Update: Since originally posting this, there has been way more effort on Veronicas behalf to keep in touch which is much appreciated. Understandably, Tucson has seen a crazy monsoon season which has left the restoration companies busy. Owners and Renters do NOT rent from these people or have them manage your property. This is on behalf of a family member who lives at a property on N. Walnut Ave. that is managed by RPM. On Friday, 7/2, their duplex property was hit by an intense Microburst resulting in the carport (which is attached to the home) to be ripped off while damaging about 2/3 of the roof. The carport landed in both neighboring properties resulting in property damage to both. My family member was able to get in touch with Veronica who asked to provide pictures as we were on our way home when this all occurred. Upon arriving we found multiple leaks coming from the ceiling on the interior of the home and also through light fixtures. We called multiple times to try to get in touch with Veronica, but it seems she had left for the day, leaving my family member and the neighbor to deal with the major property damage. With understanding to certain protocol in nature (IE Property management must relay all issues to home owner directly) there has been Little to no effort to put forth any line of communication, expectations etc. All the while, the property has been sitting with water damage to the interior of the home as well as potential fire hazard with exposed electrical. Edit: this review was drafted the week after the damages had occurred. Since then there has been considerable rain and water damage to the interior with no resolve. All attempts at getting any information from Veronica has been dead ended with vague information. There has been no insurance agent as promised. There has been no clean up crew as promised and there has been no timeline set forth from RPM for any potential repair work. Even temporary repairs. As of today there is water leaking from the kitchen sky light, walls, and down the hall way. The carport debris is still sitting on neighboring properties as well. Still including all of the original damage. The couple of times Veronica has reached out, her call was missed but returned in under 6 minutes with no answer from her. Email communication is inconsistent at best. The only option that was given to the tenants has been to break the lease. Which they'd rather do than to provide any immediate assistance to renters. All of this during a high demand market. If you own a home go elsewhere and if you are in the market to rent, run! read more

My son and his family rent through this property management outfit. They are in Vail Az the management company doesn't fix anything. They lie and say you will be contacted but never call. AC problems, broken screens, by fold doors broken from when they moved in, water leaks, rodent problems. Terrible management company, it makes us sad they have to deal with this, two little kids and another on the way. Very disappointed read more

ABSOLUTELY do not rent from this company. Or use for your rentals. They will completely upcharge every lease agreement. And then without your knowledge or agreement charge you for clean out fees- of a CLEANED but lived for many years home, landscaping fees- that don't pertain to you and many other additional ridiculous fees. I repeat- DO NOT TRUST OR USE THIS COMPANY!!!! read more

They are full of crap owner beware they don't even take care of the property dealt with them for 7 years

If I could put 0 Stars, I would for this company. Parking in condo complexes is not always easy. One should park in the guest parking space when the parking lot is empty, today a member of the Real Property Management Company was parked in a non-parking space. I mentioned that he was parking in a bad spot (thinking about fire trucks and such) and his response was basically - So what does it really matter for the 2 minutes that I am here. He was rude and his attitude toward other owners was beyond necessary. As if he was the only person who mattered and he would and probably will do whatever fits his needs no matter what. If I were to be selling, buying, renting, or picking a rental company at this time, I would recommend searching for a different company that treats people with respect. read more

The customer service is horrible. I was interested on a property for rent on zillow from this company and wouldn't get an answer. When i put a showing to tour the home and showed up i received no code for the lock box. I was interested, called to apply and the lady told me it was available after i went to view it an hour later the lady on the phone told me it wasn't available anymore. WASTE OF TIME! read more

WARNING...DO NOT EVER USE RINCON PROPERTY MANGEMENT or ADVANCED AIR CONDITIONING !! They are the most inhumane, uncaring, unprofessional companies I have EVER experienced ! I can't even believe they are still legally in business the way they treat the renters. I experienced firsthand how poorly they treated my Son and his family while visiting them over Father's Day weekend in Tucson. Their air conditioner broke down on June 13th in 110 degree weather, and they were provided a small portable one for 1 room in their house. They claim this is 'All they are required to do by law ' and they did everything they needed to. They offered to pay for a room at a hotel , which was declined by my son, because the family thought it would only be a short-term problem that would be handled in a reasonable time , and was inconvenient for one night. ADVANCED AIR CONDITIONING finally got a tech out 3 days later to find out the Air conditioner needed a compressor. We were told this could take at least another week to get parts and then additional time to have a tech come fix it. In the meantime we tried to call and email both Veronica and Joann , with essentially no return calls or follow up until I stepped in and used my out of town phone number (they wouldn't answer my son's calls or emails) . I advocated for them to provide an additional Air Conditioner somewhere else in the house for the sake of the children (ages 1 and 6) knowing that it would be another week with the one measly air conditioner that they expected this family of 4 to live in...one room, couldn't cook because it was too hot, and no iota of compassion, understanding or ACTION by either company to DO THE RIGHT THING!! Angela, the owner of ADVANCED AIR CONDITIONING company that RINCON uses did oh so much talking about how they would provide an extra air conditioner if they could find one in stock, how they always answer their calls, how they are such a reputable company, how she would have something for them within a day. SO MUCH TALK .... but absolutely NO ACTION! So here it is , June 22, 9 days since the air conditioner went out in their home. Still NO working air conditioner yet...NO date on when to expect it to be fixed....NO follow -up ....NO answering their phones, return calls , or text messages.....NO additional air conditioner (after all , they did provide the minimum requirement)...excuses, after excuses ,to justify what a terrible company they both are. TOTALLY UNACCEPTABLE, UNPROFESSIONAL, AND INHUMANE! I hope if nothing else , I have prevented even one family from having to experience this kind of treatment in the future! RINCON and ADVANCED AIR should not be allowed to be in business! When I asked them if they felt good about how they treated my son and his family, all I got was..."We did everything we were required to do". That right there speaks volumes! BTW...read all the other reviews as well...you do NOT want to use this DISREPUTABLE company! read more

