We bought our home from Pratt Homes after our previous home was destroyed in a fire. Because of the insurance payoff, we paid cash. After concrete, septic, and utilities, we spent nearly $200,000, so this was not a small purchase, a weekend impulse, or some casual upgrade. This was our home, and we plan to live in it for the rest of our lives, not work on it every day off. This was us trying to rebuild after losing everything. The sales side of Pratt Homes is strong. I will give them that. The staff is friendly. The lot is nice. There are plenty of model homes to walk through. Their website is attractive and does a good job representing what is available. They are also very skilled at telling customers what they want to hear. That may sound harsh, but after spending as much as we did and living with the results, it feels more accurate than harsh. To their credit, Pratt Homes did cover a financial error that could have been a deal-breaker for us. I appreciate that, and I want to be fair enough to mention it. But once the sale was made, the experience changed. Communication was terrible. It often felt like no one knew anything, no one owned anything, and no one was responsible for anything. If passing the buck were part of the home-buying process, Pratt Homes has perfected it. "That's not my department" may not have been the exact wording every time, but that was certainly the spirit of too many conversations. We put down a $1,000 "refundable" deposit in September or October. We were told it would be refunded when we took possession of the home. We moved in during February. It is now July. After numerous attempts to get that refund, we still do not have it. We were also told we could be in our new home by Christmas. We moved in around the middle of February. When you are trying to recover from a house fire, that kind of delay is not just inconvenient. It is exhausting. The home itself was built by Champion Homes. There are some things we like. The floor plan is nice. The appliances are okay. The decor makes a good first impression. The tile, flooring, countertops, and exterior all look good at first glance. Unfortunately, "at first glance" is doing a lot of heavy lifting. After moving in, it became painfully obvious that very cheap materials were used throughout the home. The cabinets appear to be made from some kind of paper-like pressed board, and the face frames where the hinges attach are split on every cabinet in the house. Every cabinet. Not one or two. Every one. You can clearly see the drywall joints in the ceilings because the drywall finishing is subpar. The entire interior is painted with flat paint, including areas that should have been finished with something far more durable. Cabinets should have been enamel. Trim should have been semi-gloss. The trim work looks terribly unfinished in places. Nail holes are extremely noticeable and ugly. The trim-out crew smeared DAP over them instead of using proper sandable filler or spackle, and then they were not properly painted over. The caulk work is another issue. The caulk job in the master shower is sloppy, and some of the caulking outside looks like it was done by my five-year-old grandson. I love that boy, but I would not put him in charge of finish work on a home. The electrical outlets are cheap, and some already need to be replaced. I will also own my part in this. I usually notice things like nail holes, unfinished trim carpentry, drywall issues, bad paint choices, sloppy caulk, and poor finish work. For some reason, I overlooked too much of that in the model home. Maybe we were tired. Maybe we were hopeful. Maybe after losing our home in a fire, we wanted so badly to move forward that I missed things I normally would have caught. But that does not excuse what that amount of money should have bought. For that kind of money, I should not be looking at split cabinet frames, visible drywall seams, unfinished trim work, ugly nail holes, sloppy caulk, cheap electrical outlets, and a months-long fight over a "refundable" $1,000 deposit. So here is the honest summary: Pratt Homes has a nice-looking lot, friendly salespeople, good marketing, and a smooth pitch. But our experience after the sale has been poor communication, missed timelines, an unpaid deposit, finger-pointing, and a home that looked better on the surface than it has proven to be in daily life. My advice to anyone considering buying from Pratt Homes is simple: get every promise in writing, take pictures of everything, inspect every cabinet, ceiling, outlet, wall, shower, exterior seam, and piece of trim, and do not let the excitement of a new home distract you from the details. Because once the check clears, the friendly sales pitch does not fix split cabinets, bad drywall, unfinished trim, sloppy caulk, or silence from people who were very easy to reach before the sale. read more

