Right from the get go, Jeff and Chris listened to us and ably guided us to vendors and products that were appropriate for our design style and budget. Communication was seamless: we spoke to Jeff through the project several times a day. He was completely transparent with what the costs would be while being flexible with any changes we wanted. The subs Jeff used were exemplary. They have a high level of respect for Jeff and it is evident in their quality of work and attention to detail. Jeff and Chris were on site daily and their attention to all the details meant that we had very few items on our post-move in punch list. Overall: super strong construction crew, really poor communication and project management from…read moreoffice staff. We brought in Alward Construction into our Berkeley, CA home remodel project in March 2018. Keith (founder) met with us several times, and painted a wonderful picture of how the project would unfold -- clear estimations of cost and timeline, weekly meetings with project management staff, clear lines of communication. Alward is more expensive than most -- you expect you're paying top dollar for great project management and customer service. Unfortunately, as the project unfolded, most of these promises fell apart. Our master builder who was onsite every day was excellent. He and his crew pushed the project forward, with high quality work day after day. The office staff, however, proved repeatedly that they barely knew what was going on with the project, were defensive when asked simple questions, and repeatedly dropped the ball with regards to timelines, budgets, sequencing of work, and generally managing us, the clients. The budgeting process was a total waste of time. We spent weeks trying to work with their estimators, who had a giant chip on their shoulders (maybe because we're young? maybe because we're in the tech industry?) and proved to be unable to grasp the basics of our project (ultimately a kitchen remodel and new windows/doors). They came back with wild estimates that were 2x-3x off from reality and what the project ultimately ended up costing. It turns out that the project management staff were not really focused on project management. They were mostly focused on after-the-fact reporting of what the master builder was doing. This meant that we, as clients, had basically no visibility into what was happening, what the schedule would be, or what would be happening on a given day. We had dozens of emails with our project management confirming specifics ("please confirm these materials have been ordered" or "please confirm the flooring will happen after the cabinets") only to come home after a long day and see the exact opposite ultimately happened on-site (oftentimes at great expense). You never hear of a remodel project that goes perfectly -- you expect things to take longer than expected, or cost more than expected, or to encounter some twists and turns. Our house is beautiful, and we thank the Alward builders for their fine craftsmanship. However, the last 4-5 months have gone comically wrong in ways that we never could have imagined. We've basically had to project manage everything ourselves, as the Alward office staff was disorganized, combative, unprofessional, and in the end caused us so much stress and cost overruns on a nearly daily basis that we took over management of the project ourselves.

Before moving in, I wanted to get it ready for the next 100 years by strengthening it seismically, remodeling the kitchen and bathrooms, and creating a master suite.  Alward Construction remodeled my house from the foundation to the roof and everything in between while being careful to preserve the craftsman charm that I didn't want to change.  I'd recommend Alward Construction to anyone who wants a really professional snd high-quality job, with great management and accountability from start to finish.

These are the contractors you fear you will get when you start a home remodel. They are…read moreinexperienced and do very poor work. We hired Pacific Remodeling and Design for a large home remodel. We removed two structural walls, moved a kitchen, and changed our windows and flooring, and moved the laundry inside from the garage. All of the new walls and ceilings are uneven. Look at the right side of curio cabinet. Our range hood can't sit flush because the ceiling is off an inch over a 3 foot span. They used multiple different white paint colors on our ceiling, showing lines in the light. I selected knockdown texture for our walls and ceiling, which they sprayed on but never "knockdown." Subsequently, it looks like I have popcorn ceiling. Structurally, they opened up areas in my flooring and never tied the joists back together, just left giant holes with plywood and wood flooring over it. Subsequently, the floor sunk beneath your feet when you walked over it. They also did a terrible job installing my flooring; having bad cuts and not temperature acclimating the hardwood floor. In my new laundry room, they vented the dryer to free spew debris into the attic. They replaced the insulation in my attic with insulation for walls, causing us to spend thousands on the right kind of insulation. In the kitchen, they installed our flush mount kitchen sink wrong, not per specs, causing a gap between the cabinet and sink. They installed our kitchen faucet wrong, not using the included "key" to clean debris from the water line before install (a normal thing to do), subsequently clogging my $1,100 faucet so it didn't work. They didn't hit the "knockout" in the garbage disposal, again.. a normal thing to do upon install, so our dishwasher didn't work. They left us hanging on those repairs, my husband and another contractor fixed them. They hung a gorgeous Mahogany door crooked in a square opening. We spent hundreds of dollars with a door company to rehang it. Lastly, Moran missed in his bid that we were enlarging the space for our windows to meet egress. He later demanded more money for this work because he hadn't caught what was clearly in the architect drawings when he bid the job. Around every corner was an issue with these inexperienced contractors. We've paid thousands of dollars to repair their shotty work.

I have contacted the contractor, and he refused to visit onsite to inspect and/or take any responsibility. He tells me I can contact the sub-contractor but he no longer works with him. I have met with a couple siding/stucco companies onsite to get their opinions. They are concerned water is getting into the building, potentially along the expansion joint.

I hired Home Pro's to remodel my 38 years old kitchen. Absolutely great experience! The process was…read morevery smooth, communication was clear and timely, priorities and budget were respected. The end result is a stunning kitchen that met all of my needs and fit the space like a glove. My experience was so great, I have already booked another project with Home Pro's due to begin this spring, 2024. Read on for more detailed review. My goals for this remodel were to raise the ceiling height by getting rid of the fluorescent light box, add additional 20-amp circuits for countertop appliances, increase storage and countertop workspace (both linear and height clearance between upper and lower cabinets), and finally give the room an updated look without compromising flow or the original architectural aesthetics. I also specified that the quality of materials (durability and ease of cleaning) was very important to me. I expect this kitchen to last at the minimum 15-20 years. Jim submitted his design plans for my review, made his recommendations for a cabinet line / company that would meet my expectations (replacement parts and doors available). The design was very thoroughly thought out. Attention was given to things that would have never crossed my mind, such as extra space between corner sink and dishwasher to make loading the dishwasher easier; custom built-in over-the-counter microwave; cabinets where there were none before; extended countertop to add a coffee bar; and a custom table made from the same material as the countertop. Once the design was accepted, I received a contract with detailed cost for all work and materials. This full transparency was very beneficial to me. It helped me make informed decisions when deciding between full quartz backsplash or tile (the full quartz was surprisingly less expensive than the tile I would have chosen). Jim is very considerate of finances, often offering options and choices with money saving advantages. He offered simple work-arounds, suggesting rerouting an air duct instead of repositioning a support beam. This simple work-around saved me $2,000. Communication was very clear throughout the project. Employees and specialty contractors were all licensed professionals. They kept the work area clean, answered questions clearly, and most importantly, provided excellent completed work. I went into the project with a 25% buffer for unexpected expenses, as there are always surprises when you open walls. Fortunately, these were minimal and Jim used cost effective approaches when addressing them. He educated me on the options and let me make the final choices. The entire process was very fluid. There were a few slowdowns, but these were due to the City of Fremont missing inspections, not returning calls or emails, and not picking up the phone at times. Unfortunately, Fremont has suffered with these issues even before COVID, so if you live here be aware of possible delays. I have visited many open houses in my neighborhood to see how other neighbors have remodeled their space over the last 30 years. They ranged from simple facelift approaches to full luxury, and even converting to open concept design. Thankfully, I believe mine is the best kitchen remodel for this floorplan in the development. Nothing looks forced or out of place. Jim's design is impressive and robust. Thoughtful and carefully chosen upgrades made a huge difference. My new kitchen is extremely functional, and has a sophisticated, timeless look.