Real Property Management Rincon - Day 10 without the Air conditioner fixed. Family can't even cook in their rental home because its 91 degrees INSIDE! - Property Management Near Me - Tucson, Arizona

RINCON PROPERTY MANAGEMENT ARE SLUM LORDS _ DO NOT RENT FROM THEM You should be able to give negative reviews on Google and I wish I had read the reviews. Thes people are total SLUM LORDS. Rented a property in July that had decent rent, was in a nice area 5409 N Paseo de la Terraza 85750 and a cute layout. Asked them to do a walk thru with me before I received the keys- they refused. Went there on -7/01/2022 after we received the keys... The place was absoutley FILTHY not just a little dirty but filthy. immediately contacted the Agent from RPM... what a joke. I informed them that we would be charging cleaning fees due to the fact that the rentalwas uninhabitable. THEN we found roaches - not just a couple mind you but an ENTIRE INFESTATION - don't let me get started on the condition of the carpet - previous tenant had cats & dogs and SURPRISE the carpet was smelly and urine stained.. BUT they said it was professionally cleaned, I am not an experienced renter but this was totaly bull, they are still fighting to keep it in the home.... really ewwww. Kept asking for someone from their company to come and look at the place it was in such bad condition and to explain to me WHY it was not a: clean. b: free of roach infestation, c: why all of this was not done PRIOR to the new tenants moving in, we whould not have to clean anything. Noe on 07/31/2022 there was water running down the walls and puddling on the living room / dining room floor, the paint (that we just finished doing) was bubbling up in at least 5 places that I saw - this is indicitave of an ongoing water, mold and mildew problem... No wonder the place smells funny. We gave them notice that they have 5 day to rectify the situation on 08//1/2022 or they would be in breech of contract and we would then be following up with our back charging for 1: being unable to move in due to ROACH infestation, 2: carpet (not matter how hard they tried to get it clean) still having pet urine stains and smells, 3: an ongoing water issue - they are trying to push it off that the HOA needs to fix it, I have lived in HOA's it is the owners responsibility for ANYTHING inside the dwelling and since they patched the cieling they obviously knew there was an issue - Oh yeah they are trying to say that they are WORKING on it... Still unable to move in after 38 days... They are telling us the We have to EAT (THEY WILL NOT REFUND) our security deposit, rent payment (no one can move in under these circumstances), and fees that they charged us, we are also asking for cleaning fees since for some reason they just left it. And now I have contracted bronchitis and am so stressed out I had to go to the doctor for just being at this property during the day, tried to spend the night once (go bit by something and my face swelled up) DO NO - I REPEAT DO NOT rent from this company!!!! We are going to have to take them to court. read more

I strongly advise never renting a property from the criminals!!!! If you do, don't expect your down payment back. I just recently moved out of a rental with them. I hired someone to come in and clean the place. There was a landscaper for the property. But for some reason they decided I needed to be charged for landscaping. I took all the trash out on trash day because of wildlife. But I was charged for trash removal. My deposit was $1995. I received $215 back. The home owner went to the home the day I moved out completely and she was completely happy with the way I left her home. I expected a bill for carpet cleaning. Because even though I own a carpet shampoo machine, they insisted I needed a receipt from a company. They will increase your rent every year by doubling it. Just because they can. They are the worst property management company! Worst customer service ever! They are crooks! I only gave them one star, but they don't even deserve that! read more

Me and my family just moved in last week. This company has been terribly unresponsive and are just money hungry workers. The pro-rated rent they charged us for half the month (16 days) was way more than half our rent. When I asked the leasing agent about it she told me it was because there were five weekends in October. Like what does that mean?! When we moved in the place was filthy and spiders in the front and backyard. Our oven and disposal were both broken when we moved in as well. It took weeks to fix everything read more

HORRIBLE AND UNTRUSTWORTHY!! We are a military family living overseas and we hired RPM Rincon to manage our rental home, it could not have gone worse. They did not inform us that the tenant was dirty, breaking terms of the lease, & not taking care of our house. We were unaware of the horrific condition of our home until the tenant moved out. We were SHOCKED to find that the house was completely TRASHED (green swampy pool, trash piled inside/out, back brick wall broken down, paint stains, broken items throughout, etc.). When we questioned RPM about how they could allow our home to get like that, they took ZERO responsibility. After repeated demands to get copies of their 90 day inspection reports we discovered they had continuously left items unattended to. The poor condition of the pool was also noted repeatedly over 2 years, however they continued to pay the pool service company monthly (on our behalf) without making sure they were actually doing the weekly service. The pool was covered in black algae and none of the pool equipment was functioning. The tenant broke most of the terms of the lease and RPM did NOTHING. Once the tenant moved out repairs were moving extremely slowly and we began questioning the amount they were billing us for repairs. They were not truthful about who their "vendors" were and we had to repeatedly demand receipts for what the $2025 deposit paid for. They finally emailed obviously falsified identical invoices from 3 "vendors'' with no details whatsoever. We also discovered that the tenant took our washer/dryer and pool storage chest, which RPM failed to mention to us at all. We had no choice but to terminate our contract with them. We had paid them to rekey the property and asked that they return the keys when they were fired but still haven't received them months later and RPM refused to rekey despite a new tenant moving in. I could go on and on giving examples of how terribly RPM handled every part of this situation. In total we had to pay over $13,000 in damages and had to travel from overseas to manage repairs ourselves. We also lost 3 months of rental income and have had to pay to correct work they did poorly. RPM never apologized or took accountability for their role in all of this. They were very lackadaisical about the whole situation and have managed to shift the blame, point fingers, and AVOID TAKING ANY RESPONSIBILITY for what happened to our home. RPM IS THE WORST PROPERTY MANAGEMENT COMPANY! read more

