Sherry knows our community inside out, forwards and backwards. She listens to our Board and goes above and beyond almost daily. Our reserve fund is in excellent shape, our dues are comparatively low, our community is kept in top notch updated condition, vandalism is handled promptly and this is all done very professionally with a smile and kind words. Days, nights or weekends you know you can depend on our management team. In 2014 a city berm broke during a torrential downpour and flooded our 1,702 homeowner HOA, raising water levels 8 feet in our lake system, blowing off manhole covers, downing trees and Sherry was there knee deep in water with me. Despite multiple complaints and attempts to resolve this privately, calls have gone unanswered and no meaningful action has been taken. What is most frustrating is that the homeowners continue trimming only "their side" of the trees every weekend while ignoring the large portions hanging into my property that continue creating the problem. Meanwhile, the HOA has failed to enforce its own landscaping and maintenance standards. An HOA should exist to help maintain community standards fairly and consistently -- not ignore residents when issues become ongoing nuisances affecting neighboring properties. I have now formally demanded corrective action within 7 days and will be pursuing all available options moving forward if this continues unresolved. Homeowners deserve accountability, communication, and enforcement of the rules everyone is expected to follow.

    I had an ABSOLUTELY HORRIBLE EXPERIENCE with Beth Jo and her staff…read more It started with a low ball appraisal from an appraiser that they selected, which had very poor reviews (Joseph's Appraisal Group - read their reviews), which I attributed to just wanting a quick sale at my expense. I was allowed to order a separate appraisal, and when it came back almost $50K higher, they would not recognize it, even though they said I could obtain another appraisal if I wanted to pay for it. When I got their appraisal, I discovered that my Ex Wife had trashed the condo, ripped out carpet and flooring, ceiling tiles, electrical outlets, etc., in order to get the price down so that she could purchase cheap. She also let her son move in with his German Shepard. When I asked that Beth Jo bring the issues to the Judge for resolution, she stated "We do not have the authority to instruct either party to make repairs or for the cost of those repairs to be deducted from one parties sale proceeds", and "Our current order does not provide for the removal of any occupants/pets from the property. Ms. xxxxxxx can you provide the reason for the two declined showings? Should future showings get declined and/or the property not be maintained and clean for all showings, we will bring this matter before the court for further direction" So, in her role as Real Estate Commissioner assigned by the Court to resolve issues, she did nothing to resolve the issues that she was hired to resolve. In addition, the low ball appraisal that she obtained failed to include recent sales with higher values, and when I asked her associate Joey Hasselbring to make sure that the next appraisal included those, his response was "The appraiser will use the comparable properties they see fit". Beth Jo and her staff did nothing to resolve the issues that they were hired to resolve, and in obtaining their low ball appraisal they helped my Ex Wife accomplish her objectives, so I don't see why she is allowed to retain the title of Real Estate Commissioner.

    I obtained Fort Lowell Realty in 2021 to manage my duplex. In the beginning, I had responsive and…read morecommunicative property managers. However, from 2021 to 2025 they went through four different managers. I would have one person, everything would seem to be going well and then abruptly they'd tell me someone else was being assigned. In 2025, I was again assigned a new manager, Andrea R. and communication significantly declined in comparison to other property managers I had been assigned. Emails would often go unanswered for long periods of time. Everything fell apart during a tenant move-out at the end of 2025. Before the tenant moved out, I provided the original lease and deposit records to Andrea so there would be no confusion. During the scheduled move-out, the assigned manager was unavailable, and the person who performed the move-out inspection took not one photo. I had to step in myself after tenant departure to take move-out condition photos because Fort Lowell staff didn't do it. The departing tenant was instructed to leave the keys unsecured in the mailbox after 5:30pm, which was very concerning because they didn't set up a lockbox for the tenant to securely leave the keys after the inspection. In addition to all of this, they issued a security deposit refund using rents from another unit to the tenant before fully reviewing damages. Keep in mind I held the deposits, but they did not consult me or provide me with the breakdown and obtain my authorization before refunding the money that I should have provided from the deposit account not use rents from another unit's tenant. To make matters completely insanely worse, the refund included money that had already been returned years earlier to a prior co-tenant! After I began formally requesting proper documentation and correction of the accounting, communication became worse. I sent a written notice under the contract giving them nearly a month to fix the issues. The problems were not fully corrected. After I terminated the agreement with proper 30-day notice, communication completely stopped, they did not follow up with me with requested documentation and stopped responding to my other unit's tenant they were still managing in this timeframe. I have still not received the complete documentation or the remaining funds in my owner account. I also later discovered that another tenant had gone six months without a properly executed lease renewal, and I was never informed. As a landlord, you need clear communication, accurate accounting, and proper handling of deposits. In my experience, those basic protections were not consistently in place. In addition, Fort Lowell's team is extremely unprofessional, completely ignoring clients, being condescending, and just displaying levels of incompetence I didn't know could exist. If you're a property owner, I would not recommend you use Fort Lowell. In fact, RUN!

