    We have lived in a property managed by platinum realty for almost 3 years now. We have had almost all of our major appliances go out, lost out on over $600 worth of food when our fridge went out not once but twice (we were given a one time $200 rent concession- they refused to give us a temporary fridge to use while the fridge was being repaired. Our maintenance vendor offered a fridge he had at his home for us to temporarily use until ours was fixed, as he had young children and understood we needed it to keep their milk cold.), a dish washer that did not dry (would not replace as it was not an essential function-had to wait for it to fully break then have a new dishwasher), an ice maker that wouldn't work in the fridge (would not replace as it was not an essential function-had to wait for fridge to break and get new fridge) a washer that flooded our house at least 3 times (they came out to fix it and said they found nothing wrong with it- it happened again and we were instructed to not use it. We told them we had 2 young children and had to either use it or be compensated for using a laundry mat. Never heard anything so we used it again, Gabrialla excuse for not sending us money for a laundry mat was that we never submitted receipts.), a leaking hot water heater that was growing mold and fungus in our garage on the pedestal, and now we've been living with open drywall in our guest bathroom and garage with screws poking out for the last almost 6 months. The reason the drywall was cut to begin with was because they suspected mold, luckily for us the only mold they found was on our water heater pedestal in the garage. Our property manager Gabrialla is negligent and does not take care of the tenants. We have asked for the drywall and screws to be fixed many times since July, and it is only just now getting taken care of as I advised that council had told me to withhold rent until the repairs were made. Finally- the repairman came to fix, not only was the job not done completely (missing baseboard), but the paint also does not match, and because the baseboard is still missing, screws are still exposed. We have young children and this is absolutely unacceptable. You would think that having a long term tenant would be priority, but when it comes to Gabrialla and the platinum realty team they do not care to take care of their tenants in a timely manner. Please stay away from any properties managed by platinum realty!!!!!

I am really trying to understand how in this day and age with the laws put in place for disabled tenants, how people can still put the disabled in "unsafe living conditions" and they see no problem or how I could potentially hurt myself. As I stated my left leg has been amputated at the hip and property mgmt/resident services sees no problem with me getting in and out of a bathtub and yet they still refused my doctors request to transfer me to a shower unit only. I am in the process of seeking an attorney to seek montary damages from 01/10/2025 (date of request) to present. Maybe then they will see "a problem" - I am not going to hold Dunlap and Magee accountable for they cannot oversee "all ignorance" I am solely holding Property Management and Resident Services of AZ Housing Inc., accountable. All of their properties I have stayed in , Scottsdale as well in Tempe are worn down not taking care of plus their management and office is horrible. The turnover rate is atrocious. I have not had a maintenance man more than a month stay with this company I can say there was three to For manager changes in under a year. For Lyndon lane they Do not take care of this property at all it is worn down ceilings /roofs broken doors, broken appliances windows, and every maintenance request is Ignored can never get anything done even if you pay your rent .     Complete lack of urgency to address maintenance issues. Currently I have no hot water, no heat, and…read moreextremely low water pressure in both sinks in my unit. The water issues happened on a Saturday morning. There is no emergency maintenance line (though capstone will tell you it is an emergency line), just an offsite call center available after hours. It is not easy to find the number to call for this call center and once I did, it still took over 45 mins just get a maintenance request submitted (due to excessively slow responses on their end). The call center is unable to tell you when you will hear from capstone or a vendor assigned to the problem. I did end up speaking to my property manager (Janelle, mentioning her by name to counter the positive review she has below mine), who told me I'd have to "get creative" (her exact words) over the weekend in order to bathe for work, do dishes, etc.. I wonder how long she personally would be willing to "get creative" and tolerate no water pressure or hot water at her own home? The heat in my unit has not been functional for at least 2 weeks. The owner of the property didn't like what the first vendor had to say so then they sent a second vendor out over a week later. This has forced me to rearrange my personal schedule to be home at inconvenient times because the owners don't want to pay for whatever repairs were recommended. How many second opinions are they going to put me through before they do something? Who knows. Sure this is Phoenix and I don't have any kids or elders to keep warm at night, but that's not the point (and I get the vibe the urgency level would be no different even then). Regardless, how is it acceptable for them to take weeks to deal with broken heating and put me through dealing with multiple vendors and them not being willing to pay for an emergency plumber to fix my water over the weekend? What if this was a broken AC in the middle of summer? Would the response be the same? They only care about making money and saving money for the property owners, they have zero concern for the tenants. Functional water (including hot water and water pressure) and heat are basic requirements for making a property habitable per AZ law. I currently have neither. Unfortunately, AZ heavily favors landlords over renters when it comes to the law so I likely have no legal recourse (and I'm sure Capstone banks on this because they know they have the upper hand), but you can bet I will be looking into it and at minimum posting reviews wherever I can. Prior issues: 1. I've reported a nasty odor from the shower drain which they have repeatedly ignored. They did send somebody out once to fix the broken toilet and told him to "just make a note" about the shower drain issue but to not actually do anything about it. Management then cancelled the maintenance requests I had placed on the portal 2. They will force you to submit to a yearly "walk through" to allow a third party to come into your home and take multiple photos of every room. This is invasive and ridiculous and NOT standard in the industry 3. They ignore requests that they don't want to answer. At my unit, the homeowner pays the utility bills directly and the amount is pushed through in the portal for me to pay. When I have asked to actually see any of these bills I am being charged for, Capstone ignores me. The unit has what appears to be the first digital thermostat ever created - I offered to have a smart thermostat installed, at my cost, through a vendor of the owners' choice. Ignored. 4. They will charge you $50/month for access to their online portal and for bimonthly air filter changes. You will have to let somebody come in and change the filters for you, they will not allow you to change them on your own or they will charge you (when I viewed the property prior to signing the lease I was told by the agent at the viewing that I could change my own air filters - he was wrong). You will also be charged a fee for paying your rent online through the portal (that they are already charging you to be able to access). Avoid this company at all costs, at least as a tenant. If you are a sheisty property owner who doesn't give a crap about your tenants, this may be the group for you. After selling my home and moving into a rental while I search for my next home and/or consider a move out of state, I was extremely leery of going through a management company. Capstone has firmly confirmed that my reservations were justified. It was a huge mistake and I urge you to not make the same one

