This is a message that was sent by our property manager as you can see, you can't do ANYTHING. GOD FORBID YOU HAVE CHILDREN BECAUSE YOU ARE BEING ASKED TO NOT PLAY WITH THEM!!! "Hi Everyone, Just a friendly reminder and advise about noise. Living in an apartment, sound travels. NO matter what, it is inevitable, but we can all do our part to help minimize the disturbances to our neighbors. With the weather starting to change, the holiday season approaching, and many of us spending more time inside our apartments now is a great time to remember living in an apartment is community living. We all impact each other's living experience each and every day. Remember to mind the levels of your speakers especially bass. Don't put speakers or TVs on the floor. Having area rugs on hardwood (which is required by the lease) and furniture does help absorb sound and prevent echoes but does not make your apartment soundproof. Remember that a TV in the bedroom may be good for you, but even at the lowest levels, if your upstairs/downstairs neighbor is in complete silence they probably do hear it at some level. Many residents work from home, please be mindful of that fact. This fact is relative to both sides of the conversation. Your rolling office chair can make your neighbors start to believe they live under a bowling alley, if you are not mindful, and especially if you do not have appropriate protective floor covering and or Rollerblade style, chair wheels. The former can be just as bad as that neighbor's T.V. or stereo that is making you so very angry because it feels like you are at the worst concert ever, with a totally obstructed view, and you can't leave because the band is performing a double encore and... It is taking place in your home. Try not to slam doors. Tell your kids not to slam doors, tell your guest, and tell your pets! When closing doors in your apartment, if you simply turn the handle when closing them, it helps prevent it sounding like it's being slammed. Even if not to you, others may perceive it as being slammed due to the way sound travels. If it is actually difficult to close any of your doors, please submit a work order, so we may help. Remember that if you walk heavy footed, no matter what floor you are on, the noise and vibrations from heavy footed walkers sounds like continual thumping and causes vibration in other units. Of course, this is worse coming from second/elevated floor apartments. However, this is also true for first floor units. Carpeting helps, but it still sounds like loud thumps, so please just be mindful. Don't run up and down your stairs! That one should be a given. It is not particularly safe, your not saving any meaningful time, and it is loud especially to your first floor neighbors. These buildings are designed with stairs and front door surrounding the first-floor apartment bedrooms. If you have read this far, THANK YOU! I am almost done, just a few more things to say. Playing with your kids and pets inside is fun, but banging, bouncing, jumping and running children and pets can cause your downstairs/upstairs neighbors to get frustrated. Both children and dogs tend to be heavy footed and while we all have to have some level of understanding and acceptance, those with children and dogs should do their best to minimize excessive noise Continual barking dogs is another issue that is pretty common but is correctable and even preventable. Generally speaking, be respectful to your neighbors. While being on an elevated floor can be even more difficult at times, lower-level apartments translate the noise to the apartment more than you may think. With a little thought and consideration, we can minimize disturbances to our neighbors. This is community living and we all should always respect each other, always.     Except for an old complex to which there is nothing that can be done, this is a great place to…read morelive. As someone who lived here for 3 years, there are a few things that stick out on this place. 1. location: very close to downtown englewood. Since it is walking distance you can either drive your car or take a walk for a quick bite, etc. Also it is in a very safe area. I often forgot the lock the back door and nothing happened for 3 years. 2. Management: this place is run by really awesome people. The manager is very attentive to all the detail about the apartment and will make sure you have a good stay while living there. Superintendents are very good too. They usually fix the issue within a day or two since the request is made. 3. Parking: This place has some outdoor parking spaces that are first come first served, for free. I would say 75% of the time you can park anytime, but sometimes you may be out of luck if you come back home like at midnight, in which case I would just park on the curb for the night and move my car into a lot early in the morning. They also have 50/mo indoor garage if you choose to do so. 4. Ambience: neighbors are very nice, the place has very warm welcoming atmosphere. Very nice place to start a family Now, a couple of caveats: 1. being old: the buildings are old, so heater is controlled centrally (by the way they did a great job at that so i never had issues with that), and a/c needs to be installed for summer. kitchen is ok, but bathroom is also a little outdated. 2. bugs: there are all sorts of bugs crawling through the windows or doors. They are mostly harmless but still may bother you a little bit. 3. lack of amenities: well, it doesn't have things like gyms, pools, etc. If you think these are very important to you, this place might not be yours to move in Even though I had to move out because of specific needs for my life, I really recommend this place to everyone who is looking for a place around downtown. Your stay will be great and may be longer than what you anticipated.

