Literally the worst company I have ever dealt with. Anabel, Dawn and David are quick to respond but ultimately unhelpful. For 9 months we have had moisture issues in our bathroom and it wasn't until our ceiling started falling in when they decided to do anything about it. All they did was patch it up. Now the moisture issues are back and this time with the heat of the summer there is black mold and literal mushrooms growing in our bathroom. I just submitted a new work request and the super took a look and I didn't hear anything until I got an email that said the request had been completed but nothing happened! DO NOT RENT WITH ZPM. Horrible company. They lose checks, don't care about the buildings or the tenants & constantly lie about it all. So glad I was only subletting for a short period of time - 4/5 months were without cooking gas (they're still without gas now) and little to no communication about the state of things, although it was clear that they are dragging their feet on getting anything fixed. I don't know if that is because they're trying to push tenants out or because they're cheap and are picking the least expensive options, but for apts that are market price for the area, it's really unacceptable. They have a stack of lawsuits and 311 violations to deal with. I wish there were more laws in place protecting tenants in NYC from companies like this. I've lived in similar quality, similar price range apt's in that area and this company was by far the least responsive and least caring about what is going on in their units. Calling this a "management company" is a joke. There have been class C violations in my apartment since December 2017 which include black mold and lead paint and despite court orders they have refused to make the repairs. I can't tell if it's greed or incompetence that prevents them from cashing rent checks. They don't send rent statements but will take you you court in 2 seconds flat. There is illegal construction in my building. There is no super in the building and the building is disgusting. In the winter the heat and hot water is constantly off "accidentally." How? Remember there's no super! I called yesterday about my broken toilet and they told me they don't have anyone to fix it until next Wednesday. The complete lack of concern or care for their tenants is disgusting. There's a constant pool of water around our trash bins because the drain doesn't drain properly and it's been like that for nearly 3 years. You can't imagine how unsanitary it is will all the bugs and creatures that have made a home back there. Their solution to the clogged drain? Sweep the water to a drain and flood the emergency exit; but before they sweep the water the garbage piles up and bocks the emergency exit because no one is walking through a foot of water to throw away their trash. They go through so many employees by the time you start making headway with someone they are gone. This company has workmen everyday doing fake repairs in the vacant apts. Every morning I wake up to powertools, drilling, and etc.. but when my wife tries to sched repairs no one takes our call, no one takes our emails in a timely manner. The fact that the super and the workmen parade themeselves in and out and around the building (including backyards which are private) almost everyday is very annoying. The spaces inbetween the buildigs look like a landfill full of garbage because it seems they never clean around there. When I recieved the apt it had holes in the walls which created a minor mice problem and the painting lromised by the real estate rep was never done, the apt had two paint strokes on two walls and I request had to be made flr the enire thing to be painted (something they should have done before we moved in) but then again this company and their workmen think that as long as they have your money in their pocket they have the rigth to reduce the amount of hot water you get and also the amount of heat (had to buy an electric heater so I and my family wouldnt freeze) what shame, stay away from faceless company). read more

