He got up and looked inside the attic and listened to what I had to say. The 2 other quotes I received weren't even in the same ballpark as far as troubleshooting. His company came out on time with Juan the foreman and 3 other employees. Installed 2 new roof vents and unblock the airways that were covered in spray foam. Mel had called me beforehand and explained he wanted Juan to open up a 4 x 8' area on the roof to look and see if there was any water damage. That was pretty smart because it lets you get a better idea if it's a leak or condensation. Anyway, there's no real way to figure anything out until it starts to rain buckets. Typical sales scare tactics were used like telling us a leak was from condensation due to the lack of ridge vents. We have gable vents and so does every other house on the block. By his logic, every old house without ridge vents should be leaking water. I've been in my attic, there's no condensation issue. Their price for a new roof seems fair but given our roof is 12-15 years old with two leaks, it's far from needing a full replacement. They also offered no warranty if we went with a repair. He also estimated my roof to be 25 years old when my home inspection and other roofers estimated 10-15 years old.

The estimate, while not the absolute cheapest, was very very detailed. Knowing nothing about roofs, it included specifics of all aspects of what a roof entails and what they planned to replace. Any repairs during the process were of course charged additional prices. But they really kept that to minimal charges - mostly at cost of materials. The owner (Aggy) had a very positive can-do attitude to make sure we were very happy with the end result - which we are. He answered all concerns & questions. Additionally (adding to the complication), we had old SOLAR panels that had to be removed. The subsequent re-installation of new panels had to be coordinated with the Solar company so the mounts were properly sealed. They were very accommodating. They removed the old panels then coordinated directly with the SOLAR installer to arrange and schedule everything - something we really didn't want to coordinate. It was smooth sailing.