We dealt with Troy as our salesman, and to be clear, he is not the issue here. The problem is with how the company operates. They allow you to put down a $1,000 deposit to "rate lock" a home. We really liked one, but we weren't quite ready to move forward due to a few contingencies. The very next day, I decided to shop around just to be safe and found the exact same model--from the same manufacturer and plant--for $70,000 less through a different distributor. At that point, I requested a refund on my deposit (literally the next day). They immediately took $30 out for credit card fees, which is frustrating in itself, but what really pushed this into a bad experience was everything after that. It took them two weeks just to attempt the refund. After they said it was processed, another week went by and nothing showed up in our account. I called again, and the finance department didn't have clear answers. One person told me they'd look into it and call me right back--I never got a call. I followed up twice more and still couldn't get a straight answer. After waiting about a week with no refund showing up, I went ahead and disputed the charge through my bank just to protect myself. Honestly, I wouldn't have left a negative review if it weren't for how the refund was handled and the complete lack of communication. That's a big red flag. Also worth noting--they don't allow you to freely walk the lot and look at homes. They choose which ones to show you, which feels pretty controlled and, frankly, a bit like a racket. Run! Do not do business with this shady company! We had a horrible experience with this company. They have one or two good employees, the rest are rude, unprofessional, shady, condescending and arrogant. They do not return phone calls and emails in an acceptable time frame and lie repeatedly. One person was forced to come to our closing due to errors on the paperwork and they were lazy and ate food during the closing right in front of us. The financial department is a disgrace from the top down. The "construction phase" is one huge joke. Several employees in the actual building of the house phase are clueless about the process and made time consuming errors. Third party vendors were amazing, fast workers. If I could leave zero stars, I would. the best part of the process was in the very beginning with the salesman. Our home, The Lonestar by Franklin, was delivered to our 11 acre property on March 5th, 2026. we were informed by several employees at Pratt Homes that we would be project complete and moved in 45-60 days after delivery of the home. as of today, we are 105 days past the delivery date. trim out has been complete for multiple weeks now and no timeline of move in. we were informed our final survey requested by the bank was ordered on June 8th. found out today, June 17th that it was not actually ordered until June 16th. when I finally was able to get someone on the phone, nobody could give any answers as to why we were lied to. now, nobody will answer the phone or call back, which has been a trend throughout the entire process. customer service is beyond subpar; it's almost non existent. there are still issues inside the home that we signed as non complete on the final trim out. having faith that Franklin will make this correct. Pratt did offer us a professional home cleaning and we accepted. and were assured that the process would be moving more quickly from that point forward, but we are at another standstill. I absolutely do not recommend Pratt homes to anyone. Please read these reviews, Google and TikTok. maybe someone will actually call me after so many poor reviews but I'm doubtful. A horrible experience. Visited the Tyler location and picked out a modular home. Signed up with them and paid $1000 fee. It was like pulling teeth to get them to come to my location to see if they could deliver, answer was no (86 ft. length was too much)unless I cut down neighbor trees. Picked another model and could never get any answers as to options or modifications finance dept never contacted me to fill out financial info, dead silence from everyone at Pratt over a 2.5 month process.. They kept about 50% of the deposit due to a clause that stated the trip out was to be paid for even though they waited for a delivery in the general area and did not make it a specific trip. Never do business with them. Once you sign up they could care less about whether you get the home you want or not. read more

The front end process of buying our home was acceptable. However, their customer service AFTER the sale SUCKS! I dealt with like 5 different people and I can say that only 2 actually ever returned calls or emails. They leave you in the dark about the whole delivery and final inspection process! We were told we could NOT move in our home until the final "punch list" repairs were done. And I just had to make my first Mortgage payment! Also, they will NOT refund my $1000 deposit they have had since July and house was delivered in August. It is now November 6 and they ALL ignored an email I sent to them last week. My husband did finally get a call back from our salesman, but all he could say was that he told them to call us. They say our deposit will not be refunded until their (Pratt) final internal audit is completed! WTF!? The manufacturer (Champion Homes in Midland,TX) has been more helpful, as they are the ones who will be coming to fix the minor repairs needed to the home. They were as confused as I was regarding why we could not live in our home, as they do repairs all the time with owners living in their