    I LOVE living in Towne Center! I feel LUCKY to call this home. After living in NYC for over 20…read moreyears, I could not have found a more perfect fit for me. Where to start.... Leaving the city was scary. I was deciding between living in a house or an apartment and I visited many of both. I decided, as a single mother, I would rather live in an apartment building, with doormen, security, and lots of neighbors around. Luckily, I have an Aunt who lives in Alpine who told me I MUST live at Towne Center. She kept saying "These are NICE people" (the NICE was heavily emphasized and had multiple meanings). I am so grateful to her! First, I met with Anna the leasing agent of the building. Anna was a breathe of fresh air compared to other agents I have encountered. She is a true professional, knowledgeable, easy to talk to and kind. The smile on her face is genuine and warm, not fake and sales like. She was an absolute pleasure, made the application process seamless and worked with me to meet my needs. I am extremely gratefull to Anna for helping me in so many ways. Research: I spoke to numerous people who currently live and have previously lived in the building. Most of the my aunt knew already so they were very honest with me. One couple who were both doctors lived in a beautiful three bedroom with high ceilings, an upstairs loft and storage area and they had a grand piano in the living room and a full dinning room table. They had lived there for about 12 years. Also, I spoke with young couples and professionals in their 30s and 40s who worked in Manhattan and had no plans on leaving Towne Center even though they could afford very nice homes. True story: When I first moved to Engelwood, I met a family on my sons soccer team who had lived in the building. The wife told me wonderful things about the friends they made and the husband told me if it was up to him, he never would have left. They had a live-in nanny in their apartment with two children and a third on the way (both Harvard graduates). For me, coming from Union Square where I could get anything at anytime, I put a high value on location and convenience. As a parent, being able to run downstairs to CVS for late night cold medicine or across the street to Shop Rite when I forgot the hamburger buns was a life saver. I knew I wanted the safety of a 24 hour doorman and round the clock security. The under ground gated garage means I would never have to shovel snow or get stuck at home because of weather. And when my car battery died, I had people to give me a jump in minutes. When I walked into my new apartment, I felt the sun shinning on my face, saw an openness and lightness in the rooms and knew immediately that I made the right decision to live in Towne Center. The bedrooms and bathrooms are large, the living room has tons of natural light and there is plenty of closet space. If that wasn't enough the other reasons I rave about my apartment building are as follows... SASHA and JORGE are the superintendents of the building, taking care of anything and everything. I CAN NOT EMPHASIZE ENOUGH can not how phenomenal they are and how welcoming they have been. To say they go above and beyond is an understatement. They take pride in their work, do an exceptional job and they care about the people who live here. You may think this is not so important and I promise you it is! They make us smile every time we see them are always able to lend a helping hand. I have been living in apartments for 25 years, with many superintendents, Sasha and Jorge are in a class by themselves. In addition, from the first time I stepped foot in the building and every time since, ALBERTO at the front desk and ALFONSO made me feel like I was home. They have such positive energy and have been so kind to all of my extended family and friends. Concerns: no place is perfect. I listed some things that are challenging. - There are some doormen/woman security guards who are outstanding and there are some who are not. Turnover is high and so there is inconsistency. - We pay an assessment fee for a few amenities but before I lived here there were Sunday brunches for everyone with bagels and stuff. During the pandemic that stopped doing them COVID. The assessment fee did not go down and nothing was introduced instead of the Sunday brunch. - I am thrilled to have a gym in the building and it also needs a tech update. Only one of four TVs works well on the treadmills, there are 5 "watchable" channels - In this day and age I would at minimum expect ESPN (sports at a gym) and basic cable / streaming. - For new tenants rent went up 6% in one year and you can only sign a one year lease. You should be able to sign multi-year leases. - We have a cool movie theater, which also needs a tech update. BOTTOM LINE: I LOVE this building and my happiness greatly outweighs my concerns. The friendships I have made are priceless.

