Don't go with Colby, for financial management they do not document monthly transitions in the order received or for that matter at all, they do not return email communications, they don't communicate except for maybe the front desk. I have found that the monthly Financial Statements don't coincide with Bank Statements. Incompetence at best. Scheduling meetings then not showing up stating that WE got the dates wrong even though we have numerous emails containing date, time, and location. Nothing ever seems to get done with these people. Our association manager never answers any of the emails we send to her. Nor does she ever answer her phone or return voicemails. Our board is opting to suck it up, watch them like hawks (due to countless errors, and manage their work rather than force our homeowners through another change in management company at this time. If you're looking to buy a property managed by Colby Management, run the other way! If you want to do business with incompetence that borders on abusive business practices, that result in fees leveraged against homeowners, due to Colby's own incompetence and lack of communication, then you've selected the right company to do business with. I've been dealing with billing issues for 12 months now and just as I get one issue resolved, another crops up. I was recently assessed yet another "late" fee, despite the fact that I had a zero account balance. I also had to pay to have two checks canceled due to the fact they changed their billing system, and never called me back to answer questions about the changes. Lack of written or telephonic response from this company is simply par for the course! To replace the lost checks sent thru bill pay, I sent them a manual check so that monies would be there within the grace period. Then they mysteriously found one of the missing checks and assessed me an NSF fee for the audacity of not wanting to have missing checks out there that can be randomly cashed, as is what happened exactly when they tried to cash the check even though the account was up to date. In March of this year the HOA fees were increased without written notification. I was told after the fact that I was overdue. I immediately paid up and was assessed late fees. One of which was only recently removed from my account in October. Wait though, because this gets better! It turns out the HOA dues weren't supposed to go up till June, so I was never really late and while waiting to actually receive actual billing statements, which would come hit or miss, I left $135 on the table in my account. As I thought things were finally resolved in October when the last late fee was removed, up crops this missing checks fiasco and I now have late fees on a zero balance account and an NSF! I am beside myself with frustration. As I said in beginning, do not buy a home with this "Management" company involved. The AZ AG needs to investigate this company for the abuse and harassment to homeowners, most of whom are elderly! read more

We are a small community of 14 townhomes. We were previously paying a substantial amount of our monthly budget for management fees and getting little to nothing for it. We made the decision to change to Colby management and also to go with the accounting only option. (They offer both accounting only and full service with a community manager.) As a board member it was stressful to take the leap, esp. since we had homeowners who were opposed! Colby did an excellent job making the transition process as seamless as it could have been. We are extremely pleased and have no regrets. It was a great decision for our entire community. Colby is extremely organized, professional and responsive. They meticulously answer every question, not just the ones they want to answer. They let us decide what is best for our community and are there to support but don't push services or try to control our decision making. The accounting department is great at what they do. As board members we have specific contacts for accounts receivable, accounts payable and accounting (financial statements and journal entries). It is an extremely sensible, organized system that works well. It is much easier to communicate directly with the various departments than it was to go through a third party community manager. Our invoices are paid on time, and the financial statements are prepared accurately and on schedule. read more

Colby is our COA's full manager. We are experiencing extreme disappointment with our service presently. Since early summer when the head of the company retired and they got a "new leader" and new methods they have been a disaster. Questions don't get answered, they can't seem to get bidders for projects, homeowners don't get complaints dealt with and our property hasn't been walked and reported on since June. Our manager, who was doing a great job, was terminated because there were two supervising managers and the other one had more seniority. sadly the remaining manager is incompetent and she has hired aproperty manager who is very nice but unfamiliar with so much of the job she needs to do. At this point we may be forced to hire a new company unless we get improvement in our current situation. read more

Like so many other clients, we have been with Colby for decades. Since the change of management last year the change in service has been debilitating - lost sales in COAs, property insurance bill not paid resulting in cancellation of policy, etc. We have striven to preserve our relationship both with Colby and their parent organization, Associa. Trying to get a response from either is so frustrating. Colby is in breach of our contract by not performing the services all their clients are paying for. Very sad. read more

