This HOA was sending notices to the wrong address and trying to fine us at the same time. Called 6 times and left voicemails. It took almost a month to get someone to call back. Then they tried to claim HOA fees had never been paid. When there is proof they have not only received the checks but cashed them. When you do call you just get sent to 10 different voicemails. Stay far away from any HOA managed by this company. As many other have pointed out, they are more concerned with billing and sending fines for weeds than actually handling resident concerns. This company managed the HOA for my previous property in Arizona and when I encountered an issue with a neighbor I turned to them for assistance. It turned out that the Community Manager assigned to our HOA was not only telling me one thing and the neighbors another, but truly did not know the CC&Rs of the community she was managing. She informed me of a complaint process, which I followed exactly as she told me (all communications were via email) and they never took any action to notify or correct the offending party. It took a BBB complaint, an email to their supervisor, and notification that I had attorneys on retainer and was about to take action against AAM LLC before they took action in line with the governing documents. By that time, the situation with the specific neighbor deteriorated and a civil lawsuit had already begun, which would have been avoided entirely if they just took their role seriously at first contact. I was so thankful that the housing market performed the way it did to allow me to sell the new-construction home I had built after living in it for less than a year and get away from any property "managed" (I use that term lightly) by this company. read more

If you're unfortunate enough to have them while your new community is being developed until you get an ACTUAL HOA, don't expect anything to get done. They literally take your money and don't abide by their own rules to uphold the CC&Rs. It's appalling that they can get away with this. If we didn't have to pay that would be one thing. Absolutely horrible HOA Management Company. Cannot run a Zoom meeting that anyone can here. Took the HOA to the AZ Office of Administrative Hearing. AAM failed under ARS 33-1805 to provide tax info supporting information and the Office Manager lied stating she did not have it, but it was required to be maintained by Federal and State Law. Come to find out six months later there are documents. The Office Manager office site office covers for her along with the HOA. Reserve funds used for none reserve items. Says the common area building is not a public building and therefore, no need for ADA compliance. Yet our pool had to have a ADA compliant water fountain. Information is put out to the general community that is false to attack people asking for information. Really a sad sick situation. In a meeting with the CEO she stated it's hard to get qualified people. That's a true understatement. Just look at the BBB reviews of 1.5 out of 5 and Yelp 1.4 out of 5 and all the 1 star reviews. I've lived in my neighboorhood for over 12 years. Over the past month they have sent nothing but harassing letters about my landscaping. Seriously cut palm frons off of a tree in the front yard last week, received a violation notice in the mail today. It would be nice if they focused their efforts on those that are actually not maintaining their yards, instead of nit picking everything in my front yard. This is the Management company that was hired by a new build community in which I reside. Not only do they not keep accurate records, fine residence for poor maintenance of property when they themselves do not maintain the community property to the same standards they hold the owners, but when I ask for assistance to correct their records, not only was it not resolved for almost a year but I was apparently outright lied to by Staff. I kept emailing them asking them to call my cellphone at their convenience to to talk about numerous issues and they never called. Total joke of a company. Our parks in Sierra Ranch have all turned brown due to lack of water. When you write AAM, they just make excuses to make you go away. If you complain to their customer service department they just pass youR complaint back to the community manager and they retaliate against you. Horrible customer service I have lived in my home for over 8 years and never had any issues with the HOA and payments. Now that they are the new HOA I'm getting letter saying payment not received never once have I made a late payment. I had to call to today and the customer service rep . was less than helpful and said no you made your payment late. you can disregard the letter. I then said no the payment was not late. the lady then said well the late fee was waived and the next bill will be due 7/1/22. the late fee will not apply. I think that since this change has happened i have more issues in two months then in eight years. My Husband and I asked for VERY BASIC information to communicate with our BOARD. We were told NO We were left with the feeling that everything has to go through AAM. They went so far as to have the attorney respond and explain why we should not have this information. Now that I know who represents them well I rank them right up there with ambulance chasers. Here is the issue with that... The Board is elected by