home! She actually even called Pratt and they finally told her that we COULD move in. But, still no call or email directly from Pratt to talk to us about this at all! This whole experience has certainly made an exciting new home owner process, be very stressful and discouraging! I would NOT recommmed PRATT Homes in Tyler for ANYTHING! For many years we have encountered sub-standard interactions with sales people in the manufactured home industry, so it was a wonderful breath of fresh air when we had the good fortune to meet Zach and spend some time with him. Before we even met Zach knew we were not going to purchase a home from him as we are relocating from Texas to Florida and would be purchasing a home from a local dealer in Florida but Pratt Homes has a great selection of Deer Valley Homes that we wanted to see and I guess Zach drew the short straw to be our tour guide. He was very pleasant and knowledgeable as we discussed our future plans and our past experiences with traditional built homes. He showed us the home(s) we were interested in seeing and even suggested a couple others we didn't even think about, and we are so glad he did, too. One of the homes that was not even on our radar ended up being the perfect home for us and we never would have found it if Pratt Homes didn't have it on their lot and Zach didn't take the time to understand what we were looking for in our new home and then take the initiative to show it to us. Zack never made us feel like an imposition on his time and he made the visit a real joy. This place need a complete makeover with sales training and customer service. My wife and I visited a couple years ago with MONEY IN HAND ready to buy and the sales rep gave answered our questions and was going to get some answers for us and follow up with us in a day or so. We NEVER received a call back. I called multiple times even talked to a manager and still nothing. We had to go buy our home from another place. Today my wife and I tried to give Pratt another chance because we loved the floor plan of one of their home and YET AGAIN ANOTHER LET DOWN. The lady was friendly but not very helpful. PLUS she wouldn't even show us the home we asked to look at. She kept diverting the question to a model home that she stated it's a better deal because they had to sale the home on the lot. My wife and I left and went to Clayton Homes down the street and we started the process of buying a Clayton Home that was HIGHER quality and LESS then a Pratt home. I've been in sales my whole life and it I find companies like Pratt so disappointing because of how the treat customers and ask for reviews. If I could leave less than a 1 star I would! I'm so frustrated with this place and some horrible salesman my aunts been talking to or attempting to be talking to anyways. She is trying to purchase a tiny home and have it moved out to my property. It should be very simple yet it isn't. She is moving from out of state and can't go in there. She's called many times and he is rude to her and won't follow through with things he says I.e. sending documents for her to fill out. If you are looking for a quality built home Do Not Buy From Pratt. My mother in law had hers finally delivered Oct 18 and we still have major issues with the house. We have gone thru multiply service personnel at Pratt as turnover is tremendous. we have made multiply calls, texts and emails and only a few get returned. Issues range from electrical outlets not working, warped wood flooring, broken blinds, doors that are not plumb and functioning, counters that are not flat, and recessed light fixtures broken. All of the employees that were involved in the sale and order are no longer working for Pratt. Pratt must be a sinking ship! read more

Lovely manufactured home. It's the install that failed. Total lack of project management or follow through from Pratt. No site management. Roof was installed by TRUCK DRIVERS so poorly that we hired a third party inspector due to a dozen or more serious issues. Still months later have leaks that are damaging wall and floor and an ac drain leaking into yard. Never got KEYS to home. Overall shoddy workmanship. We paid for a quality $300k house. I should not have to expedite and quality control all activities and beg for repairs. Concept was that modular would be faster to occupancy than stick built with more quality control. Wrong. Jessica was very vague about the process of buying a home from them. Not impressed. Had sent several requests via "contact us" on their website with absolutely no response. In spite of that, I went to look at homes anyway. I told the young man I was interested in modular homes and wanted to look at a certain floor plan (which was on the lot at that time). After some conversation about different things related to loans, foundations and monthly payments, I was shown 3 " mobile homes" which were sub quality in my opinion for the amount of money. I asked specifically to see the floor plan that I had driven there to see and was told it was $400,000.00 and not really in my price range. First of all when I was asked for a monthly payment amount I just spoke a number. My land is paid for, I know my credit score and I am a veteran which means I have lots of options. No one should tell me something is out of my price range without knowing my financial situation. I have done extensive research and feel like the modular home I went there to see is extremely over priced for what it is and in the course of conversation was told that most manufacturers are not doing much customization because of time constraints. I have lots of time. Furthermore there has not been a follow up, phone call or email thanking me for stopping by, what in the world has happened to customer service. I guess since my "budget"is so limited and I'm not interested in a cracker box on wheels I'm not worthy of the follow up. How sad it is that the person with money is treated so poorly. read more

