We were aware of a couple of leaks in the flat section of our carriage house main roof as well as in the skylight roof for the annex that needed to be repaired. We requested quotes from several roofing companies. Benjamin came out the next day to provide a estimates. Advanced Roofing & Masonry provided the lowest price and the best materials for the job. They installed Mineral White Modified Torch down rubber with new gutter flashings, removed all clay copings from parapet walls to install the new flashing under them before reinstalling all the clay copings. They also installed new flashings around all pipes coming out the roof. For the skylight roof, they installed a new layer of Smooth Bitutak Rubber to provide drainage around all 5 skylights as well as flashings up and under for each skylight and up along the main brick wall behind the gutter. Benjamin came out to give a quote to repair flashing around a sliding glass door that was slowly leaking during rain events. When out on site, after review and discussion that three of the 4x8 fiber cement panels would also need to be removed and replaced with new, I was given a quote of $1200 for the labor (2 people approx half day) and they would get back with the add for the materials. Next day, "they best they could do" was $2500. I did my own calling to siding suppliers, the panels were $67 each (only needed 3) and of course some flashing tape (about $40 per 75' roll) - so a premium of $1000 was added on top of the materials. I am in the industry, and I would expect some markup for materials (they have to go get them, after all, which costs time), but this was clear gauging. I will compliment their communication, as it was clear and timely. They followed up when they said they would, however, when I wanted to discuss the final pricing, no further communication was forthcoming. Unfortunately, I can't speak to the quality of the work, as I went with the competing offer. I can say that, at least in my instance, the pricing pricing wasn't entirely fair or honest. read more
