Have volunteered with the ARPIII HOA for over 10 years. Can't say enough about our property manager Sherry Welchlin and her team. Sherry knows our community inside out, forwards and backwards. She listens to our Board and goes above and beyond almost daily. Our reserve fund is in excellent shape, our dues are comparatively low, our community is kept in top notch updated condition, vandalism is handled promptly and this is all done very professionally with a smile and kind words. Days, nights or weekends you know you can depend on our management team. In 2014 a city berm broke during a torrential downpour and flooded our 1,702 homeowner HOA, raising water levels 8 feet in our lake system, blowing off manhole covers, downing trees and Sherry was there knee deep in water with me. Thank you just doesn't quite cover it. read more

Extremely disappointed with the lack of response and enforcement from the Pecan Creek North HOA. For nearly 10 months, I have been dealing with neighboring trees hanging over my wall, excessive debris, constant cleanup, and even property damage related to the issue. Despite multiple complaints and attempts to resolve this privately, calls have gone unanswered and no meaningful action has been taken. What is most frustrating is that the homeowners continue trimming only "their side" of the trees every weekend while ignoring the large portions hanging into my property that continue creating the problem. Meanwhile, the HOA has failed to enforce its own landscaping and maintenance standards. An HOA should exist to help maintain community standards fairly and consistently -- not ignore residents when issues become ongoing nuisances affecting neighboring properties. I have now formally demanded corrective action within 7 days and will be pursuing all available options moving forward if this continues unresolved. Homeowners deserve accountability, communication, and enforcement of the rules everyone is expected to follow. read more

My experience with this property management company has been extremely disappointing. Communication and follow-through have been inconsistent, and there appears to be little accountability when problems arise. I have also observed what I believe to be inconsistent enforcement of community violations, which creates frustration and uncertainty for homeowners. During my dealings with the company, property manager Tina Barber told me that emails and internal service tickets relating to my concerns could not be located. More than a month later, after I raised the issue at a board meeting, those communications were found. This experience raised serious concerns for me about the company's recordkeeping, responsiveness, and handling of homeowner concerns. Based on my experience, this company and its management need significant improvement in communication, consistency, organization, and customer service. Homeowners should not have to repeatedly follow up or raise an issue publicly before receiving a meaningful response. read more

What a joke of a company & HOA as a whole. My vehicle was towed during business hours- which was NEVER told to our community that the regulations changed. Now I'm out $350, have to miss work for dealing with this, it's abhorrent. Maybe let your homeowners know when rules change? Yelp asks "Oh no, What could improve"? What about do your job? I reached out multiple times and someone actually replied to my email because a ticket is generated from the initial email. Names? Yes why not. Maria Saenz Monroy acknowledged my initial request and asked Garrett del Re, cc: Lilith Reyes if they could help, and no communication at all after that. I am sorry but after trying to follow up in the same email tread a few times after that, I get that they just don't care, so this is just to give the heads up to anyone looking into this business here for any reason. read more

As a former HOA board member at Park Place Village, I cannot imagine a worse experience than that given by AAM. Cookie cutter website, indifference to customer service by our property manager, Rahul Bhatt, and brow beating, unhelpful emails that are all about posturing and not results for the community. The value that I've seen from AAM has been weak; I'm so so sick for having to deal with that company. read more

Despite the fact that HOA dues went up this year, amenities continue to remain unserviced. As of today, the jacuzzi, playground, climbing wall and both saunas are out of service with no indication of repairs. I suspect at some point it's likely going to become necessary for residents to retain legal counsel to seek redress from AAM for the lost services and escalating fees. read more

DISSAPOINTMENT/ TOLL LETDOWN I am extremely disappointed with the level of integrity and service of AAM the HOA management company that provides customer service In The Preserve in SAN Tan Valley a 2-year-old community. It consistently is lacking with unanswered call/messages and little to no follow-through on issues that directly impact residence. Equally concerning is the ongoing neglect of subdivision maintenance. Simple fixes that go unanswered. The outer perimeter is maintained to attract. Routine upkeep in common areas appears poorly maintained and inconsistent and visible issues remain unresolved for extended periods of time. Residence pay dues with the expectation that these funds will be used to properly maintain the community, yet the results do not reflect that commitment! Transparency and candor from this HOA management company have been notably absent. Communication from them is often minimal and unclear, leaving homeowners uncertain about timelines, decisions and how concerns are being addressed. When accountability and open communication are missing, trust erodes. You will never find customer service, online access is very limited and cannot answer any questions. Like other reviewers here, I have been completely disgusted with the HOA management provided by AAM. At Milano Terrace I have been battling to get reimbursed for $25K worth of water damages caused by neglected roof maintenance. Even though they HOA will ultimately be responsible, it was the poor management from AAM that caused the damage in the first place. I have owned many condos and homes, and Bill ingeneri is the worst property manager I have ever had. The AAM website touts their professional and passionate care of owners and their homes, but I sure experienced quite the opposite. I am currently suing the Milano HOA, and I will make sure that AAM is a major responsible party in the suit. read more