Unprofessional and extremely rude. Erica hung up on me and told me she wasn't helping me. They do not answer phones in a timely manner. I needed information from her and her lack of compassion was literally non existent. I am extremely saddened by the way I was disrespectfully spoken to. As a place of business you would expect much more. Reading through the reviews I see there are so many more people like me who have had bad experiences. Really folks- don't rent from these people. There are better places with people who care! I will be searching for one myself! read more

Do NOT rent any property from this leasing agent! We rented a house for 5 years from them, paid rent on time, yet there was no loyalty on their behalf. At first, they would raise the rent every year at renewal, and at first it was 50$ or so,doeable, however, last 2 years it was 200$ then 300 for this year, the house is built in the 70's, the appliances are at least that age.2 years in a row the a/ c quit in June, they made us wait with indoor temps at 90 degrees with outside being 112,but they wouldn't get any one out there because they didn't want to pay weekend or ot rates. They made us pay for fireplace cleaning on move out ,even though we never used the fireplace,to the price of 165.Their explanation was that I didn't notate it on my inspection report when we moved in. I said why didn't you charge previous renter if you actually cleaned after them? They WILL cheat you out of your money someway and somehow, that is a guarantee! The house is currently for rent for 1800/ month,it wasn't worth the 1300.00 they were charging us ,so renter be warned read more

If I could give 0 stars I would. Where do I begin? With the poor customer service? The inability to reach anyone? The awful maintenance? Sketchy neighborhood/neighbors? I'll start from the beginning. We checked out a rental unit that had broken blind slats, poor caulking job on tub drain, a front door that has a crack at the bottom, and holes in the landscape as well as garbage left by previous tenant(s). With how pricy rent was everywhere and the fact it is a gated community we decided to proceed forth. Well. The gate was a big problem as it regularly didn't work, either locking you into the complex or out of it. The neighbors on the other side of the property had underfed untrained dogs that would regularly chase you around the parking lot and sketchy people would be present ALL OF THE TIME. I'm talking people shooting up and ODing at the dumpster. We even had a lady sleep on off out side of the apartment for 3 days. Had to call the police twice to come check on her. If that wasn't bad enough maintenance couldn't do their job properly. We had a water leak coming from the cabinets that took 3 days for someone to come check out and instead of fixing the leak, they cut off the water supply to the icebox in the fridge. When asked to send pictures of damage we did as such and received no further information whatsoever. Our downstairs AC also regularly peed out water and when that was brought to the attention of maintenance they told us "not to use the downstairs AC"... are you kidding me? It was so bad that after 6 months we left but continued to pay every month in hopes of being able to get out deposit back. Nope. Apparently we OWED roughly $300 for ridiculous charges like the broken blind slats, bean pods in the yard (that fall off of the tree) $15 to remove plastic from a window etc. etc. when I received the letter I had to call 6 times as well as my other tenant and my co-signer and took DAYS to get ahold of anybody about the possibility of refuting the charges. I was told to email maintenance. I looked into my tenant rights and eventually began emailing and calling again.. no response at all. Come today, we arrive in person to speak to somebody since time was running out on our refute. She comes out with the printed copy of the email she sent us telling us she never heard back from us... mind you we sent MULTIPLE forms of contact pertaining to the exact email with my refute. She then proceeded to tell us that she was "too busy" to talk to us and check her email and she waited 10 days to hear from us about the security deposit break down she sent... which we received in the mail. Of course it took multiple days, whereas a call an email are direct and upfront. She would be receiving them day of. It ended with us leaving and me telling my boyfriend it was "f*cking disgusting" only to hear back from the lady herself "Yeah you are" !!!!! Talk about lack of professionalism. I implore that you recognize the only nice things being said about Rincon are from accounts with no profile pictures and all written in the same "fake review" type of style. I'm just about 100% positive there is not a single genuinely kind comment about this company or any of the properties involved from the last 2 years at least. I also implore that you pay attention to all of the comments directed at the lack of communication and poor attitudes of the employees who are all "too busy" to deal with the tenants who signed on. Your job isn't just to sign people on. It's to take care of the tenants living there. Ridiculous scam company full of money mongers. Don't live here, and if you do, leave. It's an awful mess. Also the end of their emails say they aren't responsible for any viruses sent through their email. Isn't that telling enough?? I've included pictures of how we left the apartment, mind you the door was taken off the hinges before move in date and was another added charge of ours. In total they claim it was $1100 worth of damage left.. Never knew 1k of damage could look so good! Lastly they couldn't provide receipts for the supposed work they did. She said they didn't have them handy. When we inquired initially what the "damage and repair" and "cleaning fees" entailed they just sent a break down in the email (after days of effort to obtain) with no proof. One of them was a new paint job worth like $180 alone. I cleaned those wall into tomorrow and even swiffered the ceiling!! read more

