When approaching Zan's, you get one reason after another as to why they chose not to pick up. the reason given by Zan's is because "we don't have enough room to turn around" It seem that Waste Mangagment and GFL who are also along this road had no problem negotiating and completing their job... I would give zero stars if I could. My experience was extremely unprofessional from start to finish. After being cold called, I spoke with a representative named Maxine Crawford and asked for rates and service details. She committed to following up within a certain timeframe but failed to do so. When I reached back out, the communication was dismissive and unhelpful. Overall, the lack of follow-through and poor communication left a very negative impression. Based on this experience, I would not consider working with this company. Also, I looked online and saw that she also ran her own personal company, "Walker Waste," into the trash as well. read more

WARNING!! Do NOT hire Zan's for trash removal. I wish I had read reviews first. They miss trash pickups relatively consistently, and when you call, the customer service girl is no help and just makes excuses. Management is terrible and we all know it's a trickle down effect. We had a month of no pick up in February when our road was icy. We didn't complain and just took it to the dump ourselves. We then had several weeks in a row where they were at least a day late, if not more. This leads to more issues because we have many animals around that will get into the trash and strew it everywhere, so we get to clean it all up and wait. Then, hilariously, on day three of no pick up, someone came out and removed the top third of of our can and left the rest. When I called, the response was that trash is supposed to be in bags. My response was that if they were on time, animals would not have gotten into the trash and we would not have had to pick it up and put it back in the bin. It is easily due to them not doing their job that animals got into the trash. We finally cancelled after nothing but hassle. We had also just paid for the upcoming three months one day prior to cancellation. They absolutely refused to refund our money. Customer service is the worst we've experienced with any company. Oh, and the kicker is, they actually took our personal bin at their final bin removal. It definitely doesn't say "Zan's" on it. We had to call to get it returned. And again with the excuses as they said it was taken because it looked exactly like theirs. Um, nope. When all added up, we did not have regular trash removal for two solid months. Poor service missed 5 times since started service .July 1 I paid up front to October called customer service to stop service get money returned apparently the welcome letter states no refunds. So they have 180 of money that I spent for trash pickup and they have not provided the trash pickup service. Blown away at the lack of customer service with Zans. We have been clients for over 5 years and never had an issue until about 4-6 mos ago. We have had multiple times that our trash is not picked up, only to call and let the company know and they have nothing but attitude and excuses to why they couldn't pick it up. They will not take anything that is not in a bag. If you have a box or any other trash item...they will not take it and will leave the entire can untouched. We pay almost $150 for 2 cans....that is more than triple the cost of any other company here local and they still won't take normal household trash. The attitude I just got from the customer service tech was mind blowing because I let her know I would be leaving a review and she blew up at me. Very unprofessional and lazy company. We have already hired another company and have let Zans know we no longer need their service only to be told we needed to have a written reason sent to them 60 days prior to cancelling AND we need to pay them $105 just to close the account ($80 for a 60 day service charge and $25 can removal fee). I have never in my life had to pay to close an account. Zans used to be good. I would NEVER recommend them to anyone now. Terrible company. read more

The service started out great, however lately their reliability is now trash and they are starting to lie about their reliability. Today I called because my trash was not picked up again. The service rep stated they were calling customers to inform them of the delay. My problem is, my pickup days are Fridays and they had all weekend to make said calls. Moreover, she stated the last (time's) they missed my pickup day was bc my can was not out. This was a complete lie. My can goes out every Thursday night bc I don't want to get up in the mornings, do to the fact I work late evenings. At this point, I stated I would like to end my service, she stated, it needs to be in writing and I need to allow or give them a 6O days. I informed her the company has breached the contract a minimum of 4 times and I will be cancelling my service. Therefore, the 60 day notice does not apply. If you have an option for another reuse company, I would go with them. If you don't mind your pick up on average being 3 times a month and calling and being lied to. Well......Zan's is your man. Lastly, I'm not aware of your procedure for collecting this so called service that you undoubtedly are going to try and charge. I would remind you to please review your service contract that I signed. It in part states weekly trash removal unless inclement weather. So, if it means court I'm fine with going to prove your breach. If it is reported to the credit bureaus, I'm fine sending them video proof of the days of your unfounded claim of my can not being out in a timely manner. read more