We downsized from a home to a two bedroom…read more After seeing many of the apartments in the area and dealing with a lot of sales people we were very taken by Anna and her honest concern for our needs. she didn't try to 'sell' us on anything, she readily admitted when a floorplan was not right for us. she was incredibly patient with us and worked with us the whole step of the way until we got approved. She remains a great resource for all our needs well after the lease was signed. since moving in, we have been pleasantly surprised at every turn. coming from a large home where things needed fixing every other day, I can't say enough about the maintenance duo of Sasha and Jorge, lead by the building manager, Jude. for a building this size youd expect to have to wait for repairs, instead, they show up almost immediately. there is a very efficient online maintenance request form and it really works. since moving in we had A/C issues and appliances malfunctioning and Jude made sure we had replacements in our apartment to minimize any discomfort. one time I told Jude not to bother bringing a replacement, that we'd be ok until the repairs were done, but he insisted! he had a new unit purchased and installed at quite an expense to management. we really feel cared for. the front desk staff are wonderful. eager to help and always greet me with a smile and a kind word. the other tenants here are so friendly and caring and respectful. I find it very quiet and kept clean. I highly recommend Towne Centre.

    I'm usually not the kind of person to leave negative reviews but living here has been such a wildly…read moreunpleasant experience that I need to warn others. I've been living here since September 2021 and I've been trying to be understanding of most of the issues I've experienced and ignore them but the issues I have now are affecting my physical health and even when I raise them to the property staff, I get ignored. They seem to at least have time to respond to Google reviews publicly so here is a complete list of every single thing that I have had a problem with since 2021: 1. When I first signed the lease with Henry (who no longer works here), he walked me through the different amenities for this building. I told him the most important one for me was the 24/7 front desk for security reasons. He said that many people choose to live at the Vivian over the Sheffield next door because the Vivian had a 24/7 concierge while the Sheffield only had a part-time concierge. That is why I ended up selecting the Vivian. Then in May 2023, they randomly decided to completely replace the great concierge staff. Then on October 31, 2023, they suddenly announced that starting from the very next day, the concierge will switch to a part-time service from 7:00am to 11:00pm. But did they decrease our amenity fees or rent to match the decrease in services? Nope! 2. I raised the above issue with the leasing office when I was signing a lease renewal in February 2024. I got a response that they could give me a small adjustment (literally $20 every month lol). By the way - it took me over a week to get a response from them about this. 3. There is dog piss in the elevators and the carpeted hallways literally every single day. 4. I still have never tried the sauna here because every time that I want to, it is broken. The last time I tried was in July 2024 but it was still broken at the time so I've since given up hope of ever trying it. 5. The elevators are ALWAYS broken! There are two at the front of the building and one in the back. The one in the back was breaking every other week at some point this year. As I write this review now, one of the elevators at the front is currently broken. 6. Guest parking is NOT free. It used to be free and residents would have to ask the front desk for a parking pass for their guests but in May 2022, they suddenly decided that all guest must pay to park via ParkMobile. 7. Once again, every single issue above is something I decided to just accept for what it is. This last issue I have just breaks warranty of habitability and makes it impossible for me to justify the close to $3000 I am paying every month for this so-called "luxury" building. My hot water heater is currently broken. Since June 2024, it has broken 6 times. I think any logical person would think to look into the issue deeper and fix the actual problem but nope, not this building! When it first stopped working in June, the maintenance guy replaced the heating element but gave me a heads up that this might just be a temporary fix. He said that my water heater is almost 10 years old and has to be replaced soon anyways, and that if it stops working again then that would be the sign that it would need to be replaced then. This guy was awesome by the way - always very polite and quickly fixed issues. He no longer works here because this building seems to be switching out the concierge and maintenance staff VERY often. Fast forward to today, when my hot water is broken again for the 6th time (or is it 7th?? I can't even keep track anymore). It is literally 20 degrees F outside right now and I have one of the worst colds ever right now - maybe because I've been showering with ice cold water for all of December so far? I am sick and tired of them sending a maintenance guy to just press the reset button on my water heater every single time I submit a maintenance ticket about it only for it to stop working again a day later. I've sent emails and left voicemails to the leasing office but I am getting ignored. All I want is hot water!