I can NOT STATE ENOUGH what a horrible business this is!! My fiancés Mom passed away & it was weeks before we found this out. My fiancé IS DEVASTATED to say the least . He had been trying to reach her but was unsuccessful being how we live 18 hrs away. He had left multiple messages to tell her he was worried and he just wanted to hear her voice. He ended up calling the PD and that's how he learned she had passed. SOMEHOW he learned Rin"CON" was who she rented thru and contacted Joann Aherne... She stated she had no idea of any living relative which I find hard to believe somewhere on their contract there wasn't a CONTACT PERSON in case of emergencies... ANYWAY SHE ACTED LIKE SHE WAS EMPATHETIC however ACTED is all it was. She had him pay OVER $3000 for Dec and Jan rent giving us time to drive out and take care of whatever business needed to be handled. After she got this money however, SHE SUDDENLY SAYS SHE CANT SPEAK TO US AND HE HAD 14 days to show up and prove who he was etc... HIS MOM HAD BEEN GONE FOR OVER 2 WEEKS AT THIS TIME!! She basically lied to get this money and come to find out HAD ALREADY BEEN IN HER HOME AND REMOVED IM ASSUMING WHATEVER SHE WANTED!?!?! We basically came home with his Moms ashes and nothing else. Oh even though we pd another $5000 To an attorney to get Joann the court document she said she would suddenly need AFTER TAKING OUR MONEY!! We was able to get into the gated community and look in the windows where we saw her closet was emptied out and all her personal items from her main bathroom! The neighbors were all shocked at hearing she'd passed and was nice enough to let us know when someone DID SHOWUP AGAIN. We have pics of a truck and tag # and was told they could hear someone inside using tape like they was closing boxes!! It did not matter who or how many times we called we just got the run around! Upon learning we had gotten an attorney for the paperwork Joann said she needed we was told He could go to her office and pick up "Sentimental" items which was a box and pictures but that's all he was told. When we got to the office we was told by the secretary She had no idea what we was talking about and there was nothing there. Joann IRONICALLY was on the phone/computer for court that afternoon and would be all the next day as well... BUT SHE (the secretary) would give Joann the message we stopped by!! We told her we was going to have to leave AZ AND HEAD HOME THE NEXT DAY ... but there was nothing she could do to help us!! How about HAVING JOANN CALL AFTER HER ZOOM CALL!! Too much to ask apparently! Now my fiancé has been told and IS trying to deal with Chet... who is equally condescending and unempathetic & HAS NOT A SINGLE ANSWER TO ANY OF OUR QUESTIONS!! He was supposed to get back in touch with us after trying to find out WHO HAS HER PURSE, wallet, credit cards ETC AND ANOTHER FULL DAY HAS PASSED WITH NO ANSWERS leading us into the WEEKEND WHERE WE ARE LEFT WONDERING HOW ANYBODY COULD BE SO HEARTLESS! Idk HOW THEY ATE STILL IN BUSINESS AFTER READING ALL THE REVIEWS! I intend to contact the Arizona Assoc. of Realtors & the National Assoc.Code of Ethics! Idk if a joint effort lawsuit would be possible BUT I ALSO INTEND TO CONTACT AS MANY PEOPLE AS I POSSIBLY CAN TO GET THEIR STORIES! We told Chet ALL we are NEEDING BACK IS HER PURSE, WALLET. W/ CREDIT CARDS STILL INSIDE!! And filing cabinet paperwork... SOMETHING TELLS ME THATS LONG GONE! They thought if they didn't contact my fiancé within the legal time allowed I guess they thought they was free to take whatever they wanted!! Oh she had an almost $30,000 car sitting in the garage and he immediately called Joann trying to see about getting it and what he needed to do... THATS ACTUALLY WHEN HE WAS GIVEN CHETS NAME & NUMBER! He flew out and did get his Moms car etc. but THE HOME WAS COMPLETELY EMPTY!! I can't imagine how hard that trip was on him & he's been so quiet which is not like him. Grief is hard enough without SHADY, SCANDALOUS... FELONIOUS INDIVIDUALS MAKING THINGS SO MUCH HARDER!! They are like VULTURES that was there and ready to take WHATEVER THEY WANTED AND BEING THE ONLY PEOPLE WITH ACCESS TO HER HOME AND BELONGINGS... it made it PRETTY SIMPLE TO HAVE THEIR WAY WITH!!! I'm a firm believer in Karma BUT IF I CAN GIVE MY FIANCÉ ANY PEACE OF MIND... then I'll change my middle name to KARMA & do EVERYTHING IN MY POWER TO CONTACT ANY AND EVERY PERSON I CAN... That can investigate and hold accountable these HORRIFIC SORRY EXCUSES FOR PEOPLE! Idk HOW ANY OF THE PEOPLE WEVE DEALT WITH FROM THIS JOKE OF A COMPANY... CAN LOOK IN A MIRROR!! There so much more I haven't stated here but I will leave it at this and PRAY AS MANY PEOPLE POSSIBLE SEE AND TAKE NOTICE OF THIS REVIEW ALONG WITH ALL THE OTHER HORROR STORIES IVE READ SO FAR!! read more

