We interviewed 7 or 8 well-regarded GCs before landing on Winfield Construction for the seismic retrofit and foundation work on our 100-year-old house in the Berkeley Hills. What set them apart was the track record, how they executed, their local experience, and honestly just how clearly they communicated through the whole process.
Building in the Berkeley Hills is no joke -- you need real geotechnical knowledge, an understanding of the soil out here, and familiarity with the seismic codes the city enforces. We had an independent civil engineer with deep local geology experience design the engineering plans, and Winfield took those plans and executed them flawlessly. With 35+ years in the industry, their mastery of hillside foundation work showed from day one.
This was part of a bigger 80-90% full-structure rehab -- Winfield handled seismic and foundation, while EBS handled the structural side (I wrote a separate review on them). Winfield kept a full-time crew of 6-8 people on site for about 5-6 months. Some of what they did:
They exposed the interior and exterior walls completely to assess the structural integrity and load paths from the footings all the way up to the roof framing. Installed a full seismic bracing system -- shear wall reinforcement, mechanical anchors, heavy-duty hold-downs. Hand-excavated and poured 5 reinforced concrete bench piers to stabilize the foundation and handle load transfer. Did full structural sistering along the centerline foundation, added new reinforced curb walls, and replaced 21 linear feet of sub-slab and stem wall. Installed 5 cast-in-place isolated footings along with support posts and load-bearing girders. Built the anchor and framing system for a 40+ foot structural ledger board to support our new deck. Also handled some miscellaneous carpentry, including cutting in a new exterior door opening without touching the structural integrity of the wall.
On pricing -- they're not the cheapest, but with foundation and seismic work you really don't want to cheap out. Lower bids usually mean unlicensed labor or corners getting cut somewhere you can't see. Winfield keeps everything in-house, so there's no outsourcing excavation or demo to random subs, and everything's done under proper permits and inspection with quality materials. Their bids were itemized too, so there weren't any surprises. And they back their work with real warranties, which matters after 35+ years in business.
For a job this complex, on a hillside lot, with all the seismic requirements the city has -- the expertise showed. Worth every dollar.