I have never worked with an entity that reaches the level of incompetence AAM shows. - Communication The communication coming from AAM staff is inconsistent, impersonal, and one of the most frustrating aspects of dealing with this company. Email correspondence takes centuries, and phone communication always results on an answering machine. - Service The company does the bare minimum, but when it does focus on enforcing covenants, they choose to do so in a way that inconveniences the entire neighborhood. Their app is outdated, and probably made with the cheapest contractors around. Sending ARC requests through their forms is useless, since you will be emailed to provide the same exact information, again. - Conflict handling Unable to take accountability for mistakes made on the company's end. These people are getting paid to manage our communities, but do a horrible job at it. They send compliance notices, but neglect to care for common areas, don't properly read covenants before responding, and their overall attitude towards resolving conflict does not show any ownership of the many mistakes they often make. read more

The average employee is as sharp as bowling ball. If you go in to ask a question, be aware that the person you talk to will have a nervous breakdown if you ask a question beyond, "where is the bathroom"? Actually I doubt they could answer that. The average employee cannot even answer the simplest question. They then refer you to a Chief Karen that is just a voicemail. You have a better chance at hitting the lotto than one of these lazy slackers actually call you back. If by some chance Karen actually calls back, she will be rude and dismissive and interrupt you every other word, and if you try to talk will hang up on you if you say something they don't agree with. I have lived in my house for 23 years, I am original owner. This is by far the worst I have experienced in last 2-3 years. This company does virtually nothing. Nothing is enforced, Community Manager take days to respond tenants emails, she have no clue what is going at the community. She is condacting community inspection, we were told, once a month, but we the one who live there, alarming her about any issues. Parking violations all around, gates issues are constant problem. Overgrown trees blocking side walks (you would assume she notice that during her "community walk through"), but no, we have to tell her about that. Associated Asset Management (AAM, LLC) manages our HOA and community that I live in here in Scottsdale, Arizona and I've lived here for 6 years in this home. AAM, LLC and Gladis Hernandez are about as inept as they come and have me livid right now as Gladis has absolutely no clue what she's doing and is atrocious to work with... That's if you can get ahold of her as she doesn't return calls either. Here's the situation: On August 22nd, 2025, I received a notice stating "Any exterior change to the appearance of your property must be submitted for approval in accordance with the CC&Rs and Design Guidelines. Please submit for architectural approval. Pertaining to the paint color" I HAVE NOT MADE ANY CHANGES TO MY PROPERTY AT ALL IN THE LAST 5 + YEARS! NONE, ZERO, NOTHING! So why am I getting a letter telling me to submit for architectural approval??? I was approved for the house painting BY THEIR COMPANY on January 23rd, 2020, ALMOST 6 YEARS AGO and from Crystall McFall. The paint colors were two of the options offered by the HOA/Community (Castlerock and Weathered Brown) and we did exactly what we were told to do. Here's where things get really ridiculous as Gladis Hernandez has ZERO clue what she's doing... After receiving this notice, I called Gladis Hernandez right away and left a message that day, no response. Called her the next day and was on the phone for 45 minutes with a rep, but still no callback from Gladis. The weekend went by and by mid-next week I still hadn't heard back from her as it was coming up on a week since my initial reach out... very unprofessional. Finally, on my fourth call over the last week and an hour of my time wasted she answered. I explained the situation just thinking it would be a mistake and the call would be over quick and she literally did nothing on the call. She didn't say much, she was rude, no apology for not calling back and had the nerve to have a smug and rude demeanor and attitude with me. I'M THE ONE WHO RECEIVED A NOTICE FOR ZERO REASON OR WRONGDOING, CALLED FOUR TIMES OVER A WEEK AND AM DEALING WITH A SITUATION THAT SHOULD HAVE NEVER HAPPENED. WHAT RIGHT DOES SHE HAVE TO BE RUDE, I'M THE ONE WHO SHOULD BE ANGRY. Nothing came out of the call at all. How could this not be an open and shut situation??? Fast forward to today and almost four months later December 16th, 2025, and I receive a notice stating "Your request to appeal the fine has been forwarded to the Board of Directors for review and response." What fine, I've never received anything about a fine and for what??? Why are you sending me architectural change letters and supposed fines which I've seen nothing regarding, about a situation that's been over with for almost 6 years and we did everything we were supposed to and by the book and YOU GUYS approved. I'll tell you why, because Gladis Hernandez is a moron who doesn't know how to do her job and this has gotten to the point of harassment. My Father who ran the third highest court in the country, the United States Seventh Circuit Court of Appeals for 38 years says we should sue them for harassment as this situation is exactly that and there's zero grounds for any of this to have taken place. If I hear anything other than "case closed" on this, there WILL be a lawsuit against this harassing company and their property manager Gladis Hernandez who is extremely horrible at her job and also at talking/dealing with people. I'm furious about this situation as I was a property manager for 160 investment homes back in the early 2000's myself and you DO NOT handle things this way as it's unethical, it's harassment and it's just plain crappy on your part AAM and Gladis Hernandez. Zero reason for a letter stating I need architectural approval for something you guys approved almost 6 years ago... SHAME ON YOU GUYS. Lastly, I have probably one of the most well-kept properties in the neighborhood. I spent ten hours over the last two months pulling weeds and making sure the yard looked cleaned up. My one neighbor is an Airbnb and has a jungle of weeds in their yard and so do others in the area, hound them and stop harassing me! I clean up the cul-de-sac after the storms as the water washes everything down to our cul-de-sac and makes a mess as I take pride in the community I live and help make sure it's clean and tidy. I pick up dog poops from my own dog obviously, but also other dogs whos owners don't pick up after their dogs. I could go on naming things they should be addressing rather than harassing me, but I've wasted enough of my time on this situation that should have never taken place to begin with. Obviously, you can't technically chose your HOA, but beware of AAM and Gladis and these extremely unethical people who don't know how to do their job. read more