Never had the pleasure due to low ratings. However, I did have interaction, and their business practices are by far the worst. Sending texting messages and non certified mail to inform tenant of changes at the request of the landlord, completely illegal according to Arizona law. Harassing the long-term tenant until they moved out. The gut less little man who came to inspect property couldn't even tell the tenant on site face to face what else needed to be done prior to moving out. Instead, he had to sick his office $!##& and make more illegal threats. Either way, I'm happy to walk away from property owners after maintaining their home for years.. I'm glad to walk away from what appears to be the same level of commitment from a property management company. Sad watching my native state go down with greed of land owners and their corrupt businesses partners. Reconsider using the company, both land owner and tenant. Based on the reviews everywhere, both tenants and property owners should do their homework before doing business with this company. read more

The worst company I have ever dealt with . Do not to business with these scumbags! My husband and I received $50.00 from our $1,050.00 security deposit refund for the home we rented from 2013-2017. We were charged $300.00 for cleaning- when the home was cleaned by a professional. We have photos of how the property was left. It is possible that they could have overlooked something but not $300.00 worth of cleaning. Cleaning is not a high paid job and workers likely get paid around $10.00 per hour. This would mean that RPM paid for 30 hours of work at an already clean home. This is ridiculous and not accurate. We were charged $350.00 for carpet cleaning. We had the carpets cleaned professionally by a local company and provided RPM with the receipt that we paid for such services. In addition, the carpets were not in the best condition when we moved in. We noted areas of staining and well-worn areas in our move in report. We were also charged $350.00 for painting. We lived in the home from 3/2013 to 3/2017. We should not be charged for repainting. The "vacating procedures" document they provide nor the lease indicates that lessees must paint. We made no alterations to the paint when we lived there. While we were living in the home it was infested with termites and our children were unable to use the back yard for the last year we were there as termites were both in the back yard as well as inside the walls of the home. We were told that the owner did not want to treat the problem. We have pictures of this also. We reported this over a 2-3 year period to no avail. We also reported the broken garage door for over 2 years to no avail. Yet, when we put in our 30 day notice we THEN received calls to come fix these things. They charge you a fee for paying your rent and do not respond to maintenance calls in a timely manner or at all. I am glad to not have to deal with this disreputable company anymore. It's disgusting what they try to get away with and that they steal from honest hard working people. We only put up with their horrible service because I was dealing with the illness and death of my mother and we were trying to save to buy our own home. read more

I've never bother to write a bad review if anything happened to me, but this one got me fuming. This lease management TOOK forever to get my application verified, at first they couldn't find my application, which I paid $75 for it! There was 2 places that I was interested in, one of the place that the agent didn't give me all the information for gate code to get in the townhome "community". They should've been more than prepare for me to arrive. I had to get a hold several agents like Olga & Joanne to get all the answers for the place if I'm eligible for it. Joanne said she'll look through the application before she goes home even my application was sent a week ago. I've rented with different lease offices before and I do know how the process works, but I've never had THIS problem. This is a first time. read more

This company is such bogus. To start, I left a $1500 deposit at their office only for them to LOSE! Had to cancel the money order, re pay the deposit and fight with them about return bank fees because after they found it a week later they attempted to cash it. When I got into my condo; it was disgusting. stained carpets, holes all over the walls, disgusting appliances, etc. I marked everythkng on my move in checklist. while renting my ceilings fans never worked, my dryer hardly worked, the AC went out for almost a month, in the middle of July!! Then, when I moved out.. I paid $300 for the carpet cleaning, cleaned the apartment better than the condition it was given to me in & suddenly.. they don't have a move in checklist from me? But I have my copy? Weird right? So they deducted $468 from my deposit for carpet cleaning; for a carpet that was disgusting when I moved in AND I paid to get cleaned, and sent them a receipt. They also charged me for walk patches when I literally went through the house and cocked the walls myself when I moved in?? What a joke. Would never recommend this company and will be following up with legal action. read more

DO NOT RENT HERE! If you have already made the mistake and move out of the rental property you will find that they charge you for carpet cleaning even after they make you have it professionally cleaned yourself, and add fake charges for clean up even if you had it professionally deep cleaned yourself. After finally threatening small claims court they dropped their unreasonable charges and I was able to get what was owed to me. Just some read more

The worst company ever!! The owner of the house can never get ahold of them (says the owner). We can never get ahold of them. The house we are renting went up for sale and not one person has called or even sent an email, we have lived here for less then a year and only found out from the people driving by to look at it. They have an answering service that handles their calls. It takes days if not weeks for them to get back to us. We have had two major issues, one being the a/c went out in the middle of july, the issue was kinda of fixed in the end of August. Second issue, December 23 the waste management truck ran of the main water line between the main shut off and the house. No response yet! We have had no water for showers, toilets anything! EXTREMELY rude they don't know what's going on in there they don't care about you or the landlord which who you'll never know or beable to contact nobody is in the same loop or knows what's going on in there all very unprofessional and makes you not want to ever go to a leasing company again. They will put no effort to get any work orders handled and if they do they'll send someone who thinks you're paying and will wait there all night, but they will always make sure that inspection happens and 50$ reschedule fee if you got something happening that day, and oh yeah fees on fees on fees for anything and if you never did anything wrong they'll still drive by your house and lie to you to tell you either your neighbors say something or someone else said something but Joanne the head whatever there id like to say the word for female dog if you pick up and leave a pile for a few days they will say you lack common sense and say it's trashy when We are the cleanest on the block. It's their way or the highway, one issue they will threaten to evict your family. We have kept it professional as possible with these guys and they are not what so ever if I can put a zero star I would I have screenshots of the disrespect the name calling voice recordings of fake interactions faulty service and just lies they set you up for failure and will run out of the office seconds after you walk out to grab something and blame you for not understanding. They act nice and cool in your face but good luck working with these guys you're better off staying the heck away. read more

