Really close to HUMC and perfect for medical students. Been living here for a year now with bf and will be moving to Brooklyn for MS4. There's a small pool, parking spot included, and small gym with sauna. Also a computer room on first floor. You have to pay for electric (stove is electric) and Internet in addition to the rent. Granite countertops. Spacious living room and bedroom. Rent this year for the 810 sqft 1br/1ba was $1750+ whatever for electric and wifi. Our bill for electric is usually in the $60s. I cook a lot at home and bf always needs the A/C on when we're at home. And 70$ for Verizon fios. There's a concierge person that'll help you bring in groceries/packages/send guests or delivery up to your room, etc. I was on the 4th floor. No balcony so more living room space. And it faces the front of the building so there's lots of sunlight when the curtain is up. It's so spacious that I have an air bed set up in the living room for when family visits or if a friend needs a place to crash after on call night in surgery. Laundry: There's a washer and dryer per floor. You can get a card and put money on it in the lobby mail room I think. I believe it's $2.50/load. That's way more $$ than what I paid for in the college dorms, so bf and I drive over to ThinkClean laundromat every 2 weeks to get clothes washed and dried. read more

Ivanhoe one of the best buildings. Everyone there, the staff, front desk are amazing and helpful. The building is super clean and great vibe in the lobby, hallways, garage. It feels great coming home everyday and the apartments are great too. There's nothing not to like about the building. You will have an excellent experience if you're looking for a cozy spot that's secure and safe to move into. And Also Sasha who is there every day makes the building so much. Always friendly and patient with all my questions even when they're really dumb. I only wish there were more reviews to warn people away. Hopefully I can save someone from dealing with what I'm now going through. I agree with Leoz L - Dan can be a real piece of work. He's usually pretty nice to me, but has always had a tendency to act like he's doing me a favor by fixing things that are included in my rent. I've just sent a certified letter to Sanzari stating that I won't renew my lease at the end of April, due to a few things: 1 - Roach problem. I was traveling a lot when I first moved in, so it took me a couple of months to realize. To be fair, they brought in the exterminators very quickly, and more than once...but I never saw any results until yesterday. 2 - Unacceptably slow response time and attitude concerning my broken dishwasher. It was actually broken when I first moved in, but they fixed it the next day so I was fine with that...although perturbed that they failed to make sure they delivered me an apartment with working appliances. As of today, the dishwasher has been broken again for 2 weeks now, and I'm told they ordered one yesterday and it will be another week before it's installed. Dan seems to think I'm lucky they agreed to buy one at all. 3 - Insect infestation. This is not the same as #1. Two days ago I went into the kitchen to find that there are bugs INSIDE the clock on my microwave. I'll just pause to let that sink in. There are bugs inside the workings of my microwave. To be fair, again the exterminators came in very quickly - within an hour or two, and it was a snowy day. The exterminators themselves were grossed out and stated they have never seen anything like this before. They did come back and gas the place yesterday and now I'm sweeping up dead/dying roaches every day when I get home. Bittersweet is an understatement. To top it all off, when I mentioned my unhappiness with the state of affairs to Dan, he told me, "I will try to be polite, but - you guys have way more to do with those things than we do." Yes, folks, that was Dan's version of "polite". Do yourself a favor and keep a wide radius around this place. I know I can't wait to get out. read more

I toured this apartment building today and fully intend on signing a lease in the next few days/weeks. I toured with Sasha and she is probably 50% of the reason I am so excited to live in this building. Every tenant we passed throughout the tour, she greeted by name and genuinely asked what they were up to and how they were doing. Friendly, informative, upfront. Truly made the apartment feel like a tight-knit and safe community. As a young woman moving to a new city by myself, I truly feel more comfortable knowing that she will be living in the building with me. I don't want to diminish her personality to salesmanship, because I truly think it is just who she is as a person - that said I still think she could have convinced me to rent out a cardboard box with how energetic, kind, and comforting she is. Not to mention I fell head over heels in love with the apartment I had signed up to tour as soon as I walked inside. Huge windows, brand new flooring and carpet, the whole place smelled clean and like fresh pain. So excited to move in, and will try to update this review in a few months. read more

