TL;DR - Zan's Refuse Services is an awful trash pickup "service". Whether you're an HOA, a landlord, or an individual looking for trash pickup services, DO NOT hire them. The only trash you'll get emptied is a dumpster full of problems... right on your head.
You know you have a problem when you have to run your trash to the dump despite having a trash service in your neighborhood. As I write this, they haven't come by in two weeks!
Our troubles all began a year ago. In January 2023, our neighborhood property manager switched out our community dumpsters in favor of bins and service provided by Zan's. We received the collection bins on a Tuesday. We didn't know when they were coming, but we assumed that we'd be informed. They suddenly came that Thursday, causing many tenants to miss the first collection. Several other tenants called the property manager asking why we weren't notified... except, when Zan's showed up, our property manager was in the midst of writing the letters meant to let us know the pickup rules and when they were coming. She explained: "They said they'd come NEXT Thursday."
Not off to a great start.
We got the letter explaining their rules and standards a few days later. I felt the list was a little picky- but whatever. This is still more convenient than taking our trash to the dump.
Except, it wasn't, because they don't hold up on their end of the deal.
They're supposed to come at 9:30 AM on Thursdays. Most weeks, they don't come until Friday. As for the time of day, it seems to be "they get there when (rather, IF) they get there".
They say they'll delay one day for three holidays: Thanksgiving, Christmas Day, and New Year's. It seems that they delay for any holiday they feel like. Last year, they were late the week of Valentine's Day. No one gets that day off!
I understand that they delay for bad weather conditions. I get that you don't want the trucks or crew out during a hurricane or a blizzard, but when it just rains? I advise that you invest in rain coats for your workers!
Then again, I'm inferring that they don't care much about their employees. Up until the last time they came (Dec. 27th- last month), they had an arm on the truck to pick up the cans. We got a flyer saying they got a new truck. Apparently, it doesn't have a pick-up arm, because on the 27th last month, I saw the crew picking up the cans and bags manually. Those cans can get really heavy! Why doesn't the new truck have an arm?
In addition to that, we had a new rule: we have to make sure the bin fully closes, or they won't pick up the trash. For one... why? There's no mechanism to lift the can anymore, so it's not that. I'd think it's to keep the crew from having to pick up too much trash, but the bins can have heavy bags inside regardless. Ultimately, I deduce that it's just an excuse to force people to buy more bins for fifty bucks each. And the ones Zan's provides are of poor quality. They're made of a thin, cheap plastic- like the kind you'd be fine to dump your leaves in. I can see how other people's bins got damaged. We (thankfully) don't have a Zan's-branded bin; ours is made of much thicker, tougher plastic that's far more suitable for a truck to pick up. It's kinda suspicious that this rule was added right before they just didn't show up for two weeks. You can't expect people not to overfill their bins when you don't show up for two weeks.
To anyone who's had a good experience with this company- great! I'm glad you've found something that works for you. As for me and my neighborhood, though, we can't recommend Zan's. We've had problems with them for a whole year, and it looks like it's not stopping any time soon. I'm sure they're gonna hear from our property manager. read more
