Ashley S.

I have lived in this apartment complex for four years now, and the staff is so kind and attentive. Anytime I've had issues with my appliances. They've always responded back in a timely fashion manner. It's to the point where I get surprised because they can get back to me in like 30 minutes. They also love to get the neighborhood together and will come up with cute little activities like a coffee bar or a movie night it's definitely refreshing, especially if you are like me and always working and forget what exactly you're paying for. Management is always so patient and understanding when I'm turning in my rent to where even on the times where I am stressed out trying to make sure it's paid on time they don't press me about it. If you communicate with them, they work with you. Honestly, I would not wanna live anywhere else. They also inspect every quarter and make sure that all your appliances work, The fire alarms work as well as maintaining bug spray keep up the great work guys plus with views like this why would you wanna go anywhere else?

So update: I'll have to pay since they send it to collections after 30 days from moving out. So not enough time to dispute it with them. I'm trying to negotiate but they're not budging so I'll have to take them to small claims because they're ridiculous. They said there was a smell but what smell is so bad that they justify a carpet replacement? Especially when I deep cleaned them myself? AND apparently they also deep cleaned it on top of that and the "smell" was still there. Smh they're cheats and unethical. Be careful to everyone renting here.

I'm finally writing this long awaited review after an entire year. It's been a year since I moved out and I still cannot get over the trauma I endured living here. I left early due to COVID in March 2020 and went back to my parents house while continuing to pay for an empty room for the last 5 months of my lease. It was the worst nightmare of my life from the day I moved in. Here are the series of red flags/shadiness that happened even before the move in date. I'll try to get to everything but there is just too much: 1. I found 2 other housemates on the UCR roommate matching service so we decided to get a 4 bed 4 bath and get a random fourth roommate matched for us by the Palms apartment. They sent out a mass email a few weeks before the move in date with the contact information of all of our housemates so we can organize who will bring what (pots, pans, vacuums, etc.). We couldn't get in touch with the fourth roommate so I reached out to the office and asked them if they could let her know we're trying to get into contact with her. Max Ngo responded and said that we're not allowed to have her information and we will not be able to speak to her until the move in date. Um... then why did you send out an official email with all of her information? I attached screenshots of our emails back and forth to this review. 2. On the move in day, when we first opened the apartment door there was a huge cockroach sitting on the kitchen floor. 3. I found out that our fourth roommate was a lady in her 50s maybe 60s. I had no problem with that but my parents were really taken aback because we thought this was a student housing apartment. Later I found out it is open to everyone. 4. Our REAL problems started to begin with the fourth roommate. She would sleep on the couch in the living room instead of her room and talk to herself, loudly enough for me and the other girls to hear from our rooms. She would take sporadic naps instead of sleeping so this meant that she would be up ALL night talking to herself. She would make loud noises in the kitchen, making food every two hours between midnight and 8AM when I would have to get up for school. My other housemate who's room was right next to the kitchen had it the worst and she had trouble sleeping almost every night. It continued to get worse and worse over time. She started telling us that we are not allowed to have laptops and TVs in our rooms because the apartment building has electrical issues. She said she feels "electric currents" in the air and we were all confused. She tried to convince us to get rid of all of our electronics, so we contacted the office and they let us know that this is not true and we are allowed to have electronics in our rooms. Mind you, we never turned our volume loud or caused any noise issues. We also found out that this fourth roommate has been living at Palms for years and has been causing problems continuously for other residents. She started messing with the fuse box in the apartment and periodically turn off our unit's electricity. One time I was quietly studying in my room at 2AM for a midterm and she went to the fuse box and turned off my room lights. I called her and asked her to please turn my lights back on and she said that it wasn't her and that she thinks she heard a burglar come in and turn off my lights. Because she kept messing with the fuse box, she also broke our water heater so we had to shower with cold water for months. She would also run her vacuum on for HOURS. We asked her to stop and she would not listen. This increased our electricity bill dramatically. She also stole my other roommate's kitchen knife and became incredibly defensive when my friend just asked if she's seen it. The three of us became good friends so it was clear at that point that the fourth roommate took it. She put it back on the kitchen counter a week later with rotting food all over it. After about 5 months of this, I cried almost every night because living at this apartment was hell. The fact that the apartment KNEW about the history of this fourth roommate with previous tenants and still put us into a room with her mind boggles me. It started to make sense why Max Ngo came off so aggressive about me trying to get into contact with her for move in date. I'm not entirely sure but I think I heard that she was living here with the government homeless housing program so the Palms HAD to house her. I'm just shocked that this isn't disclosed to tenants before we sign the lease. I heard from my friends who lived at this apartment before me that this happens quite often where students get matched up with random adults. I honestly would have much preferred living out of my car than pay $900 a month to live in this shithole.

