Before I contacted anyone to have my roof done, I needed to do some homework and got up there and assessed the condition of my roof. The shingles were 30 years old, worn out, and on top of one or more layers. The seals around the vents and flashing were cracked from age and weather. There were considerable wood damage from dry rot and termites. This was going to be a big expensive job. I had estimates from four roofers found on Yelp all bonded and licensed. I reviewed the estimates, their contracts, materials offered, wood replacement costs, response to contingencies, and answers to questions I had of the whole process. Steve and Nik of Accurate Roofing Solutions came up on top. Their wood replacement costs were from low to average compared to others. If the wood replacement cost was high, the roofing estimate would balloon quickly. What if it rains? Is there extra cost to tarp the roof during that time? There was no extra charge with Accurate. I had my roof done by them. I had three quotes and theirs was the lowest of all three. Even factoring in the cost of additional lumber after discovering issues with the existing plywood and fascia that had not been revealed until after the shingles had been stripped, they came out the lowest price. Also, they advised me on things that had to be done to pass inspection (missing vents, etc). Everything is done to code, no shortcuts taken, and this resulted in far less headache (passed inspection the first time). They are typically booked out a couple months in advance so that is the only thing I would keep in mind. When they work on your roof, though, it is 100% the centre of attention, and they don't pull people off until that part of the job is done. TL;DR version - roof good, company good, no hassles.
