every morning I would see the same guy trying to get into a different car. 3. The STAFF does care about you or your issues with your apartment that your paying for every month. I saw a staff member yelling at this woman who had a slight accent and dismiss her because they couldn't find her package. All I know is that attitude was not gonna fly with me. 4.Most of the gym equipment does not work, the elevators reek or urine, the pool water is questionable. 5. On the bright side they do have a computer lab with 5 apple computers and it's open 24 hrs and they have a printer available for the students! The palms provides free cable and it's furnished. They have told residents that they are trying to fix the rodent issue But seriously don't live here. Your better off living in the street. Or wait till they clean up the place. And don't eat at the restaurants connected to the apt unless you don't care about health codes. read more

I wouldn't recommend this place to my friends. I've lived in dorms better than this place. When you first come, they give you a tour of their staged rooms which are nicer than the actual apartments themselves (ex: higher ceilings, brighter lighting). I wish that I read the reviews before I signed the lease because I have experienced a lot of the same conditions that others have shared and the lease is really hard to break. I know this because I tried to break mine after finally seeing my room on move-in day. My parents and I walked into my apartment and right outside of my room door was a huge, dead roach and on my bed, there was another roach and a spider. I felt tricked by the staff and management because pest control was one of the concerns I went over before signing the lease due to it being a big issue for me that would compromise my wellbeing. When I brought it to their attention, they were rude and unprofessionally handled (I mean, look at how they've responded to some of these reviews) my and my family's concerns and wouldn't break the lease even though it felt like they were not upholding their end of the agreement and that I was lied to regarding the severity of their pest problem. Regarding safety, they have a patrol car that I've seen around but in general, the security and surveillance here is lacking. I've run into homeless people in the building's stairwells, digging in the dumpster, people sleeping behind doors in the stairwells, and non-residents as well. I got some self-defense items after having a negative interaction with a drunk non-resident in one of the stairwells. My car was also hit and run in the parking garage and there are no cameras to help. Luckily, it was just my car that was damaged and nobody was hurt but I would be nervous to be in the garage alone at certain hours due to the late-night arguments and reckless driving that happens in there. It seems that all they care about here is your money. There is no integrity here. There are other student housing options nearby. I will definitely not recommend this apartment for couple points: 1. The parking building is annoying and driving you crazy every night! Sounds of alert and exhaust will tell you what is insomnia. 2. The network is stupid at all and you will suffer from the drop packages and disconnections. 3. One of the office stuffs is always looked unhappy with you every time you pick up your delivery, but that is their job isn't it? 4. I lived here for a couple of years in 2 different units. Overall, this apartment complex is safe and clean. The units are old, but they are decent enough to live in. The renovations did improve the appearance and overall cleanliness. You may have issues with roaches and other pests. Units on the third and fourth floors are great because of the views. Also, they are further away from pests. The parking structure and general area is safe. I haven't interacted with Palms security so I can't comment on that. Finally, management is much improved this year. They are organized and polite. Recently, any work orders that I put in were fulfilled quickly. I appreciate that. read more

Rats! This place gets zero stars actually! My son lived there and the place is infested with rats not mice. The rats were getting into his food. I had to buy him some plastic bins for storage. Do not live here, like everyone else's review. This is an inhabitable place. All you see in the model room is way different than what your room really is. Fake and false. Please feel free to send message to me and I am more than happy to help you with free advices if you have any problem with this inhabitable student housing. Being a student doesn't mean that you have to be scammed by this place. We found fungus and leaking from toilet on the first day that my brother moved in. Along with fungus, we found more mold in the bathroom. We reported to manager Ms. Lisa Curtis immediately. She sent maintenance to fix the leaking, but denies the presence of mold. Also, when we stepped on the bathroom floor, the water came out. Extremely disgusting and insanitary. Because the mold is probably caused by the leaking, we reasonably believe that the mold is all underneath the floor. After several open communication with the landlord, including telling them that we have evidence and proof verbally and in writing, they even sent people to paint over the area infected by mold. This is destroy of evidence if we bring this to court, which is a misdemeanor according to California Penal Code. This is highly unacceptable and intolerable. Not to mention how disgusting and frustrated when you are forced to live with mold. I believe there are more students are trapped in this so-called hell in Riverside. My brother even has to wear sandals when he showers because he is scared of mold! Extremely ridiculous. read more

