This place is awful, don't even think about living here. I waited too long to find a place to live in so I decided to lease here in early September, worst decision of my life. When I moved in, my bedroom was an utter mess. The room was missing window blinds, the shower pole to hang my shower curtain wasn't there, and some of the power outlets were missing covers. My roommates were all missing window blinds as well and one of them didn't even have a screen door. I complained at least ten times to management about getting window blinds so I could have some privacy and not have people stare at me from outside; it took them four months... FOUR MONTHS just to install window blinds. The people who work here aren't any help. I couldn't even get anyone to sub-lease because everyone that saw the place was so distraught by how disgusting the halls are. If I could give it negative stars I would. NEVER LIVE HERE. IT IS NOT WORTH THE MONEY. Don't even consider living here. I'm affected by them more than a year after I moved out! I had to pay $24.83 every month for utilities while NO ONE was living in the apartment. This place is a scam. 1. I signed a lease in August of 2015. I moved out in December of 2015 (4 months later) for personal reasons and mailed the keys back so they know I can no longer access the unit. ~Also, I had a moldy ceiling the day I moved in and until the day I moved out they still have not yet fixed it. In addition, the room was tiny and it only fit the bed and a table. I was living in Unit E304, a 2 person complex. 2. They held me to the lease and said I HAVE to pay even though I no longer live there. Fine. So I paid $900+ rent every month from Jan 2016- August 2016 while I no longer live there. They could have had someone else move into my room, but nope. 3. They charged me utilities (all inclusive plus up to $30 electricity my @$$). If NO ONE lives at the complex and they can STILL charge you utilities that's a rip off. My roommate next door moved out a month before I did. So no one lived in the unit for months. 4. Then they had someone else move in next to my room, which is fine. But then they gave her MY PERSONAL information so she kept calling me and texting me. THAT was inappropriate and probably illegal. They apologized but that's not good enough. 5. In addition, what MADE me write this review was because they send a debt collector after me. I PAID EVERYTHING IN FULL every month (~$950 for a place I don't even live in, plus utilities and parking)and yet they still did that. They had my email, they had my phone number, but not once did they bother to reach out and say "hey there's MORE utilities you have to pay PLUS cleaning fees". They just send a debt collector and have them mailed me a bill and harass me. I didn't even get it until today April 13th, 2017." 6. Today I want to talk it over with their leasing office and the guy working there was like you can talk to our manager, but she's only available by appointment or by email. I appreciate him for bearing with me because I was FURIOUS. They won't even tell me WHY I owe them money well after a year AFTER I moved out. Stop the headaches and don't even apply here. read more

No appreciable concern for tenant safety. Community guidelines are unevenly enforced. The parking garage's gate is broken more often than it's working. Security is completely inadequate with vagrants finding their way to where they should not be. The leasing office is about the only place any kind of Covid precautions are taken, and there it's more for the staff than for you. Apartments themselves are poorly maintained. Work orders take months to take care of simple light replacements and the appliances are all substandard and break frequently. Leaky faucets and toilets are the rule rather than the exception. Avoid this place. It is very trashy (trash everywhere) and shetchy (homeless everywhere in the parking garage and around apartment buildings). The only reason I let myself settle for this dingy apartment complex was because they promised to install an outlet for me to charge my car with. After waiting months, I put in a request for an outlet again and it still went ignored. Don't make promises you will not honor, Alight. Not to mention that the washing machine has flooded 3 times, the "dishwasher" has flooded the floor every time i tried to use it, and they dryer (despite 3 work requests) still does not work. LASTLY my door literally does not close or lock and i've put in multiple work orders for that too. Do you idiots just mark them as complete without doing anything? I truly believe this apartment has the potential to become a good, convenient, safe place for students. The rooms and their quality are perfectly fine and nice. But then there comes worse stuff. It is difficult to clean up here because there is NO collective apartment dumpster. We share it with the restaurants nearby and at those dumpsters, there are mentally ill homeless people constantly foraging in the trash. They renovate constantly which forces students to leave. They do not give enough time for us with our busy schedules to move everything for the workers (who I have heard from my roommate have also been rude). Even though the apartments have our contacts, they do not properly notify us when the workers are coming to renovate. I have had to leave my room constantly and not even know when the workers finish. It is a complete inconvenience to time. Management is completely vague and clueless regarding this. The fire alarm goes off constantly and I do not even think the management knows how to fix it. One time it lasted for thirty minutes at 8 am on a business day. This