In my opinion after what I've experienced with this company, houses you rent will not be taken care of. I just recently moved out of their Santa Rita Avenue property (Unit 1). This is a house that Werth knew absolutely nothing about because all they cared about was renting it out rather than spending some time to fix its many many many many problems before putting it on all of the rental websites. They didn't even know about the expired food, dirty and chipped plates, or the empty paint can left in the kitchen cabinets for us to deal with when we moved in. After moving in, the house flooded multiple times because of the toilet, shower, old pipes in the ceiling, unsealed windows and doors, unsealed flooring (water seeps up through the floor during heavy downpours), and the dishwasher. The house is infested with every bug known to mankind. There is no cooling, besides ac units in the window and a swamp cooler that only cools the kitchen by maybe 10 degrees (temp was generally over 80 degrees during the summer and Werth did nothing about it). And the wiring is absolutely horrendous. Using a hairdryer blows the circuit for the living room and both bedrooms. Yes, Werth was usually okay about getting someone out there to temporarily bandage the problem, but they were condescending and unhelpful when it came to long term fixes that kept the problems from repeatedly happening. If you want to spend hundreds of dollars on roach traps/spray and window ac units and landscaping equipment for a house that isn't even yours, then this is the place to rent from. I honestly can't even count how many days I had to skip classes or stay home from work to meet the multitude of maintenance people that were constantly at our address. But if this hasn't been helpful or wasn't detailed enough, maybe you'd like to read the many issues I dealt with at this house. Most within a month of moving in. Kitchen: - Refrigerator did not work upon move in - Dishwasher leaked water that came up through the floor when you stepped on it. flooded water under floor was never addressed - Bottom of door floods, never sealed properly the first time repairmen came to fix it - Vent above oven still leaking grease, never repaired even though two or three work orders were sent in - Large window leaks, repairmen knew windows leaked but never addressed any of them - Expired food, empty paint can, and cracked/dirty dishes left in kitchen cabinets - Kitchen not sealed, had cockroach, ant, spider, and cricket infestations all year long, many work orders put in for this specifically saying the house needed to be sealed but this was never done - Condition of the blinds (dirty and broken), but this was put in our inspection of the house before we moved in and was never addressed Heating/Cooling: - Swamp cooler never worked, repairman said the swamp cooler was broken but also that it would never cool properly. Tenant-owned AC unit had to be bought and installed - Heater not plugged in, filter never changed (repairman said it looked like it had never been changed), metal sheet never put back on swamp cooler vent so gas prices were high, work order put in and werth ignored our emails about reimbursement Laundry Room: - Hoses for hot and cold water to washer were swapped, ruined clothes and caused higher gas bills - Water leaking under the floor by the washer and dryer, occurred when neither machines were being used Living Room: - Water coming under the floor in the nook, repairman ignored what we said and claimed it was from the window even though it wasn't wet - Outlet covets coming out of the wall, work order put in for these but repairman did not fix them - Lock on window broken, work order was put in for this twice but no one contacted us. When contacted and scheduled, repairman did not show. - Electrical wiring for this circuit was not done correctly and is still a safety hazard. Even though repairman said the house should be rewired, nothing was ever done. The circuit blows when a hairdryer is used while the AC unit is running Guest Bedroom: - AC unit in window looked like it hadn't worked for years, very old and missing the temperature dial. - Window with new AC unit was not sealed when unit was installed and room flooded. - Pipe burst in ceiling and flooded the room. Paint/patch job was horrendous - Door to backyard does not lock properly. Multiple work orders were put in for this but it was never fully fixed. Bathroom: - Toilet flooded twice right after moving in (within a few days of each other). Work orders were put in twice - Shower head sprayed out of the side the first time it was turned on. Prospective tenants avoid this company, the majority of good reviews are from owners only, not tenants. Horrible renting company. Very rude and unprofessional office staff, they don't care about tenants once you sign the lease. Even if your apartment is unsafe or you are unable to move in because of their incompetence, they don't care. The maintenance staff they send out to do repairs are completely worthless, all they do is band-aid fix the problem and don't fix the actual cause (i.e. flooding). The majority of the work is accomplished through vendors/contractors, yet don't expect them to work with you on your schedule. The houses they rent out they do not repair prior to renting, they just list them as-is. It doesn't matter if the grounds are full of trash or animal fecal matter. It doesn't matter if the house has abandoned disgusting furniture from previous tenants. They'll just tell you to deal with it and claim that the unit is furnished. Hilarious! If you're looking to rent a unit from a horrible company with awful office and maintenance staff, this company is for you. If you enjoy having to kill roaches or crickets on an daily basis and spend hundreds of dollars on pesticide, then rent from this company. Okay this has been long waiting as I moved about a month ago. The property I was on was low income. To sign the lease the property manager "to say no names" was rude about putting the right zip code on the lease. Being the person that I am I check twice before signing the lease and I was right about it. She left it wrong saying she knew the property for years.... okay. On top of this, I experienced very poor maintenance if your lucky to get it. Don't trust them alone in your apartment. My problem is this. Them, or let's say "her" didn't tell me that there was two sex offenders in the small complex I was in. Me being single with no children they thought it was okay not to mention. Most unprofessional company I have rented from. Frequent billing errors. Doesn't give notice before inspections (they just swing the door open and help themselves). Doesn't return phone calls. Essentially, nothing gets done, no matter how urgent the issue. Call and you will be redirected to one extension after another until finally you reach someone's dead-end voicemail. I am a long-distance owner and I thank my lucky stars for the day I found Alison Hamm and Werth Realty! You really need someone you trust, and someone who cares, if you have a home that is 2000 miles away. We live in the Boston area and purchased this single family home in 2007 for our retirement. It is our second home - we are not professional landlords. We have only one property, so Werth Realty isn't making a whole lot of money from our account, that's for sure And yet Alison treats me like I am her most important client. There is a lot involved - it's not just collecting and sending me the rent, though that is pretty important too. Managing property includes initiating repairs and maintenance, responding promptly to tenant concerns which then encourages them to stay, maintaining the books and providing prompt and accurate monthly statements, having a sense of urgency when seeking new tenants. And so much more. To me, the most important factor in determining a quality property manager is good communication. By that, I mean prompt, responsive, and most importantly HONEST communication. It is in that area that Alison really shines. I want to know when a tenant has given notice; that damage has occurred and the plan, with estimates, to fix it; the process (and progress!) when she is seeking a new tenant. Alison maintains a perfect balance - she is promptly responsive to my emails. She informs me right away of anything that may need my attention. Yet she doesn't call me every time a tenant requests a new lightbulb. She just quietly handles the small stuff. I used two other Tucson management companies prior to finding Alison, and could fill a book with examples of unethical and shady (and even illegal) business practices. If your simply looking for a management company that will do barely the bare minimum handling your property then these guys are for you. They'll seem super nice and professional but there completely overworked and understaffed it's very clear to me that their only interested in having AS MANY properties here in Tucson no matter how unlivable they are as long as your willing to allow for your property to be in barley living condition while still collecting a check. Cha Ching. But on the other hand if your a renter and these people are the management for the property your moving into, BEWARE! Obviously you get what you pay for. I understand that. They will work with you on payment plans if your having issues paying that month. But it seems they use that to hold TERRIBLE , HAZARDOUS, and UNSAFE living conditions over your head. So that way they get away with BELOW SLUMLORD LEVEL MANAGEMENT because hey! your too poor to be asking for your basic safe and clean living conditions?DUHH! Also just be aware that if you try to call them out on it, be ready for them to pull up documents and other moraly shady type Techniques to shut you up. Because the last thing they want todo is more then the bare minimum so they'll make it seem like they've done all they can do but remember THEIR THE MANAGEMENT NOT YOU. We have been renting from Werth for almost 2 years and it has been the greatest experience. Last summer our AC went out and they worked diligently and relentlessly to ensure that we weren't leaving in a sauna for longer then we needed to be.We have not had many issues with the house but when we do they respond quickly, always following up to make sure things were repaired properly. I am going to give a big shout out to Vicki who I happened to speak to today about a leak, she was friendly and understanding of my concerns and within 30 minutes of finishing my conversation with her, the company called to schedule a time to address the issue. Contacted agency in regards to a house listed and was told by the agent that it wasn't available to view and that it was undergoing cleaning and would be available to show within 48hrs and to call back. Asked me general information on kids, pets, etc and told her I would call back as we were really interested in it. I called the agent back in the 48hrs as requested and was told by the same agent that she had rented it to someone she knew and then hung up the phone on me. Never even offered me another place to view or any explanation. I think the pre-screening was used to dissuade certain types of clientele that they didn't want to rent to and was discriminatory at best. When I posted a negative review on Facebook, they only stated that they rented units quickly at times. BS to me! read more