I lived at Alight for two years and overall my experience was bad. Ill start with the good parts. You do get your own furnished bedroom with an attached bathroom which is nice. The living room comes with couches, a mounted TV, a fridge with tables and chairs. Thats all i can say about the good For the bad, Jesus Christ it gets really bad. For starters, they will try to leech any and all money they can get from you. They charged me multiple times for a blinds fix which i had to call to correct. They send maintenance staff who will tell you the issue has been fixed when it has not, in my apartments case we had to call about our dryer not working 3 times. You have to have your mail and packages sent to the leasing office, which can lead to massive delays in attaining things you need, so you are way better off having anything possible shipped to the surrounding amazon containers if you can. The garage gate is busted EVERY SINGLE WEEK non stop. They barley put security in this year, I know 6 different people whos cars were broken into before they finally hired security. To add to that, there are only cameras on the first floor of the garage, so if you car is broken into when parked behind the resident gate, your screwed. The gate into the apartment complex is broken every other day, to add to that, you have to have 5 different keys to live here. You have a mailbox key (I understand that), a key to get into you building from one door, a different key if you want to enter you building from the side, a key for you front door, then a fifth separate key to enter you bed room. To add to that, the keys are universal for a building, so you have people from other buildings inside of your building all the time doing random stuff, which is very frustrating. There is trash LITERALLY everywhere in the complex. When i first moved in they advertised a gym, but my whole first year we could not use it as they claimed they were renovating, which they conveniently didn't tell any of us until we signed our leases. There used to be a massive bug problem at the complex, they have kind of addressed it now, but it persists a little. The fire alarm, o god, it BLARES at least once or twice a week all the time in the middle of the night. They hired a security company who is aggressive, racially profiles people, and will hound you. Neither the office or the company itself take any complaints about them seriously, so your just forced to be abused by rentacops. In conclusion, I would do your best to try to steer clear of them, i know they are cheaper than the other apartments around so it can be enticing in that manner, but in my two years there, it just was not good. read more

I had the worst experience living here. The first year was pretty okay. Then the second year all hell broke lose. First I was harassed and stalked by a security guard. He was following me as I used my access key to enter and exit the study lounge. Then approached me claiming I was using someone else's key card and I need to show him my lease. The lease literally contains your ssn so I'm not showing that document to a complete stranger. I told him I am a resident and he walked away. Came back about 20 minutes later with the police claiming I was hostile and refused to show him proof of my residency. I showed the police the video conversations between me and the security guard that showed I wasn't hostile and him coming back 3 times to harass me for my documents. There were other people using the study lounge and he only chose to harass me. Which was so odd. That security guard ended up trying to enter my apartment. My boyfriend was visiting so he was the one who opened the door and recognized him. I tried telling the leasing office but they said they have no control over the security guards since the company is a vendor. We tried calling the security company to see if they would do anything and they completely refused. The guard is still working at that apartment from what I know. Second issue was the gates were always broken. The gates to the parking garage and the gate facing the motel 6. And they would be open literally all day for a week straight. I would come home from work around 4 and there would be homeless people setting fires under the stairs, breaking the doorknobs to the different floors, and breaking the other gate doorknobs. At one point I saw broken doors once a week. But the security guards would park by the trash or in the parking lot talking to each-other or on their phones. They would bring their girlfriends to their job and talk to them instead of doing their job? There was also this time I was driving in and they completely blocked the driveway because there were 4 of them parked just talking to each-other. My major issue was when the security maced my roommate when they drove into the parking structure. Every resident has a sticker on their cars in order to park. This security guard blocked my roommates path asking for proof of residence. Which was literally the sticker on their car. He told them he was a resident and he had a sticker on his car. My roommate when to park their car. The security guard followed them up for some reason demanding for proof of residence. Once again, was literally the sticker. The security guard became hostile and maced my roommate in the eyes. My roommate went to report it to the leasing office. They did nothing. I believe at most they told the company. And a couple days later coincidentally my roommates gate sensor that was raked to their headlight was keyed. Then about a week later they towed his car when it was parked in his designated spot. And once again he literally has the sticker that allows him to park. For the actual units: -Don't use the dishwasher, I'm not sure what is wrong with the appliance. Just stick to old fashioned hand washing for your dishes. -Some units have rats and roaches. Avoid living on the bottom floors. -The hallways smell like garbage -The paint peals very easily so be careful. You can't even use the "renters friendly" 3M adhesives cause the paint will peal. I never experienced that in my past apartments so that's how I know they either don't use correct paint procedures or use extremely cheap paint. -When maintenance comes in, make them wear shoe covers, their shoes are extremely dirty and will stain your carpet. Oh yeah I lived here for two years. Absolute disgusting piece of shite. For the price of roughly more than 850 per month I would suggest grandmarc or rental pages on Facebook. Do not live in this hell hole with rats crawling around, apartment WiFi is a joke, drug addicts wilding out, overcharges, and I saw a shooting occur from my window. Management was horrendous, they offer a raffle as their only amenities, A/C doesn't work in the summer!! Signing a contract with them is worse than shaking the devil's hand. read more

