I was given some information & guidance about reaching out to my HOA, which I had not thought of so that was helpful. They gave me options for the repair and all I had to do was choose the time frame. The overall the experience was convenient as they sent me an invoice. I was able to pay a portion of the bill until after they completed the replacement. They arrived promptly, actually early, on the agreed upon date and the beam was exchanged within 2 hours. Took months to get the plans approved and get permits. Lumber was dropped off but it took another 5…read moredays for the subcontractor to start. Once the footings passed inspection the crew (2 men) had to stop since the wrong lumber was dropped off which delayed the job another 4 days. The subcontractor did not clean up, did not go back to make sure nails were flush and several nails missed the lumber below, completely. They added support brackets on the outside of the deck that were uneven from one side to another and visible to all, should have been added under the deck. When I called with my concerns my salesman referred me to an email address to reach out myself. Needless to say I got no response and a few days later, I reached out to the salesman again who, once again, referred me to someone else in the office. Horrible experience, would have hired a different company if I knew my deck would be doled out to a subcontractor. Definitely do not feel I got what I paid for and highly do not recommend Maryland Decking since they aren't the ones building your project anyway.

After several estimates (where many of the estimators completely disregarded our needs) John from Five Star Deck Services arrived. He shared with us that we could absolutely keep the deck design we loved, and they would replace the rotten boards, supports et al, pressure wash and then stain the deck for a completely reasonable price within our budget. The most important thing was John was authentic and honest. He wasn't blowing sunshine. Fast forward and Mike and the Five Star Deck Services Team arrived to get to work. Some adjustments had to be made to our estimate, as structural concerns were uncovered- hence it is called an 'estimate' and we were shown the detritus that compromised the deck. We agreed to new pricing - still reasonable. The guys got to work a few days later and they were absolutely amazing. The dedication to "Five Star" and making sure my family was safe, happy with our with our choice to keep our design, and 100% confident in the integrity of the work done. Mike, McKenzie and team (even John) worked in the extreme heat to finish our deck. They were diligent, focused and most of all faithful to the quality and longevity of the deck and their service. In this day and age, the willingness to stand on integrity and principles is rare. That said, for the price we paid, we expected a bit more in terms of design complexity or added features. The enclosure, while beautiful, feels somewhat basic for the cost. We chose Patio Enclosures specifically because they are a well-established company and we didn't feel comfortable going with an independent contractor, so we were willing to pay more for peace of mind and a warranty. A couple of weeks after installation, one of the screens broke, which was frustrating. It was a minor issue, but when you're investing a significant amount of money, even small things matter. The biggest disappointment, however, was with the financing process. We were told we could pay with a flat monthly fee and no interest for six months. That turned out not to be true. The financing company started charging interest after just three months, and the flat monthly payment didn't even cover the interest, meaning the balance kept increasing. The payment is no longer affordable, and the terms were not clearly explained up front. We feel misled--whether intentionally or not--by Patio Enclosures, because we based our decision on that financing offer. We're now paying a higher monthly payment we agreed to avoid our loan to get bigger and we are doing our best to save up and pay off the balance as quickly as possible. While the product itself is nice, and the installation was smooth, the overall experience has been dampened by the financing issues and the sense that what we paid may not match the level of finish we received.