We lived at the Ivanhoe for 2 years as medical students and it was an amazing experience. The area: Very safe. I felt comfortable walking at any time - day and night. A lot of shopping malls, grocery stores and restaurants in the area. New York is about half an hour away, or 45 minutes if you take a bus (the bust stop is about 2 blocks away). The building: Very well maintained! There is a pool, a gym with sauna and one covered parking spot - all included in one, very reasonable rental price! Hallways are clean and are vacuumed quite regularly. Every floor has a laundry and a refuse room. The apartment: We had a corner 1 bedroom - very spacious and bright. There was no carpeting in our unit, which made cleaning incredibly easy. Since walls and ceiling are solid concrete, you barely hear your neighbors (sometimes people got noisy in the hallways, but it was a rare occasion). There is an airport and a hospital close by, so you can hear airplanes/helicopters passing by, but it was not really a bother., The staff: Everyone from maintenance to management were amazing. Tom Cannarozzi, a building manager, deserves a special mention because of his interpersonal skills and a remarkable ability of getting things done! He is truly an extraordinary person who took a great care of the residents. Eliel and John were amazing in getting a job done right the first time - every time - and in a timely manner. There was a 24/7 concierge on the premise, who always greeted us with a smile and was always willing to help. We loved coming home! Note: There was a change of management as we were moving out (we moved out because of the job situation, not because of change in management!). read more

I lived here for 5 years. This is a safe, well-maintained, reliable building and community. Keep in mind when reading bad reviews, the Ivanhoe has about 150 units. You just can't please everyone. Speaking honestly.... Whenever I had questions or issues, management was quick to reply. Maintenance typically fixed problems within 24 hours. Some pipes needs to be replaced, but they never bothered me. Doormen/women were friendly and eager to help (Tom, Joe and John being my latest superstars). I've had minor issues with very few employees. Sanzari is pretty good at weeding out the bad ones anyway. Taking into account the spacious apts (potentially with balcony), decent views from all units, 1 covered parking spot included in rent, 24/7 doorman, gym and outdoor pool, you get a lot of bang for your buck here. I've looked at similar buildings in almost every county surrounding and in NYC. I haven't found one that gets you all of this included in the price. You're only about a 25 min drive from the UWS (no traffic of course), and lots of great restaurants/delivery nearby. I really miss this place and all the usual faces! read more

Been here since 2013, with no complaints. Place comes with underground parking, nice pool during the summer, and friendly staff, especially the front desk. I've lived at the Ivanhoe for over 7 years and the current management team and maintenance is the best I've seen. Sasha, the community manager, is a breath of fresh air. Not only is she one of the hardest working people I've ever seen, but always with a positive attitude. I can honestly say I've seen the building improve exponentially since she came onboard. And as far as the resident manager goes, it doesn't get better than Eliel. Again, one of the hardest workers I've met and always with a smile. They treat the Ivanhoe like their baby and go above and beyond to make sure the residents are always treated with kindness, compassion, professionalism and respect. These people know how to create a luxury 5-star living experience for their residents. The Ivanhoe has become the gold standard of apartment living. Living here hasn't been as pleasant as expected. Like anywhere else, the building has its pros and lots of cons. Pros: 1) Other tenants and most doormen are very friendly as well as the maintenance staff. 2) Location is great! Close to all major highways, malls & restaurants. 3) Best views in the neighborhood because of where the building is located. 4) Balconies are very private, don't need to worry about seeing your neighbor. Great plus!! 5) Very Very clean!!! Maintenance crews are around 7 days a week making sure every floor and common areas are kept clean and garbage is removed twice a day! 6) Laundry rooms are also very clean and there is one on each floor. 7) Pool & Outdoor common areas are one of the best in the area! Cons: 1) It is very hard to contact the Property Manager. When finally contacted, seems as if there is always an excuse as to why something is happening and can't be fixed. 2) Garage Maintenance is taking a bit long and is causing a great inconvenience to all tenants, especially those with multiples vehicles. 3) PSEG!!! The building itself and apartments are very very cold during the winter season! Expect to throw away an extra $500 a month for PSEG just to keep yourself comfortable. Not even warm! Comfortable! 4) Parking rules are a nightmare here! You would think the property manager would be accommodating with parking since the maintenance in the garage has been taking longer than expected but no! The property manager would rather play parking police and complain to you about where you are parking rather than rectifying a completely different problem that was brought to her attention weeks prior. 5) Elevator was broken for a few days and management advised it would take two days to complete the work that was needed. Eight days later the building finally had a working elevator. Unacceptable in my opinion especially in a 20 floor building carrying hundreds of tenants. 6) Management expects you to change your schedule to get something in your apartment done. I'm pretty sure the average person works 9-5 but sanzari enterprises seems to think differently. So unless you have a day off, don't expect a work order to be taken care of because it's your fault you have a 9-5 job. 7) The overnight doormen tend to sleep more than anything! Coming home at midnight after doing late night grocery shopping, one would expect help from the doorman. Not at the Ivanhoe. Your better off helping yourself to a cart to help yourself unload packages while they catch up on some rest. The best doormen in the building are Mike (daytime) & Willy (early afternoon-10pm) 8) The leasing office hasn't had an agent in MONTHS! 9) There is no rent drop off box in the building (almost all buildings have one) so one must mail in their rent a few days before the first of the month or make the trip to south Hackensack to sanzari enterprises office. (Very inconvenient) Paying almost $2000 a month in rent one would expect to be able to drop it off somewhere on building grounds not have to drive and physically hand it in. Paying a parking ticket seems easier! 10) The parking garage has a second entrance located in the back of the building which isn't utilized for whatever reason. Sometimes this causes lots of congestion within the parking garage since everyone must enter and exit the same way especially now during the garage construction. 11) There is a suggestion box for tenants in the mailroom that seems to just collect dust because I see every single day it just piles up with more and more notes. Notes that are never looked at since the property manager or whoever is in charge of collecting them does not do so. Overall, I am personally giving this building 1 star because of the pros listed above. They have a few more months to get their S*** together or hire a new property manager before I decide to renew or move to another building worth my money in the Hackensack area. They advertise their building as "luxury living" but so far it's been a nightmare.. Only luxury in this building are the granite countertops. Woo-hoo. read more

