    Do not move in here. I moved in here for the views despite the horrible reviews and the experience has been HORRIBLE. My apartment fills up with marijuana smoke all the time at all hours. My laundry closet perpetually smells like The neighbors above me get into constant domestic disputes waking me up at all hours of the night. I have lived here not even 3 months and have had to report things at least a dozen times and nothing is ever done about it. We have neighbors above us who throw items out the window. We were given a faulty fridge that broke down about 2 weeks after we moved in and all our food spoiled. Management refused to reimburse us. I had to call the front desk about 20 times to get someone to come and repair our fridge. We moved into numerous damages throughout the apartment including a bedroom door that does not close and have been unable to get any maintenance. We also paid $600 for amenities upon moving in and all amenities have been closed since before we moved in. We are paying nearly $4,000 a month to live in a glorified frat house. Google the modern and you will see the drug charges and busts that have occurred there. Update: I have raised my review from 1 to 2 stars because management has allowed me to leave without financial penalty because of the negative experience I have had here. N

    WARNING! Think long & hard before you plan to rent here. First off, despite the name, it's far from being Modern. The amenities are poor: you have to provide your own paper if you want to print; they've downgraded the cups and the teas in the "spa" area about 3 times since we've been there; and the technology in the dance room is frequently not working. You're also paying $600 per annum for the amenities but these are often closed off for private events. Forget the shuttle bus, unless you're leaving super early or are returning from work in the city during the rush hour. There's nothing during the day or on weekends. The materials they've used to construct the place are the cheap, budget lines from Hans Grohe & Kohler. The building is not energy efficient or green at all. Prepare for high utility bills as you'll need the heating on full time in the winter, and the AC on constantly in the summer. If you shut off the air then the apartment will develop a musty smell and you'll be advised by the maintenance team to keep it on. Opening windows will barely help, You'll either get insects coming in or all the noise and dust from the construction happening next door. The laminate floor costs $3.50/sqft and if you scratch the floor, which will happen they'll bill you $5/sqft plus some $15/sqft more for labor. They also want you to cover 80% of the floor space with carpet it doesn't help as it will discolour underneath or around the covered area, Because of the light coming in and extreme temp in your apt during the summer. This is how they get to keep your security deposit and bill you some more. Don't bother hanging a tv or pictures as you will have to fill and repaint the whole apartment otherwise you're screwed, Beth will point out that the adjacent walls don't match in color so you might as well paint it all so the next tenant thinks no ones lived there when they move in. When you first do a walk through ask Beth to write anything you're not happy with and get that copy signed by her, otherwise all the previous damage is on you. Get documentation FOR EVERYTHING from them. Management cannot be trusted, Lose a keycard? It's $75 to replace the flimsy piece of plastic. Why is the cost so high? Well, according to Beth they don't replace the cards, they clean them and give them to other new tenants moving in. So, you'll pay above $3K/month for a small one bedroom, plus $200 for parking, plus all the other extras and you'll get a used keycard. The staff is great especially the guys at the front desk, the cleaners, and the maintenance team. The leasing office is nice too but management thinks they're above you and doing you a favor by letting you live there. You've got to remember that you're the one paying a percentage of their salary and the only one way to deal with them is to let them know that. Overall, be very wary of moving at the Modern. There are other, much better options along the Gold Coast. Edgewater, Weehawken, Hoboken all have brand new buildings going up with better public transport options and more diversity than Fort Lee. The Positive Yelp reviews are far from accurate

    I had the same experience as Jiayue L below. I lived in the Modern for over two years. Upon moving out, they also charged me for water damage in the closet for 200 dollars as well. This is totally a scam. We kept our apartment pristine. Don't expect to get your full deposit back. We really enjoyed living here the first year but since then things have totally gone downhill. Positives--we loved the concierge and maintenance staff who came right away to fix stuff and were always so helpful. The shuttle service and building location are also excellent. We used to love walking to the shops and Main St. Negatives--the management is super hard to reach and not responsive. Also, since last year we've noticed a decline in the caliber of the tenants and the building is not being maintained properly with a lot of dog poop around the property and urine smell in the garage. There's just a ton of rules with regards to using the amenity deck and having guests over and guest parking is always full which sucks. The elevator is often broken and there's been a few times we've had to run down the stairs in the morning to get to work. The pool is super crowded on the weekends so we barely went. I don't think these things should be happening considering how much you pay to live there.

I will continue leaving reports like these until this issue is solved, since I have come to the point of desperation because my complaints directly to the building have been ignored.

    This is a large building with laundry room on every floor, a swimming pool, tennis courts, basket…read moreball court and raquet ball court. They even have vending machines with snacks. They have a large staff and the maintenance people are always cleaning and the super and support staff are quick at taking care of repairs and emergencies. The negatives are this cooperative charges you a lot for everything - if you get locked out of the apartment, if you have to have repairs done etc. The building is not pet-friendly but will allow pets if you get a letter saying they are emotional support animals. You also have to keep showing them that your pet is registered. You will be fined heavily if a pet makes a potty mistake anywhere on the premises. Most of the staff are friendly. However, the residents are mostly not friendly and are sometimes very rude, especially, if you have a pet. The residents complain about everything and the management will send you letters if there are complaints (There are many.) or to inform you of fines for various things.. Also there are many rules like you can't put Christmas or other decorations on your door or even a doormat in front of your door. Common charges for a 2 bedroom apartment are over $1600 and don't include the gym, pool and BBQ area and parking for which you must pay extra.