DO YOU REALLY WANT TO LIVE AT THE PALMS??
Jocelyn M.

DO NOT EVEN CONSIDER LIVING HERE. Trust me when I see possible new tenants I would rush and tell them to stay away. I had a short lease and only lived their for 3 months they had a special with required you no safety deposit so I saved my self that issue with them. So here's my 3 month experience :( 1. This place is RAT INFESTED not mice rats and you can hear them in the walls too. Every buliding has them not just one. I lived in the main building the one that is connected to the office. The buildings that are above the restaurants are full of rats and cockroaches too and I'm 100% sure the restaurants aren't that clean either. It's filthy because they have tenants just leave trash out by the staircase or door and that attracted the rats DUH! I was about to call the health department. 2. Ok so I'm not one to be picky at all even if people are loud or if a place is DANGEROUS. I grew up in the craziest places so I'm well aware of sketchy scenarios but did you know about the shooting they had, the bloody hallways with broken glass everywhere, the car invasions? Every morning I would see the same guy trying to get into a different car. 3. The STAFF does care about you or your issues with your apartment that your paying for every month. I saw a staff member yelling at this woman who had a slight accent and dismiss her because they couldn't find her package. All I know is that attitude was not gonna fly with me. 4.Most of the gym equipment does not work, the elevators reek or urine, the pool water is questionable. 5. On the bright side they do have a computer lab with 5 apple computers and it's open 24 hrs and they have a printer available for the students! The palms provides free cable and it's furnished. They have told residents that they are trying to fix the rodent issue But seriously don't live here. Your better off living in the street. Or wait till they clean up the place. And don't eat at the restaurants connected to the apt unless you don't care about health codes.

another rat found... why the hell am i not surprised? this is disgusting

Two days before my scheduled move-in, the apartment manager informed me that I had been assigned Room C. Relying on that confirmation, my family and I traveled to the property, signed the lease, and paid the required fees so that I could receive the key. Only after we arrived and completed the lease-signing and payment process were we suddenly told that my assignment had been changed from Room C to Room D. Room D was neither the room I had been told I would receive nor the arrangement I had planned for. This last-minute change was especially troubling because no one notified me in advance or gave me an opportunity to reconsider before I signed the contract, paid the fees, and traveled to the property. Had I known that GrandMarc could change my assignment at move-in, I would not have proceeded under those circumstances. The apartment manager later explained that, although I had listed Room C as one of my choices on my original application, GrandMarc reserved the right to assign me to any available room. That policy was never clearly explained to me when I applied three months ago, and it was inconsistent with the specific room assignment communicated to me just two days before move-in. A policy that can override a confirmed assignment should have been disclosed clearly before I made travel arrangements, involved my family, signed a lease, and paid the required fees. Because the change was presented only at move-in, I returned the key to the apartment manager and went back home while waiting for her to locate another suitable room. This created substantial and avoidable disruption for my family. I live in San Diego, and my parents had already taken time off work and traveled to help me move based on the confirmed Room C assignment. Because GrandMarc failed to communicate the change beforehand, they may now have to take additional time off and make another trip in the coming days to help me move again. The time, expense, and stress caused by this situation could have been avoided through timely and accurate communication. I intend to share my experience on appropriate review platforms, including the Better Business Bureau, so that prospective UCR students and their families understand what happened and can ask detailed questions about GrandMarc's room-assignment policies before signing a lease or making travel arrangements. Based on this experience, I cannot recommend GrandMarc Apartment to UCR students. I hope management takes this matter seriously, provides a fair resolution for the inconvenience and expenses caused, and ensures that future applicants receive clear, accurate information about room assignments before signing contracts or paying fees. Zach Bishop, at University Partners, is an exceptional leader, in the way he handled everything for us. He is professional, kind, responsive, and genuinely compassionate, and his leadership gave us tremendous confidence in University Partners, as a whole. Cindy and the rest of the University Village Towers staff are caring and professional. Their responsiveness, help, and attention to detail made such a difference to us. It is clear that this is a community where residents are treated as people, not just transactions, and where needs are handled quickly, respectfully, and with real care. The property itself is lovely, but what stands out most is the character of the people who represent it. Knowing that both the onsite team and regional management truly care about the people they serve says so much about the company. We are incredibly grateful to Zach, Cindy, and the entire staff for everything they did for us. It meant more than they probably realize, and we would highly recommend University Village Towers to anyone looking for a community supported by caring, professional management. Thank you all! After, we moved in we had realized there was black mold in every single toilet. Me and my roommates have had to call maintenance around 8-10 times this year. Nothing here is going to be working simultaneously. It's either the parking garage that's broken, the parking gate, one of our toilets, our ac. It's a nice place to settle down, but for the price and the amount of things that are broken around here- it's not worth it. So much better off getting a house at this rate. Also, they increased the parking rates by 15 dollars without saying anything at all. They also lost my package after Amazon showed a picture of the package BEING IN THE LOBBY. And they blamed it on me. The workers are pretty nice, but the entire company is to blame. People are constantly parking in our OWN PARKING SPOTS WE ARE PAYING AN INSANE AMOUNT FOR. Unless you want to pay for your parking spots that get stolen, gross bathrooms that are always clogged, water shut off every 3 months, black mold, having to call maintenance every week- DO NOT LIVE HERE.