They are the worst realty company I have ever been with. Not only did the inspect my apartment 4 times in 9 months they also didn't provide 48 hours notice, at least to me. The few times I found out about the inspections was through a neighbor who said that on at least one occasion he saw them when they were passing out the notices and told me that they actually didn't put anything on my door at all. There is no quiet enjoyment here which is required by law. On top of that during one said inspection, the first one in fact, I told them about some things that need to be fixed and 9 months later they still haven't fixed them since they aren't major issues to habitability. They also were nice enough to mail out a letter saying that they were now our realty company and that they accept credit cards if you pay online. What they don't tell you in the letter is that there is a $17 fee if you pay with a credit card and even though there was no notice of the fee they said that they wouldn't accept my card without that fee and would not work with me in any way. The times I have gone to their office to ask about something or to confront them about entering without permission and when I go in I see them ignoring the phone as it rings even though they have opened up already. I also used an email tracking service which tracks the status of an email sent so you know if it was received, when it was opened and if it was forwarded and the messages I have sent to them have been opened but completely ignored. They are completely disorganized and when asking them for a replacement key they didn't even know where they had put my key at first and had to search for it. The final straw for me was the latest notice to enter. I again had to be notified by a neighbor and when I looked at the other apartments I saw that the notice was just pushed partially inside the door and not even taped or anything. And they also stated in that notice that if any tenant wasn't home during the inspection they would change the locks and since they close at 5. If someone were to get off work at 5 they would be locked out of their apartment for at least the night, again good luck getting them to answer any messages about your problem. UPDATE: After the broker saw this he was shocked to hear what was going on and when I spoke with him over the phone he did truly sound surprised at most of the stuff I was telling him. I had already found a place to move to by the time he got up with me but allowed me to go without the 30 days notice and also paid me back both the credit card fee I wasn't notified of beforehand and the late fee as well. He was much nicer and more helpful than the people in the office had ever been and even came by himself to give me the check. He also informed me that the person who managed my apartments had been let go. I did increase the rating of this review due to what they did after they found out what the property manager was doing. read more