the homeowners and the board then hires a management company AAM is nothing but a VENDOR. HOAs are about the HOMEOWNERS at least the good ones are. We want the right to communicate directly with our BOARD as they are our elected figurehead. This particular manager LOVES to rely on the statement I work for the board my question is is that the HOA board? or the one at AAM that pays their salary. AAM is after all a FOR profit corporation and NOT who I should be going to. If transparency is not permitted I have to wonder what other Orders of business might be kept from the homeowners as they collect their fines and fees? We have all heard THOSE stories. Now I'm not saying that kind of thing is happening but when you go out of your way to hinder direct communication it does not leave one with a safe and settled feeling. Giving two stars only for past performance. Our community had a great manager (an AAM employee) (Heidi). She was always responsive, friendly, wanted to help. She was on top of her job. Following that, we had one bad manager after another. AAM appointed Holly T. to manage our HOA. She is utterly incompetent, confrontational, and simply put does not do her job. If you are moving into a North Carolina community and the HOA is managed by AAM, please look into the individuals assigned. Anna and Greg Franks oversee (and I use the term oversee loosely) my community. The community space has 1 trash can and it has been overflowing with dog waste for more than a month. Trees were dead, only to be replaced with dead trees. They claim that they visit the property once per week, but how can you miss such blatant issues? They are collecting a paycheck and doing absolutely nothing. Furthermore, McKee claimed that the landscapers would mow all properties as long as the fence gate was open, but as soon as we moved in, AAM renegotiated the care of the properties. I wish that there were more reviews on this company. I don't even know where to start. I have owned my property for the past 6 years and not once did I have an issue with the previous HOA. In the past few months AAM took over the as the management property and everything has been a mess. Had to call today regarding my bill and the dumb woman didn't even listen to me. She sent me an email to reset set my account instead of helping me understand my bill. The second woman tried to be helpful and she transferred me and told me that I needed to push a number for technical service. I finally had the pleasure of speaking to the dumbest person in the company. She asked for my name and account information. The woman kept calling me Mam. First of all my name is Nicholas. After about the 10th time of the woman referring to me as a woman. I actually had to remind her that my name is Nicholas and I am actually a man and that she needs to refer to me as sir instead of mam. What the hell is the point of asking for my name and information.... On top of that I ended my glorious conversation without a resolution. Apparently I have two separate account numbers for my one property. I have no clue how this happened and apparently nobody in the business knows how to correct this situation. read more

This company is a complete joke. Community manager Jeanne Lambert-Tonkinson is horrible to deal with and a tyrant. They love to cite you for the smallest, pettiest thing. The common areas have trash and empty bottles everywhere. The HOA neglects to clear the weeds in a timely manner so they end up in my yard and then I have to deal with their mess and negligence. My son was a student as ASU when the pandemic started so when everyone was on lockdown, the complex he was living in didn't have enough parking spaces for the tenants. As a result of this, my son had to park in a parking spot reserved for a guest. They had the audacity to put a "barnacle" on my sons windshield. I had to pay $250 to have it removed. I have been living in a community managed by this company for going on 4 years (3 as a homeowner and almost 1 year as a board member) and the one word that comes to mind in describing interactions with this company is: DISRESPECTFUL. If someone in your association does not have a firm grasp of your associations' financials / accounting / budget and business processes, I STRONGLY suggest that gets resolved, and quickly. If your assessments have steadily increased (or an increase has been proposed by them) and you don't know where the additional monies are going, I suggest you look closely at your Administration Expense and Collections budgeting items versus actual spend, versus your HOA's Collection Policy. It is important to remember: HOA management companies work for the communities' homeowners / board. The money a HOA management company collects from homeowners is the HOA's money. Where to begin. 