Maintenance is alright, they usually deal with the work order within 2 days, but the problem isn't guaranteed fixed. We had a leaky faucet in the kitchen, and maintenance fixed it for a while, but then it came back after a few weeks. Water runs well, hot water usually comes on within a minute. However, the water in the sink is white for some reason. The kitchen is a little cramped, since usually 2-4 people share it. Maximum of two people can use the kitchen at a time, and the fridge space and kitchen cabinet space is limited. Mailboxes are a little complicated to get to, since I had to ask the RSO where they were. Swimming pool is a little small and dirty even though the staff cleans it daily (could be the residue that it accumulates over the day), but UCR has their own swimming pool too. Not true, they waited until I paid my security deposit and then gave me the official lease for 15 months. Then I was told that the previous 12 months option had ended. Secondly, I was told by Erwin that I would be living with my housemate, and in order to do so, we needed to pick the premium option (which is much more expensive that the other options). However, after submitting the application and upon talking further with Brittany, it seems that the option is no longer available. We won't be able to live together for the first few months and we're still going to pay premium pricing. To top it off, I was referred to talk with the manager Chyna tomorrow because she's out right now, so our conversation ended. I personally believe these make up the majority of positive reviews here. When you tour, you're shown a bright, clean, carefully staged model unit. My actual apartment looked nothing like it. On move-in day, it had an odor that made me question whether it had been cleaned, and the concrete floors were badly stained. I spent months trying unsuccessfully to remove the stains. Unfortunately, I signed a transfer renewal early into living here and moved into another unit. Somehow, the second was worse. The cabinets and refrigerator were still filled with the previous tenants' belongings, including cookware, opened food, and expired items. These appeared to be contributing to an infestation. My roommates and I had to dispose of everything ourselves. A maintenance employee also told me off the record that, based on the condition of the wood cabinetry, they suspected a termite infestation. A basic inspection before move-in should have caught all of this. Instead, apparently we were the inspection. As for safety, as a woman, I would not feel comfortable living here again. I witnessed unhoused individuals staying in the stairwells and was once approached in the parking lot by a man asking for money/food. When I reported people staying inside the building, staff simply told me to call the police. My partner also had his license plate stolen while parked in visitor parking. I don't blame Highlander for the theft itself, but prospective tenants should be aware. Building upkeep is horrible. I'm attaching a photo of what the elevator looked like on move-in day. If the photo looks bad, unfortunately I can't attach the smell. There were multiple occasions when spoiled milk or vomit was left in elevators for DAYS. Your choices were essentially the filthy elevator or the stairwell where people were sometimes staying. Lovely. Water shutoffs were also communicated terribly. Several times we received only an hour or two of notice, and once we were notified AFTER the water had already been shut off. I missed class because I hadn't had an opportunity to shower/get ready beforehand. I've attached my complaint. The Wi-Fi is unpredictable, which is ridiculous for housing marketed toward students. During finals week, it went out for hours at a time and I eventually drove to my parents' home in Los Angeles just so I could study. I'm fortunate I had that option. I also had multiple packages stolen and eventually stopped having packages delivered here altogether. Paying rent somewhere and still feeling like your belongings are safer being mailed to another city says enough. Lastly, I found the leasing staff consistently unhelpful and, at times, downright rude. During my transfer, my father asked what certain renewal/setup fees in the lease were actually FOR. Staff repeatedly responded, "It's in the leasing agreement!" He explained that he knew they were listed--he was asking what he was paying for. Brittany eventually told him he'd have to wait until after move-in to have his questions answered. A leasing office should be able to explain the fees it's charging residents. "It's in the lease" is not an explanation. Ultimately, no apartment is perfect, but this wasn't one isolated problem. It was filthy units, an infestation, poor upkeep, safety concerns, stolen packages, unreliable Wi-Fi, poorly communicated water shutoffs, and frustrating management. By my final few months, I'd had enough. I looked for someone to take over my lease and had a few people interested. However, upon seeing all the move-in fees that Highlander charged, they changed their minds. Despite still paying rent here, I moved back in with my parents and commuted from Los Angeles to UCR instead. I would rather commute from Los Angeles to Riverside than live at Highlander at North Campus. I think that says more than any star rating could. Please look past the staged model unit, read the critical reviews carefully, and think twice before signing a lease here.

