I have a non-standard rental unit (a rear cottage behind my house, same address, shared utilities.) These used to be called Mother-In-Law cottages & nowadays they are called ADU's. The cottage was empty & I was looking for a Property Management Company. Small cottages are not managed by large Property Management Companies. I called around & found Matt at Hayward Property Management! From the very beginning Matt was interactive & he was so easy to work with. Matt explained the new to me rental screening process, scheduling video viewing appointments, installing a lockbox. Matt is a Full Service Property Manager! Matt posts the rentals on multiple sites, he screens the applicants, he handles the rental screening applications & he keeps you updated along the way. When the new tenants are screened & recommended by Matt. Matt takes care of the 1 year lease & a pre-move in walk-through with the new tenants. I would rate Matt 5 Stars X 1000!! I will gladly be a reference for any perspective or new clients!

If you're looking for a new home I would recommend giving this property management company a try.

Since 2010, has been allowed to decline in certain areas of cleanliness: my apt. has undergone pest control 3 times and our entire building was treated this year due to residents who live in substandard conditions. Management is aware of the problem and yet their are no evictions. Maintenance rarely vacuums the hallways in my building, if ever, and I've resorted to doing it myself after years of begging and being told to fill out a work request. This is BASIC housekeeping! And it reflects a very uncaring attitude from management and maintenance which in turn helps residents excuse their own bad personal housekeeping habits. It's a trickle down affect of not giving a shit. Makes my heart sad

Let me just say this: If you're even thinking about signing a lease with NorCal, you might want to schedule a wellness check on yourself first. I wouldn't wish this experience on my worst enemy -- and I've had literal rats in my walls, so the bar is subterranean. I moved in July 2023 as a medical reasonable accommodation, and it's been a masterclass in mismanagement, mold, and mayhem ever since. Let's talk about rats. Real ones. Not the gossipy neighbor kind -- I'm talking roof rats inside the walls. One ended up dead in an elderly neighbor's bed. Flies? Everywhere. I came back from a trip to find my place looking like a CSI crime scene. Vector Control had to educate the property manager, who had the audacity to blame it on one fly having babies. Ma'am, are you ok? The mold? Still here. Despite being medically allergic (like surgical intervention allergic), I was told to "wipe it with soap and water." I'm not joking. I have videos, inspection reports, medical letters, and enough documentation to put this place on Dateline. One email referenced that it may be DIRT. Still, I was gaslit like it's 1843 and I'm a Victorian wife seeing ghosts. The balconies? My personal inspector told me not to step foot on my patio as the balcony above -- it could collapse. What did NorCal do? Tossed some wood beams under it and called it a day. Wood. Like I'm starring in a DIY horror show. My neighbor? Threatened me, tampered with my property, cussed me out on camera -- repeatedly. Management's response? "Could you maybe talk it out with him?" YEAH. Let me just pull up a folding chair and a trauma therapist while I'm at it. The communication? Inappropriate texts about rent. Notices improperly "served" by being stuffed in my door like junk mail. One of which was literally read by my harassing neighbor. I told them to email me. They said "we prefer vibes and chaos." (Not literally, but it felt like it.) They failed to act on disability accommodations until I cc'd their attorney. The pool's been shut down by the health department. There are four vacant units right now. You think it's a coincidence? Spoiler alert: It's not. If you like mold, migraines, and management that treats legal violations like Pinterest crafts -- this is the place for you. Otherwise? Save yourself the respiratory trauma and pack some sage to clear out the energy just from reading this review. I fear no one but God. And right now? Even He's disgusted by NorCal's negligence.