I have been living here in a one bedroom apartment for over a year and the Ivanhoe has been great. The location is amazing for commuting into the city. There are a few bus stops all within walking distance from the apartment building. The 24/7 security is a great bonus and the people at the front desk are always friendly and really get to know the tenants. read more

In winter, the AC doesn't work enough for the winter temperature! With the new super Creg, things are better! A lots of old people are living here! Not good for young couples! We have been living here close to 1 year and have had nothing but issues since day 1 while signing our lease. Lets start with the good. The common areas are very well kept. Maintenance is cleaning Monday-Sunday. Garbage rooms are never full, elevators always working and grounds are well kept... Must be Sanzari trying to keep his name because thats about the only good thing this building has to offer. Doormen are very nice! Mike is amazing! Danny, Willy, and the others who work at night are very helpful, always willing to give you a hand. New room was built in the lobby across from the leasing office which features a computer, tv , and nice furniture. This room is very warm (see why later) Greg the Super is very nice! He tries his best to accommodate everyones requests in a timely matter. Seems like everyday there are work orders for him to tend too. Sadly it seems like he has to work under the property manager Victoria, which delays him a bit when he has to do more then touch up paint in your apartment. The apartments them selves: Upon moving in we saw various units all looking pretty much the same except for the flooring. Our unit has hardwood (laminate) which we think is pretty nice compared to the carpeting in other units. Of course upon moving in they do clean it or replace it depending on the condition the last tenant left it in. All units have granite countertops in the kitchens and bathrooms. Some units have stainless steal, other have white (like ours) but either way it does look pretty nice. Lots of closet space allowing you to hang clothes or even add your own shelves within the units. Big windows allowing light to come in during the day. Balconies are very private you can't see or hear your neighbor unlike all the other buildings in the area. Each Floor in the building looks exactly the same EXCEPT for the TS and PH floors. Those are outdated. So here's the bad... Be sure to check out the closet doors in ALL ROOMS. We were so excited to move in we didn't take notice of this... Our doors constantly come off track and are warped beyond belief. None of them aligning or even coming close to looking normal. We were told by the Super that the doors can not be replaced as per the property manger. PSEG PSEG PSEG PSEG PSEG- Be sure to have an extra $400-500 extra each month to pay for your bill. Apartments are FREEZING. No insulation what so ever. Huge drafts underneath each AC/Heating unit which makes it almost impossible to actually get the apartment to a comfortable temperature. Windy days will kill you. We had to install plastic over all windows to stop the cheap aluminum from allowing air in. If you have hardwood beware! There is no padding underneath which makes the floors ice cold. The draft coming in from the balcony door and Ac/units blow underneath and make it hard to even walk barefoot. Parking- Garage has been under maintenance for MONTHS. The fire proofing in the garage has been falling and damaging cars.. The property manager will throw you a free car wash coupon for a place down the street. Mind you - they are not replacing this falling fire proofing, this is just how the garage will stay. When signing a lease they will promise you a second indoor spot (first indoor spot is free with lease) until you go to sign a second agreement for that spot and they tell you its under construction and each "phase" will allow more and more spots to be available. Currently the top deck by doctors offices are filled with guests and tenants otherwise you'll have to hike down overlook or even beech street to get parking. Lobby may look great but, is always freezing! Doormen constantly wear jackets and hats as the heat is always off. Not only are the garage elevators cold but, the ones going up to the apartments are just as cold. Sometimes you can see your breath. Laundry rooms vary on each floor. Some are clean others are just OK. $2.00 to wash $2.00 to dry. Can get pricy after sometime. We don't hear our neighbor next door but we do hear the tenants under us for some reason. The people above us are quiet for the most part. Could be thick walls or just nice people. Yes, there are a good amount of older people living in the building but I can honestly say I've never had a run in with any of