For my July payment I was assessed a late penalty of $59. My payment was not late under your rules. I sent payment on 7/5/24 and AAM accepted payment on 7/9/2024. This is a full 6 days prior to the full payment deadline. For this quarter I just received another claim of late payment for October. Payment was sent on 10/1/2204 and accepted by AAM on 10/4/2024. 11 full days prior to the payment deadline. According to your app. You didn't not post my July payment until 7/16/24 and didn't not post my October payment until 10/16/24. This act on your part is in my view intentional to extort more money from tenants. Thus far 3 phone calls, 2 emails, and 1 attempt at contacting you through your website "contact us" function have gone unanswered. read more

This HOA payment process is impossible to manage and they are so difficult to get ahold of. The bills are always behind and confusing. Can't set up autopay or make a payment online because there is always some issue and you end up being delinquent. I wish we could get out of this. read more

The previous "manager" went awol and the new replacement has yet to be seen. Most complaints about this type of business are due to violations. This is now. This company does virtually nothing. Paying $125 a month for a non-gated community, zero amenities, free range cows running and crapping through the streets, and tacky neighbors is exactly why we sold our house within a year of moving in. Associate Assets Management charges my HOA a significant amount of money but offers very little in terms of services. especially frustrating is the dreadful parttime on-site community manager they have stuck us with. her problem so.bing. abilities are minimal and her interest in doing her work well is null. Recently, it took her a month to replace a prominent popular clock that was not working, one in a fitness area. Even worse, there is no accountability from superiors within AAM. Rating for KB HOMES & AAM Location: Brand new KB homes community in Gilbert AZ (Cordillera) Homes priced from 500k-700k We have a house on our street that is an absolute joke. The amount of violations this house has according to the HOA handbook. This home is less than a year old and has the following issues. They park a commercial vehicle on the driveway. This is against the rules and looks super tacky. They bought what looks to be a spec home with real grass in the front lawn. I honestly don't think they have ever watered it because it's so dead. This dead grass is one spark away from a fire. Weeds scattered throughout the front yard as well. They park a bunch of cars all over the street in the front of their house. They all parked different directions on the same side of the street. Lastly they leave their trash cans on the side of the house. The cans are always overflowing and have trash on the ground near them. So these are the issues this home has been having for over 6-8 months. Now I am done with the back story, we can move onto my complaint about AAM. These issues I stated above with this house started around 6-8 months ago. If this was addressed and fixed this review wouldn't have been made. 6-8 months and nothing happens... how is this allowed when I am paying AAM $125 a month... $125 is a ton when KB Homes has zero amenities and the company that runs the HOA doesn't do their job. So now me...just a homeowner is going to have to get it fixed since AAM is unable to its job. So over the last few months I have been contacting them to try to get the ball rolling and also have contacted KB homes. Someone should try to call AAM right now and try to get ahold of Harmony who is in charge of the HOA. You will first have to call and wait 10-15 for someone to answer then send you to another person with another 10-15 wait just to get her contact info since she was out. I have had communication with all parties minus the homeowners I am complaining about. Our household is not the only household that feels the same we do about this eyesore of a house in our neighborhood. Everyone is blown away it's been allowed and the fact we are all paying $125 for NOTHING. Step it up AAM and KB. KB you are letting a company not represent your community the way it should. Nothing like driving into 1 of the 2 only entrances and seeing this house. First impression mean a lot...... both of you need to step up and do better. KB needs to hold AAM accountable. AAM was our property manager when I ended up having to sue the HOA to get them to repair my dilapidated roof and leaking walls. Through the discovery process of the lawsuit, I saw many, many emails from the AAM manager to the HOA board that literally shocked me. It took 3 years to resolve the lawsuit and ultimately the repair bills to stop the water coming into my unit totaled about $14,000 combined for the leaky roof and walls. The HOA cried poor for 3 full years, but during those 3 years, they always had at least that amount of money on-hand and could've just made those repairs. In the disclosed emails I got to see, AAM didn't advise the HOA to just spend the money and make the needed repairs, instead, in email after email AAM either told the HOA board it would "bankrupt" them to make the repairs or outright goaded them on to invite a lawsuit on themselves. I saw an email where the AAM manager recommended that the HOA call my "bluff." Like I could somehow fake the videos where water was pouring through the common area and saturating the walls? Flash forward a year into the lawsuit and AAM dumps our HOA. Flash forward a year after that and the insurance carrier dumps our HOA and our property. The only insurance they could get after that had an outrageously high deductible (something like $25,000 per incident, I think) and excluded all kinds of normal things that an HOA would normally be able to file a claim for. This is the 'legacy' that AAM left our HOA. Instead of advising and coaching the HOA to fulfill their contractual duty and make the repairs, AAM seems to have never gotten estimates for the repairs to help the HOA realize they *could* actually afford it to stave off a 3-year long lawsuit. One of the emails I got through the discovery process even sounded gleeful that I'd filed the lawsuit (at least that's how it reads to me when I see that email). AAM should've known how devastating a lawsuit might be to that HOA and should've done more to just diplomatically work out getting those repairs made. That HOA would've been in much better shape today if AAM had urged them to find a way to work things out. It will probably take years for them to recover from the bad advice AAM gave them. UPDATE: It appears AAM has replied to this review. Too bad this regret wasn't expressed in 2018 when their employee Lisa P. sent all of those emails referenced in my review and refused to find a solution to repair my condo. The leadership at AAM is the same now as it was then. They drove our HOA into worse financial trouble than they were already in and then dropped them like a cheap date and walked away. I got a settlement out of it because AAM advised the HOA poorly. Think long and hard if you want this kind of advisement and "service" from your property manager. read more

