I have a home next to Pan American Properties buildings in Hollywood California and every week their tenants put their trash cans out in front of My Home. First, this is highly illegal, but secondly, when the trash falls on the ground, they don't pick it up and I do. For 10 years I have been calling this company and complaining and they have done nothing. They are trash literally I also have videotapes of their gardeners blowing all of their trash into our yard and then leaving. Do not do business with these people. This is on N. Orange Dr. in Hollywood California. Kendra is the building manager who I've been speaking with for a few weeks before that. They ask for copies of both sides of driver license before they give a schedule. Then they also ask for your SSN before they arrange a confirmed appointment. Furthermore, they sent you many texts and emails to remind you the scheduled appointment that seems good and professional. But the agent who's is suppose to show the unit never show up ! Then you received a feedback request for how's your idea of the unit you viewed It's 90 in cal this time, and you'd waited for 15 minutes so you called them. No one answer and asked to leave the message Conclusion: whenever you chose the apartments that are managed by Pam America Property, just skip it.... I even don't bother to give a star, NO STAR !!! But if I don't mark a star, I can't post the review !!! So the only star I marked that doesn't mean Pam America Property is worth to get one star ! No Star at all !!! read more

I am extremely disappointed with this property management company. We experienced a plumbing emergency and it took over 7 hours for a plumber to be dispatched. During an urgent situation, that kind of delay is completely unacceptable and caused unnecessary stress and inconvenience. What made the situation even worse was the lack of communication. Everything is handled through email, which significantly delays responses and resolutions. When tenants are dealing with emergencies, there should be a direct and efficient way to reach someone for immediate assistance. Instead, we were left waiting for updates with little to no communication. The overall customer service has been frustrating, unresponsive, and inefficient. A property management company should prioritize tenant safety and urgent maintenance issues, but that was clearly not the case here. read more

I am a long-term tenant of nearly three years, and the ongoing mismanagement of this property has reached a point where it can no longer be ignored. What was once a well-run community has steadily deteriorated, especially since Cristal left. Since then, there has been no consistent on-site property manager, constant turnover in leadership, and a complete lack of accountability. Residents are left guessing who is "in charge," emails and calls go unanswered, and issues pile up with no follow-through. This is not a one-time complaint -- this is a pattern over years. The most concerning issue is the excessive and unexplained utility and trash charges. On top of regular rent increases, residents are now paying hundreds of dollars per month in additional fees. Trash alone has reached $130-$150 per month, despite the property having only two trash bins. With approximately 32 units, this comes out to nearly $4,800 per month for trash alone. No transparent breakdown has ever been provided, despite repeated requests. What makes this worse is that residents have documented illegal dumping on the property, which management continues to ignore -- yet tenants are financially penalized for it. Charges go up. Transparency does not. Maintenance issues have also been consistently mishandled. Over the years, I have submitted multiple work orders involving mold, water leaks, broken appliances, and bathroom repairs. Some took months to address. Others were never resolved at all. Billing happens immediately. Habitability issues are treated as optional. The condition of the property speaks for itself. This side of the complex is neglected, dirty, and visibly falling apart. Landscaping is poor, trash areas are overflowing, and common areas are not maintained. Meanwhile, the other side of the complex -- where management or a manager typically stays -- is clean, landscaped, organized, and clearly prioritized. The difference is impossible to ignore and deeply unfair to long-term tenants. I have attempted to resolve these issues the proper way -- through emails, calls, follow-ups, and in-person communication. Responses, when they happen, are often dismissive or defensive. In some cases, the only response has been an attempt to quiet complaints rather than fix the underlying problems. Long-term tenants should not have to fight this hard for basic management, transparency, and respect while rent and fees continue to rise. This property urgently needs: * A consistent, on-site property manager * Transparent and fair utility billing * Timely maintenance that meets habitability standards * Equal care and investment across all areas of the complex I am posting this in hopes that someone in ownership or upper management will finally take notice and take responsibility. I thoroughly enjoyed my time in my studio apartment in Fullerton, CA managed by Pan America Properties. They allow for online payment, and addressed issues quickly. Sure, there were plumbing issues every now and then and sure the apartment itself was small, but ultimately, it provided everything I needed for 4+ years and the management company had an on site manager, Nadia Barnes, who was great! Personable, easy to talk to and reach, and always on top of helping out. Having Nadia on site to address any urgent issues was a huge plus! The apartment was dog friendly, had parking on site, and was located walking distance to the downtown area, so it was a great deal for an Orange County unit. The only reason I docked a star is because the apartment itself had lopsided floors and low ceilings. if I dropped a marble, it would roll down. There was also a sprinkler system that would spray all over the walking path and our cars every night. Overall, I would recommend renting from them! Granted I did come from the slumlords of Long Beach, so if you're coming from something like the Irvine Company, you may be disappointed. read more

