Action Property was HORRID to work with!! If you have any option whatsoever, RUN!! We are renting in Irvine. We were given Actions info to request a pedestrian gate key. They made us have our landlord sign papers stating we are tenants. Ok fine. Then we had to wait a WEEK to make an APPT to pick up a key. Kind of ridiculous, but ok. Oh let me add, they NEVER answer the phone, you always have to request for them to call you back. After jumping through hoops the key the give is the WRONG key!! And guess what?! I have to make an appt a week later to return it Oh not to mention they charge $50 for a freakin key. All to be told I need to contact a DIFFERENT company to get the right key. This place is a joke and so unorganized, they have no clue what's happening. read more

The "agents" refused to give me a phone number to call and instead gave me an email address for a manager who is out of the office until Monday. This miserable company should be renamed "Inaction Property Management". I live in an HOA that is contracted with "Inaction". If you are a homeowner who requires service, good luck to you. Inaction has an automated attendant that answers calls and it is impossible to get connected with a live representative whenever you call ...even if you have an emergency. The company automated attendant tells you someone will call you back, but the delay in anyone calling back is often hours and if you miss the call back, the Action Representative calling back does NOT leave a direct phone number so you can call back and speak with the live representative. Instead, you are instructed to call back, and start all over with the automated attendant. I have had a work order pending open for 3 month now with Inaction, and I am unable to secure any commitment as to when the work order will get scheduled and completed. I have been told my property will be repaired when Action's designated contractor "has time". This company is soooo bad, I will be retaining an attorney to hold them accountable and seek damages. If you are a Board Member of an HOA seeking a new maintenance company, DO NOT retain Action Property Management. They are short staffed and an inept nightmare for homeowners to deal with. read more

Action is one of the worst performing companies I have ever been associated with. If I could convince our local Mission Viejo HOA to discontinue their services, I would do so in a heartbeat. After missing a payment for the first time (after years and years of on time payments), their late fees compounded and resulted in unfair and undisputable charges, with no recourse on the homeowners part. After filing a late charge resolution request, Action Property Management delayed for months, only to send a letter of denial. The email thread with customer service had been ongoing for months, then abruptly ceased after their internal decision had been made. DO NOT USE Action Property Management! This property management company in Irvine manages my condominium association in San Diego. In March of this year, they credited someone else's payment to my account. I called to verify, but Tom, the person I spoke with, did not catch the error. So I paid what I was billed. At the end of June I received a letter stating this error and I immediately corrected it by paying the difference. Now on my August statement, they have re-written my account, making it look like I was delinquent, and applying late fees and interest charges. The person on the phone, Ruby, had great difficulty in correcting their mistake. I spent 15 minutes waiting for someone to answer and then an additional 25 minutes waiting to get this fixed. In the end, all Ruby could do was to turn this over to their accounting department. Why didn't she transfer me over immediately?!? NOT IMPRESSED! read more

I continue to have a bad experience with this company . I have read many other reviews that confirm that this company does not care about their customers . I have been trying to get my Hoa billing account adjusted for a month . It is one excuse after another . They dodge your calls, they email you back after you keep asking why no response but with no resolution . My latest issue is being given the wrong login information for the next Hoa meeting . And when that doesn't work they have a technical support phone number listed that also doesn't work . They don't even update the resident app page ! What am I paying for non service ? Haley, Ana Lee has NOT EVER responded to my email with my questions. She just kept saying she is waiting to speak with the vendor, that did not answer ANY of my questions. Also, at the HOA meeting, she asked me a question and then interrupted me and cut me off. I had to raise my voice to try and continue to explain and ask my questions . She raised her voice and continued to talk over me. She LIED saying that she responded to my email ( I have the proof that she in fact did not respond to TWO of my emails. She then refused to answer any more of my questions and said she would not deal with me and I would have to deal with the vendor directly. I said great because that's actually what I prefer and that is actually what I originally wanted to do ( check my first emails asking about the vendor information). Ana Lee said she would send me the vendor contact info the next day after the HOA meeting . She NEVER sent the contact info like she said she would . I finally got an email last week about meeting with someone to discuss all the damages and unfinished work this company has left a mess of. That's not happening u til June 6z I've been asking since APRIL 2. This is unacceptable that you have such an unprofessional person like Ana Lee be so rude and continue to lie repeatedly. The company you all hired has done more damage than good. There is overspray on the windows, frames, the front door. There are 3 different color browns. They broke my wooden fence post. They wrote and left an etching on my wooden chair. They left stains all over the staircase. And you have Ana Lee defending this company saying they're professionals and they would never do that? This place is a joke. I honestly don't know how they operate like this. I bought a condo that's managed by Action Property Management, and the experience has been nothing but a headache. I closed on the property back in October, and our escrow company sent all required documents via FedEx overnight with tracking. Action Property Management confirmed they received everything -- yet to this day, the seller is still getting the HOA bill. I've been following up with calls and emails for weeks and get nothing but silence. I even tried looping in their "community relations" team... still crickets for months. On the rare occasion I actually reach someone by phone, all they say is that they've marked my case as "urgent" or "expedited." If this is their version of urgent, does that mean 6 weeks? 8 weeks? 10 weeks? This company seriously needs major improvements. read more

I am a Board member and long time resident so I have seen my share of property managers for our community, none hold a candle to the value Ana has brought to our Association. With Ana, I know the concerns of our community are being addressed and communicated in a timely manner. An individual may not 'like' what is being decided at times, however she has the approval & trust of the Board and the majority of the community since she took over our account a couple short months ago. I have to call/email 5 to 10 times before I even get a response, then if I want the issue fixed, it takes another 5 to 10 calls or emails, recently a common drain was cracked and leaking inside the wall and into the parking garage, I reported it right away when I saw it leaking, nothing happened it continued to leak, I reported it over and over again yet, they simply did not properly investigate or repair it until three months later and only after I now have $7000 worth of water and mold damage to my unit which they told me they will not take care of and I am responsible for, this is bonkers! Even then it often takes multiple calls and emails for something that is scheduled to happen. When you walk out neighborhood you can clearly tell the areas maintained by the HOA because they are a mess. I tried to meet with the manager and he was only available in the mornings mid week when I had to work. There was zero flexibility. Karri Strogatz did an excellent job in helping with my claim. The previous management company as well as the individual she replaced in our new management company were horrible. It appears as if she were called for damage control and she hit a homerun. Novel concept, she returned emails and phone calls. Something that none of her predessors seldom did. Upon being given my claim she contacted me in the morning with a follow up in the afternoon as she had promised. Within 24 hours she had investigated and solved the problem of my delayed payment, something no one else had been able to do in the last 10 months. She was professional, thorough, and very knowledgeable. I am extremely grateful for her ability to problem solve. Hopefully there will be know more claims in the future but at least now we have a true professional to help us all. read more