Due to the need for a quick home process versus stick built, I was amazed with the homes Pratt could offer, especially after physically visiting their onsite models. This was March/April 2021 and I started the home purchase process with them. Come November 2021, still haven't gone past closing on home options and color schemes, thus delaying home financing. The wait also caused us to miss our lake property purchase due to ongoing requested extensions. So I opted to purchase replacement property on my own successfully. Pratt then stated home build wouldn't happen until March 2022. Not good ... So I opted to drop them and go with a competitor who in 2 weeks finalized my mortgage, completed my home options and will be delivering said home to my land in January! Wasted so much time with Pratt. Go elsewhere if possible. read more

Pratt will sell you a home and then deliver on nothing. Our home was a year late being delivered. We had severe settling issues as well as leaking windows, and any attempt at contacting Pratt was ignored. After contacting a licensed architect and roofer about our issues, they informed us to demand action by a certain date from Pratt..they emailed us one line.."We will be in touch next week. "The next week we never heard from them. Previous to ignoring us we were told that contacting private professionals about our issues was " A big No No", along with being sent a bible verse about "Not being swift to anger". At that point I contacted the Attorney General. After doing that, I was contacted immediately by Deer Valley, the factory that manufactured the home Pratt sells. Deer Valley fixed everything, and I feel the workers did this to protect their reputation. While working on my house they confided in me that Deer Valley is no longer accepting any contracts with Pratt Homes because their business practices are so horrific. read more

we have land and are wanting to sell our home and move on it. we drove tp tyler exited to see the homes at Pratt homes. we had an appointment. we got there and spent majority of our time in the office. we really wanted some numbers. I was told maybe i should sell some of my land and i replied no. we have all the assets just working on crunching numbers. we were showed one modular home and she really did not want to show us that one. i asked how much and she said she would have to run the numbers. she said clear my timber first then come back. i felt very unwanted there. we left and we drove to Clayton homes and they were much kinder and friendly. we left from Clayton homes and went to oak creek homes which was the best experience we ever had. they gladly showed us their homes abd even found a single wide for my autistic son. They sat with us and gave us the pricing and how they will take care of the septic, and electricity. we got all the numbers from start to finish and with a smile. we now have numbers to help make our decision. we meet with the timber guy tomorrow. we hope to purchase two homes within the bext month or so from oak creek homes. we will never step foot on Pratt Homes lot again. it was so dissappointingvafter viewing a lot on you tube. the home we are about to purchase is 244,000 the singlevwide is 69000. Pratt Homes you need to do better! dont judge a book by its cover, you lost because your employee did not want to waste her time with us. instead of asking what we were looking for 8n a house she is telling me to sell off some of my land or to dump my horses on that land and leave them to live in our other home in louisiana that we are also selling. i dont do that to my animals. that hour we wasted in her office we could have picked out a home. she pointed to the tiny house my son wanted to see and told him it was open and she drove off in her golf cart. we stepped in but we turned around andcsaid screw it and drove off very dissappointed. My husband and I went in looking to buy a home and start the process. We were impressed with the quality of the homes on the outside and had been so excited! We met with a lady, who was absolutely rude! She had been gossiping about other costumers to us, and I find that highly unprofessional. Complaining about how busy they were, how she wanted to get us IN and OUT as FAST as she could. While showing us around I heard non stop complaining about how busy she was and how we needed to move faster while looking through the homes. She was very very pushy in the beginning, when my husband and I were explaining what we liked, she