    Left my apartment kitchen like this for 2 weeks for "maintenance"

    I've never experience a poorly ran company from top to bottom until I encountered Valley Income Properties. The amount of problems I've dealt with them I could call myself a millionaire. 1. Good luck getting in touch with them. It's impossible. Email, phone, text it doesn't matter. And this can be important during emergency situations. 2. They do not care when they arrive. It can be at 8:00 am or 4:45 pm and instead of texting or calling they leave a note on your door saying this. I experienced this multiple times for "general maintenance" or some other reason. 3. My main bone to pick with them. When my roommate and I first moved here when we originally toured the place it had a fridge with a water dispenser. When we moved in, the fridge was replaced with a different fridge without it. Instead of telling us, they decided to leave the fridge in our garage for 2+ months. Keep in mind we moved in late May to AZ so our cars could utilize the garage. Could not use half our garage because no responses from VIP or any help, and we for obvious legal reasons didn't want to sell the fridge. 4. The internet cable through the drywall was cut too short in our living room forcing us to move our modem upstairs into a bedroom. 5. Since the whole community complained about their fridge's door hitting the wall and not opening fully they decided to use our apartment to "experiment" for over 3 weeks on how to resolve the issue. This left us with no countertop space and some DIY project in our kitchen. 5. After finally getting in contact with VIP management and the owner, I explained everything to them and they just nodded their heads. They offered a new lease of first and last month's rent free thinking this was their way of making up all the BS we've lived with. Roommate and I respectfully declined the offer, and a week later they send the same exact offer to everyone currently leased there. Just a shady and unprofessional thing to do IMO 6.Both the car and sidewalk gate entrances have experienced problems multiple times. Just live somewhere else. I wouldn't spend 15 mins writing this review without showing my true opinion on the service, value, and quality.

    This dumpster hasn't been emptied in weeks and VIP hasn't done a thing to fix it.

    Valley Income Properties (VIP) is the WORST management company I've ever had to deal with. It's so bad that I'd rather be homeless than live here anymore. Don't believe me? Just take a look at the pictures I took today (10/9/23) Avoid ANY/ALL properties managed by them. You will be disgusted by Tami Linkletter, Regional Manager and Nicole Drank, Area Manager. There is serious nepotism going on within VIP. Linkletter is Drank's mom and protects her daughter from anyone reporting issues with her daughter. Marty Vusich, the owner of the property, uses tenants until they reveal the truth about VIP. He doesn't give a shit about anything but making money. When inflation was at 10%, he raised rents up to 30%. DISGUSTING. He and VIP also raises rents higher on some folks and decreases rent for others. After living here for 4 years, I've put up with enough bullshit. Learn from my mistake. THE MOST UNPROFESSIONAL GROUP OF PEOPLE I'VE EVER MET. STAY AWAY FROM ALL VIP PROPERTIES!!!

    My neighbor told me that this was one of the worst management places in The Valley and I prayed he was just joking... But, the way things are looking, he might be right... Valley Income Properties started managing the apartment complex I live in around the fall. When they switched over, there was a minor issue with getting my account credited because they switched platforms. They waived the late fees, I was able to pay, all good. But that was after calling and speaking to multiple people and leaving voicemails that never got responded to. That was my first introduction to them and their management team... Not a very good introduction. Second time around, my lease was ending and I figured I'd move out instead of renewing the lease because rent was going up like $150!!! I put in my Notice to Vacate (which was a 60-day notice, which took me by surprise because in Vegas it's just 30-days-- so I would've had to wait an extra 30-days for my lease to end because I was late putting the notice in) and prepared to move. A few weeks later, I got a text from the site manager saying that if I revoked my Notice to Vacate, my rent wouldn't go up. So, I revoked the notice. As I really enjoy where I stay. I love the location (smack down in the middle of Downtown Phoenix). Fast forward to a couple of more weeks, my current lease is ending, so it's time to renew and sign the new documents. But, to my surprise, this new lease does not reflect what I was promised via text message. So, I didn't sign it. Long story short, I called and spoke to multiple people and left multiple voicemails, for no action to be done. So, I went to the office TWICE to get this settled, in person, because rent is right around the corner. The first time I went, I was told I needed to have an appointment... How tf do I make an appointment? As many times as I've spoken to yall, not one time did any one mention coming down to make an appointment *___* why y'all didn't ask if I wanted to make an appointment?! Nonetheless, the lady was very sweet and helpful. She took detailed notes and passed along the message, assuring me this would get fixed right away. She was def a vibe. A couple of hours pass and I get an email about my lease being canceled and that there's a new one pending that needs a new signature. So, I'm like cool, they FINALLY fixed it! WRONG! I opened the new lease just to see that it was the same exact lease that I didn't sign before. BIG WOMP. This p!ssed me off. I had to wait a day to cool down before making my way back out to the office the following day. Time two at the office, and I'm not leaving until this gets fixed! I got back and there's a different lady today. Not a vibe like the last one, and I'm starting to loose my patience I've explained this situation a gabillion times. She then has the AUDACITY to say, "no, rent went up, you have to pay it in full." I almost flipped my lid at this point! She then tells me to take a seat so the assistant could help me... He comes out and I tell him the situation, he remembers that it's me, because I've spoken to him like 3 times over the phone. Like, at this point everyone should know fckin know me cause like wtf I talked to like 8 different people... Anyways, he apologizes and he goes back to fix me lease and asks for me to wait. I wait about 10-15 mins, I get an email that my lease was cancelled and I have a new one pending, needing a signature. I check it and HALLE-FCKIN-LUJAH if the right amount!!! It's about d@mn time!!! My lease ended in April but was extended to May due to the 60-day Notice. DUMB. So, I've been trying to get this settled since the beginning of May!!! Rent is due next week y'all!!! I've made so many calls and left so many messages and for NOTHING!!! I had to physically go there and fckin wait until something was done about it. What a shame. A SHAME!!! I miss Johnathan from Golden Mountain Real Estate, he would neva! He always called/emailed me back if I had an issue, and he handled things in a timely manner, 2-3 days top! I'm not a problematic tenant, like at all! I'm quite, I keep to myself, I pay my rent, like why tf they got me going through this bs?! I pray I go the rest of the year without needing to contact them cause this was too much. They're only getting a 2 star because my situation did finally get situated, but this was honestly a 1-star experience. I do not recommend.