I've been a member of 5 HOAs in 3 states, and on the board of one of them. Some managers were better than others, but none as poor as AAM. We were captives of AAM while the developer sold the last units, so were unable to fire AAM until we were several years into a terrible relationship. A few of the things we experienced were: Refusal to answer phone calls or emails, furnish financials, hold meetings or provide even the most basic services. The landscaping company AAM forced upon us was terrible, allowing plants to die even as we pleaded with AAM to check the irrigation. We were billed for services we didn't use, such as mailing costs to owners which never occurred. The turn-over of representatives was stunningly rapid. The managers never enforced the CC&R's which leaves the new board with violations too numerous to mention. Routine maintenance (roofs, exteriors) was abandoned. The developer set monthly dues far below what is necessary and the reserves were not built up while we were in the iron grip of the developer. A complaint on our part to the Better Business Bureau brought swift action on the part of AAM, a meeting with us, and several promises, such as 1/ Regularly visits to the property by AAM staff. 2 / Financial disclosures. 3/ Continuity of representatives 4/ returned calls and email messages. There was a slight uptick in service for a few weeks, then it went back to the usual disinterest and lack of communication. I find it difficult to describe what a poor job this company did for us. read more

Takes months to get the simplest approval because their employees do not show up for meetings for weeks on end. (Took off 2 weeks for labor day, took off 4 weeks for Christmas, etc., actually they almost take off the entire year). Then they tell the homeowners they are rude and kick them out of "their" office when they complain about all the delays. Also, employees are knowledgeable on State planned community and open meeting laws and refuse to comply with the law. Also, fees are exorbitantly high for what you receive and keep going up. Hardly any reserve fund and this crew only answers to the builders---never to the homeowners who they treat with total disdain and lack of respect. read more

I want to thank Community Manager Marco for his outstanding response and handling an irrigation issue we had in our community on Sunday, July 28th, 2024. He was the on-call manager and within 20 minutes he had created a work order and notified me that the landscape company was going to be onsite. Our landscape company was onsite within an hour to fix the big irrigation leak we had. It's a pleasure to know we have a great and dependable management company with wonderful property managers willing to help solve unexpected issues. We are residents in Andover North in Indiana and had major issues dealing with AAM. Thery have messed up our billing and will not fix their mistakes. I have called over 5 times and had zero response. I can't even get a phone call back! This company is horrible. read more
