The onsite manager is NOT trustworthy (Sierra) nor the regional manager (Courtney). The dryer vents have never been cleaned and pose a fire hazard. This was reported but not corrected.

Don't expect to get your deposit back…read more Ok, first the pros. The townhomes of Katharine Court are decent. Our utility bills were good. There is a fenced yard in the back. there is lots of room and a walk up attic in each one. They are probably among the best townhomes in the area due to the fenced yard and reasonable rent. Now the cons. Don't expect to get your security deposit back. The landlord (Ned Jordan) installs cheap carpet. After 2 years it was already pulling up and forming humps in the living room. Carpet is supposed to last 10 years. he replaces the carpet after every tenant moves out, and takes it out of your security deposit. He also charges you a cleaning fee to get the carpets cleaned before he changes them. He repaints the townhomes after every tenant moves out, and takes it out of your security deposit. Some of the windows are painted shut. After 4 years he still never got some of them opened for us. The doors are drafty, he would not repair the weather sealing around them. We had to put towels under the doors in the winter to block the drafts. We finally got mad enough at the terminex and landscape contractors that he uses that we told him we would cut our own grass. The landscapers just go crazy with the weedwackers and damaged several little statues we had in the back yard. When we moved in, all the appliances were 17 years old. The refrigerator was so bad that it was rusting through the door and growing crops of mold along the seal, but he kept telling us it was fine and we could scrub it off. I finally had to threaten him that I was going to throw it in the yard and buy one for us to get him to replace it. We had to do the same thing with the dishwasher. It wouldn't wash, and the drain was continually backing up on it. His answer: It isn't used to wash dishes, it is a dish sanitizer. Last but not least is the noise. The townhomes are right by the hospital and a fire station, so every time they go out, you hear them loud and clear.

You will not only live with the people in your apartment but with your upstairs, next door and downstairs neighbor. You can hear people sneezing and coughing through the paper thin walls. Paying 1800 a month. The management here is not only unprofessional but seems to revel in nickel and diming tenants at every opportunity. Their vengeful behavior is alarming.The predatory nature of their fees is unethical, making it clear that profit takes precedence over resident well being. I complained about noisy neighbors her suggestion was to go knock on my neighbors door and talk about it. I inform her that's her job to do and not the tenant. Also the manager David seems to not be an ally towards people of color. I've complained about many things and he is very dismissive. He doesn't respond to emails or calls.

Rented with them for almost 3 years and all I can say is if you're thinking about using…read morethem...DONT!!! Rent was always paid on time and even early in most cases. They never do any maintenance on the properties until something breaks...there is zero preventive maintenance, no pest control excluding an annual termite inspection that you have to do at THEIR convenience. Their rent goes up every single year without any improvement to the grounds or property. The office staff is rude beyond belief once you sign the papers. Their deposit system is outrageous. I paid to have my locks and hardware changed because they failed to respond in a timely manner (really they just didn't do anything at all). I did it at my own expense of 175 dollars. The locks were so old they fell apart when they tried to rekey them. When I chose not to renew my lease and checked out, they charged me 703 dollars to replace the same locks because their locks were "special". Apparently they are made of gold. They denied they make any money off it but even the most expensive locksmith only charges half of that price. Buyer beware!!!

People slowly moving out, lots of vacancies! $250 plus in late fees is extensive. The economy isn't that great. I understand paying rent in time but extremely high!!