I had an overall good experience with Jennifer. We got off to a rocky start due to my service…read moreanimal, as she felt I had hidden it from her that I have a service dog and did not want to rent to me because the apartment was no-dogs-allowed. However, after meeting him and discussing it further, it was not an issue at all and we never had any further disagreements. Jennifer never entered my apartment without significant notice (she always gave more notice than legally required and was flexible about what time she came so it worked with my schedule) and only came by when absolutely necessary. She was never overbearing and trusted me after it became clear that I wasn't trashing the place. I was required to have the carpet professionally cleaned on move out and elected to hire a professional house cleaner as well at her recommendation. The final move out inspection went really smoothly and I received my deposit back within a few weeks. She was always very responsive to text and call and never unpleasant to deal with. When the owners of my apartment planned to sell and not renew my lease, Jennifer offered to help me find a new place and to put me in contact with similar rentals. The only con of working with Jennifer is her handyman is genuinely the worst handyman I've ever had. He is very polite, no doubt about that, and a very kind man. However, every single fix that he did to the apartment was purely abysmal. Some things he just never fixed, like when I asked him to fix the doorbell he just took it and never brought it back. I asked him to fix the screen door because it didn't close all the way and he "fixed" it, causing the door to have a several inch gap between the door and the frame when closed. Sometimes he would claim things were just not fixable when they clearly were and I had to do those things myself, like screwing in the dishwasher bracket so it didn't jump out from its nook every time I ran it or increasing the water flow to the toilet so it didn't take three minutes of holding down the handle to flush. All that being said, I was Jennifer's tenant for two years and she was really quite lovely to work with. As a woman it's nice to have a woman as your property manager and she was a good advocate on my behalf when the HOA came for me after mistaking me for another tenant who had broken HOA rules.

My wife and I just withdrew our application to rent a property being managed by Aapex Management…read more While the staff (esp. Raquel) was extremely responsive and quick to review our application and provide answers to our questions, and while we loved the property and our application was approved, it was ultimately the leasing agreement (and management resistance to making concessions) that caused us to withdraw our application. The main thing that gave us pause was that, at least for this property, Aapex was exempt from rent increase controls. This means there is no limit to how much or how frequently they can raise the rent. Along with that, the lease lays out that for the renter to terminate the lease early, the renter will have to pay the equivalent of 4 months rent, plus another $300+ for various fees (re-keying, paperwork processing, etc.). Ultimately, this means that if Aapex decided to raise the rent beyond what the renter feels is reasonable, the only recourse for the renter is to pay 4+ months of rent, or continue renting at the increased rate for the rest of the lease. All of our interactions with Raquel and the manager (Deanna) were professional, straightforward, and prompt, but unfortunately they were not willing to make any co

Sarah rented my home in just two weeks to highly qualified tenants at a rental amount I was very happy with. Throughout the entire process, she responded to all inquiries promptly and professionally. She also handled a neighbor's complaint regarding my tenant's barking dog with tact, courtesy, and professionalism, which I greatly appreciated. When the water heater needed replacement, Sarah arranged the installation quickly and efficiently without unnecessary delays. Another thing I value is that my rent payments are consistently conveyed to me within the first week of every month. Sarah maintains a highly polished and professional demeanor and appearance, which inspires confidence and trust. The rental agreement is lengthy, but it thoroughly covers virtually every issue that could potentially arise, which I found very reassuring as a property owner. Sarah Garcia was super friendly and responsive at first, but her attitude and lack of responsiveness was extremely dissapointing once we were locked in to using BPM's services. Sarah suggested renting our house for lower than market rate. There was a bit of a power struggle and we ended up meeting in the middle, but in retrospect, it could have easily rented for more. For some reason Sarah made the lease term for the tenants less than 1 year. We noticed it when she did it, but didn't care because we knew we might try to sell our property again in a year and it would work out better for us to have the tenants leave a little early. She reached out to us about 6 months into the lease to see if we were going to renew it, and when we said no, things started getting a bit hostile. She began advocating on behalf of the tenants, stating that it's unfair they didn't get to stay a whole year & that they're struggling financially and we should have a heart. Really? What happened to being a dual agent?? BPM is supposed to represent both owner and renter. We felt completely bullied, and once she realized we weren't going to use BPM to sell our house, she refused to let us access the property for any reason. Things escalated to the point where I contacted the owner, Dustin Ventura. He is completely useless. He said he would reach out to discuss our concerns, and he never did. What I learned though, and if you're a homeowner - BEWARE, BPM will not let you onto your own property once you tell them you intend to sell it after the tenants move if you don't use their agents to sell it. I do not recommend Best Property Management. When the tenants underpaid the rent, I'm the one that caught it. BPM didn't even notice. This was a horrible experience, and so stressful. Sarah only responds when she wants after she gets you to sign the contract, and she's very condescending when she doesn't get her way. After she did her "thorough" move out inspection and gave back the entire deposit, we noticed a hole had been punched through one of the walls and plastered over. There were things she specified in the lease that were to be the tenants responsibility to upkeep, and when they didn't, she said there's not much that can be done to hold them accountable. Really?! What the heck is the point of having a lease and paying for management services? We ended up spending about 5k to rehab the front and back yards after the tenants destroyed them.