I rented a sight-unseen 4 bedroom, 3-car garage home from RPM Rincon August 1 of 2012 for my family. We had to meet people at a restaurant to get the keys and garage remotes, and sat through their meal while we finished signing paperwork at about 4:30 p.m.. The meeting consisted of an agent, her husband and an adult son of the two. One big happy family with food in their mouths. -Very classy. We had just finished a 10 hour drive with everything we could carry in our vehicles moving to Tucson. Our cat was in the car, with the engine running - you get the picture. Got to the house which was filthy and overgrown since the person who had moved out didn't trim anything. We finished a long drive to have to scrub the floor in order to lay down on it since our possessions were arriving by truck the next day. Three days passed before anyone showed up unannounced to change the locks which was to be done before we arrived. The front door was suddenly open, and I was not happy. The walls in the house looked like a kindergarten class painted them (mismatched). There were blinds taken down and valances missing throughout, which I hung back up so we could have some privacy. My neighbor who I became good friends with said that there was never a cleaning crew in between my family and the family there before us, and that the gap in occupancy was about a day and a half. I never paid late on the lease and actually moved out at 9 months and bought the home of our dreams. I kept the grounds clear and made my payments on time until the end of our lease on July 31, 2013. There were several inspection performed during the course of the year, all of which we were present for. Not once was any report of anything less than stellar reported. To all accounts, we were glowing examples of lessees. Even when we turned in our keys, they mentioned that we were "awesome" tenants. In Arizona, by law, the deposit must be returned by the 14th day after keys are turned in post-lease. Today is Day 17, and I've received no deposit refund and I haven't received a call letting me know that a move-out inspection was going to be, or has ever been scheduled or performed. I do have a lengthy move-in checklist to note property condition as well as video footage of before and after we took possession. I was never happy with the way that this company dealt with me, and if i were looking for a property manager - I'd choose anyone over RPM to manage my property for me. Still no refund check, but I did hear back from their accounting department. $150 was kept for cleaning after we spent days scrubbing and touching everything up. Time to take this to court. If I had to do this all over again, I wouldn't. read more

I would give negative stars if I could!!!! This is by far the worst company to EVER rent from. SAVE YOURSELF AND RUN. During our one year lease of a property from them, we were charged a $15 processing fee every month for paying rent. They also tried to charge another $10 fee for paying rent on their website. During the time we lived there the refrigerator broke and it took them 2.5 weeks to fix it. We lost over $400 worth of food that was never replaced, not even an apology. The hot tub, which is why we rented the home, was broken for more than three months and only promises to fix it without any real action. THE WORST maintenance EVER. Slum lords I think do more for their tenants. Regardless we continued to pay rent on time every month. Upon moving out, we had the carpets professionally cleaned for $125, then had a maid service come in ad wash all floors, walls, kitchen, bathrooms, etc. As well as a handy man to fill in all holes, even ones from previous tenants. We even spent $150 buying a cover for the hot tub, which it never came with. The house was in better condition then when we moved in. The company charged us $800 of our $975 deposit for "Cleaning" and "Damages" without a single line of explanation. Convenient how its exactly $800. These people are dishonest, and blatantly steal money. I am taking them to small claims court and filing with BBB. I will continue to write reviews with the rest of my experience with this company. In the mean time DO NOT WORK WITH THEM, EVER!!! Check their other reviews on google and on yelp, the only 5 star or even 3 star is their friends, everyone else has the SAME issues with them for over 3 years! read more

Worst experience, EVER! I wouldn't wish working with this company on my worst enemy. I did a walk-through of the home about 3 weeks before moving in. The yard was full of weeds. The house was in decent shape, but needed some cleaning. Since having a professional cleaning was part of the lease, I just figured it would be done before my move-in date. WRONG! I had to clean everything before I could move in. I moved in during the rainy season and by the actual date, the weeds were pushing 4 ft. tall. Getting someone from maintenance on the phone was impossible, and they wouldn't return messages. My sister and I ended up cleaning the yard ourselves also. The 90-day inspections were a nuisance, but I get why they do them...if they actually did anything to fix issues, that is. They wanted me to let them let themselves in while I was at work. I'm glad I didn't do that from the pictures/other reviews. There was an issue with the oven towards the end of my lease. After a few weeks, I received a call from an appliance repair company who stated they would be getting back to me. After 2 weeks, I called them back to see what was going on. They said, "Oh, yeah! That oven is too old and parts aren't available for it anymore. RPM said they will take care of it." Never heard another thing about it. My circumstances changed and I would have moved at the end of my lease anyway. I talked with several of the office staff and they wanted to show the house while I was still living there. If it was rented, not only would they let me out of my lease a few days early without penalty, but they prorate the rent and return that amount to me since rent was paid prior to the 1st. LIES! They gave me one day back and then proceeded to charge me for landscaping, which I had done before I left the home. There were a few other charges as well. I don't think that most people realize their rights as tenants. Landlords, management companies, etc. have 14 days to notify tenants of anything they are charging for. I went back and forth with RPM for weeks about the unlawful/ridiculous charges. They still owed me over $200, but my husband and I found out we were expecting and I let the battle slip my mind to enjoy happier things. You can find better places to live. Take your business elsewhere. If you are a homeowner, know that this company puts repairs on you and tells tenants that the owners are cheap and don't want to spend money on repairs. If you are a renter, run the opposite direction. That is all. read more