Glen Mor - Building D.

Glen Mor

(9 reviews)

I lived here my sophomore year at UCR (2009-2010) and I loved it. I was in a 4 bedroom, 2 bathroom…read moresuite and it was awesome. Glen Mor is furnished; the kitchen is spacious w/ a dining table & chairs, roomy cabinets and a large pantry, and there is a nice living room area w/ a large couch, chair, standing lamp, coffee table, entertainment display, and end table w/ lamp. Bedrooms are honestly somewhat small, with furniture identical to that of the Pentland Hills dorm rooms - a single twin XL bed, desk w/ whiteboard & shelf, chair, nightstand w/ double drawers, and closet with cool sliding/folding door. The fact that Glen Mor is furnished saves you a TON of hassle that other students living elsewhere have to do (LOAD up furniture, CARRY furniture, then MOVE everything out come the end of the year) - I feel what you pay extra for at Glen Mor could likely equal what you would pay when buying your own furniture if you lived in an unfurnished apartment. Just save yourself and your family members/friends the physical labor! Besides, the furniture given at Glen Mor is modern and comfortable, so it's a win win. Amenities of living at Glen Mor include: -Weekly cleaning from a cleaning lady. You WILL NOT find this anywhere else, and it's a huge plus for guys who are messy (not saying I am one of them). Note only your bathroom, living room, and kitchen will be cleaned (no, the lady will not do your dishes) and you are responsible for upkeep of your bedroom. -If you have a car and parking permit, there is parking in Lot 21 (shared with Pentland Hills residents, but it's way better than not having a designated lot to park in. No matter how packed, you are guaranteed to find a spot to park in!). If you don't have a car, there's the Highlander Shuttle that stops in front of Glen Mor hourly I think. -Although Glen Mor is supposedly the most expensive apartment option at UCR, it's well worth it. It's relatively new, modern in design, and clean. There are other apartment options (like Bannockburn Village) that are infamously old, dirty, and uncomfortable (majority opinion here, from what I've heard). A Glen Mor 2 is scheduled to be open in Fall 2014. -Scotty's, a convenience store with a sandwich grill, is located right on the floor level -One main study room that consists of full length glass sliding doors. It's invigorating to slide open all walls on a warm spring day to study, feeling the breeze. The sun is blocked by the D Building, so it's nice & shady in the study room! The room is generally empty except for when midterms and finals come around. -A 24 hour computer lab w/ printers. The printers are jammed a lot, but really, it's better than having no printers or no 24hr access (or having to rush to Watkins' print labs). I cannot stress how many times this place will save your life (esp. since every student is given a certain amount of money to use for school printing every year). Whether you need to print out that all nighter essay @ 4am or get a last minute copy of those notes you need to bring to your 8am class, this lab will be a life saver (assuming the printers aren't malfunctioning)! I know from experience! The lab is located behind Scotty's, so it's also of walking distance for Glen Mor residents. -The university recreation center is not too far a walk and Glen Mor residents can also use the Pentland Hills gym (although the equipment is very limited) located under the H Building. -There is a soccer field. Soccer games take place frequently throughout the week, including some games by Pentland residents. Noise is sometimes an issue, though! The field is also good for jogging around (although be careful near Watkins Drive since a lot of crime happens there) -All buildings have elevators and stairwells. Warning that D Building's elevator is VERY slow -Sunrise and sunset are sights to behold at Glen Mor, given it is located nearest to the hills surrounding campus. -I personally liked the full length glass walls near the elevators (I think every building has this) that overlooked the horseshoe & pathways of Glen Mor. Sometimes while waiting for the elevator, you can take a second and just watch life go by. -You use the university's Internet and cable, so no need to PAY EXTRA and deal with the HORRID cable companies to get your stuff set up And just a note, the fact that Glen Mor is located ON CAMPUS makes it a lot safer. A quick Yelp search will show LOW ratings for many other off campus apartment options for UCR students. For ex., Bannockburn is infamous for being the front scene of a lot of attempted robberies and rape (and the university police station is just down the street, too). UCPD and campus security routinely drive around Glen Mor too, so that is something to rest assured knowing. Definitely consider Glen Mor in your housing options once the application time comes, or if you are a transfer student. It's expensive, but worth it for all the amenities, convenience, and safety.