Apt community is quiet and clean however there is currently no full time mgr and mostly any communication is strictly through email only. Everything is to be done online. Everyone is very respectful but the only bad thing is parking is only available for one vehicle. The rent is also affordable too and the apt is very large for a one bedroom. Where do I even begin? I regret ever renting from this property. I made a last-minute decision without checking the reviews. But now I understand why the reviews were so bad, and I wish I had listened. Thankfully, the property has been sold to new management, because the previous one was horrible. Communication was absolutely terrible. Any time an issue came up, they were neither urgent nor empathetic. just money-hungry. I had a recurring plumbing problem where my bathtub would fill up with sewage from other units. Despite how serious and disgusting that is especially with a newborn in the home, the odor was strong! they never took it seriously. They wouldn't clean it, offer compensation, or even respond quickly. It would take them 1-2 business days to address something that was a clear biohazard. And the charges? Outrageous. While the rent seemed decent at $2,050, utilities were another story. We were charged over $300 monthly--$40 for water, $50 for sewer, and more than $100 just for trash. That made no sense for a household of just me, my husband, and our newborn. I spoke to other tenants, and they were frustrated with the trash charges too. I've never paid that much for waste services before $60 tops. In short, this management was shady, unhelpful, and completely detached from the needs of their tenants. The property managers were useless, and customer service was awful. I'm relieved the property was sold, because clearly, they only cared about profits, not people. The rent deal might seem appealing, but honestly, I'd rather pay more to live somewhere that treats residents with basic respect and care. read more

I applied to an apartment here on January 7th and have heard nothing back regarding that application. My move in date is in February so I'm getting nervous. I call the numbers I have or find online and can't get through to anyone. I email someone named emily and only got 1 response back regarding application fees and the rest of my questions were not answered. Can I get some assistance? Edit: I received a call "regarding this yelp" review, not my application. I was then told my application was immediately denied because of $250. Then, she said my application looks good and I just need to get the $250 taken care of. I advised that I did apply elsewhere also because of the non communication for a week at that point. Again, I had emailed and called numerous times to multiple phone numbers. Now that I put a yelp review I receive a follow up call/ text almost everyday from Emily. Not a great experience and I'm glad I was able to find housing elsewhere. read more

If I could leave zero stars I would. Stay far away from Pan American Properties. Perhaps they treat tenants in more affluent areas better, but my 11 months with them was the worst experience I have ever had with a property management company. We lived at Pacific Pines in San Diego, and the on-site property manager was rude, didn't maintain cleanliness in common areas unless work orders were submitted, and even then the common areas were still filthy. They let trash build up in the laundry rooms, never sweep or mop the hallways, and let trash accumulate all over the property. The entire building is infested with cockroaches and they only treat individual units when a tenant complains instead of actually trying to eradicate the issue from the whole building. The building is supposed to lock in the front door and it got busted and they never fixed it, even after sending threatening emails to the tenants saying they would fix it and would hold anyone accountable for breaking it. This allowed tenants cars to get broken into and transients to sleeping in the hallways and laundry room. Now that we have finally moved out, they are trying to charge us $150 for broken blinds. Broken blinds we documented when we moved in. Before I did my checkout list, I asked if all the documented move in issues were in my file, and was told they weren't. We did a check in on our own and submitted the paperwork and so many photos timely and apparently Zach Rose from the leasing office, never uploaded it to our file. Beware - stay far away from this property management company. read more

This is by far the worst and most unprofessional experience I have ever had with a real estate agency, it's laughable - I signed a lease and paid a down payment for an ocean front apartment in Laguna Beach off PCH and 3 days before my move in date, the agency reaches out to say it's been pushed back a week. I go to check out the apartment to see why and what's going on and someone else had already started moving in AFTER I PAID AND SIGNED THE LEASE. I reached out to the real estate agent who listed this apartment to me - EMILY - and she ignored every one of my 5 calls and text messages. She was extremely unprofessional and uncommunicative. On top of that, there were dirty dishes in the sink and drapes hanging up on the windows, making it seem like someone else had already been living there. This is so inconvenient and extremely suspicious. Don't get scammed. And If you do, seek legal action. I'd put 0/5 stars if I could. read more

Ever since my apartment building was sold to this company, the management has been absolutely awful. The communication is basically nonexistent -- I've called their office 30+ times with no answer and no callbacks. It's beyond frustrating, especially when there are urgent issues. They clearly care more about raising rent than actually helping tenants. On top of that, they charge for sewer waste, which feels like another way to squeeze more money out of residents without providing better service. To make matters worse, when real problems come up -- like a rat infestation -- they barely take action. It's clear their priority is profit, not people. I've never experienced such poor communication and lack of accountability from any management company before. If you're considering moving into a property managed by them, I highly recommend looking elsewhere. Living here has been stressful, disappointing, and honestly, not worth the rent we pay. If I can rate them a zero or negative start I would. Their customer service is terrible. Most their employees work remotely and you have to jump around to different employees to get the job done. We used their services to manage our apartment complex and they did a terrible job. When we asked them to do something it takes a long time for them to respond. When we ended our contract with them they charged us ahead of time for a roofing project. They informed us the work was complete and we discovered they lied to us and collected money and told us roofing was done when it never started. We ended our contract and they still charged us for next months management fees. The money they promised to refund for roofing they basically took that money and deducted expenses incurred later even when we said this month we want to end our contract. We were expecting about 17-18k back but ended up with 6k back. I absolutely do not recommend anyone to use their services. The owner Rich is a sales person and he talks the talk. They will over charge you. This business should not be operating because they cheat you, they are a bunch of scammers. read more

