Carl was not available and moved to another area so I trusted that the (equally friendly) Rachelle could help us out. She came out and quickly made an assessment while measuring the square footage. The quote was fair and we decided on a date. Quincy came out with his cohort on the day of the cleaning and did not have the proper information or equipment to get started. I asked to reschedule because I was too busy to have them figure out getting a hose long enough to reach the entire gym. The communication with Rachelle revealed that they were to purchase a hose from the local Lowe's to do the job that day. I was happy that they were working it out. The job was done but the next morning there was the WORST STENCH of rotten eggs I have ever smelled. Apparently while in his haste, Quincy sprayed too much water on a high setting leaving water to sit overnight that cause the stink. I believe his mind (because also he spoke of it) was on getting overtime when he would be sent to Houston to help with the flooding there. He was directed to come back out to rectify the situation but just wanted to deodorize the carpet. I put my foot down and had the him and his new crew member redo the entirety of the job. It was also discovered that they had taken our "caution wet" sign the day before but I was able to get it back from their van without incident. They left and the smell was gone and so were some of the stains that didn't come out on the first attempt. I had to ask 4 times for a bill to be sent to my email. When it finally was delivered to my inbox, it was almost $300 higher than the original quote. It took a couple of days to get an invoice that reflected close enough to original quote. 4 stars for rectifying the issues. Without I would have given the company a 2 star review.

    The only positive thing I can say about this business is that they showed up quickly the day (a…read moreSunday in April) my aerobic system clogged and a running toilet ruined my wood floors. The water was on the floor for 3 hours or less. After that first day, they brought tons of equipment and a trailer mounted generator, much of which was never plugged in. From Monday-Thursday, they worked approximately 5 hours, drilling holes, cutting small areas of Sheetrock out, etc. On Friday, they removed the demo-ed bathroom vanity, baseboards in master bath and bedroom and determined no damage behind the walls. My rugs were soaked, they took them with them to "clean and dry". Fast forward to October 9, and I get a phone call from them saying I owed them for the work. I've never filed a homeowners claim before and I thought my insurance company paid them, as they had me call them and they reviewed the bill. I told the lady I didn't know they hadn't been paid and that they'd ruined my rugs. (I had requested them returned back on May 16 and I received them on June 20 (there was a "storage" fee involved mind you) When I received the rugs back they absolutely reeked of wet dog smell. We discarded the rugs, chalking it up as a loss. I requested from Miranda in the Tyler office an itemized statement. Me y thing I know, a lady named Patricia Martinez with a Delaware. Number called me, got Miranda on the phone and proceeded to berate me. She said I talked to your adjuster and you've had OUR MONEY for a month. All a lie, I received the payment months ago and she never spoke to my adjuster. She said "you've spent our money haven't you? You don't have it do you?" Miranda, call our attorney to file a lien. I said m'am, I've never received a statement (if she'd taken the time to quit being a bulldog and look back at the email chain, she would see that my name/email is not on it) and you're not dealing with a kid here so threats are not going to intimidate me. I'm not trying to get out of paying you, I just want to see an itemized statement so I know what I'm paying for! She said "Miranda, file the lien!" And hung up on me. This was totally and utterly unprofessional and frankly, makes me wonder what they're trying to hide. If you received a bill for $16,000+, would you blindly pay it with no itemization? I plan to file a complaint with the BBB and also contact Serv Pro's corporate office. This was so uncalled for.

    We bought our home from Pratt Homes after our previous home was destroyed in a fire. Because of the…read moreinsurance payoff, we paid cash. After concrete, septic, and utilities, we spent nearly $200,000, so this was not a small purchase, a weekend impulse, or some casual upgrade. This was our home, and we plan to live in it for the rest of our lives, not work on it every day off. This was us trying to rebuild after losing everything. The sales side of Pratt Homes is strong. I will give them that. The staff is friendly. The lot is nice. There are plenty of model homes to walk through. Their website is attractive and does a good job representing what is available. They are also very skilled at telling customers what they want to hear. That may sound harsh, but after spending as much as we did and living with the results, it feels more accurate than harsh. To their credit, Pratt Homes did cover a financial error that could have been a deal-breaker for us. I appreciate that, and I want to be fair enough to mention it. But once the sale was made, the experience changed. Communication was terrible. It often felt like no one knew anything, no one owned anything, and no one was responsible for anything. If passing the buck were part of the home-buying process, Pratt Homes has perfected it. "That's not my department" may not have been the exact wording every time, but that was certainly the spirit of too many conversations. We put down a $1,000 "refundable" deposit in September or October. We were told it would be refunded when we took possession of the home. We moved in during February. It is now July. After numerous attempts to get that refund, we still do not have it. We were also told we could be in our new home by Christmas. We moved in around the middle of February. When you are trying to recover from a house fire, that kind of delay is not just inconvenient. It is exhausting. The home itself was built by Champion Homes. There are some things we like. The floor plan is nice. The appliances are okay. The decor makes a good first impression. The tile, flooring, countertops, and exterior all look good at first glance. Unfortunately, "at first glance" is doing a lot of heavy lifting. After moving in, it became painfully obvious that very cheap materials were used throughout the home. The cabinets appear to be made from some kind of paper-like pressed board, and the face frames where the hinges attach are split on every cabinet in the house. Every cabinet. Not one or two. Every one. You can clearly see the drywall joints in the ceilings because the drywall finishing is subpar. The entire interior is painted with flat paint, including areas that should have been finished with something far more durable. Cabinets should have been enamel. Trim should have been semi-gloss. The trim work looks terribly unfinished in places. Nail holes are extremely noticeable and ugly. The trim-out crew smeared DAP over them instead of using proper sandable filler or spackle, and then they were not properly painted over. The caulk work is another issue. The caulk job in the master shower is sloppy, and some of the caulking outside looks like it was done by my five-year-old grandson. I love that boy, but I would not put him in charge of finish work on a home. The electrical outlets are cheap, and some already need to be replaced. I will also own my part in this. I usually notice things like nail holes, unfinished trim carpentry, drywall issues, bad paint choices, sloppy caulk, and poor finish work. For some reason, I overlooked too much of that in the model home. Maybe we were tired. Maybe we were hopeful. Maybe after losing our home in a fire, we wanted so badly to move forward that I missed things I normally would have caught. But that does not excuse what that amount of money should have bought. For that kind of money, I should not be looking at split cabinet frames, visible drywall seams, unfinished trim work, ugly nail holes, sloppy caulk, cheap electrical outlets, and a months-long fight over a "refundable" $1,000 deposit. So here is the honest summary: Pratt Homes has a nice-looking lot, friendly salespeople, good marketing, and a smooth pitch. But our experience after the sale has been poor communication, missed timelines, an unpaid deposit, finger-pointing, and a home that looked better on the surface than it has proven to be in daily life. My advice to anyone considering buying from Pratt Homes is simple: get every promise in writing, take pictures of everything, inspect every cabinet, ceiling, outlet, wall, shower, exterior seam, and piece of trim, and do not let the excitement of a new home distract you from the details. Because once the check clears, the friendly sales pitch does not fix split cabinets, bad drywall, unfinished trim, sloppy caulk, or silence from people who were very easy to reach before the sale.