If I could give this company negative stars, I would. Please notice how the only positive, 5 star reviews are from "A Google User", meaning they are working hard to keep their ratings up by writing fake reviews. Most other reviews are from real people who have used their services. Every time I call with questions about my lease or general questions, they are unable to answer them. It's become extremely frustrating dealing with people who don't know how to do their job and are awful customer service representatives. They should reevaluate their training process to better equip the employees to be able to answer questions from owners and tenants or at least be able to find those answers quickly. Along with calling and not getting any valid answers, I'm always told that I can leave a voicemail. Guess what? NO ONE EVER CALLS ME BACK!!! So, what's the point? I've basically been told that there are certain things outside of my move-out checklist that will prohibit me from receiving my security deposit back, but they are not being specific as to what those conditions are. It's extremely frustrating trying to pry this information out of them. I've been with several different rental companies from the East Coast to the West Coast. They've all had their reasonable quirks, but Rincon is not only the worst rental management company. They are by far THE worst company I've ever dealt with. If that house you saw for rent is the most beautiful house you've ever seen with a fantastic price and is managed by Rincon, do yourself a favor. Drive away fast, and don't look back. Thank me later. read more

Shady would be a positive adjective for this company. I rented from them for four years. During this time they fined me $25 for random things. One was having a truck parked on the side of the road BEFORE we even rented the home. One was having my trash cans visible from the road ON TRASH DAY. Many instances of "weeds" that I documented with pictures to show it was the neighbors. One of the most absurd things was a fine for sidewalk chalk drawings in my driveway made by my children that were there for less than 24 hours. When I had questioned Chet Judd, who I was told was the highest level I was allowed to speak with, he offered to waive the $25 fee if only I deleted my Google review. My Google review was negative but honest. How completely dishonest of a company to pay you to remove a review because it's a negative one. Additionally, the reason I had to move out was because during COVID-19, they sent me a letter 90 days before my lease was up to let me know that they were not going to be renewing my lease this year. They later on told me that the owner had informed them of this 150 days before my lease was up. I assume they waited the 90 days because that's only what is required by law. They only do what is required by law and I use the word law pretty loosely with this company. They should be afraid of a lawsuit. When I moved in, I had marked everything on my move-in checklist that was damaged with the house. However when I moved out, because they hadn't initialed the move-in checklist since they told me to just hang onto it until I move out, they charged me over $700 for bogus repairs. They could not even explain what those charges were for. I would highly reconsider doing business with this company, as their business practices are sickening. If I could afford it I would definitely hire a lawyer, but because of COVID-19 my income has been drastically reduced. Thanks a lot RPM. read more

They seem to enjoy pocketing security deposits. We left the house cleaner than when we moved in and were charged $400 out of our deposit. Also charged $300 for "repairs". We hung one photo on the wall, so if it took that much to patch one hole, they need to get a new handyman. Soon after moving in we became aware of 2 major issues in the home: a leak coming through a wall during rain storms and the patio roof had a suspicious leaking spot that eventually led to the plaster falling. We made maintenance requests but no one was ever sent out to get an estimate on fixing either issue. Not sure if they ever let the homeowner know that thousands of dollars in damage was happening. By far the shadiest rental company I have had the displeasure of renting from. I assume they needed to clean the property again after having workmen come in to fix the problems we had told them about for months and used our security deposit to pay for it. read more

RPM managed my property for 4 years. During that time my experience with them was terrible. Most interactions I had with them turned into a frustrating confusing mess including errors and omissions in preparing both leases that cost me considerable wasted time and frustration. Their customer service, communication, and attention to detail was the worst I've ever experienced with any company. I always felt gouged on repairs they made. For example, I was charged $121 for someone to replace a $5 light switch (seriously a 10 minute job). Not only was that a gouge but the person installed a brown switch when all the others in the house are white. The ultimate mistake was when RPM somehow mistakenly told the tenant that I was selling the house and that she would have to move. By the time I found this out the tenant had already signed a new lease somewhere else. It felt liberating to cancel my agreement with RPM end of February. I would not recommend this management company to anyone MARCH 13TH- THE DAY AFTER WRITING THIS REVIEW On March 13th, I received a "Unpaid Bill-Past Due" letter from RPM stating I hadn't paid my cancellation fee and threatening my credit rating. I had already mailed the fee to RPM on February 25th the same day I cancelled, and the check cleared the bank on March 1st. I called RPM and they found that they had received the payment after all and "just made a mistake". Classic - and just another example of how most every interaction I've had with this company has been messed up in some unprofessional manner. read more