    this place is a nightmare, there is mold due to no ventilation in the restrooms, everything and I mean everything is broken. The management is almost non existent, it's like a wild west with no type of decency. There is a older fellow (Godblesshisheart) that literally drinks all day and literally urinates in the walkway, and management won't do anything about it. The manager Jeanette will go out here way to "punish" certain tenants if she doesn't like them. Jeanette also has the freedom to do anything on the property even if it goes against community standards. If you are brave enough to still dare to move in make sure you read the lease agreement thoroughly.

    I obtained Fort Lowell Realty in 2021 to manage my duplex. In the beginning, I had responsive and…read morecommunicative property managers. However, from 2021 to 2025 they went through four different managers. I would have one person, everything would seem to be going well and then abruptly they'd tell me someone else was being assigned. In 2025, I was again assigned a new manager, Andrea R. and communication significantly declined in comparison to other property managers I had been assigned. Emails would often go unanswered for long periods of time. Everything fell apart during a tenant move-out at the end of 2025. Before the tenant moved out, I provided the original lease and deposit records to Andrea so there would be no confusion. During the scheduled move-out, the assigned manager was unavailable, and the person who performed the move-out inspection took not one photo. I had to step in myself after tenant departure to take move-out condition photos because Fort Lowell staff didn't do it. The departing tenant was instructed to leave the keys unsecured in the mailbox after 5:30pm, which was very concerning because they didn't set up a lockbox for the tenant to securely leave the keys after the inspection. In addition to all of this, they issued a security deposit refund using rents from another unit to the tenant before fully reviewing damages. Keep in mind I held the deposits, but they did not consult me or provide me with the breakdown and obtain my authorization before refunding the money that I should have provided from the deposit account not use rents from another unit's tenant. To make matters completely insanely worse, the refund included money that had already been returned years earlier to a prior co-tenant! After I began formally requesting proper documentation and correction of the accounting, communication became worse. I sent a written notice under the contract giving them nearly a month to fix the issues. The problems were not fully corrected. After I terminated the agreement with proper 30-day notice, communication completely stopped, they did not follow up with me with requested documentation and stopped responding to my other unit's tenant they were still managing in this timeframe. I have still not received the complete documentation or the remaining funds in my owner account. I also later discovered that another tenant had gone six months without a properly executed lease renewal, and I was never informed. As a landlord, you need clear communication, accurate accounting, and proper handling of deposits. In my experience, those basic protections were not consistently in place. In addition, Fort Lowell's team is extremely unprofessional, completely ignoring clients, being condescending, and just displaying levels of incompetence I didn't know could exist. If you're a property owner, I would not recommend you use Fort Lowell. In fact, RUN!

It can be frustrating and worrisome to be a property owner when you aren't anywhere nearby, but I had total trust in Brandon to take care of things. He led a few renovation projects for me and was always able to get good tenants in quickly. When it came time for me to sell the place recently, I turned to Brandon, who is also a real estate agent. He again managed some reno projects to freshen up the place for sale -- all without me having to come to AZ. The townhouse sold within a week of it going on the market at a very good price, better than I'd hoped. I had to pay a commission for Brandon's services as a real estate agent and an additional commission to Apartment Hunters, since he was working in that capacity. It was a little pricey but I felt it was well worth it for me to have peace of mind and not have to worry about doing any of the prep work myself. I'd recommend Brandon to anyone in the Phoenix/East Valley area needing property management services or real estate services.

    This company managed a rental house in North Phoenix in Middle Vista, the rental house has had…read morenumberous compliants, they refused to listen to HOA fines, and compliants. Never notified the owner, Tenants moved out and left a pile of trash that has been sitting in front of the house now since Thursday. It is leaking chemicals, spoiled food and now maggots. The house is totally destroyed by this tenant who the police has been called 8 times on for various violations. This home owner, sadly, is in for a serious shock at the amount of money it is going to cost to totally renovate this home that is less than 1 1/2 years old. Sadly, I feel they absolutely did not screen these past tenants who by all accounts it was a drug house. Neighbors have tried to contact this company and they won't even acknowledge our concerns.

Phone calls are ignored, and emails--if they are answered at all--are met with a rude, dismissive attitude. For a professional responsible for managing tenants and property, this level of disregard is inexcusable. We rented one of her properties for 2.5 years and dealt with constant, unresolved issues the entire time: peeling paint throughout the home, repeated water leaks that flooded rooms, a roach infestation tied to those leaks, roof rats, and a broken pool fence that remained unrepaired for nearly a year. These are not minor inconveniences--they are serious habitability concerns that were never properly addressed. When we finally reached our limit and moved out, we were told the property would be listed immediately so we could be released from our contract. That was not true. Three months later, the house is still sitting in the same neglected condition--peeling paint, broken fence--and has not even been put on the market. Meanwhile, all communication has stopped completely. No responses to emails for over a month, and calls continue to go unanswered. This experience has been beyond frustrating--it has been negligent and completely unprofessional from start to finish. If you are considering renting from or working with this agent, don't. Save yourself the time, money, and stress.