problem repeated several times a month. While security has improved, there are still homeless people. I have heard gunshots, cars being broken into, loud brawls, fights, screaming homeless people, etc. Combine that with the fact that some residents here are obviously not students, it does not make the resident's experience here positive and many people have noted that this apartment is unsafe. The nearby parking lots are also very suspicious and prone to break-ins. This apartment has caused much stress on my mental health and the health and safety of numerous other residents. This property is great in location room size and affordability. They've recently done renovations that having a new owner the best thing that has happened to the complex. It is fairly secure minus the occasional homeless person looking for shelter. Although the security that patrols the are keeps them at bay throughout the night as best they can. The included amenities, gym pool basketball and volleyball courts make this a great apartment for anyone regardless of your interests. I'd recommend this place to any college student just based on the proximity it is to both colleges, but also to the nightlife riverside has to offer. read more

RATS! RATS! RATS! Upon arrival, I was so disappointed with the complex. Well, let me take that back. I was liking the looks from the outside and the Leasing Office, but when we actually helped my son take his things to his apartment...OMG! First of all, when we got into the elevator, it was old and grungy. The hallways were dark and filthy and his apartment was NOTHING like the pictures on their website. Some of his roommates were already situated, so when we got there - they informed my son that the front door didn't shut properly and that they didn't know why. The only way to keep the door completely shut was to deadbolt it. I thought to myself, 'Ok, no problem. Bunch of football boys, they should handle.' Looking around the apartment - it definitely looked like it had some years on it, but still - we looked pass that. Understand, these freshmen were mostly from Hawaii - so, at this point, if we didn't accept the apartment, they would have been homeless. We flew back to Hawaii and my son's first year of college began. Within a month or so, I was getting calls from my son, about the garbage that lingered in the hallways and stairways. Oh yah, sorry, I forgot to mention the DIRTY (like never been pressure washed) stairs. The phone call that actually made me livid, was when my son stated that a RAT fell on him when he walked out of his apartment!!! How disgusting is that!!! I immediately called the office to inform them and their response was...'well, we have advised the tenants not to leave garbage in the hallways or the stairs.' OK! Really!!! I want everyone to be well-informed and aware of what they are signing up for if they have already signed their leases for an apartment here. For every bad experience, I took a star off and I will try my best to utilize neutral language during my review. Also, I have lived here for one full year and I have waited till the end of my lease term to write a proper review. Here are the following reasons why I took a star off. 1. The reason why I took the first star away because my friend's car was towed away because the security guard on duty told me the wrong place to park. It was a Friday night and I had food poisoning. My family lives far away so I called my friend at 22:00 and she drove from LA to take care of me. The leasing office was closed so I couldn't get a guest parking pass for her car. We asked the guard on duty that night and he told us that it's okay to park our car in the parking structure without a permit as long as we wrote a note. So we did that and the next morning the car was towed and I had to pay $400 to get the car back. My friend would've just parked her car on the street if the security guard on duty wouldn't have given us the wrong information. I went to the leasing office and informed them of what had happened, but they refused to compensate for my losses. 2. The reason why I took off the second star away is that I had to pay delinquency fees for subletting my apartment when I was specifically told by a staff member that I could pay it later. During the summer I sublet my apartment to my friend and we went down to the leasing office to make sure it's on file. My friend's application goes through and I ask the staff member to when the fees for subletting the apartment are due and she said that we should pay it with next months rent. I had already told my friend to bring cash and her credit card. I also had my credit card, just in case anything went wrong, but the staff member refused to take payment from us and really encouraged us to pay it with the next month's rent. A few days later, I am sitting on the bleachers with my family, at my younger sister's high school graduation event and I receive an email about some delinquency fees. I had to excuse myself from the program just so that I could call the leasing office. When I did talk with them, they refused to waive the delinquency fees because apparently I was supposed to pay the subletting fees along with my application. When we as residents make a mistake and forget to pay our rent on time, it is us who have to pay the late fees, but when the management makes a mistake and gives us the wrong information, it is still us who have to pay. 3. The reason why I took off the third star is that they lost my package. I ordered an expensive glass chess set which was delivered on Sunday according to the tracking information, but I was waiting to get an email from the leasing office to go down and get my package. When I didn't receive any email I went down and showed them the tracking number. They were unable to find the package. I called the shipping company and they refused to return my money because, on the delivery note, it said that the package had been handed to someone in the front office, so that's hardcore delivery confirmation according to the shipping company. No one gave me my money back and I lost a month's worth of salary. 