Nearly all the work I have had quoted, professional mention that a home inspection should not have missed these items. My suggestion is to steer clear of this guy.

I received the emailed report the same evening and am very pleased at the fast turnaround. Tony was our inspector and he showed me everything he noted in his report as possibly needing immediate attention, and I was impressed at how clearly he explained everything. He had an excellent personality. My realtor mom describes some inspectors as "loose cannons." I know what she means - the guys who are so concerned with an E&O claim that they list irregularities that don't require repair. Tony is thorough, but he wont kill your deal. Tony and gang also do radon testing. In this age of draft-free homes, this is about as important as the overall inspection.

I called them on a Wednesday or Thursday evening and had an appointment made for that Friday. I talked to Jeff, he was wonderful! He explained everything, the process and the possible add-ons and what would actually be necessary in my circumstances. As a first time homebuyer, I felt immediately I was in good hands. I didn't feel like I was listening to a sales pitch but like an uncle trying to lead me down the right path. The inspection was done by Dedric and it lasted about 2-2.5 hours; and they caught things we missed the first two times seeing the house. Their detailed report helped us make our decision to move forward with the house easy. We worked with MJG Home Inspections for the purchase of our first home and after closing, found numerous inspection items missed in their report. These errors were not inconsequential or easily overlooked, but things we identified as non-professionals within a week of moving into the home. These mistakes will cost us upwards of $10,000 to correct. Items missed include but are not limited to: (1) no heat to upstairs floor of the house, resulting in one room of the house no longer legally qualifying as a bedroom for resale purposes (cost to fix this was estimated at $7,930 by a licensed HVAC technician) and (2) a gas exhaust pipe leading into our partially finished attic and not properly ventilating outside (safety hazard), (3) the foundation of the home had cracks, one of which was large enough to see from the interior to outside, and (4) the convection function on the convection oven was never tested and does not work. After contacting MJG Home Inspections regarding the lack of heating to our upstairs floor, they refused to admit an error was made or to attempt to remedy the situation. We responded to their final communication and then never heard back. We cannot emphasize enough how disappointed we were with their service. We have notified our realtor to not to recommend them to future clients and will warn our friends, family and colleagues looking to buy in the Chicago area not to use this company.

Home inspector should be a professional that informs the buyer of any important defects of a home…read more Inspectrum FAILED and they JUST DON'T CARE. After I tried to communicate the issues, including water damage and mold, with the inspector, who allegedly communicated with one of the owners, all I received was a lengthy email explaining they did everything they could and I should eat up the cost fixing those issues myself. Baseboard with water damage in basement was behind the couch, but it's easy to found out with a peek over behind the couch during the inspection. When we ripped off the baseboard, there were about 25 ft drywall covered with mold. There were obvious yellow stain from water damage in the basement bedroom ceiling. It wasn't included in the report. Response was that it "did appear to be dry, and this most likely was a leaking issue from the kitchen island above, and should just be a matter of re-painting." It's your job to include those issues in the report. It's up to me whether I'm okay with them or want to negotiate some credit. It's a different story when those issues were simply not mentioned in the report. The water damage in the solid wood looked like the bottom of a pot that keeps plant. The baseboard next to that spot was also stained from water damage. Again, not included in the report and response was moving furniture was not allowed. Huh? There was no furniture covering the baseboard. There are random mold in the fridge and paint bubble in window sill. None was addressed in the report. So, what did I pay you almost $700 for?? I'm not paying for someone to tour around the house, but find issues that need to be fixed. If those were included, I may get some credit back. Not only did they deny their incompetence (of course, who will admit), but also not trying to fix their mistake by offering some of the credit. If you have money to waste on this company, go for it. I'd never bother or recommend them.
