WE hired Towers Associates to assess our commercial/retail property at 31497 Outer Highway 10 So…read more.. We bought the property thru legal proceeding in 2006 for $262,000. The appraiser assessed the value the at $400,000. plus. Towers assessed the property 8-2021 for $280,000.. In 15 years he assessed the value to have increased by $18,000 "total". He gave all these fancy explanations, but VACANT commercial land goes for $15 to average $30 a s/f. Now my calculator - worst case scenario,, $15s/f times "Towers" site area (27,694s/f) equals $415,410. Now the good news a parcel listed for sale 2 blocks west and maybe 10,000s/f larger than ours is listed for 1.2 million vacant land on Loop Net. Towers Associates is not worth the $2,500 professional appraisal fee they charged,, no recourse - no one to make a complaint to - SO remember you heard it here first,, Find someone else to appraise your property. Mike Shearer FYI the buyer looking to purchase our property was willing to "give" us $280,000 in cash after he received his copy of the appraisal,, do the math..