4. The reason why I took the fourth star off is because of the condition of my room. I am an asthma patient and as you all can see the uploaded pictures of my carpeting, it is a medical hazard for anyone with asthma. I took these pictures the day I moved in, which was about a year ago. I requested them to change the carpet. It's been a year and the carpet still hasn't been changed. All of my roommates have brand new carpet because it was changed a week after they put in the request. I tried emailing the office and I talked to a couple of different staff members, but not a single person got back to me regarding the carpet. They kept promising me that they will inform the manager or call me back, but I haven't heard anything back from either of them or the manager. I even e-mailed them the pictures and put in a work-order, but the manager cancelled my work order request. In conclusion, I can only say that as a student I feel scammed and taken advantage of. I can't help but also feel discriminated against because I'm a minority. The staff members working for management should be trained to not give wrong information. It's okay to say that they don't know something and get back to us with the right information. I especially feel bad because I was reading all of the positive reviews about this place, and I really wish I had that type of experience with management. A very inconvenient place to live. The Palms does not care about their residents at all! I wish I had checked the reviews before I decided to apply. 1. They tow like crazy, they'll tow their own residents parking and not give a single f. They towed my car when the leasing office was not even open so there was no way of knowing why it was towed before business hours and when I tried to get an explanation from them, they claimed it was a "valid tow" 2. They inconvenience residents by doing renovations when they literally had ALL SUMMER to do them. I moved in September and I couldn't even touch the place because of how dirty and broken everything was. It took them at least a good 2 weeks to install new carpet in my room because of how nasty it was. TWO WEEKS. Every time I would come back to check if it was done they would say "it's being done tomorrow", well I would come back the following day and it still wasn't done. They had 3 Months to prepare for new residents to move in and yet they still inconvenience us by having our apartments renovated till AFTER all of our stuff is moved in. It is now April and I have put in work orders to have my stuff fixed or renewed but they have yet to renew any of my apartment furniture. 3. There are always accidents/emergencies happening in the front structures of these apartments complexes. A couple nights ago, I was casually minding my business, trying to get to my car in the parking structure when I see a homeless man coming straight at me with a crow bar. Turns out he was trying to break into the IHOP right in front of the apartments and the cops were trying to talk him down but he made a run for it and the cops did nothing about it. So he runs around the gate that is between the Palms and IHOP and he comes charging at me and I had no choice but to run back into my apartment, lock the door and call the cops. Of course the cops didn't do anything, not even show up but hey that's Riverside law enforcement for ya. Overall, my experience living at the Palms has been absolutely horrible. I can't wait to move out this August and stop overpaying for living in such an unkept and unprofessional environment. I've only lived here for a year now, and at first it was a little rocky . Management was horrible, they wouldn't do anything about maintenance not doing there job. Me and my roommates had a problem with the refrigerator leaking and it was damaging our food and it took them 3 times coming out within a week to replace it . Recently they went under new staffing and they are great hired new staffing and everything . Now maintenance comes out same day and fixes the issue right then and there . The rooms are a nice size and you have your own bathroom with is a big plus bc I don't like sharing bathrooms. But over all the palms isn't as bad as the reviews make it seem ! They are very clean and well kept Keep in mind that yes there is at of homeless in the area that that's anywhere in Riverside, be responsible ! This place is super ghetto! Not a very secured location regardless even if there are cops roaming around. Loud people, the floor is very dirty, and rough. Basically the the rooms in the actual apartment are the completely the opposite of the models room they showed. I don't know where most of these negative comments are coming from. Everything seems to be what you'd get when you're looking for a reasonably cheap living arrangement - at least compared to others within the area. It has its ups and downs, and while my first experience here didn't start on a good note (I was unfortunate enough to get an initial room that had previously been occupied by a squatter) Manager Cheryl Suratos was more than willing to assist. She compensated both me and a fellow roommate to an extent I was not expecting, and I am honestly disheartened that at the