What is the parking like (in terms of availability, cost and proximity to the building)?

From what I recall recently being there they charge 100 a month for an outdoor spot and 160 for a covered spot. Parking lots are close to the building

Good location RIGHT by the subway & central park in the upper west side of Manhattan. There was even free parking available to us on the street.....in New York City. Shiiiet. Be advised, though, that you can't park during street cleaning in the afternoons on Mondays & Thursdays. We booked our stay here on Monday & Tuesday night, & took off before cleaning on Thursday ;) Be advised: CASH ONLY....yeah, weird! Facilities were OK, not super nice, but not gross or dirty. I've been to a ton of hostels and this one was pretty OK in my book.

It's in a great location and super close to the subway, which was awesome! The price was great too! Only 30/per night and I only had one roommate. It feel like my belongings were safe and secure. The bathroom situation wasn't too bad, but you usually didn't wait too long for one. If you're short on money or don't want to spend all of your money on a hotel and you plan on being out the room for most of the day, I highly recommend this place. And make sure you bring cash because they don't accept credit or debit cards.

The doormen are all awesome and personable, often helping me with packages, my dogs, parking my car, etc. Charlie is so kind, entertaining any and all conversations with the tenants, offering Netflix recommendations when prompted, and always an upbeat demeanor and cheerful face welcoming everyone back to the building - and he does it by name for every single person! The maintenance staff is so helpful, and whenever something isn't quite working in the apartment, which is rare, Francisco comes running to see what he can do to fix the problem. We really love this building and the staff, they're doing a great job!

I have been living here since this building was made. I have seen all the staff that has come…read morethrough the door. When the building was first made and Santos was in charge the building was great and so were the door men like Francisco and Omar. But when Jose was in charge the building suffered greatly as a result. As a result of Jose many staff members did leave. Currently Jose was removed from the building but the management still have not been able to fix the damage that Jose caused. For example my current next door neighbor continuously urinates in front of the door and hallway and management refused to address it. For example when I asked them to come up to smell the hallway since they didn't believe me they said someone was "cooking kosher food". Also the next door neighbor has make numerous comments like calling my mother "burka b*tch" but management still refused to handle it and also had her guests bang on our door as well as has urinated in the stairwell. Her guest have also sat in the lounge area with a wet urine pad so I cannot say that the lounge area is kept clean. The neighbor has prayed Jesus on us and cussed us out banged on the wall separating the apartment, urinated in front of our door. Also we called the cops many times before of the issues the lady has caused and since management won't do anything New doormen that have been hired for the building is also very very disrespectful. For example the new door man named Charlie is horrific. He's very rude. Whenever I come in with lots of bags and am standing at the door he pretends to be on the phone. He also does not say when we have a package in the lobby. He says we don't have one. The lobby has lost two of our packages which is totally unacceptable. I have also email management multiple times from rose associates to Yamile Zarzuela to Crystal Rodreguz to Ashley Efrom to Glenn Ryan and Jeannette Vegas but none of them have responded to any issues or tried handling anything. If it were 7 years ago I would not have hesitated to tell anyone to come live here. But today I cannot recommend anyone living in this building. The management in this building is so bad they're struggling to keep kind staff at this building.

I've been in 808 Columbus Avenue for nearly a year but have issues with the 421a surcharge they are…read moreapplying on renewals. Pros: Gorgeous views of Central Park and Reservoir, see photos (only if you are higher than the building opposite); great amenities - nice pool, gym, 3rd floor garden; no amenities fees; friendly doormen; maintenance requests serviced same day Cons: Building is applying a 421a surcharge since July 2023, it's on Columbus so quite noisy and can hear every siren even on 28th floor, the ACs are inefficient so you have to set the thermostat lower in summer which makes utility bills sky high - the rooms run warm though so cosy in winter As a PSA I'm going to spend some time explaining the 421a surcharge because I think the wording in the rider is very "gotcha"/non-transparent. The rider is one page in a 50+ pages lease docs package, I've attached a screenshot. Since July 2023 (year 13), the building has been applying 421a surcharges on renewals. Basically this bullet is applicable: "421-a tax abatement for 20 years - the phase-out surcharge collection of 2.2% begins in year 13, eight increases, total surcharge not to exceed 17.6%" https://hcr.ny.gov/rent-stabilization-and-emergency-tenant-protection-act#:~:text=421%2Da%20tax%20abatement%20for,be%20charged%20each%20year%20thereafter. From July 2023, the surcharge will be 2.2%; then from July 2024: 4.4%, and then from July 2025 6.6%; and then from July 2026 8.8% and so on. I'm attaching a table I worked out. This surcharge is in addition to the yearly increase set by the rent guidelines board (eg for late 2024 the yearly increase was 2.75% on a 1 year rent). TLDR; if you're getting the apartment for just the initial lease term - great, but if you're planning on staying longer and renewing, on renewal the building is charging the full amount of the 421a surcharge with no negotiating or flexibility (I tried and failed to have them reduce/waive this) Why is this annoying? - I consider it a win to be on top of my own tax schedule, it's a bit much for me to be aware of where the building is in its tax abatement schedule, but that's what's needed to be aware of how much my rent will be jacked up every year. The increases are far outstripping inflation/reasonable-ness. - Building is using RealPage so the initial rent is inflated anyway - RealPage is currently being sued by DOJ: https://www.justice.gov/opa/pr/justice-department-sues-realpage-algorithmic-pricing-scheme-harms-millions-american-renters\ - Building is offering 1 month off concession to lure you in (btw I never got this - in fact I had to pay 2 additional weeks of rent to get the apartment earlier than I wanted to move in), and then I'm guessing the increases will apply on the actual rent - this might be technically legal but it's dubious enough that I've found at least one case of a lawsuit being filed: https://therealdeal.com/new-york/2024/07/26/lightstone-is-target-of-latest-421a-rent-increase-lawsuit/