I've read many of the reviews and am very sorry to report that I've received anything but great customer service from this company. They do a horrible job of following up on work orders or getting anything fixed that needs to for that matter. They are insensitive to specific needs of their renters, needs such as consistent hot water while showering, trimming of trees and shrubbery so that they aren't over grown or attracting bees/wasps, leaking of the roof which can be seen on ceilings and evidence of the water soaked walls that are now breaking apart due to water damage, replacing non-working appliances in a timely manner, or even being a decent human being who is empathetic to a renters concerns. I would not recommend this rental company based solely on their non-professionalism and their ability to collect rent from you every month but INability to follow up with much needed repairs! read more

I'm a property owner with multiple properties in Tucson. I've worked with this company for 7 years before I finally let them go. At the time the company was fairly average, 10% management fees, standard response times, my agent Alison was very professional, but after she left the service has really gone down hill. There were many red flag issues to owners, for example, their manager Melissa does not respond to phone calls nor E-mails in a timely fashion, and sometimes just flat out never responds; they raised the rent 1 time in the period of 7 years, when I asked for rent raise, they agreed, and just ignored the request; when I moved my new property over my previous manager had given them over 4 leads and this company lets it sit for nearly 2 month unable to find a renter (built in 2013 located in central Tucson). It's difficult to distinguish between borderline incompetence or complete negligence, but if you are a owner I would avoid this place. read more

This is a HORRIBLE company to rent from! Alison was very nice when trying to get me to rent the property, but she was completely unprofessional when we moved out! Also, we moved into the place any not only was it not professionally cleaned (though they make a huge deal of you having it professionally cleaned when you move out), there was TONS of garbage and stuff left all over the yard and in the garage. For the first month we were there, the oven didn't work, though we reported it right after we moved in. The garage door stopped working, for the 6 weeks prior to our termination of our lease, the dishwasher stopped working and they stated they were no going to replace it, even though it was in our lease. When we asked about getting our security deposit back due to all of the things that did not work, the fact that I had to clean the home myself and the fact that we also had to clean up so much old stuff laying around, Alison told us to "take her to court- it wouldn't be the first time". We are good renters. We pay our rent on time every month, we treat property like it is our own and we try to fix what we can ourselves so as to not have to bother management. This place could care less. They just want your money without providing the service. read more

Rented with them 6 years ago and they've been haunting us the whole time! Husband was deployed and we had to break our lease because of military orders, a few weeks later we received a hit to our credit and when asked what it was for Werth said we owed back the difference of our first month special since we didn't finish the year lease. Well we looked over our lease through and through and we didn't sign anything saying we would owe anything back for not completing our lease, not that we should have anyway because my husband had orders! We should not have been penalized for that due to the Servicemen Civil Relief Act , yet we were, and we have been followed by it for the last 6 years! Worst company I've ever had to deal with. It's the hottest weekend of the summer as Temps reached close to 115 and the AC breaks. I went into the office, lady made a repair ticket and nothing. Called Monday about ETA for a repairman, was told I would get called. Nothing. It is an oven inside my house, I have small dogs and even they are panting. I've had so many issues with this AC unit and it is costing me a fortune on my electric bill. It's ludicrous to have a client wait for a repairman with this weather. Someone should've been sent, at least, next day. Yet, I am still waiting. Thanks..... for nothing. read more