This is the worst rental company we have ever had. We are currently renting a property from them. The agent assigned to us missed some major repair issues on her "walk through" before we moved in. It took 5 appointments and 4 weeks to replace the dryer and fix the dishwasher. This made moving in a nightmare as I had to hand wash everything and lug laundry out of the house to clean it for a month! We are in our 5th week and still do not have a pool key. The agent was rude and lied to me about the status of the pool key the last time I talked to her two weeks ago. She said she would call me back about the dryer and I heard nothing from her. I missed an appointment last week because a dryer was delivered to the house. She never called to tell me it was coming. I couldn't turn it away because I didn't know when I would see it again. I called in a maintenance request two weeks ago about a zapping sound coming from one of the light switches when you turn it on. They said they were putting it through as an "emergency". No calls or service from this. I didn't know if it is safe to even stay here! I have the switch taped off so my kids won't use it, but that is ridiculous. I tried using their "tenant portal" to "start a conversation" about these issues. NO response after two weeks. We had hoped to move in to this property and be here for a few years. It is not difficult to treat tenants decently, contact them when you say you will, or apologize for all the aggravation you have caused them. I am keeping a physical log book and an online blog about our dealings with this company. After our first month's experience with this company, I am unsure of how much evidence I will need for the future. read more

This is the second review I'm writing on them, the first being about 1/3 into my lease with them after several failed attempts to get answers regarding a repair. Since then, I have moved out. This review is in regards to the deductions from my security deposit, as well as the way they have handled correspondence thus far. They took $389 of my $600 deposit, claiming a $275 cleaning fee and a $114 repair fee, with no specific details provided. Upon contacting maintenance for details, we exchanged emails several times in which I asked for these details in every single one, but were repeatedly dodged. On Wednesday of last week, they claimed they would not be able to provide details until Monday, today. I cleaned the house myself about 3 days prior to move out , and hired a professional cleaner to come the day I moved everything out, who spent 3 hours cleaning. The photos RPM provided of the "before" cleaning shots showed in my opinion a very clean house, with nothing beyond minor dust in the water heater door frame. In all other pictures provided, I do not see anything that constitutes a $275 fee. I have had nothing but a headache with this agency for the extent of my stay. In addition to the deductions from my deposit, they mishandled the removal of an abandoned car, having sent out a poorly worded email that had myself and many other tenants concerned about eviction. This was subsequently blamed on an unnamed assistant. I also had a broken AC/Heater for more than a month, during which they ignored repeated emails in which I sought updates about the progression of repair. The first "repairmen" to come ended up stripping the unit of all its parts and disappearing. This is when my emails began to be ignored, and I posted reviews here and on many other pages. They replied to one with a very condescending response. Ignore the positive reviews associated with this company. They have a history of mistreating and ignoring tenants, to such an extent that news stories have been done on them. I would not be surprised to learn that the positive reviews are from employees or their family. This is the most unsavory property management company I have ever dealt with. Do not subject yourself to their misgivings. read more

Summary: Non responsive to maintenance requests, even dangerous conditions Unadvertised fees that pump up your monthly rental rate Charges for services never performed Details: I'm currently renting a home through RPM and am highly unimpressed. When choosing the house RPM's Agent promised that everything would be ship shape when I moved in. 7 days later I drove up with the moving truck to see that NO maintenance had been completed and the house interior hadn't been cleaned- not a small thing like "there's dust on the windowsills", but huge things like stained carpets & Doritos spilled in the pantry shelves and floor. Maintenance-wise there were non-functioning outlets, overgrown vegetation that kept you from getting out of the car in the driveway or using the front entry sidewalk. Even the noted safety hazards- Zero working exterior lights, no garage lights, a nonfunctional front door lock, crumbling block wall that could hurt a child, and worst- a plugged up dryer vent tube that presents a real fire hazard were not taken care of before move in day. I could go on... RPM Rincon's policy is to address dangerous items w/ in 24 hrs. It took, in the end 3 weeks and 11 submissions of the same claims before they took any action. Many items are still on the list. Their business practice is a bit shady as well. The only company I know of that charges both the owner AND the lessee a % to offset their administrative costs. So the property advertised at $1000 actually costs me an extra $15/mo, or $180 over the course of my lease. Early move outs are responsible for all costs until full lease is completed- no exceptions. read more

We lived in a house that RPM managed , in the Mid- town area , for almost 3years. In that time there were multiple issues which we informed them of - no heat , cooler that didn't cool, plumbing and electrical problems. In addition , there was a leak in the roof that flooded the entryway at the back door. There was a furnace - a gas furnace - but no gas service to the house. Not even a meter. Whenever we tried to communicate with the office we were told to leave a message - " leave your name and number , we'll get back to you " . Guess what! They never return calls. Suddenly , after almost 3 years of paying rent and dealing with incompetent people, we were evicted. DO NOT have any dealings with those people !!!!! They have no people skills ,all they want to do is take your money and leave you hanging. They would rather have you break the lease , and move, than deal with you honestly and professionally. They will find someone else to rent to , and begin the whole process over again with someone else !!!!!!!!! Owners, please , PLEASE , find some other - reputable - management company to handle your property for you !!!!! I only give them one star because we can't give them a negative rating !!!!!! read more

In response to RPM's request for additional information - I no longer want to waste my time with this company. Why is it my burden to again attempt to prove up my point & my complaints. It should be *well noted in their records. I want to sever my ties with this company completely. Only now, after the whole fiasco, do they want to respond & work things out. Too bad, so sad. This company provides absolutely nothing & yet wants more & more & more money from my hard earned pocketbook. Can all the other negative reviews be wrong? I think not. read more