Great building but some units are unworkable. Don't live in 795 Columbus on the side overlooking…read morethe parking lot on the lower floors (4-7). They are on top of a school and the unit has the sounds of screaming kids nonstop during the day Mon-Fri. This was mentioned in advance, but as a "in case you are noise sensitive." In reality, the warning should be "in case you have ears and wish to spend any time at all in your unit." Rest of building and staff is lovely but don't be suckered into thinking it's just an occasional sound of kids playing wafting through an open window. You live in a kids recess. Can't wait until my lease is up. If you flag it to mgmt they just throw their hands up and say to call 311 for noise complaints in the area. As though calling 311 on *an entire school* is realistic.

The best part was the friendly staff and extremely…read morequick response time of any issues or inquiries we had (whether it was questions on rent or term extension, or any maintainence issues that was always resolved within 24 hours). It was best rental building I've lived in NYC so far, and I would totally recommend it. Also, It was my first time living in a rental building managed by Bozzuto and my impression of the management company is fantastic due to my stay here. Pros: - Incredibly well managed - Aprell and building staff are top notch and in addition to the quick response mentioned above, they maintain the building in a very clean shape. They also host periodic happy hours / breakfast / dog treat events, etc. - The front desk / building staff are extremely professional and kind. They know my family, and make it feel a really friendly building. - Beautiful rooftop deck and a fantastic 3rd floor outdoor space (with a dog run for dog owners), also a gym My only con would be that one of the elevators has been out of order a few times (more of an inconvenience than any safety issue - they block the elevator immediately and make repairs very promptly). I hope they make a more long-term repair for this.

The reasons to rent here are numerous from the location near CP and Morningside Park, to your pick from two local markets, Larry's Freewheeling bike store, Columbia University and two subway stations providing easy access to the rest of the city. It has great views to the south and lots of natural light on that side of the building. Importantly the staff is extremely attentive. I had the good fortune to work with Nazeela, who deserves special praise for her creativeness and follow-through. One of the important things to consider in any building is the turnover for doormen/concierge and I am happy to say that in the three years I have lived here, the constants have been at the front desk. They do a tireless job accepting the ever increasing number of packages and protecting the door. Valerie, Alex, Dino and Billy each do a tremendous job of knowing peoples names, and remembering their apartment numbers. I have been ever so grateful when Val would push my floor button while I had my hands full of boxes or Alex would sort through newly arrived packages to find the one I was anxious to receive. On the rare occasion when I needed maintenance to work on something like a slow shower drain or a dryer on the fritz, Tenzin would always show up within 24hrs to fix everything without any issue. This is an easy 5-star choice.

The average decibel reaches 55 even I close all windows. It will end in December 2018!! It affect a lot of residents. The branding, the price point, and the promises made on the website all pointed to a premium, community-driven experience that combined comfort, flexibility, and connection. Unfortunately, what I encountered didn't quite live up to the expectation. Let's start with the positives. The community itself wasn't bad. I had the chance to meet some genuinely kind and interesting people--fellow travelers and remote workers who, like me, were looking for a sense of belonging while on the move. These personal connections were arguably the highlight of my stay and one of the few things that aligned with what Outstay markets: a chance to plug into a global, supportive community. However, the rest of the experience was underwhelming and at times frustrating. My private room, which I had selected specifically to ensure some level of comfort and privacy, felt neglected from the moment I walked in. The floors were visibly dusty, and there were broken fixtures that hadn't been repaired prior to my arrival. It gave the impression that basic upkeep had been overlooked--which is surprising, especially given the premium cost associated with the stay. The common areas, while designed with social interaction in mind, quickly became overcrowded. At first, I appreciated the energy of shared spaces, but when it becomes hard to find a clean table, a quiet nook to work, or even a seat in the kitchen, it crosses the line from "vibrant" to chaotic. Furthermore, basic supplies--such as toilet paper, dish soap, and even clean mugs--ran out regularly. These aren't glamorous details, but they're part of the everyday functionality that guests depend on, and their absence was noticeable. Another area that fell short was the communication and operational consistency from the staff. To their credit, the team was polite and responsive when I brought up issues. They didn't ignore my concerns, and I could tell there was a willingness to help. The problem was in the follow-through. Promises to send someone to fix the room were delayed or forgotten. Requests for restocking or cleaning were acknowledged but rarely resolved in a timely manner. It left me feeling like my comfort was a low priority--an afterthought rather than a focus. All of this contributes to a central issue: the gap between Outstay's promise and its delivery. The website and promotional materials speak of a "seamless co-living experience," but the reality, at least in my case, was anything but seamless. For a brand positioning itself as a premium option, there's a clear disconnect between aspiration and execution. To be clear, I don't think Outstay is beyond redemption. There are some good bones here--a potentially strong community, a well-intentioned staff, and a concept that many people (myself included) really want to believe in. But it's time for them to go back to the basics: clean, functioning private rooms; fully stocked and maintained shared spaces; timely responses that are followed by action. These are not luxury expectations--they are the foundation of a decent guest experience. Until then, I wouldn't recommend Outstay at its current price point. With some operational improvements and a greater emphasis on daily support and maintenance, it could live up to its own hype. But for now, it falls short.