Well I live on one of their properties 1675 avenue b I lived here starting June 3rd I moved in it was beautiful! I gave Renee lennone who is the manager of the property a part so I can get assistance to even pay rent.. I paid 500 dollars for security then paid rent!! Weeks go by I never get that paper back.. now we have mold growing in side the closet in my bathroom, there's mold in my dishwasher!! And there is mushrooms growing through the foundation of my floor.. now to the good part!! So out of nowhere I get a letter stating I owe 2,130 dollars of back rent when I haven't lived there to even owe that much.. they were sent from Renee Leannone trying to collect rent that went "missing" out of her office! Knew of this company for less than a year and I wish I could get that time back. My sister wasted her time, energy, and money renting on of their apartments. Literally from the very beginning of the lease, there were problems with everything. Random intermittent bouts of no hot water at all times of the day, horrible water pressure despite being on the first floor, and NO HEAT DURING ALL OF WINTER!!! When confronted about these glaring issues, they would not fix them. Not providing adequate heat during the winter months is illegal but they really don't care at all. There is nothing redeemable about this deplorable company. I am a combat veteran who served over in Korea at the DMZ, and without hyperbole here, I would have been treated better by the North Koreans, LITERALLY! I've lived here 14 years, and right away management began doing the role call of sinister actions that the NYPD has told me twice, to include just this afternoon, that once management starts as follows, they want you out and you should go. WHAT?! So, I won't go into that exhaustive list, but essentially it's regular unexpected oddly only happening to you, mishaps of the building that deeply affect your home and property. Unfortunately, they also can be construed as coincidental: "sorry about the leak, sometimes buildings leak." Is the psychology of the thing, but I think all rational adults living in NYC, know authentic malice waylaid in the manner from that which occurs through natural process of building entropy, follow me here, and this malice I've endured 14 years, but ZPM has only been I think the last 8. Today, after years of them refusing to communicate with me meanwhile having all my information, since some months ago, I had finally had it, and with even our tenant organization efforts put down by ZPM just tearing down all flyers we hung, I opened my window and started barking to the neighbors. I was sane and eloquent and I told them about all the transgressions since I'd been a tenant, it took months, and I explained who I am and a little about my past. I told them I'd be "the canary in the coal mine" telling them anything untoward that they perpetrate. This caused all 5 buildings here under ZPM to liquidate of tenants. This afternoon was reprisal for that and it's actually the worst thing that's ever happened to me as an adult. With so many vacant apts, the Super is allowed to bring in workmen to do repairs, these guys wear no ID, have no uniforms, and can enter the building as they please. Today 4 of them heavily rang my door unsolicited at 12:25p. Since I'm not working, I was resting. I went to the door and they said they were here to install a 1/2 inch pin in my door. All these apts need these pins, but I hadn't contacted ZPM to do this particular repair, the workmen had heard me say it in the hallway after an HPD inspector visit. They have been skulking about the building for months claiming to be doing repairs, randomly sneaking into apts at 7:30am then running power tools at the joists around my apt just to make noise. They never work in one vacant apt, finish, then move on, and there are usually 6 of them, yet every apt is still "needing repairs". It's been deeply suspect, so today I followed them into the hallway with pen and pad to see if they were legit doing work. It led me to follow them upstairs, totally non violent, and this all culminated in one of these big Latino adult workmen punching me in the jaw. In the hallway, right outside my apt. When police came, NYPD said when I followed them upstairs, I became the aggressor and there were no consequences. Prior to the punching I saw the Super, so I was saying "I need to talk to you Sir", and he just walked anywhere he could to not have to communicate. He said "I do not want to talk to you". He cocked his fist at me twice. Another Workman tore past 2 others trying to stop him as he aggressively bowled down on me who stood his ground in the hallway near my apt, but strategically being punched once I felt was enough for them and the building to be culpable so I retreated back into my apt. He said, "Yeah you better run!" But I'm erratic and the aggressor here... I've noticed in these reviews, that very many of the one star reviews, happen to be minorities, with this neighborhood gentrifying since 2005, it's worrisome to see this trend, perhaps it's merely coincidental, but I thought the era when a Black resident who fully pays his rent can be punched by some person, and HE is still in the wrong. I don't wanna attest that the 400 year yoke of discrimination is chaffing today, but my heart certainly feels like it. Run fast, run far, from ZPM. Living in Harlem has been my lifelong dream, and I will stand my ground here, but it's amazing that this has gone on so very long. As a Black man who loves Harlem, my heart won't allow me to scamper away under these draconian methods. I really thought that tenants had more rights than management and I've always been told that in every apt I've had in the 23 yrs I've lived in NYC. Damn sure don't feel like it today. I'll end by saying something my good friend who grew up in the Polo Grounds, up the block says and is so poignant today, he says "Shit get real in the battlefield." He's only about 25 or so, and he's already so very on point. I grew up in the suburbs, so when he said that to me, it was a new perspective foreign to me. I moved into my apartment at the end of last summer. The apartment was recently renovated. Management was very accommodating and fulfilled service requests before I moved into the apartment. David the PM was responsive and helpful. My apartment is spacious, clean, and presentable. I have not had any vermin in my apartment. The super is accessible and replies to requests in a timely manner. I am able to access management's office by phone and e-mail. In general, I feel safe in the building and my neighbors are friendly. read more

Scum company. Rent stabilized people next door pay $1,100 for a three bedroom apartment (who they are trying to force out), and charge new comers $3,000 for a two bedroom apartment. Started applying a $34 "service fee" just for paying my rent online through their portal (and they do not have an option of you mailing your rent) when they "changed payment companies" (midway through my lease). Got an email regarding the change with no mention of the service fee and a notification to update my payment information which I did right away. They outsource calls to other companies to avoid death threats & lawsuits. Going to their office but from Google Maps looks like an empty warehouse. Poor apartment super has to fix everything in the building (along with multiple other buildings) at all hours of the day with almost no budget. Moving out next year. I've been living in a ZPM managed apartment since early this year. As I was signing my lease my broker even glowed about the team at ZPM, and David G in particular. While I had a few hurdles in my initial tenancy(waiting for my apartment to finish renovations) David was consistent with updates about its status and was super flexible with all my requests. All in all the whole ZPM team was easy to work with, had great attitudes and were super consistent with their communication. Finding a well managed building in NYC is no easy feat, so if I ever was to come across another ZPM managed property I wouldn't hesitate to sign on the dotted line read more

There have been some issues in my building including no hot water, and some recent problems with the pipes but I will say ZPM have worked fast to eliminate the issues that I've raised. We moved in a month ago and it's been a struggle. The super is very nice and tries to help but management does not seem to give him the tools or proper information to help. Our apartment was dirty when we moved in and several things were either broken or just incredibly shoddy work. Email seems to be the only way to get a response but they take forever to respond. I've never been able to reach them via the phone because they either don't pick up or hang up on you and the voicemail isn't set up. It's not the worst situation I've been in but I would avoid this company if possible, they are unorganized and just don't care about the tenants. read more

Fantastic building in Schenectady NY, awful staff and unprofessional property manager. The building was under renovation at the time of rental and we worked with a tenant who was filling in as the property manager during the transition. Kitchen needed updating with two of the three drawers broken or missing and many of the cabinet door panels broken. Was promised new cabinets and counters and all stainless appliances, fresh paint all around, interior doors to be installed, working furnace and air conditioning and glass in windows to be replaced where they were damaged by a BB gun. Moved in with none of the work completed three weeks after lease signing, no sink or vanity in bathroom or showerhead. Seven months later the windows were replaced but still no working furnace (won't shut off) and the thermostat for the air conditioner still not replaced. Was told that the kitchens are only being renovated for new tenants, was given a 2nd hand refrigerator that another tenant refused. On the 4th maintenance man in 7 months, two quit after supposed sexual relationship with property manager turned sour, can't confirm. Now in eviction process & they broke into the apartment, unplugged the security camera and the hard drive is missing. STAY AWAY FROM THIS PLACE! read more
