I thought of disputing it at the time, but did not, however it has come back to haunt me and will now cost of $11,400. This is because my PMI cannot be removed by the loan servicer because the go by the last appraisal value, which was the lowball he gave. The impact to me is that I need to keep paying $160 a month for 6 years because of his mistake. If this guy is your appraiser, cancel the appointment, refuse to use him and take your changes with someone else. Q) How can you esitmate value of a property less than it was valued 3 years prior, when there has been growth in the market? Q) How can you compare a 4 BR to 3 BR's? Q) How can you state there are improvements to the home, but not consider the value in the appraisal? Here are some facts: 1) Home was originally purchased in December 2009, coming off one of the worst housing crashes ever. Home was appraised at $276k w hen purchase. 2) When Matt appraised it 3 years later, in October 2012, he valued it at $265k .(11k) less 3) Home was remodeled completely 7 years prior, making it stand out from other homes in the area 4) Home has RV parking which does not appear to be considered as part of the valuation 5) Home is a 4 BR, however he used 3BR comparables, which brought the comparable value down 6) Home has been remodeled with a new tile shower and travertine floors in the bathroom, all homes in my area were built with fiberglass and have linoleum floors. 7) Kitchen and bathroom were noted as remodeled within 1-5 years, however the value of these have not been adjusted in the appraisal price matthewMjones@gmail.com
