The CC&Rs gives Board Members the right to enter your house at any time, with or without your knowledge. All they have to say is they thought they heard someone screaming for help. Very common, happens all the time. You have more rights living in an apartment. Board members start out fine, but always end up on a power trip. You have to worship them or they will figure out a way to put a lien on your house. Now it's time to hire an attorney at $30k or more. Good luck.

When they do respond, it's with all the pleasantries in the world yet nothing gets done to actually have our community look up kept. Which is rude and dismissive in my opinion. To add to the above, they have no issue sending letters advising the residents about a few weeds, or a tree not properly trimmed.... Which wouldn't bother me if they actually took care of their duties first. It's not difficult to hire a landscaping company and schedule regular maintenance and then, you know, check on it every few months to make sure it's done properly, or actually listen to the residents when they complain about trash overflowing the common bin by the playground for over a month. I'm not sure what they do, but I do know we pay enough per resident to have the garbage bins emptied weekly and the weeds/tree/trash cleaned at least every other week. The fact we don't is frustrating. The fact our calls and requests go unanswered is infuriating. Terrible.

    RUN! Don't walk away from ANY property managed by these people. They are SLUM LORDS. They are all…read morerelated to each other and all their "contractors" (Johnny and Sons, particularly) are just handymen that work for them. I rented a higher end townhome from them in La Paloma. The house was INFESTED WITH RATS, had MOLD GROWING IN THE WALLS, and an old, decrepit AC that routinely broke down and created extremely high electric bills for me. I notified them of the sound of rats in the walls (see video) in early November, and they dragged their feet getting a guy in the attic space until January. The pest control guy said the attic was "full of rat shit". BTW, inhaling rat feces can lead to death (Hanta virus). Mold was discovered in master closet from a leak inside the wall. I had to pay for a mold inspector to come out. During remediation, rat feces and mold can be seen in the videos/pictures I'm attaching. Both my four year old son and I developed coughs and insomnia living here.. not sure if it was from the mold, rat feces, or both. To top it all off, they are now nitpicking over ridiculous things at move out, blaming me for weak water pressure in the kitchen. There is a hose spigot on the other side of the kitchen faucet wall that corroded due to 40 years of neglect and it just busted off. Johnny and sons then "jimmy rigged" the spigot, and the water pressure then nose dived in the kitchen (see corroded spigot). After all this headache (literal), they are now only giving me back half my rental deposit.. even though I left the house in immaculate condition (even paid to have carpets and floors professionally cleaned). Needless to say, I'm now taking them to court.

Short Warning: My experience with New Concept Property Management in Tucson was awful. The home wasn't rent-ready at move-in extremely dirty, overgrown landscaping, and existing damage. Of course they blamed the homeowner. At move-out, they tried to bill us for things that were never in the lease, pre-existing, or undocumented from paint damage to a TV mount, and inflated cleaning fees. They also failed to properly address serious maintenance issues, like a large mesquite tree that fell into a brick wall and took months to repair, then sent a vendor to start removing it with zero notice to us. In addition, mid-lease property inspections may have been conducted by someone without the proper licensing, raising further concerns about compliance with Arizona regulations. Feels like they shift normal property turnover costs onto tenants. Full Review: If I could give zero stars, I would. Our experience with New Concept Property Management in Tucson was extremely disappointing. The property was not rent-ready at move-in landscaping was incomplete, cleaning was not done to where we found food items and debris in the freezer, and multiple issues were left for us to address. Despite this, they are now attempting to charge us for "restoring" the property to a standard it was never in when we moved in. They refused to remove charges for items that were undocumented, pre-existing, or not our responsibility under the lease, including: Landscaping neglected prior to move-in Light bulb charges with no evidence provided Paint damage that was clearly documented in our move-in photos Reinstalling a TV wall mount not listed in the lease or identified as a fixture Inflated cleaning charges, despite previously valuing a full cleaning at $150 at move-in Refrigerator filter replacement with no prior notice or lease requirement They even implied we might be charged for an AC service call that should have been avoided with basic troubleshooting. On top of that, a large mesquite tree on the property fell into a brick wall and took months to repair, leaving the wall damaged and unsafe. Without any notice to us, they sent a vendor to begin removing the tree completely disregarding tenant notification requirements. Adding to my concerns, both the four-month and mid-lease property inspections may have been carried out by an individual without a valid Arizona real estate, which, if true, raises questions about the legality and professionalism of their inspection process. In my opinion, this company shifts normal property turnover costs onto tenants, ignores their own maintenance obligations, and fails to follow proper legal and procedural standards. Based on my experience and what I've since seen in other negative reviews this appears to be a pattern of improper business practices. Renters, be very cautious. Document everything.

Once you move in, it becomes almost impossible to get in contact with management. When our AC went out during the summer, our apartment reached 101 degrees and stayed that way for a week. We were not offered a hotel or any temporary solution. We ended up paying out of pocket to fix the AC ourselves, and nothing was deducted from our rent to compensate us. When it came time to move out, communication became even worse. They ignored calls and messages, making the process unnecessarily difficult and seemingly trying to force us to continue paying rent for additional months. Safety is also a major concern. There are frequent break-ins, especially in the laundry room. Strangers regularly attempt to enter the property. I've witnessed ongoing fights, drug activity, and needles and other dangerous items left on the ground where children play. Children are often left unsupervised at the pool. This is not a safe or family-friendly environment. Management is dismissive when concerns are raised. I personally saw a neighbor assaulted by another resident, and nothing meaningful was done. Instead, it felt like management targeted and pressured residents who spoke up. The facilities are poorly maintained, safety is ignored, and the only thing that seems to matter is collecting rent. I would strongly advise anyone considering renting here to look elsewhere.

Understandably, Tucson has seen a crazy monsoon season which has left the restoration companies busy. Owners and Renters do NOT rent from these people or have them manage your property. This is on behalf of a family member who lives at a property on N. Walnut Ave. that is managed by RPM. On Friday, 7/2, their duplex property was hit by an intense Microburst resulting in the carport (which is attached to the home) to be ripped off while damaging about 2/3 of the roof. The carport landed in both neighboring properties resulting in property damage to both. My family member was able to get in touch with Veronica who asked to provide pictures as we were on our way home when this all occurred. Upon arriving we found multiple leaks coming from the ceiling on the interior of the home and also through light fixtures. We called multiple times to try to get in touch with Veronica, but it seems she had left for the day, leaving my family member and the neighbor to deal with the major property damage. With understanding to certain protocol in nature (IE Property management must relay all issues to home owner directly) there has been Little to no effort to put forth any line of communication, expectations etc. All the while, the property has been sitting with water damage to the interior of the home as well as potential fire hazard with exposed electrical. Edit: this review was drafted the week after the damages had occurred. Since then there has been considerable rain and water damage to the interior with no resolve. All attempts at getting any information from Veronica has been dead ended with vague information. There has been no insurance agent as promised. There has been no clean up crew as promised and there has been no timeline set forth from RPM for any potential repair work. Even temporary repairs. As of today there is water leaking from the kitchen sky light, walls, and down the hall way. The carport debris is still sitting on neighboring properties as well. Still including all of the original damage. The couple of times Veronica has reached out, her call was missed but returned in under 6 minutes with no answer from her. Email communication is inconsistent at best. The only option that was given to the tenants has been to break the lease. Which they'd rather do than to provide any immediate assistance to renters. All of this during a high demand market. If you own a home go elsewhere and if you are in the market to rent, run!
