I am sharing my experience with the construction team for this Servpro franchise to help others…read moremake informed decisions. This review reflects my personal interactions and concerns and is not directed at Servpro Corporate or other franchise locations. After a water-damage incident, this franchise handled both mitigation and the beginning of a rebuild of my only bathroom. Mitigation took about three weeks. Although it initially appeared satisfactory, I have since been informed by my insurance provider and other professionals that moisture may have been left in the crawlspace, which has contributed to buckling in my hardwood floors. The floors are now raised and uneven, and this has caused structural issues in our hallway--including doors that no longer open and close properly following mitigation and the new subfloor installation. For the rebuild, my insurance approved the estimate on October 1st, and the franchise accepted an 80% deposit on October 7th. In writing, I was told that work would begin within one week of payment and that the bathroom would be completed in approximately 4-5 days. I have emails and messages documenting this timeline. Because this is my only bathroom, this commitment was essential. Despite these assurances, the project did not start on schedule, and the delays that followed were significant. Work that appears to require a permit under my city's regulations was performed without one. When I first asked about the permit, I was told it wasn't needed; after confirming with the city that a permit was required, I repeatedly requested that the franchise submit the application. Although they stated several times--verbally and in writing--that they would file it, the city confirmed on every check-in that no permit application had ever been submitted. After I requested permit and insurance information, the team stopped returning to complete the work. This occurred around week 7 of us living in a hotel due to delays and halted work. At this point, I have been without a functioning bathroom for more than 10 weeks and was displaced from our home for a total of 8 weeks. The bathroom remains incomplete, with only a toilet installed. I also have photos and message threads showing that the toilet I ordered through them was replaced with a completely different model than the one we discussed. I also included emails documenting the timeline they provided, which we now know they did not meet. It is almost December, and we still do not have a completed bathroom. I raised these concerns with the project superintendent and then escalated them to his supervisor, who asked for additional time to resolve the situation and "make it right." More than three weeks passed with no action, and the permit issue remained unaddressed. They sent an email saying they would file the permit and copied us on it, but the city confirmed that no application was ever submitted during that time. Daniel Baier has repeatedly been difficult to work with during this frustrating process. He has repeatedly made false promises that he won't deliver. We filed a complaint to his boss George Foster- who pleaded with us to let them "make it right". That was over 3 weeks ago and again, no progress has been made. They still have not filed for a permit in my city after multiple request and email reminders. We have no bathroom in our home after 3 months of working with this Servpro. I have called the city every day to check the status of the permit, which I am told there is no permit pending. Dan continues to tell us that he will do it right away when I remind him. 3 weeks later and multiple emails in between about it, still nothing. Newest update: They eventually agreed to terminate our contract after repeated requests to do so, demands for reimbursement, demands to address the floor damage, and after we filed corporate-level complaints. We did not reach a resolution on our concerns. Our contract ended around week 10 of the project. After 10 weeks, we still do not have a fully functioning bathroom. Had we known they would fail to perform within the timeline they provided, we would have hired another contractor for the rebuild from the beginning. As of November 27th, still no refund on any of our deposit.

When I first called, I spoke to a woman who assured me "100% guarantee" that there would be no…read moreglass and that the pool would be safe for the party with the kids.  Andres came out and reviewed the job.   He informed me that for $600 he would shop vac, power wash, and sweep the glass.   He ensured me that all the glass would be gone.   He told me he had to go back to the office to write up a contract. After I signed the contract, they sent out two young men with a new plan.   Now since I had paid, they had decided not to power wash and instead just to vacuum and sweep.   After the young completed they informed me that they were about to leave.   I picked up a piece of glass and showed it to them.   He said he'll call the office.   He called the office and then they changed the plan again and decided to power wash.   The young man informed us that he had never actually dealt with a situation like this. Upon completion there was still glass and dirt.   Here I am days later trying to do the job myself.   I now have cuts all over my hands and am spending hours trying to fix this myself. If they couldn't do the job they should have just told me.   They shouldn't have "guaranteed" that they could handle this.    Having failed miserably they should, in the least, give us a refund.     No supervisor was sent.   No one experienced to handle this situation was sent.   No one followed up to ensure the work was done correctly...and it wasn't. WE are disappointed and feel taken advantage of.   The party is Saturday and I'm still trying to fix the situation.

