The system was diagnosed as having low refrigerant and likely a significant leak, with poor cooling performance and a very low temperature differential. The report recommended full system replacement. While those findings can indicate a serious issue, the recommendation to replace the entire system was made without documenting the actual leak location, performing a leak isolation test, or clearly identifying which component had failed. When I called the office for clarification, I spoke with Danny, who became defensive when I asked questions about the diagnosis and why repair options were not being considered. During that conversation, he told me to "stop acting so crazy" simply for asking for clarification on the findings, which was unprofessional and inappropriate. Danny was also confused regarding the home warranty process (see attached invoice from K&K) including statements that I would need to pay K&K directly, which contradicts the home warranty company. For context, I obtained a second opinion from another licensed HVAC company, which recommended a more measured approach including leak testing, refrigerant recharge, and evaluation of individual components before considering full system replacement. At a minimum, I would expect clear documentation of diagnostic steps, confirmation of failure points, and professional communication when recommending a major system replacement. Based on this experience, I would strongly advise other homeowners with home warranty coverage to get a second opinion before approving full HVAC system replacement recommendations from this company. However, I realized that manual FAN ON did not work, neither the fan delay was not working. I contacted Lee Collin to verified installation of the blower motor. They send another technician. The senior one. This technician diagnosed that a fan relay was not working and possibly a timer delay relay could also be faulty. I received an estimate for this new repair for $270. I had no reason not to trust them so I changed both relay, although after replacing both relay the system did not work. I was surprised so I requested further investigation with another outside technician and it was revealed that relay were not at fault but that the first installer had not positon the white wire from the blower motor to the proper prong on the contactor, after moving the white wire to the opposite side of the contactor the fan system started to operate normally. I am a bit disappointed that 2 technician of Lee Collin could not find and rectified the problem. I understand that error do occurred but when you are paying per hour labor and expensive parts it is not want customers want. Respectfully.

Next I requested a bid for fixing the horrible temperature variance from room to room and fixing interior doors from slamming shit when the a/c turned on. I hired this company to add and additional hvac ducts, add jumper ventilation returns into bedrooms (there were none in any of the 3 bedrooms when I bought the house. Also did duct cleaning and sealing. The efficiency performance of my a/c skyrocketed, my energy bills went way down , and they fixed the terrible air pressure causing doors to slam shut from only 1 previous air return for the whole house. Not only were they professional, timely, qualified and...nice, but the whole crew was meticulous and focused from start to finish. I found this team to be competent, professional, and ethical. The property owner had their own air condition company come out Which was completely biassed helping the building owner out. When you see the photos it might make you sick.