them and they surely don't cause any trouble. Paying Rent- Be sure to either mail your check in a week early to ensure it gets there on time OR drive downtown to drop it off at Sanzaris office your self. This is probably one of the few buildings in the area with out a rent drop off box in the building itself. Pool- Pool is nice, quiet for the most part. As mentioned earlier grounds are always kept very well. Over all this building would get 2.5 stars because of the harsh and unfair living conditions. I've been a tenant at the Ivanhoe for 2 years. It is a great luxury apartment complex conveniently located near all the main Bergen County highways. The apartments are spacious, clean, well maintained and very reasonably priced; especially when considering all the amenities provided (Pool, Gym, 24/hr Doorman, etc.). While the building and facilities are first class, it's the staff at the Ivanhoe that have made my experience here so fantastic. All of the Ivanhoe staff members are professional and courteous. They have repeatedly gone out of their way to assist me whenever needed and always do so with a smile. The recently appointed building manager Tom is genuinely the nicest and most helpful person I've ever had the pleasure of dealing with in all my years as a tenant. Tom truly cares about the tenants and goes above and beyond to make living at the Ivanhoe a pleasurable experience. I cannot say enough positive things about Tom and the rest of the Ivanhoe staff. What Jay G. wrote on 3.31.15 was pretty accurate. This building is not a luxury building unless your comparing it to a NYC rent stabilized building. The external maintenance is great as it sells more apts. The doorman are nice if you can catch them awake and not gossiping the tenants and the new Super, Greg, about other tenants. Location is amazing the building grounds are nice excluding pool area. A bit dated. Balconies are private but the paint is peeling and walls cracking. The bathroom walls, kitchen floors and apartment closets including doors are in need of serious upgrades. Air conditioning is a joke in the winter and summers. I honestly keep my apt. door open in the winter for the apt to warm up faster. The units simply don't work probably unless you keep it on for 12 hours straight. The bill on average is 400 which makes me think Sanzari has a huge stake in PSEG stocks. THIS IS NOT A LUXURY BUILDING. Move here only if you are coming out of public housing so you can feel the difference. The Property Manager, Victoria, should be a broken recording. She will tell you everything you want to hear and will even agree to it until you sign the lease. Victoria's has the ideal excuse for why nothing can be fixed and will always give you a generic response that equals no solution. She will say "let me speak to the Super" Followup response is usually "he said it was okay or everyone is having the same issue". Very similar to her inauthentic response to every review. The tenants know this is a big business for Sanzari but can we not be treated as a unit number. There are people living in these apartments not robots nor do you receive money from housing. For 1800 per month, it would be helpful to have upgrades and real solutions that are not band aids on a severed leg. read more

Very unfriendly building Manager (Dan), other staff is okay but they cannot say no to Dan. The rent is high and as I am paying this hight rent I expect a good and friendly service. It is not easy if you have guest visiting you, if they have a car then you are screwed. Your guest is given hard time parking the car in the visitor spot. If you have any non working appliances/shower or anything in the apartment, the response rate is very slow and if you ask again you will be yelled at. This kind of a attitude from a supervisor of the building is not antipated from the people who pay to live there. read more

Stay Away from Ivanhoe Building (Hackensack), you can get better options with less money & hassle! The owners have unreasonable charges for anything and everything you need, I paid $500 for extending my lease for a month, month on month extension is $500 extra every month along with increased rent, also they have deducted $133 against carpet cleaning even though the carpet was spotless when we left and that's what they wrote in move out inspection form but when we received security deposit back...it's no where near our expectations. Just because we did all the hard work cleaning the carpet and didn't hire professionals to do it. Apart from all the hassle we had to bear due to garage maintenance work, we ended up loosing extra money for their own laws in the country which are written in small fonts somewhere in your lease, no one will bother telling you at the right time when you need them! read more