There is no coordination between the managers and accounting. Directions given by HOA boards are not followed. The company overbills HOAs. The upper management is spiteful, vengeful, and malicious in their dealings with HOA boards. This company is not a member of any real estate or professional property management associations in Arizona and is therefore not subject to any regulatory board in the state. While they might be the cheapest option for HOA boards, they end up costing the most. I reached out to them the first week of April 2025 with an issue of a main waterline break under my condo, not inside my condo. I reached out again and again and again. I finally was able to talk to Davin and explain the situation I had with Stephanie and she assured me that they would get back to me so that we could get it fixed as soon as possible since I have a 9 year old son. I called back yesterday (May 15th 2025) in the morning, almost 1 week after I originally talked to Davin and I left a message. No response, yet again. I've tried calling them multiple times today (May 16th 2025) but now it states that # is an invalid ##!! According to their Bylaws and CCNR's, this situation falls right under their guidelines for them to fix the problem. They are super quick to make threats, and ask for certain personal information that they have no right asking for, but yet, they are 100% ok with turning their heads a different way when they are asked to uphold their rules, lmfao. I've been here almost 10 years and have never had an issue or a citation of any kind, nor have I ever had to get them to fix anything, until now!! This company has been nothing but problems for the condo HOAs in Sun City. While there may be one or two staff who are helpful, reliable, & very responsive & accommodating, the rest are worthless. I say this because they hire inept contractors and service providers who are probably their relatives & friends, and then the HOAs get crappy defective work below standards. For example, a painting company was hired that didn't properly mask, & painted.over door bells, light fixtures, lock boxes, windown frames, hose bibs, and even hoses. This painting company didn't even have the garage doors properly opened and masked to spray the perimeter edges so they are a different color than the new painting t, and they painted around shrubs and bushes, so, the wall surfaces behind the shrubs & trees, which have since been removed, are the old color. Then, when itncomes.to landscaping, they hire the cheapest most unqualified jerks who know absolutely nothing about lawn, fertilizing,.sprinkler systems, and proper lawn care. In the past 17byears, our ce ter courtyard has only looked nice one season bc we told Colby that we would maintain it. But, since we hire Colby to mai tain our properties, we have a mother year of dirt and weeds in over half.of our one time green lush courtyard. They do not vet and check references when they hire services. They strictly go for the cheapest most unqualified people and the homeownerd suffer with having to spend hours cleaning up. Oh, here's a good one. We needed our driveways properly repaired & sealed, so, they hired some.low ball inexperienced fly-by-night pabimg.company that completed asphalted over our commonly shared concrete valley gutter so now it no longer drains and the pending water causes rapid deterioration of the asphalt. Colby should of always had a knowledgeable qconstruction supervisor and lawn maintenance supervisor when any work is being conducted by a company they retain for the HOA's benefit. They are just a cheap company that has a couple of good office staff. This.comlany has got to be the worse in the valley. There are so much better ones out there and oaying a few.dollars extra is well worth it than having your properties destroyed and looking like crap. read more

Colby Management in Sun City Arizona seems to be out of touch on how they should notify the home owners here when they hire a company (roofing company) to do possible work on your home. Today while eating breakfast with my 90 year old mother it sounded like the roof was going to fall in on us then you could hear somebody walking all over the roof? I went outside to see if somebody was on the roof and there was a guy with a measuring wheel up there! when I asked him what he was doing he got angry with me so I asked him again and he told me just a minute I'm counting. Any way I asked him again who gave him permission to tromp all over our roof without notification and I got out of him Colby Management. It's unbelievable to me how a management group could allow this kind of work to go on without notification and who's to say while this guy tromps all over our roof that he doesn't cause a problem? I can tell you this there hasn't been any problems to date so if there is in the future I would blame this guy and Colby management. These folks don't even deserve one star!!!!! read more

I really don't understand the point of this company. They manage my hoa which equals processing my checks every month. Anytime I need to call about payments or anything most of the time they just say I need to contact my hoa president or go to the meetings.... Isn't that your job? I'm calling the people who I'm sending my payments to but they can't answer questions about weird charges I'm receiving from them. Be sure to double check your account and get proof for sending your checks. I have sent my payment during the first week of the month for the last three months (due on 15th) and have received a late fee each month. They will send me a late fee notice on the 16th and then cash my check near the 23rd. Now I'm fighting to prove that my checks were mailed on time and they won't even look into the situation. They just tell me that the postal service must have been backed up. For 20 days? They are a complete joke and always seem annoyed to even be answering the phone. Don't give them your money, they don't know what they are doing!!!!! read more