This is probably the freshet housing option on campus aside from East Lothian. All of the furniture…read moreand buildings are pretty new, and the accommodations and spaces are amazing. These are apartment style so each of your roommates gets a single room and there is a common space for every 4 single rooms. The apartment spaces come furnished with a few pieces of furniture, but you will need to provide things like a television or anything related to media. Glen Mor also requires that you have a meal plan, but that is more flexible than the first year plan. You can get a meal plan that exclusively has $400 dining dollars, or you can get another balance of dining dollars and meal swipes. Glen Mor is also the most expensive of all of the on campus apartments - in total it comes at a similar price to living in a residence hall. However, the accommodations provided compensate for that price difference, as well as the proximity to campus.

It's a 15 minute walk at most so I don't understand why so many people complain, and the bus stop is literally in front of stonehaven which takes you right to campus. -The apartment themselves are spacious and well maintained. I just moved in this year, but according to other people who have lived here for longer, Stonehaven got new furniture which I think gives the apartment a nice touch. -There is a pool, and a basketball and volleyball court which are nice places to hang out with friends. - THE CLEANING SERVICE LADY IS REALLY REALLY NICE. I believe her name is Jocelyn but don't quote me on that. Every time I go to the RSO she offers me candy or any sweet. She's really helpful, sometimes even more helpful than other people in charge, and just really nice. There was one time when I didn't take enough coins to do my laundry so she gave some without hesitation. So if you decide to live here, make sure you always greet her because she's really cool. Cons - Rent. $655 per person for a two bed apartment is a lot. Plus, the $3-$6 payment fee for every transaction. -The pool has no heater so the water is really cold even when it 90 degrees outside. - They often cut hot water for maintenance. -The WiFi is not the best.

This is the worst place I have ever lived. I was charged $1,615 for one room, and I still had to…read moreshare a kitchen with a roommate. That price is ridiculous for what you actually get. The staff were horrible to deal with. In my experience, they were unhelpful, dismissive, and dishonest. My interactions with Thuy Pham were especially frustrating and made living here even worse. I usually do not leave reviews, but this place was so bad that I had to write one. I wish I had known sooner because I never would have lived here in the first place. I do not recommend Stonehaven Apartments at all. It is overpriced, frustrating, and absolutely not worth the money.

Things are improving a little bit. They finally fixed the internet issue after 3 years, so that's…read moregood. The ticketing/issue tracking system is still a pretty terrible system which makes it hard to get updates automatically. That said, since about mid-January, Dana has been involved and communication has dramatically improved. In fact, her follow-up today made me come back to adjust my rating. If this continues, the tenant experience will be incredible. Setting to 3 because there's a long history still to be overcome, but things are headed in the right direction. Keep up the amazing work, Dana!

Honestly, we enjoyed it for a bit but I kinda regret renewing our lease. It's just been going down…read morehill the entire year we have lived here. The stray cats are cute but out of control. They piss and mark our cars every day. When it comes down to maintenance, the workers are nice but what's the point of having a ticket system, selecting a time, confirming a time frame and never showing up? When they are aware, the respond with a new time frame and still never show up. So I spend my entire day waiting around for them to never show up and it's exhausting. Not only that, but if they cancel our request, they say something along the lines of "oh, I don't know why it would be cancelled? We will get back to you on that!" Do they ever get back to us? No. When we've tried to go back to them, it still never gets done. When submitting a bathtub leaking ticket, you'd think it would be of high importance. But apparently not. This have been routine when submitting tickets. I can't tell you how many days I've wasted waiting around for someone to show up and never do. I should be paid for the time I lost or cancelled my personal plans because they said they were going to show. Also, the lack of communication from this place is crazy. When we had our balcony done this summer, they never told us they were going to take out our AC and that we could have a portable one in replacement. We had to suffer long enough to ask when it was going to be finished and said "oh, they are almost done but we can provide you with a portable one" ‍ Communication from an apartment should always be first point. I can go on and on but yeah, this is just exhausting. For the jobs I worked in, my communication with guests was always my main priority. That's what my degree is in and that's what I practice. Also, almost all the washing machines have been broken since move out/beginning of summer. We just had mass move-ins. Idk how we are all going to be doing laundry. We are all going to have to fight for it. We went to the lost sock (now the U laundromat) and it's too expensive just cuz we had to fight to do laundry. We should get reimbursed if we have to do laundry outside this complex because the washing machines are still down.