I spent a few months there, hoping for a home base that felt both social and comfortable. What I got was... a bit of both. The location is definitely a strong point. Being close to public transportation and having everything you need within walking distance makes day-to-day life easier. I also liked the idea of living in a community setting. It's a great way to meet people, especially if you're new to the city or traveling solo. There were some nice moments of connection with other residents that I really appreciated. That said, a few things made the experience less enjoyable than it could have been. Cleanliness, for example, was hit or miss -- especially in the shared spaces like the kitchen and bathrooms. Sometimes things were fine, and other times it felt like they were overlooked. Noise could also be an issue depending on who you were living with, and the general upkeep of the room and furniture left a bit to be desired. For the price, I was expecting something a little more well-maintained and consistent. In short, Outstay has a great concept and the potential to be a really solid option in the coliving world, but there are definitely a few things that need more attention. With some improvements, I think it could offer a much better experience.

This is Section 8 Housing. Let me tell you the Bad News first, because it may be more than you can…read morehandle. This is very mixed, sort of chaotic area. Rigt off Central Park West ( cool!) and near subway staion at 103 St. B and C trains, this station ONLY uptown. Downtown have to go to 96th and Central Park West. Other 1,2,3 Trains at Bway and 96th; 1 Train at Bway abd 103 ( don;t use this station at night)). Problem #1: Dreaded NYCHA F. Douglass houses is right across Manhattan Ave, which is in the territory of city newly recognized Manhattan gang. Mitigating: this side o Douglass down here is not that bad, but area gets spooky after dark. Weird people lurking about!!. Obviously open drug deals maybe during day too ( I always avoid Manhattan Ave.) Closest shopping is on West 100th Street, just a few shops and nice little Associated Supermarket, a couple of delis. Little odd Chinese restaurant...pet grooming place still there I think...one or two others. Going over to "Columbus Court" south from W 100th Street is upscale shopping strip (Whole Foods, etc). Rite Aid at 97th and Columbus ( usually awful line problem). CVS Pharmacy over at 96th and Amsterdam. Ha ha place changes all the time ( I mean, pharmacy)-- typical CVS store, big. More shops over on Broadway, The Better or Really Best Newa: Actually, some architect did a really good job of redoing tenements here oh 1980's someone told me who has been here in this area forever-- Four buildings left, after they took some other od ones down ( totally rebiuilt- very nice kitchens and very nice bathrooms, modular-- all apts ( nice studios do to I think 3 bedroom) in all four bldgs have same cabinets etc for instance -dark brown wood plastic composite-- looks good indeed if you put in a new "warm" fluorescent light. Beautiful sloping park courtyard in center with winding paths, patio areas ( some good lanscape architect did this. Well kept. Place as whole is well kept. Only problems they have are with boilers-- just got new hot water one here but had to wait. Good laundry rooms in cellar but have to keep after the people who own the machines fo service them. The are card operated- buy cards in Management Office. Right now Building Mgr excellent guy and great asssitant. No guarantee how long they will be here,... Super & asst very efficient. OH YES GATED COM MUNITY 24 HOUR GATE GUARDS AND SECURITY. KNOW WHAT THEY ARE DOING. Whole area well lit at night, security cameras around...They have emergency service line too for various apt problems. Have no idea of waiting list status now. Cal 212 864 7111. Also check online. I am really happy here. When I think of alternatives- wow, cannot get any better for what it is!

The North Park Apartments has become a rat,mice and bedbug infested complex of apartment buildings…read more All four buildings have an enormous rat and mice population that live within the walls. The sounds of squealing vermin permeate s the stairwells ,basements and some ground floor Apartments. The stench of rotting corpses saturate the perimeter of the buildings side entrances, management office and laundry rooms. There are tenants in each building who have been infested with bedbugs. This complex is under staffed. The garbage compactor is often filled to capacity and overflowing. North Park management has ignored many requests and pleas from several tenants throughout the complex. It wasn't always this way. It's just getting worse than it was say five or so years ago. The heating and hot water situation is hit or miss. Many in the North Park Community are elderly and/or disabled. It's a shame the complex is becoming a burden for many. Even security is an issue. The intercoms don't work. Security is unable to announce visitors. This place is becoming the "Pits".