Critical: Professionalism, Punctuality, Quality, Responsiveness Seriously the worst customer service ever. At least twice a month they would miss trash pick up, just not come at all and then argue with me that the can wasn't out in the morning. When they did collect the trash they usually left the can out in the street blocking traffic, or in the middle of the driveway so I couldn't pull in off the street. I canceled service after 9 months of terrible service and they charged $25 for coming to collect the can, and a 60 day service charge. Choice trash removal is doing a great job. Always show up when they're supposed to, unlike Zan's. So glad I switched from Zan's, who came "sometimes" and never notified us when they decided to not come. Beware if you have Zan's--their policy says "Zan's requires 60-day written notice to cancel service; refuse will be collected during the 60 day period unless otherwise specified; no refunds will be issued for early cancellation;" but it's not really a notice, it's a cancellation fee. My overall experience was soso. At the end, they were horrific; they cancelled my service without my contacting me because the people who were purchasing my home had set up service. Even though there were weeks between when they set up the service & the service was actually going to begin. Instead of apologizing for the mistake & fixing it, they blamed others, me (no clue how it could have been my fault), & for weeks didn't bother coming to get the trash. I lived near the state park & had tons of wildlife, making it impossible to just leave bags of trash next to a bin for pick up. I ended up having to leave a large pile for my buyers to deal with. I was leaving the state & didn't have any alternative. The staff is rude & thinks, "it's not my fault" is a sufficient fix to any problem. Terrible customer service! Zero accountability for their mistakes. Week 1: they forget to pick up our trash but got all of our neighbors. No big deal, mistakes happen. But when I called, they won't send somebody out to get the trash, we are just told to wait until next week. I pay you to pick up the trash every week but sure, just come whenever it's convenient for you. Week 2: they pick up the trash but never return the can and now we have nowhere to put our trash. Again when I called, they said they would look for the can next week. WTH am I supposed to do with my trash for the next week?? Also the procedure in place is that if they don't find the can next week, they will charge us for a new can! We aren't the ones who lost the can, they are! Why would I pay for their mistake?? TL;DR - Zan's Refuse Services is an awful trash pickup "service". Whether you're an HOA, a landlord, or an individual looking for trash pickup services, DO NOT hire them. The only trash you'll get emptied is a dumpster full of problems... right on your head. You know you have a problem when you have to run your trash to the dump despite having a trash service in your neighborhood. As I write this, they haven't come by in two weeks! Our troubles all began a year ago. In January 2023, our neighborhood property manager switched out our community dumpsters in favor of bins and service provided by Zan's. We received the collection bins on a Tuesday. We didn't know when they were coming, but we assumed that we'd be informed. They suddenly came that Thursday, causing many tenants to miss the first collection. Several other tenants called the property manager asking why we weren't notified... except, when Zan's showed up, our property manager was in the midst of writing the letters meant to let us know the pickup rules and when they were coming. She explained: "They said they'd come NEXT Thursday." Not off to a great start. We got the letter explaining their rules and standards a few days later. I felt the list was a little picky- but whatever. This is still more convenient than taking our trash to the dump. Except, it wasn't, because they don't hold up on their end of the deal. They're supposed to come at 9:30 AM on Thursdays. Most weeks, they don't come until Friday. As for the time of day, it seems to be "they get there when (rather, IF) they get there". They say they'll delay one day for three holidays: Thanksgiving, Christmas Day, and New Year's. It seems that they delay for any holiday they feel like. Last year, they were late the week of Valentine's Day. No one gets that day off! I understand that they delay for bad weather conditions. I get that you don't want the trucks or crew out during a hurricane or a blizzard, but when it just rains? I advise that you invest in rain coats for your workers! Then again, I'm inferring that they don't care much about their employees. Up until the last time they came (Dec. 27th- last month), they had an arm on the truck to pick up the cans. We got a flyer saying they got a new truck. Apparently, it doesn't have a pick-up arm, because on the 27th last month, I saw the crew picking up the cans and bags manually. Those cans can get really heavy! Why doesn't the new truck have an arm? In addition to that, we had a new rule: we have to make sure the bin fully closes, or they won't pick up the trash. For one... why? There's no mechanism to lift the can anymore, so it's not that. I'd think it's to keep the crew from having to pick up too much trash, but the bins can have heavy bags inside regardless. Ultimately, I deduce that it's just an excuse to force people to buy more bins for fifty bucks each. And the ones Zan's provides are of poor quality. They're made of a thin, cheap plastic- like the kind you'd be fine to dump your leaves in. I can see how other people's bins got damaged. We (thankfully) don't have a Zan's-branded bin; ours is made of much thicker, tougher plastic that's far more suitable for a truck to pick up. It's kinda suspicious that this rule was added right before they just didn't show up for two weeks. You can't expect people not to overfill their bins when you don't show up for two weeks. To anyone who's had a good experience with this company- great! I'm glad you've found something that works for you. As for me and my neighborhood, though, we can't recommend Zan's. We've had problems with them for a whole year, and it looks like it's not stopping any time soon. I'm sure they're gonna hear from our property manager. read more

I live in Powhatan , Virginia. My normal trash pickup is Wednesday December 27. Today is December 30rh and because Monday is a holiday my trash will not be picked up until Tuesday January2. I never received a call telling why my trash was not picked up. We are the only one in our sub division with Zans. Everyone else trash was picked up and mine sits in front, great eye sore. A disgrace! So many issues with this piss poor sorry excuse of a company. How they are still in business is baffling. They mix your trash cans up with neighbors and you get smelly dirty nasty infested trash cans instead of your own! Furthermore one of the workers broke my brothers mirror dragging the can out of the driveway and the customer service rep that answered who sounded as if she smokes 30 cigarettes a day asked him if he actually saw it happen and refused to take accountability! I forgot that the neighbor across the street had a ring door camera at that time. Only picked up residential garbage once in last four weeks in Aug '21, and then I had to call. Service has been irregular and office has been unresponsive, all summer. Still charging me full price in advance, with no weeks credited. I get there are difficulties in getting labor, but you at least have to return phone calls and come by occasionally to pick up the garbage, plus correct your billing. Don't charge people for what you are not doing, let's be honest and transparent. I'm willing to be patient with a family business during this labor shortage, but you have to meet me halfway, credit the weeks you don't pick up, return your phone calls, and just come by when you say you will. read more

