    ok so I don't really write reviews but felt like i should for these guys. I have 2 properties in NJ…read more(one in kearny area, one further out) and was having a really hard time keeping up with everything especially the compliance stuff which honestly goes over my head half the time. Someone referred me to RPPM and I called them kind of skeptical bc I've had bad experiences before with management companies that just take your money and don't really do much. But these guys are different. John was straight with me from the jump, explained everything they do, didn't oversell it. They handled some violation issues I had pending and I didn't have to stress about it. Communications with my tenants have been way more professional than when I was doing it myself lol. I used to just text my tenants which I know is not the right way to do it. Only thing I'd say is sometimes I wish they responded a little faster but honestly when they do get back to me everything is thorough and correct so I think its just they are busy and doing things right rather then rushing. Not really a complaint just something I noticed. Overall very happy. Would def recommend to other landlords in NJ especially if your portfolio is growing and you cant manage everything yourself anymore. 5 stars from me

Based on my experience, RPPM stands out for strong communication and competence, and I would recommend them without hesitation.

    (This review was from June 15th, 2023 when I moved out.)…read more I really would give them five stars just for Marina, Christina and Carly and the gentlemen who works overnight at the front desk. The Windsor at Mariners was a nice break from my old apartment. Im still looking for an apartment where it's more private but I think any apartment it will be the same. on the Penthouse those are very nice and super quiet/ private. I'm not moving out for any reason other than changing up location. My one bedroom apartment comes with plenty of closet space, washer/ dryer, and a decent bathroom. I love having a patio. You would want the apartment that has the balcony on the right side. You would get the better view. That's how mine is but still no privacy. I can hear my neighbors above me, the elevator to my right + the neighbor, and my neighbor to left of me. I also worked odd hours and caught all moments of life happening through the days. Neighbor dog does bark a lot tho. And not that they are being loud at all. It's just that the wall is thin and you can hear clear. So still a quiet, family friendly apartment building that is luxurious. Never complained though and not complaining now. Just my experience in the apartment. They do allow dogs and only small ones so I knew. Of course dogs will bark. Sometimes more than others. And if your apartment is right next to the elevator of course you'll hear it. It is a smoother sound than most. I'm 28 and younger than most. Location is great for a ferry ride in, Newark Airport, and a short drive to Rockland Bakery. Hoboken is close but river road and the lights are frustrating making it an annoying 30 min ride. Being by the water, city, highways... is why the price is what it is. It's just gorgeous and so fresh. Being able to take a walk by the water to get ice cream is the sweetest thing. But it's also because they are superior in service. Absolutely crush it and make you feel so welcomed. All within 15 min away you have Homegoods, Trader Joe's, Seak, Sushi Cruise, GW Bridge, Target, TJ Max, 5 below, Dunkin Donuts, European Wax Center, the spa and pancakes. Garden state mall is like 20 something minutes away too! There is a dry cleaners in the building. When you have a package the front desk will have it out waiting for you if they catch you walking in. That's very nice. The people who live here are super kind and friendly. And range in all different ages. You can walk to go get bagels that's nice too. :D

    Horrible landlords. I currently reside in one their building at 108 Park Terrace East. They refused…read moreto make repairs in a timely or not at if you are a tenant who is either has rent control or rent stabilization. When they do make repairs the work is subpar and they always make barely the barely the bare minimum. I had to file complaints with HPD and DHCR that issued violations and orders respectively to make the required repairs which they failed to do. instead the landlord filed applications with DHCR falsely claiming that I denied them entry in my apartment to repairs. They also failed make any capitol improvements since purchasing the building back in 1998. No up up grades in the building electrical system, to upgrading the wiring and changing from fuses to circuit breaker system. I still the original 97 year old bathtub when the building was first built. Yes, the building does have a pest problem with mice and roaches, which management refuses to take aggressive action with. Thank god for bugMD. I am a rent stabilized tenant that management wants to run out the building so the can get an unjustified market rent for my apartment.

    Stay as far away from this company as you possibly can!…read more Requests for maintenance are routinely ignored. On the rare occasion that they aren't ignored, they procrastinate and delay. When, by some miracle, they finally get someone out to assess/repair, it's a supremely under-qualified 'handyman' that arrives and performs a sub-par job. For reference, my garage has been leaking for well over a year, with numerous calls put in to Foremost and Mr. Bendix, to no avail. Their handyman came on one occasion and his solution was to paint over the concrete through which the water is/was leaking. Not only are requests for maintenance botched, but so too are any renovations within the development. Corners are cut at every turn and jobs are farmed out to the lowest bidders. One of the most recent examples is that my development was promised that, once a new gating system and guardhouse was erected, they would employ a better security company with employees that are better trained and able to monitor entrances/exits/visitors. Unfortunately, that hasn't occurred- we still have guards sleeping on the job with the gates left wide open. Worse yet, the company whom they hired to install the gates failed miserably and our new gates malfunction practically weekly to this day. They provide all of this trash service while shamelessly collecting exorbitant monthly 'maintenance' fees that, through my 11-year observation, amounts to nothing more than the occasional landscaping visits. I will say though, they do expeditiously hand out notices when there are inter-unit complaints regarding association bylaws. I've been hassled for having a generic pinwheel on my property and for washing my vehicles in my driveway to name a couple, but heaven-forbid I request repairs. This company is far from capable of managing even a single unit, let alone multi-unit developments. You've been warned!

In the winter, they take forever to shovel the driveway and walkways. Last winter the parking lot was damaged by the snow plowing and they never fixed the damage. There's a huge pothole right in the middle of the parking lot that who knows how long it will take for them to fix or if they'll ever fix it. It's been 6 months already. The snow piled up against my door and I couldn't even get out because they didn't clear the walkway. I even have video to prove it. Stuck in my apartment. The next morning I had to help another tenant in her unit get out as she was stuck on the inside with her daughter. As I was walking by she yelled for me to help her get out, and I had to dig from the outside just so she could open the door. This is a huge fire hazard! They have no rationale for distributing parking. Some people who don't even own cars have parking spots while others with cars are forced to park on the street and get tickets when there's snow on the ground. People have been waiting on their "waiting list" for years without getting a spot. For matters that are required to be fixed by this management company, like replacing outdoor fixtures, they'll tell you lies and say the'll do it while they string you along year after year after year and not do anything. I really don't know what this company does and why they're employed. They should be fired immediately and replaced by a more competent management company. If I could give them 0 stars, I would.