Bathrooms are very large and gorgeous.. 5 star service !!! Everyone always sweet and polite . We all became like a family... this building almost like a 5 star resort : gym , yoga rooms , billiard room with kitchen you can have a nice party , movie theater , indoor and outdoor pools , saunas , jacuzzis , and so much more ... No pets allowed this was important for us !!! No smelly hallways and barking. Covered parking. Every Sunday beautiful free breakfast served by the pool .. Bus to Manhattan right by ur door it takes only 20 minutes and you are in midtown . Supermarket cross the street. Trader Joe's and Whole Foods walking distance . Beautiful city view river walk pathway for a nice walk or bicycle ride . Movie theater and so many other stores short walking distance . I can't thank enough Alexander for making us very happy . The new board members are trying to make it better but due to past board members that stole $$$ for personal projects/etc the repairs for stuff takes longer. According to sources The new leader and treasurer of the current board is also stealing $$$ now. This place sees great on the outside but inside you have greedy board members making wrong decisions. Currently they just upped the cable and internet bill by 30% so people get a sports package .... Smdh. AC In building 2, 5 and 6 aren't working properly since June 10th. "We are working on it" building 5/6 share a generator. They don't tell you that when buying. So if electricity gets cut both buildings don't work or only 1 does. New Elevator that took 5 months to install. Broken every other day. The board fired the management team. Hired complete idiots with no experience. Pool became free this year, but really should have been paid for. Because these pools don't get cleaned like they used to. Pool is supposed to be heated. Either it's broken or jacked up to a boiling soup. The condo apartments are nice l, great views. But beware the board doesn't care unless they get $$$ in their pockets

    So I came here and met with the agent Paulina that showed me around the property. Since they were…read moredoing construction on the Main Street (15th street) I made the mistake of going behind the building on 16th street and looking for the front office. Once I got to the front lobby , I was greeted by a very nice female security guard. I probably only waited about 5 mins before the agent came to meet with me. At first glance, the building was very antiquated on the outside (to me) and the elevator was extremely small BUT once we got to the apartments, my thoughts changed. The apartments that I was shown were BEAUTIFUL!! I was shown 3 apartments ..on the 3rd, 4th and 8th floor. Two of the apartments had a balcony which was very spacious. All of the appliances were modern and new and the floors were hardwood. Overall I was very IMPRESSED with the visit, the agent and the apartments so much that I'm actually thinking about making that move! Great place to live. Although you have to pay for parking, it seemed like a great place to live!

Apartment: Our unit was newly renovated within the past 5 years. Nice size, wood floors, large bright windows and all appliances worked well with no major issues. Has excellent sound proofing as we could barely hear our neighbors or received any complaints of our toddler or dog running around! Staff: Polina - Leasing Agent / Building Manager - Polina was fantastic from the beginning. She was very helpful and responsive. Whenever we had any type of issue, she would resolve the matter within a day or two max. Santos and team - Superintendent - Santos and team are the best! whenever we did request minor repairs, they would literally show up within the same day to ensure it's addressed properly. Alejandra, Jason, Diana and the rest of the Concierge team are very friendly and always helpful with packages. I've had a million Amazon packages delivered there and they've never been upset with me, thanks guys!!! The only bad thing about the building is the condition of the parking garage as it is a bit dated, but we don't live in it so it's all good (as long as the car is safe)! All in all, we would definitely consider living at 1350 again if we moved back to the East Coast!!!

The Windsor at Mariners was a nice break from my old apartment. Im still looking for an apartment where it's more private but I think any apartment it will be the same. on the Penthouse those are very nice and super quiet/ private. I'm not moving out for any reason other than changing up location. My one bedroom apartment comes with plenty of closet space, washer/ dryer, and a decent bathroom. I love having a patio. You would want the apartment that has the balcony on the right side. You would get the better view. That's how mine is but still no privacy. I can hear my neighbors above me, the elevator to my right + the neighbor, and my neighbor to left of me. I also worked odd hours and caught all moments of life happening through the days. Neighbor dog does bark a lot tho. And not that they are being loud at all. It's just that the wall is thin and you can hear clear. So still a quiet, family friendly apartment building that is luxurious. Never complained though and not complaining now. Just my experience in the apartment. They do allow dogs and only small ones so I knew. Of course dogs will bark. Sometimes more than others. And if your apartment is right next to the elevator of course you'll hear it. It is a smoother sound than most. I'm 28 and younger than most. Location is great for a ferry ride in, Newark Airport, and a short drive to Rockland Bakery. Hoboken is close but river road and the lights are frustrating making it an annoying 30 min ride. Being by the water, city, highways... is why the price is what it is. It's just gorgeous and so fresh. Being able to take a walk by the water to get ice cream is the sweetest thing. But it's also because they are superior in service. Absolutely crush it and make you feel so welcomed. All within 15 min away you have Homegoods, Trader Joe's, Seak, Sushi Cruise, GW Bridge, Target, TJ Max, 5 below, Dunkin Donuts, European Wax Center, the spa and pancakes. Garden state mall is like 20 something minutes away too! There is a dry cleaners in the building. When you have a package the front desk will have it out waiting for you if they catch you walking in. That's very nice. The people who live here are super kind and friendly. And range in all different ages. You can walk to go get bagels that's nice too. :D
