Our house caught on fire due to the property owner negligence (bathroom fan) and it was handled AWFUL. We were out of the house as soon as it happened and not only did the property management team become hard to contact, all they asked is "when can you have your things out?" Per our lease we were due a reenbursement for the rent paid for the month and NOTHING. we went to gather our things the following week when we found a new place to rent and they packed and boxed our items without warning or permission and sent us a bill for thousands of dollars as a threat when we threatened to take them to small claims court. AWFUL business, AWFUL people.

This goes to show how satisfied I am with the services provided by TOP Property Shop. They clearly do not communicate with the owner of the homes they lease or the owners with the agency, or possibly neither care. The condition of the house we are leasing is terrible. TOP Property Shop does not answer calls it's a waste of your time and money. The home we leased had a pipe missing for the 3 days we have been there. My family wondered and wondered why the City of Phoenix said they couldn't do anything until we fixed something. Then we saw what was wrong. I must have called TOP Property 20 times to get a hold of anyone and nothing. Until, finally the agent Michael Carsey answered. He said we would have to wait a whole other day to have it fixed. Keep in mind humans need to wash their hands, go to the restroom, shower, and wash dishes with water. We decided to take matters into our own hands. We bought and fixed the pipe. We had toddlers at home that needed the restroom for those days we had no water. The poor kids had to use the potty without flushing. That's absolutely not acceptable. Yes, there is a form you are given to fill out and fax to the agency with damages you see when you first move into homes. Clearly so that you are not charged with damages that should be fixed before leasing homes out. Although, it is the agency and the homeowner's responsibility to complete a walk through and clean the homes before leasing. We will continue with the home because it is a contract agreement not because we like the services or the home condition. Other damages of the home: 1. Broken mirror closet doors 2. Half of the outlets in the home are broken. 3. The house was filthy. 4. The house has wooden floors that are majorly damaged. 5. The locks don't work and need to be replaced. Including some that are backwards. 6. Two rooms have no closet doors for some reason. 7. When you need maintenance done in the home your leasing, the maintenance crews tell you to call them just so that they can tell you they're to busy to take your call. You are told "call back when I have my schedule with me". This is when a company should call you instead for maintenance issues. 8. If you take maintenance issues into your own hands and fix your home you are leasing, you are NOT refunded. The company lacks to communicate with you. There are many other little things that could have been fixed before the home was leased. Save your money, time and tell other friends and family to save theirs.

They were recommended to me by my RE Agent nine years ago as the best property management company in the Valley. That agent is one of the top 3% of all agents in Maricopa County. Key has been an outstanding partner in my real estate investments. They provide services that include property maintenance, listing, HOA interface, home warranty insurance claims, accounting for tax purposes, and most of all, getting quality tenants. In several of these rental units, we have had the same tenants since we first listed the properties after their acquisition. Key handles all the tenant questions and problems. They have a person dedicated to handling only HOA issues, another who just handles the listings and another person who does a remarkable job in vetting the prospective tenants by doing an extensive background check on all applicants. We don't get bad or problem tenants! Their vetting process is thorough and incredibly detailed! I have made extensive use of their free market analysis service. They do a market analysis on all properties to assure that the rental rates are at current market levels with competing homes in the area. We have also used Key's market analysis service when buying new properties. Before shopping for a new rental, we use this market analysis service to first determine the neighborhoods where the homes are renting the quickest and for the highest amounts. Only then, do we start the search process to find available properties. In this way, we know that once acquired, the property will rent quickly and we are confident when making an acquisition that the R.O.I. will meet our goals. Key manages a large enough number of properties that they have easy and quick access to ancillary service providers such as plumbers, landscapers, painters, handyman services, electricians and flooring contractors. When such services are needed, Key gets the quotes, handles the scheduling, manages/inspects the work, and pays the invoices. Their monthly cash flow statements detail all rental income, expenses, taxes, HOA fees and home warranty insurance payments. At year's end, an annual summary is provided which goes directly to my CPA for income tax preparation. Because of Key Management, I have a worry free, financially rewarding and totally dependable investment portfolio. From my perspective as a landlord, Key does all the heavy lifting and I see the results in my monthly bank statements! If it were not for Key, and trying to manage seven properties by myself, I simply wouldn't do it! Key Management is staffed by excellent people who are experts at doing their jobs. They are responsive (when you call Key, you get to talk to a real person who can handle your issue), pleasant and who really strive to make the job of property ownership as worry free and effortless as possible. Key was recommended to my by one of the best RE Agents in the Valley, and I have recommended Key to friends of mine who have purchased multiple rental units here as well. We have all received service that has far exceeded our expectations. Key has grown to be one of our most trusted and dependable advisers in our real estate investing endeavors. I can't recommend Key Management highly enough! They provide valuable service far in excess of their low management fees! Key is a great investment and if anyone is looking to develop a rental property investment portfolio, I would recommend starting with Key, then, form a team between the RE Agent, the investor, and Key Management. This will result in a profitable investment that is worry free and trouble free. Key has been the reason my RE portfolio has provided me with a significantly impressive R.O.I. and highly positive cash flow for the last nine years!

Aborrent management company that is unable to resolve any isses faced by the HOA community. The wildly unprofessional community manager, Mark and Joris (unaware of job title) continuously spoke over me during a phone call and also at HOA board meetings violating my rights to speak for 3 minutes as a homeowner per the CC&R's. I have been requesting for the contact information to file a formal complaint with this company since January of 2025 but still have yet to be provided the information. I cannot ensure that my questions or concerns are being viewed by the HOA board as Mark does not respond for 2 weeks or more at a time, does not provide information requested by residents at HOA meetings in a timely manner, and removes the CC for Admin when responding. Additionally, almost every HOA meeting is regarding the same issues, l.E. paint issues, storage doors. For paying $1,800 a month, something should be accomplished within a reasonable time frame. Extremely rude employees that cannot answer the most basic of questions. Highly disappointed and I will be posting this review on every page I can find.