time of this writing she will be leaving the Palms. Everything is conveniently placed, at least for me. It's not entirely spotless, but that's not a surprise; it's a public domicile after all, and most of it I was capable of cleaning myself. I've never had any issues with excessive amounts of insects, though I can't say that's because of maintenance or not; I try to be a cleanly person, so I try not to leave standing food out in the open. In my case I'd say resident placement was pretty spot-on, as my current roommates are rather acceptable. Being a dynamic aspect of living here I can't say that their behavior is indicative of anything good or bad, but they aren't obnoxious at least. There's the occasional yelling or music from people outside in the halls, but it was never bad enough to warrant a complaint. At the moment there have been no security issues or problems with theft on the property that I can personally speak of, so it seems security at least appears to be good at keeping an eye out. That, or the Palms is within that "UCR security umbrella". That said, I'm glad I don't have to walk from the Palms to my campus, as I do tend to see a few sketchy types just outside the main gates every now and again. If I were to point out something negative, it would be that it feels like Palm maintenance drags their feet a bit too much. Don't expect to have anything in your room fixed the moment you file a request: I had to talk to Cheryl directly almost three times, with increasing insistence, about an issue with my bathroom before the matter was finally resolved, and my roommate across the way has had an issue with his smoke alarm battery that has yet to be looked at (running up on almost two months now). There was some preexisting carpet and wall damage in my room, but I could prove it was there when I moved in and therefore was not required to pay for repairs. The issue being that such damage is still present, despite being told repairs were scheduled. All in all, the Palms on Riverside has so far been acceptable. I'd say it's a good "leaping off" point for newer students, and while some things can obviously be improved, nothing is perfect. I'm only crossing my fingers that it remains this way when the new ownership takes hold. read more

The carpet was dirty, black, and stained everywhere. The walls were dirty. The kitchen floor was all scuffed up and dirty. The ceilings are lower than in the model. The living room is almost pitch black because they DON'T provide lighting in there. There's two different types of rooms in the 4 bedroom unit. The bigger room is good to double in, but the closet only has ONE rack to store everything. Whereas the smaller rooms have TWO racks, higher and lower. The kitchen is really spacious and nice; no complaints about that. But the appliances are incredibly cheap and low-grade. There wasn't even a cabinet under the sink so it looks unfinished. That also goes for the bathrooms. Management is really nice and professional though, since they try to help you with anything you may need. They're very good with giving you packages and helping with your problems. They even host events and giveaways and have free food once in awhile! Maintenance does a good job at responding to work orders and they're very fast! However, I once submitted a work order to replace or clean my carpet because it was FILTHY and nasty. They refused because the carpets are "clean" and have been shampooed prior to moving in. Why wasn't it cleaned before moving in? EDIT: Ok, well they cleaned my carpet. At the end of the year... One word of warning:keep your apt clean because they inspect regularly. Even if your blind is damaged and didn't write it on the inventory as you move in, they will charge you. The furniture here is CHEAP. The couch sinks in. The dining table was damaged. Dining chairs are hard and hurt your ass. The bedroom didn't even come with a desk chair! Fully furnished, huh? The beds squeak. Oh, and the walls are thin. You can hear your neighbors stomp away from their rooms. I will say, however, it's comfortable. The rooms are big, the pool is really nice, and parking is plentiful. But I would not live here again. It's way too expensive. For the price I paid for my room, I can easily find a nicer place. You pay alot here just because it's furnished, but is their furniture really worth it? I really did try liking the place, but here's what happened: Strike 1: After spring break, I came back only to find that my entire apartment got broken into- ransacking each bedroom and stealing my stuff. Police and management didn't do much, but they changed our locks. They broke into ALL FOUR BEDROOMS, which i found very strange. The burglars took everything and searched everything from every bedroom. Very traumatic. They got through the "secured" front doors, security, our locked front door, and all locked bedrooms. Strike 2: Someone slashed tires in the parking structure even though it's "gated." Strike 3: It's a small detail, but they didn't list my birthday on the bulletin board with other residents even after I had told them. I had small hopes when they got new management but this place is still hell. Yes that is a Rat in the photo and it's been there for two days. Just go anywhere else. They had me and my Roomates EACH paying a 100-150 dollars electric bill. The Palms on University is promoting a FREE MONTH RENT + $550 Visa Gift card!! First of all, no body wants to live there and that's what the free rent is for. Second, the $550 Visa Gift Card is but a myth (I still haven't gotten my $125 from my signing last year!). Maybe the $550 gift card will go right back into the TOWING