Rob took the time to review my current HVAC system and needs. He walked me through various equipment choices narrowing each one down to what made sense for my house and needs. His bid was very reasonable and logical. Best all, extremely competitively priced. Setup a two days back to back for removal/installation. Did hit a hiccup, in that the new sensor was bad and caused multiple error messages. Had to wait for the part to become available, but they keep me abreast of timing. Final sensor arrived, now installed. Works great so far. Will continue to use Overlake going forward for maintenance. I'd give them 10 stars if Yelp would allow.

They were able to make it out within a day or two both times. The owner was easy to work with for scheduling. They don't try to pressure you or upsell at all, which I appreciated. The quotes I got were in line with other area vendors. The technicians were very professional and helpful despite the resident of the house being very crotchety. Would definitely hire this company again.

    A big fat liar! Our…read morehouse is in escrow. We have a brand new Mitsubishi heat pump system Tyler installed for $25,000.00 eight months ago. The problem is it failed buyers inspection because it doesn't heat or cool. The following day Tyler recharges the system, certifies it "no leaks" and lies about an advanced diagnostics. Four days later our agent reports the system isn't working again. The buyer is spooked so we let them extend a contingency for the Mitsubishi heat pump to keep the deal together. Tyler says stop calling me. Two companies inspect the system and report the refrigerant is gone. On paper we have 16 months left of our RMR "Diamond Dealer" warranty. But I'm spending thousands on emergency repair services because Tyler can't be bothered and doesn't stand behind his work. Sort of unsurprising at this point but if you actually call Mitsubishi he's not a Diamond Dealer, he's not associated with them at all. This review stays up until Tyler decides to warranty his work.

    For some reason, our outdoor American Standard AC Unit wasn't starting up when we needed it. After…read moreconsulting YouTube, I tried a number of potential fixes like reseting the thermostat and AC Unit by flipping their breaker switches, replacing the backup AA batteries for the thermostat, and finally, replacing the contactor and capacitor of the AC Unit. With all of these potential problem areas ruled out as the culprit, I finally had to consult the pros through Yelp. I reached out to RMR Heating and Cooling and other companies on Tuesday, May 14, and RMR was able to come see me sooner (Friday, May 17) than anyone else. Their fee was $175 for a diagnostic + simple repair, which was comparable and/or better than other companies' rates as well. So, we planned for them to stop by on Friday. On the day of, I reached out via text a couple of hours before the potential appointment time (4:00 pm) and heard back that they were going to be delayed a bit (with an offer to reschedule for Monday). I opted to stick with the Friday Appointment, so after RMR Heating finished the other job, they came over about 5 pm. The two of us talked through what I had done thus far and started looking at the AC Unit, thermostat and furnace. After some troubleshooting, it was determined that a blown fuse in the furnace was preventing the furnace from communicating with the AC Unit to turn on,. Once that was replaced, everything was working again. Tyler of RMR wanted to be sure that something else hadn't unnaturally blown the fuse in the furnace so he went the extra mile with some additional checks to make sure the problem was effectively resolved. And so far, everything's been working perfectly over the past 1-2 months. I hope to use RMR Heating and Cooling again in the future.

