Berkeley Craftsmen, Inc. (BC) and I are in our third of six weeks, remodeling my mid-century, Montclair home. This is my first experience working with a general contractor in the Bay Area. Elsewhere, I have worked with different contractors, on different projects, but I needed to find a new East Bay building team to work with here. I selected BC after making contact with 9 other vendors, of the 9, I invited 5 contractors to visit the job site. Then I asked for scope of work, and estimates. The estimates ranged wildly in price, and capacity. Some people could not follow-up, nor provide a written estimate at all. Some could not use email. Some contractors were not available for weeks, some did not appear to have the skill to execute the project, and some had really cool, super low prices. Everybody seemed nice enough.
What I really need is the work done correctly, with a crew that can deliver on schedule and on budget. Time is money, too, and many crews cannot deliver on schedule, or on budget. Even better if the company had individuals that make me feel like I don't need to worry about anything, because they are genuinely trustworthy and likeable. After taking meetings and reviewing estimates, there was only one company that I wanted to work with, but unfortunately, they had one of the higher estimates. However, BC had been the most thorough, responsive, and certain to maintain the estimate price. The new lower level bathroom addition would require permits and design time. Before we had made any agreement, or moved to sign a contract, BC had already drafted a bathroom design, visited City of Oakland Planning to verify that we could do the addition, and presented me with the fact that Oakland would approve the project. We had not even started working, and they had completed a permit task that others gravely warned could take weeks, and cost plenty.
I wanted to give Michael Butler and BC the business because he didn't just tell me he was going to do a good job, and make me happy, he just started doing it anyway, before we had even signed an agreement. I know from prior experience that a low price estimate should not be your only goal if you are going to rip your house apart. You want to keep stress low during construction, and you want the work to last for years and be done correctly, and you want the finished product to look beautiful. I have gotten better at this over the years, and now I feel very strongly, I do not do the work unless I can afford to do it right. There is sooo much that can go wrong during construction that it is invaluable to have a reputable outfit standing by their work, and their word. It is very, VERY expensive to demo, and re-do the improper work of one contractor, and now replace again, with a different contractor and the proper construction methods needed in the first place. I needed to hire BC because I felt certain that Michael was actually going to keep his word regarding budget, schedule, and change order protocol. I found him to be intuitive with solutions, and genuinely sensitive to the needs of owners, and their neighbors, who are about to have their nest rattled for a series of weeks.
So, we are now half way through our 6 week project. During the first week, a neighbor asked me, "How's it going over there with the crew?" I responded, "I'll let you know when we are done, I cannot tell yet. Anybody can look good during the first week." Things are going well, I am sitting on a plane flying to the East Coast, while BC is working at the house right now. I have quite happily left everything in their hands, we are on schedule, no buget item has increased, unless I added it, and I am capable of leaving the site to take care of other matters. This has been invaluable for me. Also, when any detail hasn't been as expected, Michael and crew have happily worked to correct deatails until they are perfect. I do not think they want their name on any work that does not reflect quality, and I am all the better for this.
Check back later when we are done. Half way through here, and I am so happy I have selected BC for my home in Montclair. I also feel extremely good about paying the bill for excellent work, on time. In fact, this has been this most pleasant and professional construction project I have ever experienced. Many thanks to everyone at BC, and see you next week. read more