1 star is far, far too much credit for what this horrible, incompetent company does. They deserve negative stars. I cannot warn other Homeowners' Associations any more strongly than this to avoid this company at all costs possible. My profound sympathies if you have to deal with Doug Hauswirth or Rob Lewis. Abject morons. For 12 years here in Gilbert, we have watched this company absolutely neglect our community into disrepair, ignore repeated violations, refuse to do just about anything. We finally took back our Board and fired these morons. At the meeting to terminate them, they had one of their senior managers - Rob Lewis - literally try to sell us on keeping their company by blaming us for not notifying them of how terrible their community managers were. Not kidding. How stupid can you be? Their community managers have tried to get us to hire repair companies for many, many repairs that were covered under the builder's 8-year statute of limitations. These guys literally would have cost us tens of thousands of dollars because they refused to go after the builder and other responsible parties. When we repeatedly brought this to their attention, they STILL did not get it. After we terminated them, we have the sense that they are actively trying to sabotage the transition. Our idiot community manager - Doug Hauswirth - set up the meeting to interview new companies (because we obviously did not have the contact information for everyone in the community) and he opened it and left, without leaving control of the meeting to any of the Board members. He also failed to notify the community, as we requested. I could go on and on about how terrible this company is. Their people, particularly James Conigliori, Doug Hauswirth, Danielle Brackemeyer, and Rob Lewis, are about the most incompetent morons I have ever dealt with. This company will take your money and do nothing. Best of luck trying to get rid of them! They are rude, incompetent, stupid, and condescending to homeowners. Their position from their last email is they do not have to answer to homeowners. So, 14-15 months later.......First the grass died at the south end of the building. When we told the Res Mgr about it he had no idea. I still haven't figured out what the new guy does. The mystery continues. Also, the dues were raised (no issue with that), but our auto draft didn't get changed and they keep wanting to charge a late fee of $15.00 for the two months and I refuse to pay it. I send them letters telling them I am not paying and they keep mailing the same amount due. I guess I will try hitting up a board meeting to see if I can get an edict from them. read more

They don't call back when you want further information. They charge you a fee online to pay your bill. And if you mail a check you now get the bill like a week before it's due. Please beware of Associated Asset Management (AAM), a property management company in Phoenix, AZ that manages the HOA in our small community. Our experience suggests that you not get involved with them on any level. We have had previous experiences with other management companies for HOA's in other communities where we have lived, so we do have a comparison to go by, and I find it hard to believe that they are still in business with the way they conduct themselves. We have become recent homeowners in our community that is still controlled by the developer who currently employs AAM. It's been a nightmare! While the community and neighbors are lovely and we have no complaints with any of our neighbors, the running of the common grounds, from a non working call box at the front gate and electric gates that do not always work and have been left open for days to not receiving return phone calls in a timely manner or getting any attention to details being met with zero attention. There is no pride in any of their employees to own or do their jobs. At least, that is what we have so far encountered. They are very rude and uninterested in solving issues that come up, and we have been chastised for going above our contact person to get the help we needed. Nobody knows what is going on and nobody has the authority to take charge. I shudder at the thought that, should there be a real issue, we would be in trouble due to their inability to handle the most minor of issues in our small community. We live in a new development in a lovely area and, already, the landscaping is dying out and weeds are coming up all over in the common area and, even, through the asphalt in the common area. We have had cars are parked in front of fire hydrants and facing the wrong direction. Their accounting is suspect. We have received late payment fee notices for overdue HOA fees that we were not even aware of. We have been told verbally that statements have been sent out but we have never received them. We, recently, received a letter advising us that our HOA fees will be increasing, but there was no date in the letter as to when it is to occur. They're sloppy and just don't care. One of the many responsibilities of an HOA is to handle issues and problems that arise in the community. Apparently, they are not capable of doing this. They lack the ability to handle problems and offer solutions. They just don't have the desire or expertise. If you are moving into a community that is managed by AAM, consider the long term relationship you may have with them. If I had known, up front, how difficult it would be to get small issues handled, we would have waited on closing escrow to get the problems resolved so that we would be assured that our issues got addressed. Once you close escrow they don't care, and you may never get a solution. I can't understand why they were hired in the first place. It appears that the only decent reviews this company gets is from the people who have hired them. Duh! Remember it's the people in the communities who they represent, and they aren't doing it on any level. I would sum it up by saying they are just plain incompetent. read more