Their overall rating on Google would be below 2 stars if it were not for their shameful and unethical practices, similar to how they treat the majority of residents in the building. Vivian purposely misled new potential renters and hid many negative reviews; it's just speculation. So, I feel it is all right for me to leave a review here on yelp as well as Google. I am upset that Vivian removed the nighttime concierge service without implementing a system to ensure residents' security. Multiple residents continue to keep the doors pried open with objects such as safety signs and rocks, prying the door open. With no one monitoring the system besides someone supposedly monitoring cameras from an off-site location, all resident safety is in danger. This is a building that has had gunshots fired into the building and hid the information maliciously from residents. I used to work security for a high-rise apartment in downtown Chicago, so I know how my friend can feel less safe since residents prop the doors open despite The Vivian's warning; again, with no night-time concierge service, immediate action cannot be taken, even if someone is monitoring the cameras. The elevators, which take forever to get to any floor, always have dog urine. All of the residents can only do something about the dog urine in the elevator once the morning concierge service comes in. I have friends in the building who are planning to move out once their lease ends and were unhappy with the current management team of The Vivian. My friend has also stated his disappointment and disgust with the slimy business practices of the management and The S. Hekemian Group, the management in charge of the Vivian. My friends and multiple residents feel uncomfortable that management sleeps in the same building as them. However, this started when they signed their first lease, which outrages them more.

First, I'm unclear what happened to the previous gentleman who was our property manager but replacing him with "Christie" was a big mistake! Not only was she less than warm or welcoming to tenants, but she also made changes that weren't at all beneficial to residents. For instance, I spent more time running around, calling shippers trying to track my packages with the new "concierge system" that was implemented. Adding further insult to injury, after living here five years I was told I would be required to pay $250 for a background check to receive packages? I know sounds insane but I can assure you It's TRUE! Second, I've noticed the temperature changes during the winter in the hallways. It felt as if the heating for the building was barely on. Third, the weekly vacuuming and cleaning of the hallways seems less frequent. I haven't seen the gentleman who use to shampoo the hallway rugs in quite some time. Fourth, the security guards that were once here both day and night have been cut back to sporadic appearances. Also, we pay $300 for amenities yet the amenities are being cut back. I asked why the business center was removed? It was quite helpful when we needed to send a quick fax or use the printer. I'm baffled why this wasn't retained or worked into the new renovations? No one in the office could answer. Families should be able to use the clubhouse without having to pay an additional fee. This is an amenity? Why not allow families to reserve it's use on the calendar without cost? Give the tenants something for the money we pay. I think the only saving grave has been the rest of the staff, Richie, the maintenance person is fantastic! Things have been fixed on the same day and without issue. I don't think I've ever seen that guy without a smile nor greet someone in a friendly manner. In closing, I'm glad to see that Christie has been removed. Someone around me is violating the no smoking policy and nothing is being done about it. All they do is send out reminders about the no smoking policy. Also the fire alarm goes off a lot in the building. Look elsewhere.

    This building provides horrible AC for the summer time, I am currently laying in bed at damn near 2…read moream sweating my ass off in my 80 degree bedroom with all 5 AC units in my home on maximum power and coldest temperature settings. I will continue leaving reports like these until this issue is solved, since I have come to the point of desperation because my complaints directly to the building have been ignored.