Several repairs needed but I didn't know the extent. Some were to be done before move in & rest after. The house & yard were to be cleaned, weeds & trash removed. Nothing was done when I met Deborah to get the keys the night before move in. She said, "oh how embarrassing. I didn't have a chance to clean. But you said you were anal anyways so I figured why clean twice." They lied on the lease noting the house was built after 1978, it was built in 1959. They did not provide the lead based paint reports/pamphlets required by AZ law. There was peeling paint & rust in the medicine cabinet, paint, stucco, & brick missing from the outside of the walls. When they prepared the house to repaint we were unaware the house was built before 1978. Nothing was done to protect me or my family from any dust/debris that came off the walls & left there, water & mud came through the holes of the walls to the inside of the house. We had no privacy. The master bedroom & kitchen have sliding glass doors that lead to the backyard, if someone is standing within inches-10' from the door they can see in. Northpoint & Garcia's would send workers or come themselves w/o proper/no notice. The excuse was, "they didn't need access inside" "what's the big deal" "why are you complaining". When I walk out of my bathroom after a shower into my room, to get dressed, & there's someone at the sliding glass door of my bedroom looking in, taking pictures, "inspecting", or painting it's a scary, an invasion of my privacy, demeaning, & traumatic. I had a peeping Tom & I couldn't do anything about it except live w/the blinds, curtains, & windows closed to have privacy in my own home. Due to the holes, we had a constant flow of insects, Nov. the mice came. Deborah yelled in my face that I should have "put a sock in it" to prevent mice. Deb said I should have repaired the holes myself with socks! She said it was my fault for not having a washer and dryer, one of the many discriminating comments made by her. Per Northpoint Asset, Deborah Davis, Anne Wiley, Erika Harding, Jacqueline Garcia, Jose Garcia, & Amanda Garcia Kirwan everyone has mice & insects. I BEGGED for them to repair the evaporative cooler in March, sent a 5 day repair in person, certified mail, emailed, texted. They refused & ignored me. They sent someone the same day Code Enforcement was coming. We didn't have heat the first night because the ventilation for the heater & water cooler were not up to code. Deborah said she would bring us space heaters & never showed up. She offered $150 for a hotel for 4 adults & baby. Later the owners say they told her to give $319 not $150. I guess the $169 was for Deborah to keep along w/the $200 they gave her to have the yard & house cleaned, along w/the $200 they gave her to replace a door she claimed to replace but didn't. I have several pictures, emails, text, videos, recordings, & witnesses. They lied to me & lied about me. When I brought issues to their attention I was met w/defensiveness, nothing was their fault, they didn't know, it was my fault somehow, it was the owners fault. Their actions & behavior were abusive & cruel. I found temporary housing for my kids but I am homeless. My stuff is in storage & I'm staying at various places until I find a home. I will never rent again due to this experience. The only truth Deborah Davis told me was that she loves wine, cocaine, & Trump. If you don't have money to repair your home DON'T RENT IT OUT!! I know I'm not the only one they have mistreated. People may be afraid to speak possibly because they are being harassed & intimidated like I was. You have rights, there are laws, speak up. However, from 2021 to 2025 they went through four different managers. I would have one person, everything would seem to be going well and then abruptly they'd tell me someone else was being assigned. In 2025, I was again assigned a new manager, Andrea R. and communication significantly declined in comparison to other property managers I had been assigned. Emails would often go unanswered for long periods of time. Everything fell apart during a tenant move-out at the end of 2025. Before the tenant moved out, I provided the original lease and deposit records to Andrea so there would be no confusion. During the scheduled move-out, the assigned manager was unavailable, and the person who performed the move-out inspection took not one photo. I had to step in myself after tenant departure to take move-out condition photos because Fort Lowell staff didn't do it. The departing tenant was instructed to leave the keys unsecured in the mailbox after 5:30pm, which was very concerning because they didn't set up a lockbox for the tenant to securely leave the keys after the inspection. In addition to all of this, they issued a security deposit refund using rents from another unit to the tenant before fully reviewing damages. Keep in mind I held the deposits, but they did not consult me or provide me with the breakdown and obtain my authorization before refunding the money that I should have provided from the deposit account not use rents from another unit's tenant. To make matters completely insanely worse, the refund included money that had already been returned years earlier to a prior co-tenant! After I began formally requesting proper documentation and correction of the accounting, communication became worse. I sent a written notice under the contract giving them nearly a month to fix the issues. The problems were not fully corrected. After I terminated the agreement with proper 30-day notice, communication completely stopped, they did not follow up with me with requested documentation and stopped responding to my other unit's tenant they were still managing in this timeframe. I have still not received the complete documentation or the remaining funds in my owner account. I also later discovered that another tenant had gone six months without a properly executed lease renewal, and I was never informed. As a landlord, you need clear communication, accurate accounting, and proper handling of deposits. In my experience, those basic protections were not consistently in place. In addition, Fort Lowell's team is extremely unprofessional, completely ignoring clients, being condescending, and just displaying levels of incompetence I didn't know could exist. If you're a property owner, I would not recommend you use Fort Lowell. In fact, RUN!
