They never do any maintenance on the properties until something breaks...there is zero preventive maintenance, no pest control excluding an annual termite inspection that you have to do at THEIR convenience. Their rent goes up every single year without any improvement to the grounds or property. The office staff is rude beyond belief once you sign the papers. Their deposit system is outrageous. I paid to have my locks and hardware changed because they failed to respond in a timely manner (really they just didn't do anything at all). I did it at my own expense of 175 dollars. The locks were so old they fell apart when they tried to rekey them. When I chose not to renew my lease and checked out, they charged me 703 dollars to replace the same locks because their locks were "special". Apparently they are made of gold. They denied they make any money off it but even the most expensive locksmith only charges half of that price. Buyer beware!!!

We currently live in Florida and were nervous about trying to rent and then to sell our home in Wilson from so far away, but it was truly as painless as it could have been. We never had any problems with our tenants or with any communication from Matthew and the property management team. And once we decided to jump in and sell, Adam took the ball and ran with it. He was honest and up front about what our expectations should be based on the age and condition of the home and the market -- and he still exceeded those expectations! He and Kiersten had a buyer for us so quickly that we were amazed. From that point on, they continued to talk to us regularly and to answer any and everyone question. This was our first time selling a home and we didn't even know What We Didn't Know...you know? Adam was friendly, professional, and very personable. Kiersten is basically a superhero (she's a mom, too). I know that no one is going to be all things to all people, but my husband and I couldn't recommend more strongly the wonderful family at The Chesson Agency. It was truly a pleasure to work with them, and now we're moving on to the next chapter of our lives with great memories and new friends!

Ryan helped me find and buy an amazing house, sight unseen, from across the country (my first…read morehouse!). He was helpful, knowledgeable, and appropriately skeptical as we were picking houses to bid on. He knew how to structure offers that were reasonable but strong, given our situation. He guided us through negotiations around inspections and shoring up loose legal ends, and he even helped us with a raw land opportunity that popped up halfway through our purchase. I'd absolutely work with Ryan again, but it went so well I have no reason to for quite some time.

Ryan is awesome! I highly recommend hiring him to be your real estate agent. When my husband and I…read morewere first looking to move to the area I did a quick search for real estate agents on Yelp, Ryan's paged looked great and since it said he responded to Yelp messages typically within an hour (because who wants to pick up a phone?!) I figured I would reach out to see if he had any last minute availability to show us to a few properties and he did. Although Ryan's office is based in Chapel Hill don't let that deter you, we were only looking in Raleigh. He knows all the ins and outs of the Raleigh neighborhoods and can get here quickly when you need him. We went under contract only two weeks after working with him. He uses Patrick with a local home inspection company to do the inspection and he did a thorough job. After the great inspection Ryan said the only thing left he could think of was a metal detector test of the property, since the house was older and there was a small chance of an underground oil tank. We did the test not thinking much of it and turns out there was an underground tank and it had extensively leaked. Ryan and his assistant Karen headed up making all the appointments and getting the right people out there to deal with the issue. Sadly the seller didn't want to really deal with the issue so away that contract went. Since Ryan knew what we were looking for was kind of niche he sent us a property here and there and we kept our eyes open as well. When a house popped up on the market on a Thursday night we text him if he could meet us there the next morning to take a look. He did and we feel in love. We put an offer in that day and started the process all over again. The second time around we worked with Karen a lot and she is great to work with as well. We successfully closed on this house and love where we ended up. An additional note since Ryan works in a group with a few other real estate agents if you need to see a house in a hurry and he isn't available, he will coordinate with someone in his office who is. Team work for the win!