COMPANY, which is obviously a sister company of the Palms (Shout out to DYNASTY TOWING). Management is suppose to warn and protect their residence from damages like getting your car towed; instead, the Palms sees this as an opportunity to make money off broke college students. There would be literally no cars on the first to third floor, but if you dare park there, DYNASTY IS ON THERE WAY TO JACK YO CASH (special thanks to the Palms for selling me out!!!!! ;) ) What makes you think residents will resign if all you do is sell them out to the towing company. Seriously, parking on the boarder of floor 4 costed $275 bucks (FREE PARKING MY ASS). It is obviously a trap and that's why literally no one is renewing anything or signing any deals. $125 addition to short term leases? I would live there again if you paid me to. Management is HORRIBLE. If you want anything to be fixed, then you better have patience, and a LOT of it. Broke sinks and drains are considered to be things that do not need to be cared for, but when you move out, they charge you a shady-ass $100 fee for a clogged sink that they would not fix for you. I would have gotten a house if I wanted to fix these things by myself. Random late charges would be given even though I paid my rent on time. When you ask them why I was charged a late fee, they give you bullshit like "I've never seen you before, so I didn't know you turned in your rent". Well no shit, there are hundreds of residence, and I've only been towed once. The elevators are stained with mysterious fluids. Carpets dirty, always smell like cannabis. Random families would be wondering around the Palms (which I was told was a student complex). Other residence are loud. IT WAS NOTHING LIKE THE MODEL ROOM THEY SHOWED ME!! DO NOT BE FOOLED! Instead of offering such an enticing deal to trap fellow UCR students, I recommend the Palms to conduct business in a more ethical way. Rather than selling out their residence to a towing truck company, management should be providing convenience rather than burden. They are thieves!! Supposedly I did not leave the apartment in a satisfactory condition???!!?!?! I left the apartment EXACTLY how I received it. I would not have been constantly reaching out to them. I was told by an employee that they have pictures of the apartment after we've moved out to show us why we were charged and I have asked for them constantly from some lady named JESSICA but have not received them! I sent various emails to them and was only able to get one reply! As an upperclassmen at my school and working by housing, I often get asked where its best to live off campus, and I highly emphasize that this is not the place for anyone. The Palms is an apartment complex close to campus which is a walkable distance. I've lived here since September 2014 and I can say that I'm somewhat content with what I'm offered for closeness to campus. I saved money from being able to walk to school instead of buying a parking pass. Another pro is if you don't have a car, there's no problem getting to school and coming home. Although there are a few problems here and there, it's a decent place to live especially because they offer a lot of things at a considerable price. I know this is the go-to apartment for UCR students, but trust the reviews and don't live here. I've lived a lot of places, and this is definitely THE WORST. Cons: -Dirty!! The dumpster overflowed into the apartments hallways and management did nothing about it for over 2 days! My roommate reported vomit in the hallways a month ago... it still hasn't been cleaned! My bathtub had dirty footprints the day I moved in! -Unorganized! There is high turnover rate with the employees so everyone is always new and confused. There are a few good employees, but management makes it hard for them to help out. -Gnat problem If you decide to live here you'll need to invest in Raid bug spray. Everyone I know who lives here has struggled with gnats at multiple points. -Why are the amenities always broken? The printers and computers are broken more often than not. The gate to the parking garage is ALWAYS broken!! It stays wide open all day and night. -It takes maintenance FOREVER to fix anything that's broken. I waited 2-3 months to have my washer/dryer fixed. I then waited 3 months to have my faucet fixed. -Price. The price wouldn't be bad if actually received what we were promised. However, it is outrageous to pay $700 for a dirty, broken-down and unorganized apartment unit. Pros: -The employees are nice (nice only gets you so far) -Walking distance from UCR and University Village -I'm sure there are other good qualities about the Palms, but there are so many bad qualities, that I can't even think of any more pros. read more

I'm very satisfied with the new management of this place. They made this place feel like home and I've only been here for 2 months. Every time you need something management gets it done right away. This place isn't all too bad like some people say. I think it's relatively cheap compared to the UVT. It's spacious enough for a single person. Convenient since there's a washer and dryer here and it's 15 min walk to campus. The bus station is also close by if you wanna bus to the mall. Neighbors can get SUPER loud though. Unless you complain, it's not going to help you study. If anything, you'll also create bad relationships and whatnot through complaining. So, if you can't handle the noise level, it's better to get your own place in a house. read more

