Before I contacted anyone to have my roof done, I needed to do some homework and got up there and assessed the condition of my roof. The shingles were 30 years old, worn out, and on top of one or more layers. The seals around the vents and flashing were cracked from age and weather. There were considerable wood damage from dry rot and termites. This was going to be a big expensive job. I had estimates from four roofers found on Yelp all bonded and licensed. I reviewed the estimates, their contracts, materials offered, wood replacement costs, response to contingencies, and answers to questions I had of the whole process. Steve and Nik of Accurate Roofing Solutions came up on top. Their wood replacement costs were from low to average compared to others. If the wood replacement cost was high, the roofing estimate would balloon quickly. What if it rains? Is there extra cost to tarp the roof during that time? There was no extra charge with Accurate. Other deciding factors in my selection of Accurate is that they were in the South Bay. They had their own construction team and don't use contract labor. They knew how this beach city permit and inspection system works and got me through it with no issues. My entire experience with Accurate Roofing Solutions has been very pleasant right from the very beginning when Steve sent his project manager, Nik to inspect my roof and provide me an estimate. After awarding the job to Accurate Roofing, Nik and I discussed what is needed to prepare the house before his team shows up. I had to provide access, overhanging tree branches removed, provide power, and cover furniture etc. with plastic sheeting or tarp to protect them from falling debris from an open ceiling which we had in the kitchen, dining room, and garage. The project took 4 days. On the first day, 3 layers of old roofing were removed and the damaged wood replaced. The second day, the city inspected and OK'd the roof structure. The third and fourth day they were installing the new plastic sheeting, GAF Timberline shingles, and new vents. The latter were painted to match the shingles. I had my roof done by them. I had three quotes and theirs was the lowest of all three. Even factoring in the cost of additional lumber after discovering issues with the existing plywood and fascia that had not been revealed until after the shingles had been stripped, they came out the lowest price. Also, they advised me on things that had to be done to pass inspection (missing vents, etc). Everything is done to code, no shortcuts taken, and this resulted in far less headache (passed inspection the first time). They are typically booked out a couple months in advance so that is the only thing I would keep in mind. When they work on your roof, though, it is 100% the centre of attention, and they don't pull people off until that part of the job is done. TL;DR version - roof good, company good, no hassles. My insurance company required me to replace my roof, so I had the unenviable task of looking for a roofing company. I remember helping with roofing as a kid which was dangerous in retrospect so I figured it's best to leave it to the pros. After reviewing Yelp, I contacted 4 companies for quotes. My neighbor's general contractor also offered to get me a quote from his roofer. Factors I considered: 1. Roofer's C-39 License (all had this) 2. Years in business (varied a lot) 3. Labor warranty length (varied a lot) 4. Cost for roof (excludes permit and repairs) - lowest quote was definitely an outlier and I wasn't able to figure out the reason for discrepancy other than that they used a smaller Sq footage for the estimate 5. Wood replacement rates (doesn't vary much) 6. Responsiveness to initial request and follow up (all of them were) 7. Whether they came out and actually looked around on my roof (some did) 8. Whether they pulled an aerial report to calculate square footage for the estimate (all did and sent to me) All of them offered the major roof brands (eg. GAF, Owens Corning, Certainteed) and use synthetic underlay. The more expensive quotes had very long roof warranty periods (eg 40-50 yrs) which probably isn't necessary unless you know for sure you won't move out or that your insurance won't force you to replace your roof anyway. My second choice would have been GA Roofing but the warranty period was only 5 years. America's Best has been around a long time and has a good reputation but they only offer the Owens Corning 50yr manufacturer warranty package, they didn't have other options that would fit my budget. Steve from Accurate Roofing Solutions made it clear that he had the experience to do a great job for a fair price. He's been in the business over 20 yrs and turns out he did the roofing for one of the neighbors across the street too. He was in close communication and checked in periodically to answer my many questions and look into some different options as I was comparing quotes. Once I decided to go with his company he scheduled a date in about a month. I wasn't in a hurry so I just picked a time he was in town. The job was completed in 2 days and Steve was there every morning, the inspector signed off on the 3rd day. Everything was left tidy after work was completed. I just noticed they even made the pipes sticking out of my roof match the color of my shingles! And removed a weird pipe that wasn't in use anymore.