    I don't even know where to start, other than this has been the absolute worst experience I've ever…read moreencountered with renting a place. I've never written a negative review before, but this one is well deserved. We initially secured the condo via a signed contract back in 03/25 directly with the landlords after we toured the property and were assured the place would be fully furnished when we moved in on 01/12/2026. A few days before we were due to travel to AZ, I got a call from a property manager (Andrea Robidoux) who works for Fort Lowell telling us that she would managing the lease. I didn't think much of it at,the time, but right off the start, I had to pay a $50 background check fee that I didn't plan on given that I already had a signed contract, then I had to correct several items in the lease agreement including the correct exit date of 04/12/26, which I was told (by Andrea) that I had to accept 04/30/26 (even tho the original contract clearly states 04/12/26) and that any remaining days not used would be refunded but only to find out AFTER the fact (when I called Fort Lowell directly) that I would held liable for the entire month of April even if I gave a 30 day notice and left on the 12th of April. The real problems started when we met Andrea at the property on the scheduled move-in date. That's when we realized that this was Andrea's first time actually seeing the condo (we know this because she told us so and we had to direct her by phone where to go when she arrived at the complex). When we all walked into the condo, there was a VERY nasty odor (more of a stench) that can be smelled before you even enter the front door (it was so bad that Andrea had an asthma attack and had to go out to the balcony for some fresh air to finally breath normally). Then we saw all the obvious issues such as carpet stains, the dirt everywhere, the dust accumulation on all the windows/blinds, ceiling fans, fixtures, etc.. After Andrea left (without going over anything in the condo and without providing any documentation such as an emergency contact list, association Bylaws, move-in check list, etc.), we began to notice many more issues such as Clothes dryer not working properly (exhaust vent blocked), refrigerator ice maker not working, dishwasher drawer broken, fireplace not working, HVAC making LOUD noises and not working properly, the only couch was heavily stained from grease/dirt, tiles in both showers were stained black from grease/dirt, leaking kitchen faucet, cracked bathroom sink, stains and hair on bed headboard, broken vacuum cleaner, only 1 working smoke detector and none in the bedrooms (against code), anything that can be touched in the kitchen was sticky & very greasy, major dirt under all the beds & around night stands, trash in the garage, etc... Additionally, there were many missing essentials such as absolutely no started toilet paper, napkins, cleaning supplies, no complete sets of dishes/glasses, no bathroom waste baskets, no salt/pepper shakers, no broom/dust pan, no mop/pail, visible stains on some of the bed sheets and all pillows had stains and nasty odor, no mattress protectors or mattress pads or pillow protectors (disgusting and against code), no working vacuum, etc.. We contacted Andrea and she advised us and even encouraged us to go and purchase what ever we needed that was missing including a vacuum and assured us that we would reimbursed so we purchased only the necessities and we spent the next 4 days cleaning the place only to be told afterwards that we will NOT be reimbursed for the $200 vacuum and the response I got from Andrea was "it's not my vacuum". We have caught Andrea on many occasions either blatantly lying to us or she is REALLY forgetful because she's managing so many properties and can't keep track (I believe it's it a little of both scenarios) I even scheduled a meeting with Andrea and the landlords to review all the issues and request that they refund the cost of the vacuum, remove the $350 cleaning fee since we actually did most of the cleaning and provide a small reasonable reduction of the monthly rent because the property was not what was originally agreed upon, but they refused all of it. There were many, many more issues not mentioned here (all fully documented), but bottom line, Andrea (and Fort Lowell Management) didn't do diligence by verifying condition of condo prior to accepting to manage this property which resulted in us dealing with major issues in what was supposed to be our vacation time. Stay as far away from this company and specifically Andrea Robidoux. Additionally stay away from any properties owned by WILLOUGHBY INVESTMENTS AND SERVICES, LLC (landlords).

I have not heard back from him at all in spite of follow up calls, emails, texts from me and from his colleagues. I think he is one of those realtor who only responds to money in the works. His online presence brands himself as someone who is an expert on how to make money and chase real estate profits from others and nothing about service and giving back. Online posts of pictures and videos if not taken down upon home sale and home owner request is classified as an ethics violation by AZ Association of REALTORS. I will be filing my complaints via other channels to have my privacy protected. Updates: After working frustratingly on my own, I managed to have my private online information removed that were posted by Brian North and weren't removed within the reasonable time as required by ARMLS. Beware of this realtor who sells luxury real estate. He doesn't respect his buyer/sell's privacy and safety after a transaction is closed and he already has his commission money.

He is nothing short of an unprofessional influencer who is all about the money and scamming others for his own benefit I even have proof... shocker

    Update to our previous review. The appraisal we were given was so poorly done and written, with…read moreso many mistakes, and inaccuracies, that our lender has suspended all future dealings with this appraisal group. The appraisal C Myer gave couldn't even make it through "underwriting" it had so many inconsistencies and questionable comps, not to mention lack of permits, on a new construction-rebuild, with additions. As already stated in the prior review, our house suffered a house fire in June of 2021. In order to do an accurate appraisal, the appraiser needed to pull permits. They estimated sq footage, they never pulled permits to get actual sq footage, and when asked to amend their appraisal after being given comps in the area, even on the same street, within 90 days, C Myer, refused to amend her appraisal. Long and short, this appraiser and group cannot be trusted to give a concise and accurate appraisal. It's why our lender will NO longer do business with them. At every turn they refuse to take responsibility for their mistakes, even when given the opportunity to correct their mistakes, they still refused. And throughout the entire process they refused to acknowledge us the homeowners as the "client" in spite of the fact that we paid the bill. We kindly requested. A Refund yesterday, since our lender cannot use their appraisal, because it's not accurate or consistent, with the market value of our area. The accounting clerk refused to acknowledge us as the client and therefore refused to give us our money back. Our lender refuses to do any future business with this group. We have no choice but to file a formal complaint with the State's Department of insurance and Financial Institutions. We've already contacted our local Ombudsman, C. O'Neil, and initiated a formal complaint. Please folks, BEWARE this appraisal group, they do subpar work, they are forbidden from acknowledging their mistakes and refuse to deliver an accurate product to their paying customers, even when given two weeks to do so, If I could give negative stars,I would.