We are HIGHLY satisfied with all aspects of the experience, including the functioning of the installed equipment. All of the many PEARCE team members I had contact with were a pleasure to work with. Communications with PEARCE were prompt, succinct, and complete; expectations were clear. Pricing was reasonable. A detailed description of our experience follows: PEARCE was introduced along with 2 other vendors by Puget Sound Energy (PSE) as a candidate for installing an EV Charger (which we had procured separately) and associated electrical wiring and breakers. The PEARCE representative, Isaac, made a much better impression than the other vendors. He appeared in person (rather than over the phone like another vendor) to examine the site and he answered all my questions; thanks to the information he provided we moved the installation point to a better location. PSE also introduced 3 vendors for installation of a Heat Pump, a system that would be new to our 1970s-era split-level house. Two of these vendors proposed (based on our home's square footage) a 3-ton capacity Hybrid Heat Pump, with one stating that additional ducting would be needed; the third vendor was adamant that we would need a ductless heat pump because a Hybrid Heat Pump system would not function with our home's ducting. The variance in Heat Pump proposals left me confused. Therefore, due to Isaac's positive impression, I asked PEARCE to make a Heat Pump proposal. Brian visited the following day and was able to alleviate my concerns with his technical knowledge and his rich experience with Heat Pumps. He said that though he would be happy to install a 3-ton capacity system, he believed a 2.5-ton capacity Hybrid Heat Pump system would be a better fit given factors beyond our home's square footage, such as the size of our ducting and our house layout. The PEARCE team arranged to have both the EV Charger and Hybrid Heat Pump installed at the same time. Isaac installed both the EV Charger and the electrical wiring for the Heat Pump, including placing easy-to-read printed labels on the installed breakers. A multi-person team led by Jake installed the Hybrid Heat Pump system over two days. I was very pleased by the routing of the lines between the external Heat Pump and interior Air Handler (located in our laundry room): no conduit needed to be run on the exterior of our home and no interior walls needed to be cut open and repaired. A nice touch by Jake's team was the fabrication of a metal pocket next to the Air Handler for storing the equipment manuals. The installation teams were respectful of our property, including wearing booties or laying cloth rugs to protect our floors. Alison of the office team was a pleasure to deal with in setting up dates, dealing with a minor issue, and invoicing. We have been able to experience the functioning of the installed Hybrid Heat Pump system on both cool and warm days and are very satisfied; the 2.5-ton capacity system that Brian recommended meets our expectations for both heating and cooling. Regarding heating: compared to the gas furnace it replaced, the new system keeps our home at a more even temperature both throughout the zones of our house and across the hours of the day. Regarding cooling: previously we had no cooling system; the heat pump exceeds our expectations in cooling our entire home effectively with relatively even temperatures across zones. The PEARCE people take pride in doing quality work and are a pleasure to work with.

    This was my first time hiring 2 Sons Plumbing & Sewer. I picked them due to their immediate…read moreavailability, flexibility for doing two separate plumbing jobs on one visit, and positive reviews on Yelp. The work I needed done was the installation of a 50-gal electric hot water heater (plus haul away of the old one) and the diagnosis/replacement of a corroded waste line connector for a garbage disposal. When I set up my appointment, I made sure to clarify that I wasn't going to be charged for the service visit, or additionally, for any diagnostic steps. Keep this in mind if you're considering them because it's probably a better idea to go with a plumbing company that won't charge you just to come out and physically look at the work you want done. Unfortunately, I was in a hurry, not because something was broken, but due to the fact that completing the work quickly was pivotal to getting a condo sale to the finish line. I was able to schedule my appointment for as early as Monday despite making the initial contact with 2 Sons Plumbing on Thursday (they could've come sooner, but I opted to avoid the extra "rush" or weekend fees by waiting until Monday). One thing I didn't like about their business model is there's no upfront cost for general jobs (i.e., install a hot water heater) or any idea of hourly charges. For instance, with Lowe's and/or Home Depot, I could call and get quotes for this type of work from their subcontractors. Going through Fast Water Heater (Lowe's preferred subcontractor), a 50-gal water heater installation might run between $2,200 and $2,400 depending on the model of hot water heater (the purchase of which is included in the quote). I ended up buying a new water heater from Home Depot ($871 after taxes) a couple of days prior to my appointment with 2 Sons Plumbing, and hauling it up a few flights of stairs to the condo in order to save money. I would later find out that, had I bought the 50-gal electric water heater carried in the back of the 2 Sons Plumbing Truck, it would've cost $3600 (I have no idea why it was this expensive). In the end, I paid 2 Sons Plumbing $1870 after taxes for the installation of the Home Depot Water Heater and haul-away of my old one ($2700+ if you include the price of the hot water heater I bought on my own). In addition to the hot water heater install, I ended up paying for a new garbage disposal plus its installation because the corrosion in the waste line was so bad that new parts were needed (which they didn't have). It made more sense to just replace the whole thing (current garbage disposal was 10+ years old)--This came out to $786.88 after taxes and a 3% convenience fee for using a credit card. Overall, it was a good experience thanks to the knowledge/prep work I had done for 2 Sons Plumbing before going with them. The final cost to me certainly had the potential to be much higher had I let 2 Sons Plumbing provide or do everything. The job took about 6 hours to complete, and I paid in the ballpark of $2500 for the hourly rates (?) plus the purchase of a basic garbage disposal and a minuscule amount of parts. I overheard that the general hourly rate is $400, so what I paid aligns with that. The amount of contact and post-job follow up documentation I received (emails; texts; invoices; etc.) was thorough but also annoying (I.e., solicitation for reviews). All things considered, here's how I'd rate things: Availability/Communication: 5/5 Cost: 2/5 Technician: 5/5 Invoice/Follow-up: 3/5