We contacted Pan American to assist with a maintenance and repair issue at our home. We noticed our structural columns at our roof over our front entrance were sagging and bowing. We came to find out that we had rotted beams due to an old pest infestation. Luis and Rene from Pan American were assigned to our project. They arrived precisely on time every single day, not a minute late. They started at 7am daily and they took time every day to properly protect our entryway by laying down plastic tarps and taping them down neatly and professionally. I wasn't expecting that and it was a nice touch! They were both very friendly and professional, always pleasant and never made us feel like we were annoying them when we asked them questions about progress. The damage ended up being extensive (affecting more columns than we expected) and they showed us what was going on so we could see for ourselves and decide on the next course of action. Luis and Rene went above and beyond for us throughout the whole project (took about two weeks). They were punctual, professional, polite, clean and tidy, and were super nice guys. Lauren, whoever you are in relation to said properly, you are obviously grossly disconnected from the reality of the situation on the property. I've never heard of you, That speaks volumes. You should get away from your desk in Anaheim and drive 100 miles south to the property to see for yourself. You might end up firing your non existent PM. As of October 4th,, all of the dumpsters are overflowing with trash and furniture, and have been that way since your company acquired said property. There is construction debris, spilled paint, piles of nails and wood, strewn about the property and all over the parking lot. The pool turned a greenish brown and was deemed off limits, no one is allowed to swim, The contractors are living inside of the vacate units. From August 1.2024 until present day, not one Property Manager has been on site, aside from few minutes, it took Maria to put up 30-day notices to vacate. No one aside from contractors have taken occupancy of the still vacant office. No one has been immediately accessible by telephone or email, this is not only the case for us, but for many other frustrated tenants reporting the same thing. It is shameful that, rather than address the inconsiderate and quite possibly-illegal, practices currently happening on the property, you instead choose to deny it and blame the residents. Your response to the honest feedback about a truly serious situation proves my assumption that you are a heartless, unethical company. Good riddance. read more

Do not live here! Pan American has been very unresponsive with the care of their tenants. We had mold in our apartment and it took weeks for us to have anyone respond and help us take action. Additionally, once the mold restoration work began we were asked to leave the apartment with no location provided by the management company. Once we found our own place to reside in, the manager promised us a credit for the time we were NOT in the apartment. When following up about the credit, the apartment manager ignored our calls, emails, and texts. She would send us straight to voicemail and not even answer our calls. I inquired about a property I saw on Zillow that was located on Truslow and was contacted by Emily Rizvi 7/19 saying that we could check it out. We go 7/20 and submit 2 rental applications through their website and I text her that we did so. Waited 3 days no response. Texted again and she said it was unavailable so I will get a refund for the 2 application fees. It is now 8/14 and she's ignoring my texts, I haven't received a refund and I'm on here leaving a 1 star review because it's pretty ridiculous that my money is being held hostage. read more

Still waiting .... ............................. ORIGINAL POST: Pan Am has a rental at 208 Granada B and unbeknownst to me also at 210 Granada B in Long Beach, CA. Emily the leasing agent booked me to tour 208 Granada B. I loved it, I qualified to rent it, and I sent $1,000 via ACH transfer. She then sent me the lease after I paid the $1k. Upon closer review, I seem to have fallen victim to a 'bait and switch' tactic because while all of our correspondence indicates that I was renting 208 Granada, my lease and subsequent paperwork was for the wrong address. At first, I was forgiving because I was promised a refund after the deposit cleared. I figure this is a big property group with several properties in their portfolio. Mistakes happen. At least I'd get money back. Wrong. Emily has fallen off the face of the earth and my transaction cleared on 3/19. They tried to offer me the 210 Granda #B stating it was "the same as the properties were mirrored" but the space was not comparable to the upgraded units at 208 Granada B. Insult to injury? I was told by Emily several times that 208 was "pre-rented" but the ad is still up on Zillow and all the rental sites stating both are available. People are still contacting the group about these properties. Who knows how many other people fell victim to this. Why on Earth would a rental be available to view if it was pre-rented? Why on earth would there be a listing on Zillow? What's the real deal? It's one thing to make a mistake, it's another to be intentionally deceitful and then not rightfully return my deposit. Applied for a one bedroom application and paid for two applications ($90) and was told I needed to apply for a 2 bedroom as my family didn't qualify for a one bedroom. This is fine, but as the 2 bedrooms were a bit more pricey, we decided to look elsewhere. Emily said she could give us a refund on the application as they didn't do a check on our credit - but I have yet to see the refund or response and have had the realtor go MIA on me with phone calls going straight to voicemails and no responses to text messages.
