However, from 2021 to 2025 they went through four different managers. I would have one person, everything would seem to be going well and then abruptly they'd tell me someone else was being assigned. In 2025, I was again assigned a new manager, Andrea R. and communication significantly declined in comparison to other property managers I had been assigned. Emails would often go unanswered for long periods of time. Everything fell apart during a tenant move-out at the end of 2025. Before the tenant moved out, I provided the original lease and deposit records to Andrea so there would be no confusion. During the scheduled move-out, the assigned manager was unavailable, and the person who performed the move-out inspection took not one photo. I had to step in myself after tenant departure to take move-out condition photos because Fort Lowell staff didn't do it. The departing tenant was instructed to leave the keys unsecured in the mailbox after 5:30pm, which was very concerning because they didn't set up a lockbox for the tenant to securely leave the keys after the inspection. In addition to all of this, they issued a security deposit refund using rents from another unit to the tenant before fully reviewing damages. Keep in mind I held the deposits, but they did not consult me or provide me with the breakdown and obtain my authorization before refunding the money that I should have provided from the deposit account not use rents from another unit's tenant. To make matters completely insanely worse, the refund included money that had already been returned years earlier to a prior co-tenant! After I began formally requesting proper documentation and correction of the accounting, communication became worse. I sent a written notice under the contract giving them nearly a month to fix the issues. The problems were not fully corrected. After I terminated the agreement with proper 30-day notice, communication completely stopped, they did not follow up with me with requested documentation and stopped responding to my other unit's tenant they were still managing in this timeframe. I have still not received the complete documentation or the remaining funds in my owner account. I also later discovered that another tenant had gone six months without a properly executed lease renewal, and I was never informed. As a landlord, you need clear communication, accurate accounting, and proper handling of deposits. In my experience, those basic protections were not consistently in place. In addition, Fort Lowell's team is extremely unprofessional, completely ignoring clients, being condescending, and just displaying levels of incompetence I didn't know could exist. If you're a property owner, I would not recommend you use Fort Lowell. In fact, RUN!

We were given only one key in a lockbox, which was never removed and stayed on the property the entire six months we lived there. The carpets were full of dog hair when we moved in even though we do not have a dog. We were told the previous tenants skipped out on rent, which strongly suggests the carpets were never cleaned. Despite this, we were charged $240 for 2 bedrooms, a hallway and stairs for carpet cleaning when we moved out. Kim was consistently condescending and rude. The homeowner was the only person who ever came to the property or handled repairs (homeowner was very kind, wish they took Kim out of the picture and saved themselves the money) Our move in checklist noted multiple dirty and broken items and we never received follow up. We were told to submit service requests in the portal, which we did, but only received responses after repeated emails. We were not given basic information upon move in, including the pool code, garbage and recycling days, which bins were ours, or which mailbox belonged to us. It took over three weeks of emailing in the Arizona July heat to finally get the pool code. Do not use this company. Choose a property manager who actually communicates, cares, and is professional.

They will have next to no information from the owner of the property. Frankly, they don't consider it their responsibility. What this company does is reinvent the wheel. What I mean is instead of finding out from the previous owner what companies provide utility services and internet or cable to the home they will send you to a third party company to do all that research which causes unnecessary delays. My water service was delayed 5 days. I was without water for 5 days after I moved in because even though the residence is in Glendale, water, trash, sewage is provided by the City of Phoenix. I had to learn this myself by trial and error. If you ask them at AZ Prop Mgmt services they are clueless and frankly don't seem to care. They don't consider it their job and will send you to this 3rd party business they hire. This was the response I got when I had a similar problem getting internet up because there is no coax connection 5 days after I moved in. "We do not have any info but I would recomend calling some cable providers. We will check to see if the owner has ever lived in the property and if they know." My prop manager in Scottsdale is accountable and treats these issues with the appropriate urgency considering you're just moving into a property and need these things lined up promptly. Totally different experience with this group. No accountability. They care about running your credit, getting your deposit and you signing the lease. Outside of that you're treated with the "it's not my department" type of response where they insulate themselves from any accountability by referring you to a third party business that you have to set up and appt with when could simply collect that info from the owner (i.e., they reinvent the wheel) rather then making it a part of their process to get the info from the prop owner. Instead, they treat you like it's a major inconvenience to them to have to get in touch with the owner of the property. Very impersonal and uncaring. I would highly advise against utilizing this company if you are a property owner.