Pros: The apartment itself is very spacious like the room, the living room, and the kitchen. And it's very convenient to have the washer and dryer in the apartment so no need to go downstairs or outside. Also, cable and TV is part of rent so entertainment is covered. Utilities is also part of rent! The Palms is a close walkable distance to UCR and you can always take the bus to school too! Free parking in the parking garage as well. Rent is cheaper Grand Marc and UVT. I pay $680 for the slightly smaller room and still get my own bathroom. My roommates pay $690 for the slightly larger room. TV, cable, internet, electricity, and water bill are all part of the rent. read more

The palms always charge us for ridiculous money. For example, it charges me for extra 157 dollars for electricity for July and August which means we need to pay 150×4 in total. Even though it is cheaper with 800 discounts this year comparing to other apartment, never choose this one. One of my friend who live in palms received 500 dollars bill for cleaning carpet which means 2000 dollars total for them. Good luck for those who are going to move in. read more

Over the last few months there have been some great improvements. Being in quarantine has allowed me to see first hand the hard work and dedication that the staff has. The full time, China, is always there willing to help even if it means going over her normal job. Price: Scam, scam, scam, and more scam. Don't be fooled when they say $0 down payment/deposit. It's just a "hurry and sign before the deal runs out" marketing strategy they use to get you to quickly get you to sign. After your leasing agreement is over they will send you a final account statement with RIDICULOUS prices. I was charge $500 for carpet change that was split into 4. So it would cost at least $2,000 for carpet change from everybody in the apartment. On top of that, they are the one's who ultimately make the final decision on what needs to be renewed and they have the power to choose the price at which you pay. They also randomly charge you some sort of overage like you used too much electricity or gas and i know it's BS cause during school breaks i end up going home so there's only 2 roomates living there and it doesn't make sense to get an overage when we never got an overage with all 4 people living there. Another thing is that you have an option to pay more for a reserved parking space that is meant for you and is close to your apartment but it's total BS. Strangers park on your space and they say you have the power to tow the car but when you want to get their car towed they do completely nothing. Also, make sure that you throw your trash outside INTO the big garbage disposal because if you don't and have your name on the trash (such as amazon boxes) then they will find you and charge you at least $100. In the end, make sure you dont sign your life away. Living condition: Absolutely dirty and filled with trash everywhere. Elevator always stinks and is so dirty that they have to constantly clean the elevator but they're not quick so you have to bear with the stench. They have a scheduled routine to take out trash but don't expect them to be on time. They may delay it up to a week to take out your trash, mine is usually a 3 day delay so goodluck :). There's mold everywhere around the place including the inside of your apartment. We even had mold in the fridge when we moved in. Outside is the dirty and when i mean dirty i mean landfill dirty. There's garbage literally everywhere including the stairs. I even found rats, ants, and cockroaches around the apartment. Dog poop is all around the place and The Palms doesn't do anything about it even though i told them and complain that pet owners dont pick up their dog's poop. If you're the type of person who works out at the gym and want to use their private gym, there's no AC nor ventilation so no point of working out there. Security: Nonexistent. They don't even even have any cameras besides 2 which are located at the Gates and also the parking structure. If you get your car scratched at the parking lot then it's GG, they dont even try to help you find the footage cause you'd waste their time trying to scam other people. Another thing is they ALWAYS have a fire alarm test and they won't notify you the test will be going on until at least 30 min after testing so no notification at all and goodluck suffering through loud fire alarms for an hour starting 6 A.M. Also the locked doors don't help at the gate entrances cause people can just reach through the gap between the gate and the locked doors to turn the knob on the door which is unlocked. So basically gates or doors dont exist at the palms. They also don't have security to watch the place. Benefits: They offered me a $500 gift card for the "hurry and sign" deal but they hella lag it. It takes at least half the year for you to get it and not everybody will get it, besides, being charged at least $700 at the final statement cancels out with the gift card you get. They offer free food sometimes and give you a notification (i.e. taco tuesday, come down to get some free tacos at 4 pm) but their time is always wrong and they dont start giving them out until at least 30 min later. They start prepping at 4, so dont show up early cause you're just gonna sit there alone and wait by yourself. Also they're always short on food so if you want the free food, you gotta be fast. Management: Horrible. Literally the worst of the worse. They delay everything and super unorganized. When you first move in they have you fill out a form of the stuff that are missing, needs to be fixed, or replaced and i FILLED the whole sheet but they only managed to help me with 40% of my requests within a year. You know what sucks the most? Even though you wrote the things that need fixing but