was pushing for more information cutting us off, not allowing us to finish our sentences (Mind you, my husband and I are blunt, straight to the point people). While I understand that people are busy, that's just not good business etiquette, especially complaining about former clients. While yes, you can complain to your coworkers, In my opinion, it's best to not complain about them to other clients! When we went into homes, she rushed us not allowing us to look through and enjoy it. We spent maybe 2-3 minutes in each home because she was rushing us. PRATT HOMES - EEK! Methinks NOT! If I could I would provide negative stars!!! BUYER BEWARE Record ALL conversations with EVERYONE from Sales to Service. We were "misinformed" the entire way and when it came to our Pre Delivery Inspection, we had 70 DEFECTIVE ITEMS! Yet to be seen if they will address them prior to our move in date. While most items were drywall/paint related it is as if a kid was painting. PAINT EVERYWHERE. On all door hardware, outlet covers, furnace! Was soo bad in laundry area you can't read the hot/cold taps for the washer! Despite paint everywhere, they were lazy and didn't paint behind items, like toilet. Just were the brush could reach! Major items included a significant bow in the show wall, incorrect vanities installed and some damaged cupboards. If I were them I would have been embarrassed to walk a new home owner through this space! Poor customer service as well, as they just point fingers at sales, design or service. No one takes ownership or really seems to care. They have your money and sucks to be you if the trades working on the space are crap! AVOID IF AT ALL POSSIBLE read more

I can't give it a Zero. Avoid. Avoid. Avoid. Atrocious customer service. Horrible communication. COMPLETE lack of reception, welcome, or service, when I arrived for a morning appointment that had been booked for weeks, and was told to be on time because dealer/broker had other appointments. I drove one hour and twenty minutes, one way. When I walked in and asked for Mindy Pratt, I was told she was busy, but "finishing up." It was about 5 minutes prior to our scheduled appointment. I was never asked my name, he pointed toward her walking down a hall, and he walked off. We were never welcomed, invited to sit down to wait, or offered any assistance, information, or updates, for 40 minutes. I am a customer who Is interested in a "tiny home" for a vacation property, and am very able to purchase outright. We finally got tired of being looked at by passing employees, who never once offered any assistance, or a bottle of water, coffee, or anything at all. After being ignored for 40 minutes, we quietly left. After extensive online research for dealerships, I am disgusted by Pratt Homes, and the complete waste of time. I have been waiting for years to get my first home by myself. I got approved with a different company and decided that I didn't care for them after talking to aaron miller at pratt. he has the utmost respect for his customers and puts them first regardless of how long it takes or how many phone calls that go back and forth. I went there looking for an affordable mobile home and even thou I couldn't get the one I wanted to cause it was out of my price range. aaron showed me the one that I could afford and he worked with me the whole way thru doing everything he could to help me get the mobile home that fit me. Worst customer service around. They act like you are bothering them when you want to look around and this is after they ignore you for a while. Then they only quote with full upgrades. The owner needs to scratch and start over with the personnel! read more

We were scammed out of $1,000! Go somewhere else! This company lies and has poor communication. We met with Johnny and were so impressed that we put $1,000 down towards a new home. He took notes during our initial interview, but it was made clear in the coming month that the he wasn't interested in complying with our wishes when it came to the land or the home. He said they would do a land/home package, but when I gave him the information on the land we wanted, he never followed through on it. I was called out to look at land that was no where near our home town. When I asked about the land lead I gave him he said he lost the info I gave him. After the second time of him calling us to his office to look at land, I was naturally livid. At this point he said the sellers wouldn't return his calls. I texted and emailed the sellers right from his office. The seller immediately responded and said they had signed a contract on it the day before, and he had never heard of Pratt homes. Johnny never contacted them!! Also, we told him in the beginning we would be going with a VA loan. When he took our thousand dollars he never once told us we didn't meet the requirements of a VA loan. He waited three months to tell us we didn't qualify. He told us we told him in the beginning that we have 20% down, but had he actually taken notes he would have known that we had less than that to put towards this home, hence the reason for a VA loan. We haven't heard anything from them since that meeting in May. We were scammed out of a thousand dollars. read more