Restoration Associates Corp is a company recommended by my homeowner's insurance. I recently…read moreexperienced a flood in my basement due to the negligence of my homeowner warranty company (whole other story). Upon my initial contact by the owner Tom Nesbitt, I was confident that his company would do the job & do it right. After agreeing to allow them to do the removal of the damage, I was given a representative by the name of Theodore. He doesn't want to be referred to as Theo because of a law suit that the company had been involved in (his words, not mine). Throughout the process of removing the damage dry wall and drying up the water everything went well. The process started on Oct 20, 2025, the last fan was removed by Nov 10. As the process was being handled by Restoration Association Corp (RAC), I had confidence that this was an honest company and they would do right by me in restoring my home back to the way it was before the flood if not better. Unfortunately, that wasn't the case. Upon completion of removing the water and damaged dry wall from the basement there was a few days when I didn't hear from Theodore. When I reached out to him to inquire the next steps, he said to me, 'unfortunately Nene this may take two weeks to two months. I asked why and he said 1, we are waiting on payment from your insurance company to cover the work we've done and 2, to see what they are paying for. I explained to Theodore that the payment has already been issued to your third party company West Hill Global Inc. in the amount of over $20K. He said he had no knowledge of the payment. I said well my insurance company as sent documents to me stating that the payment was issued, received and cleared. He then asked to me to I send him a copy of that document. I said to him that I could not do that because it had my personal information on it. The next thing out of his mouth was 'I can get my guys out to your place today to start putting up the drywall (11/18). I told him I was not going to be home for them to start the work and that we have not agreed on the work and a contract hasn't been signed. His response was so you are saying no. I said, yes I am saying no to your guys coming into my home to start working. He said we'll wait on the documents from the insurance company. After that day no contact from RAC, until I reached out to them to asked what was the hold up on getting my house back in order. That's when he said they needed the document from the insurance company to say what they are going to cover. I said they are covering all the work to be completed inside my home, the debris to be removed from my backyard, the replacement of the platform, and the carpet on the stairs. He said he doesn't have that. I said can you please have someone come into my house to provide me a written estimate of what you are charging me to restore my basement and that's when he said your "deductible is your estimate". RAC, actually wanted to start work in my home without a written estimate; even after providing me the State of Illinois pamphlet stated that a written estimate is the first thing to ask for (see attached). When I requested a written estimate Theodore stated to me and I will quote him 'your deductible is your estimate'. I was confused at first, then he said send me a copy of the documents sent to you by your insurance company and I will send you a quote. I told him the insurance adjuster needed to see written estimate to make sure everything within your estimate was listed correctly. Then he emailed me a quote/proposal with no dates and no dollar amounts and wanted me to approve it. We went back & forth several times until I said forget and ended the call. At the end of that call I reached out to the owner, Tom to explain to him the conversation I'd just had with his employee, Theodore and before I could finish he said to me 'we are no longer interested in the job'. I said that's fine and ended the call. You can imagine my frustration with this company RAC and the process of their handling of customers that finds themselves in a situation like I mine. I thank the Lord for providing me with the knowledge of knowing when someone is trying to take advantage of you. This company has completely ruined my basement some of the destruction I feel was unnecessary. However, I think it was all so they can pad the invoice to my insurance company and then turn around and stick me with an outrageous amount to restore my basement. My last comment is stay away from Restoration Association Corp (RAC) they will try to rip you off if you are not wise. Don't be fooled by slick talk and the so called kindness they portray, they are not honest nor are they trustworthy.

Repairs were begun next day and completed within 4-5 days including ceiling, walls, electrical, painting, and total 'clean-up' Their workers were clean and thorough and did explain all procedures to our satisfation. A company employee power washed and scrubbed the floor. The job took an hour. After the floor dried, it still looked the same! The ash was still on the floor. I could have done that myself. I was under the impression that the residue would be completely removed. Why didn't the employee say, "Sir, this floor needs to be stripped and chemically treated." Extremely disappointed. Concrete poured, dumpster filled. Dehumidifier going. I received check from insurance company and told john turner I had to send it which I overnighted it to my mortgage company and he said and we gonna keep charging and keep going. Friday was the last day their crew was here, Saturday they poured concrete (paid $700 for outside concrete guy, (said concrete would be completely dry I. 24-36 hours) charged me $1000 for making a phone call) nobody came Monday Tuesday Wednesday Thursday Friday Saturday Monday then a lone woman came prolly to clean up dust from concrete work. Nobody told me nothing that nobody was coming out for over a week. Strike 2 and 3. This Job started end of October my house is flipped upside down inside out. Their crew I understand in and out they propped screen door open but for like 3 days while taking out trash left the prop on and unfortunately bent my rear screen door. I'm hoping they sell the door closer at Home Depot because it's completely bent. I told them if they are waiting for the check to complete the job then don't come back. I don't pay my auto mechanic before they do repairs. I don't pay carpet cleaners before they clean carpets. Why would I pay for a $19,000 job + after deductible when the demo isn't even completed. Hell they didn't even tear the carpet off the stairs. I'm sure I paid for the dumpster. I received check on Saturday deposited it cleared on Wednesday. John turner picked up check for the demo work they did (over $7000) picked up check and told my wife the dumpster was being picked up tomorrow. Is that his call? Or is it because he was fired for job abandonment without telling homeowners hey we're not coming back for over a week (not the week of thanksgiving probably 2nd week in November) Don't get me wrong they did a phenomenal job with the demo work. Just to much negatives to continue with this company. I got guys coming out to hang drywall at $16 a sheet. Flooring im gonna do as well as painting. Gonna have to order a new dumpster and pay for another 1 because NatCat thinks my adjuster is their liaison and my adjuster is gonna contact me. You'd think you open your home to this company and homeowners have your company here when homeowners aren't home but do not have the decency to say hey Mr---- or Mrs ----- we ain't gonna be here next week. I got nothing but crickets. Then once paid they call to pickup dumpster and yet leave garbage bags of clothes trashed still in basement.

Alberto & his team were on time, they finished before the estimated date of completion, and the ceilings and walls looked brand new when they were done. They also painstakenly protected all our furniture and belongings, and put all the furniture back in place exactly where it had originally been prior to the project. They left our home spick-n-span and much improved.

He threw out the debris 1 month later. The debris attracted many rats in my backyard, and my lawn was destroyed. I kindly asked Kevin to fix my lawn. He said he would. This was back in June of 2024.