haven't been fixed yet, You want to ship your packages to the palms? Go ahead but when you go down to their office, dont expect that someone will be at their office desk waiting to help someone. It will take at least 5 min for you to get the package, and that's at their fastest speed. I've had times where i waited at least 10 min just to receive a freaking small package. Workers are very nice. May I remind you, they are on our side when it comes to living, so they understand. I have my favorite workers. I have my least favorites, but they are all great people. Gabi overall is my favorite, attitude is funny, always there to make you laugh. The Fresh newby guy (newest worker) I call him that, but I forget his name. Love that dude, he deserves an A+. As for the service, my door has yet to be repaired... that's the thing, I submitted a ticket, and even went in to ask if anyone could come fix it. 3 times I have asked and they said "oh yeah will send somebody to come fix it". My door has no handle... just a lock. I don't understand how you forget yo fix my door. It's ridiculous. This is my it's a 4 star, because of the customer service. It's a system that deserves more staff instead of just 3 people taking care of the entire apartment system! The environment? Very good.. not like the summer had been. Everything had gotten so controlled with criminalized situations, they eventually stopped as soon as September hit. I will recommend you stay away from this property! I have lived here for the past two years and have been amazed at the level of incompetence and inconsideration by the staff and management. When I first moved in and signed the lease, the leasing lady tried to charge me for 13 months instead of the 12 because of her counting error. When I tried to correct her, she became defensive and argued and then confirmed I was right. The trash is shared with the Taco Bell next door; and to just simply throw your trash away there are homeless folk scavenging for stuff so it's very unsafe to even throw away trash. There are roaches and bugs everywhere. I have found used drug needles on the stair case twice now - probably from the homeless folk that can wander through or the non-students that also live at the property (yes it's not only student-housing! there are legit families and non-students living here). I chose this place because it was the cheapest student-housing in the area and a short walk to campus, but I regret not just paying an extra $50 (or so) at Grand Marc or UV Towers and living somewhere where you're respected and the property actually listens to the concerns of the resident. Also, the area is very unsafe. There was a shooting in the parking structure over summer 2019 that had a fatality and the property has yet to install cameras or increase safety (besides the locked gates that people just hop over or break frequently). I moved into the palms a little less than a year ago, management sucks 100% DO NOT MOVE HERE the entire place (parking lot, the hallways and EVEN what they consider "MOVE IN CONDITION" rooms-my living room carpet was stained horrible when I moved it and 11 months later it's still stained and disgusting no matter how many times you wash it) are filthy. If you signed a lease get used to seeing homeless +drug abuse right in front of the stairways if you come home later than 9:30p (yes there's a security company that monitors the premises, they're also a joke and don't do crap), get used to seeing trash everywhere and the hallways smelling of trash fluids because 8/10 times they do not come pick up the trash on the days they post they will and the half ass mop job done 2-3 days later does no justice for the awful smell left behind. When you first move in you'll notice a few things that don't work/ are broken or dirty (there will always be something broken or not working get used to it). They will try and charge you for everything they can get money for they do not care about their tenants even though they advertise to be friendly or designed for college students (RCC/UCR) you'll notice they don't give a fuck. The gym is basically a bunch of workout machines they bought from yard sales it looks like and the pool is never clean so don't get brought in because the amenities. Oh, I did mention the rats and cockroaches you'll see in the halls ways and living spaces. What matters most is they advertise to give you a nice place to live and you get lied to and live somewhere less than subpar, MY ADVICE FROM EXPERIENCE: get 3-4 friends and rent a house close to campus it will be cheaper and cleaner. The Palms is the closest apartment complex to UCR, and also convenient to a lot of other shopping, including Canyon Crest and University Village, which is walking distance. It's so rare to live in SoCal and not need to rely on your car very much. Units are clean, the furniture I saw was in great shape, every apartment comes with in-unit washers and driers, there's a great pool, a gym, and a good list of community activities, most of which are free for residents. They run a lot of specials and promotions where fees are waived and special offers come with new leases. Parking is plentiful and not very expensive per month. The bedrooms in the 4x4 units are very generous by California standards and come with large private bathrooms. The buildings have elevators which make moving in and out much easier. The landscaping is well cared for, and it's clear the staff take pride in their community. By-the-bed leases are cool because you don't have to worry if your roommate doesn't pay their share of the rent. And they are the only pet-friendly community near UCR. HUGE plus. read more