Update: We did end up listing our house sometime after leaving this review. In the end we used Zan's about 5 years so obviously they were good enough, or the price was fine, or whatever - but I keep to the notion they're just "okay". I wished they'd contact their customers with updates to holidays or snow, weather, etc that cause delays. It's 2021. You have all our emails. It's the 1 customer service thing that would be easy to do and very helpful. In the end, you have to go to their website and see when your trash will come next. The main thing that left me a bit frustrated when we moved was you have to give some ridiculous amount of notice before you can leave your contract or you're entitled to pay for an extra 60 or 90 days. Their timeframe by policy actually was longer than the time from when we put the house on the market and when we moved into our new house. So that's just a go-to "give us extra money" kind of policy that's going to screw you one way or another. The only lesson learned is if you're thinking to put your house on the market, cancel your trash service right away. Otherwise they're ready to "get you" and make you pay for their services well after you move. A 30-day notice would be understandable. read more

After using Zan's backdoor service for about 5 years in our previous house, we were extremely happy with their service. Excellent crew with no problems. We moved to another subdivision about 3 miles away and have nothing but problems for the past 3 years. On a regular basis they "forget" our trash. I call each time and I always get the same answer; "New crew, we are sorry". After approximately TEN times, enough is enough. We called again to complain this morning, and at this point we asked for a credit to our bill. We were refused any compensation and when we said we wanted to cancel our service we were told we would have to give 60 days notice. With all that being said, if you want to have to call on a regular basis for your trash to be picked up, go ahead and call Zan's. They will skip your pick up and bill you for full service. read more

I was a loyal customer for 8+ years. When I gave thirty days notice of discontinuing my service, they said I had to pay for 60 days and pay a $25 can retrieval fee. I asked to see the documentation of why I owed the fee and they refused to provide any documentation showing these fees were in effect when I became a customer. Rather than respond the dispatcher sent a truck, still in the neighborhood, to collect my can without giving me the 30 days of service I had already paid for. I just asked why I owed the fees and that was their response. They also gave me a crappy broken trash can and never actually dumped the can. Then they started leaving my trash container in the middle of the driveway! I would have to get out of the car and move it just so I could pull in. This happened about 3 times per month. Each and every week my fence is closed improperly to the point where the entire gate is now misaligned. In addition the fence caps are constantly knocked off the posts and left in the ground to be picked up and replaced by me later. I have already purchased multiple caps to replace those gone missing. Today they must have stepped on one after they knocked it off because it was broken and left in the dirt. I contacted the company because I have had enough of this and was told they would not replaced or fix my property that they had caused damage to as this is "normal wear and tear." Breaking things due to incompetence is not normal. The office manager told me the "cans are heavy and difficult to maneuver" as if this is an excuse for damaging my property. read more

I called and they told me that I was only curbside pickup (not down the driveway that they had been doing for the past 5 years). Then told me it would cost almost double for that service. I then stated I wanted to cancel after finding a much better/cheaper service and they said that I was responsible for 60 day cancellation (which I had never been notified or signed for in any contract). After owning a service business myself for 25 years, I can say I have never treated a customer like they have. Even their office staff was insulting to me. Zan's service was competively priced but not the best trash service we could find in chesterfield. My fiancé had used them years ago with no issues so we decided to give them a shot. I paid for 3 Months of service beginning on 1 July 2021. They dropped our can off a day late and it was disgusting when we received it. They auto-billed me for an additional 3 months just 3 weeks into the 1st 3 months of service which meant I now should have prepaid service from 1 July to December 31st. As of today (25 August) Zan's has been late by (1) day one week, late by (2) days two separate weeks, late by (3) days one week, and didn't come at all one week. So in (8) weeks of service they have only picked up my trash (7) times and of those, (4) of them were one to three days late. I requested to cancel service and get refunded for the 4 months of service that we had not used and was told they don't do refunds and on top of that they tried to bill me for $25 to recollect their nasty can. On top of all of that their customer service is mostly non existent. The first time i tried to call the week our trash wasn't picked up after numerous attempts to call i gave up and had to send a message through their site which a few days after they responded to and said ide be credited for the the week. Later when trying to call to cancel i could only get hold off an off site receptionist who had no power to do anything and again had to resort to using emails to talk to Tina Bass who informed me they wouldn't give me my money back even though they clearly couldn't keep their end of our agreement. Let this be a warning to all that this is not a company you should do business with. read more