After about two weeks since the last review. The good news is most of the problems are already fixed. First, my friend and my rooms' carpet has been changed on last Wednesday, and two staff came and cleaned the fridge, microwave oven, and sink of the kitchen. Then, I got my new desk on Saturday. It is new, but it is also small. Thus, I fixed the old desk by changing drawers from another old desk which is in the lobby and ready to drop. The office said that is fine, so I have two new and clean desk in my room. The maintainers also came on Sunday. They changed a new head of sink in the kitchen, changed a new lock in my room, and changed the shower head in my bathroom. I don't know why the bathroom door can be closed after that day. There are some problems have not been fixed, such as change a new window screen of my bedroom and living room, moving the garbage away from the balcony, and change the carpet, hood, and sink in the living room which means remodel the room. In the end, I want to say they do the real job for us, I can believe they changed the manager at this time. read more

This place is the definition of a slum building. Don't let the corporate pictures fool you. Homeless people camp out in the hallways. There is trash everywhere. People are smoking pot on the balconies and there are police sirens every 5 minutes. Bad neighborhood and bad apartments. Stay away . They should get negative stars. read more

Horrible place, with dishonest management. Move-in was disgusting, my son moved into a 4 bedroom unit, with one person still living there. The place was a complete mess, we spent hours cleaning the common area, getting rid of years of other people's gross belongings/food/trash. Then came to move out for my son, he cleaned, took everything out, and vacuumed, and we were charged fees for cleaning, painting, and carpet cleaning. My son took photos, nothing that was not ordinary or normal wear and tear. After an email exchange, they finally took off the painting but kept all the other charges. When asked to give us an accounting of the cleaning (for what we have been charged) they did not. If I am going to pay for something, I would like the receipts, not to mention we are entitled to see the costs we are being charged. I did pay the undeserving fees, as they threaten collections, but want everyone to know the scam that they play on the students. Find another place to live! Oh and did I mention that one of my son's roommates' room was housing a bee hive and, they had to have a beekeeper come and remove the hive out of his vents. Disgusting! read more

they a scam.. me and my girl was looking at getting an apartment and they told us a 2 bed 1 bath was 1300 with student housing... they faked a whole lease with fake agreements which we signed.. and it's 1,300 for each bedroom, 16k a year x2 and then after signing us saying we were approved, we had to then go through another approval after being told the apartment was ours. We got denied on the second approval after already signing a lease. They played us into thinking this was student housing for UCR and told us that we have to find students to take over our lease even though we didn't even get approved for it in the first place... read more