Please keep your distance! I am only giving this 1 star because the location is convenient to the city and the fact that I personally did not see any insects and or rodents in my unit. 1. The building manager is Dan, who is extremely lazy and sneaky. I have personally seen him enter apartments without knocking and announcing himself until he is inside. 2. The electric bills are so high in the winter, you think you would be heating a 10 bedroom Victorian Mansion. My fiancé says they probably have some deal with PSE&G. lol To make matters worse, you will still be cold, because no matter how well you try to further insulate the outdated AC/heating in the wall, air still blows through freely. 3. The pool is decent but gets scuzzy around the sides and more times then not and it appears that the life guards don't care too much...(I asked) 4. NOISE....forget about it... you will think the people living next to you and on top of you are actually in your apartment with you....especially when they cook. uuggh 5. Expect at least 1 elevator to be out of service at the very least once a week...and hope that you, yourself do not get stuck inside and experience "the drop". 6. Now on to the real kicker... SECURITY! Sanzari will make sure that you get something back, but please do not expect to receive your entire security exactly 30 days later. They will charge you for carpet cleaning, if even the carpet is clean and any other miscellaneous charges they can trump up and tack on to your security deposit deduction break-down. read more

Two months ago I accepted new job in Paramus that required me to relocate from PA to NJ. I was very stressed specially that the opportunity came during the holidays season and I don't know anything about New Jersey and I don't know anybody either. I was looking for a secured safe building. I wanted an apartment on a high floor with underground garage and balcony.. there was so many options, one of them was the Ivanhoe. I scheduled an appointment with Thomas Cannarozzi for a tour. I was very impressed of how professional and caring Thomas is. He was very accommodating for my time and continued to follow up with me. I have visited so many buildings and I was very confused and unable to make a decision! Thomas was the only property manager who truly cared about both the building and the residents and it was very clear that he wanted the best for both what gave me peace of mind and despite all of the hesitations because at the time they did not have an apartment on a high floor because of Thomas I made the decision to choose Ivanhoe a place to live knowing that he will always ensure all residents are taking care of. During the move Thomas guided me from start to finish and he ensured to accommodate everything I asked for. After moving I met other residents they praised Thomas for exceptional management services and his caring for both the building and the residents. The Ivanhoe is lucky to have Thomas as the property manager. read more

1)I just want to say that stay away from this place. The management only wants to use any opportunity to take money away from you. They charged me a non-refundable one month rent for month to month lease after one year contract ended and at the end of the contract they still deducted extra 4 day rent just because I gave them the vacating notice on April4th instead if April 1st though I paid a non-refundable $1500 so they will have enough time t find somebody after I left!!!!! The biulding manager Dan got $150 so she will get someone to clean the carpet since if I don't pay him then they will deduct $250 from my deposit ..everyone supposed to get a professional carpet cleaners to clean the carpet before u leave even if the carpet is very clean!!! The management is terrible and unfriendly :-( 2)The maintenance was horrible.... I lived here for almost two years and my shower faucet was leaking and every time they came and tried to fix it but still same issue and they didn't change it althogh it needed to be changed,,, the AC and Heater system is not central and is very old, makes lots of noise and stinks but they didn't do anything for it ...u leave the heater on automatic overnight and it just doesn't work it will run whole night !!! 3)During Hurricane sandy almost all th apartments in prospect street had power except Ivanhoe in overlook ave...any problem with power this biulding is the first to lose power .... 4) you cannot move in or out on weekend , only M-F 10 to 3 pm !!! 5)elevators always take forever and most of them one elevator is out of service !!!! 6)Noise , OMG, no insulation at all... My next door guy coughs in his bedroom and I hear it in my living room... The upstairs lady walking and I hear her all the time....she turns her music or TV on and I can hear it all nada when I asked downstairs to attend to the situation they say they cannot d anything unless it is 6am or 12 am!!!!! The neighbor kids running around in hallway as if they are in a park and scream all the time !!!! Everyone bangs their apartments' door every single time they go in and out...my apartment was shaking every time they bang their doors... 7)During the while time I was there they didn't fix the trash door on the floor and you can imagine how horrible it would smell in the hallway... 8) People smoke in their apartments and the hallway always smells like cigarettes :-( and the vent system I guess doesn't really work well... 9) Te parking ceiling gives off so much dust because it is so old and every day I had to clean those dusts off if my windshield and keep going to car wash because of that.... 10) and even more ...just stay away... read more