    This is a large building with laundry room on every floor, a swimming pool, tennis courts, basket…read moreball court and raquet ball court. They even have vending machines with snacks. They have a large staff and the maintenance people are always cleaning and the super and support staff are quick at taking care of repairs and emergencies. The negatives are this cooperative charges you a lot for everything - if you get locked out of the apartment, if you have to have repairs done etc. The building is not pet-friendly but will allow pets if you get a letter saying they are emotional support animals. You also have to keep showing them that your pet is registered. You will be fined heavily if a pet makes a potty mistake anywhere on the premises. Most of the staff are friendly. However, the residents are mostly not friendly and are sometimes very rude, especially, if you have a pet. The residents complain about everything and the management will send you letters if there are complaints (There are many.) or to inform you of fines for various things.. Also there are many rules like you can't put Christmas or other decorations on your door or even a doormat in front of your door. Common charges for a 2 bedroom apartment are over $1600 and don't include the gym, pool and BBQ area and parking for which you must pay extra.

    (Rented in Cambridge Manor in Hackensack)…read more Please read the reviews before deciding to go with Ridgetop! Even one-star is generous. This management is money-hungry and they will keep as much of your deposit as possible based on made-up evidence. They take advantage of their residents to benefit themselves and do not care for the their residents. You will have to take legal action to get your full deposit back (read the reviews, it's not all that uncommon). We left the apartment cleaner than we have ever left any other apartment because we have heard of nightmare stories with Ridgetop. Even still, we still did not receive a whole chunk of our deposit back. When we first moved-in, there were scratches on the floors and cabinets from previous residents. We took those damages into account on a signed document and handed it over to the leasing manager who they since fired. Since the firing, they have misplaced those documents and have placed the blame of those damages on us. Therefore, they charged us for their own negligence. Furthermore, when I was 9-months pregnant, they took out a whole wall in our nursery to work on the piping during renovations for the unit upstairs. There were paint particles and dust everywhere in our apartment--not safe for pregnant women or newborns. We found paint particles in our baby bottles and food/suffered from allergies for a whole month, which they merely offered a cleaning service for "our troubles" only AFTER multiple phone calls, emails to management, and threat of legal action. Additionally, in the midst of taking out the whole wall to benefit themselves (renovating another unit), they moved the furniture around in the nursery which caused scratches on the floor...which we have to pay for now. We left Ridgetop before our lease was up, but still paid for rent until our unit was newly leased (they make it impossible for you to break your lease...we tried because the stress of living there wasn't worth it). We were never delinquent on our payments because we set up auto-pay, but management kicked us off from auto-pay and did not inform us. A new resident leased our unit halfway into the month of July, but we were still responsible for the first half of the month. Management did not inform us how much we owed or what our balance was...they just simply took it out of our deposit and even CHARGED us $100 extra for being late on our rent...which on our account said we did not owe anything. Had we known, we would have paid the rent on time. I believe they did not inform us just so they can charge us extra. Don't even get me started on maintenance...it took weeks to get something fixed. All in all, it was by far the worst experience I've had as a renter. Management is rude, dismissive, and they are all penny-pinchers. Don't get robbed, go somewhere else...or just don't expect your deposit back.

    THE PARKVIEW AT POLIFLY…read more My current unit is very nice but there are various issues with the apartment itself. 1.Packages are stolen here. They keep the front door open throughout the entire day although they have an password based door system. I have had packages taken recently and the manager explained that they can't pull the cameras and I would need a police report to get the cameras pulled. So I now I have to send my packages to families address that I know it would be placed securely. If you must live here I highly suggest doing so. 2.Only some units are renovated not all. So the infrastructure of the building is horrible. When I can for a tour I noticed I could hear the upstairs neighbors conversations and their footsteps. I asked the manager and he said i concrete slab was being placed to reduce the noise which never happened. So now I can't study at home or work from home. Its no fault of my neighbor because they are just doing daily activities but the units are so old and not well renovated that with each foot step you here loud creaking. I can literally hear the TV shows my upstairs neighbors are watching. 3. There is no elevator! You have to carry heavy groceries etc up and down stairs. I would say for this price point just go to one of the nicer places nearby. It is not that much cheaper and not worth the stress So this place is nice but I think only for elderly people or people who don't do much at home and literally just need a place to sleep.
