When we moved in 2021 the place was great, everything was brand new, rental prices were fair market value, etc. However, after living here for 4 years (our rent has increased by over $1000 in 4 years and the amenities fee has DOUBLED), the place has deteriorated. It's so bad, that we are breaking our lease 6 months early just to get the hell out of here. 1. The hallways smell like dog urine...or whatever the neighbors are cooking. 2. The building isn't being maintained. Carpets are stained, walls are dirty, the pool area is disgusting. The cabanas are stained. 3. You can't sign up for the golf simulator because someone has hacked it to be fully booked 24/7. 4. Cars and items were stolen from the garage and the doors on the personal garage units are constantly broken. 5. Someone defecated in the pool this summer and they didn't even bother to clean it out or drain it. 6. I also found cocaine under my sun lounger. 7. A resident was accosted by another resident and THEY BOTH STILL LIVE HERE 8. Packages go missing from the package room consistently 9. The walls are SO thin that you can hear your next door neighbors entire phone conversation 10. The leasing and management staff is rude and non responsive. The only time you hear from them is if you owe them money...if you have a problem or a question, they point blank ignore you. 11. They 'accept' service animals, but harass the owners for personal and medical information in order to have them on their lease. 12. Ventilation is poor, you can smell your neighbors dinner through the walls 13. Constant construction noise from the new properties around you. DO NOT MOVE HERE especially if you have family or pets. It's a cesspool. Unless you love paying $6k per month, plus $2.5k per year in amenities fees to swim in a toilet and eavesdrop on your neighbors. read more

In our experience, Veris lacks in the level of customer service they provide compared to other luxury rental buildings and we are very uncomfortable living here. One of the most annoying things Veris does is play music in the resident's courtyard. Our unit faces the courtyard with one of the speakers positioned outside our terrace. I have asked MULTIPLE TIMES to not play the music there as it is a huge disturbance, but Veris doesn't care. We were not warned that they play music in the yard when we were shown the unit in winter (conveniently the music was off then). Forget about opening the windows or peacefully enjoying your terrace, you can't even sit in peace and quiet inside your own apartment! It's physiologically draining and extremely uncomfortable to have to listen to it all day long. Most building's prohibit music playing in the courtyard to ensure there is not noise disturbance to the residents, but the Capstone is obviously different... Another upsetting thing that Veris has done is their landscapers have JUMPED the fence into our PRIVATE terrace, and without our permission have cut down a TREE that was our main source of privacy for our ground floor second bedroom. Now you can clearly see into our second bedroom from the yard (it happens to have a children's playground right there, so people look in all the time (unintentionally) while their kids play on the gymtree. You can't even go to the kitchen in your pajamas anymore, as you have a direct line of sight from the window into the kitchen. We would have NEVER rented this unit, but BECAUSE THE TREE WAS THERE we thought we'd give it a try. We even discussed this in front of the leasing agent who showed us the unit at the time. We asked multiple times for the tree to be restored but Veris doesn't care and claims the tree was a weed. I felt that the leasing office was very condescending when I called them about it. They asked patronizing questions, like how would I like it if the yard was unkept? But the tree was beautiful and there was nothing unkept about it for all these years... until now apparently. He refused to admit that they have devalued the apartment by changing the nature of the view. I invited him to come and take a shower in the ensuite bathroom and then change in the bedroom and to see how comfortable he would feel doing that without the tree being there. But Veris simply doesn't care. There are other things that make us feel like we live in a "fancy dorm" that costs thousands of dollars per month. For example, you have to drag your empty boxes to some special room on the first floor, instead of leaving them in the refuse room. The refuse room smells horrible most of the time due to bags of trash just being dumped on the floor, but we got a warning and a threat of a fine of $50 per box for leaving our cardboard there... My previous building not only did a trash run twice a day so the trash room was always clean, they offered to break the boxes up for you. Not here apparently... Also, the hot water takes FOREVER to heat up, and goes in and out in the bathroom. I asked them to fix it - not fixable apparently, but we did end up getting a leak that required changing the floor and floor boards. There is always noise coming from the hallways as the front door in the apartment does not go all the way to the ground, so you don't have good sound insulation at all. But the biggest disappointment we have is lack of care we felt from the leasing office and some community managers when we ask them not to play music or to replace the tree. We don't feel comfortable in our apartment and don't feel welcome here, and that makes us very sad. It's too bad as we stayed in our previous place for 7 years I think, but this is definitely not going to be the case here. The only good thing about the Capstone is that the apartments have nice finishes and the concierge staff are lovely, but that's about it. Having a good landlord makes the world of difference and in good faith I cannot say that Veris has been one at all. read more

I found the building after a lot of research online in the Port Imperial area. I knew I wanted to be in that area & had looked at several other places that were very nice but didn't have all the things I hoped to find. When I met Erga & she showed me around the building I knew 5 minutes into the tour that this was the place for me. It had everything I was looking for & much more! The views, the gorgeous indoor/outdoor amenity spaces that are impeccably decorated & just my style. I went downstairs after the tour & made a deposit. My move wasn't for several months & I loved how Erga kept in contact with me closely. She made the transition to the building easy & helped me complete the application process at every turn. More than that I felt like I was talking to a friend of known for years whenever we spoke which is rare to find. Now that I've arrived, the building has far exceeded my expectations so far! Starting from my first outreach to lease application to move in to now 2 months into my lease has been great. The process to view apartments, apply, and get a decision was all very quick and pleasant. I reached out on a Sunday (Mother's Day to be exact) and got a reply (from Erga Hoxha) within a couple of hours about setting up a tour the very next day. Once I saw the building, I was blown away. They really took care of every little detail. In fact, when I opened the refrigerator in the model apartment, it was fully stocked with candy, snacks, and drinks. I had two appointments for visits the following day and neither building stood a chance against the Capstone. The apartments are as modern as you can get and included central cooling and heating (something I didn't come across in other buildings). Erga was incredibly attentive, responsive, and supportive throughout the entire process. She's a great communicator and really works to understand what is most important to potential tenants so that she can match them with the right unit. Since this is a relatively new building, there were many units to choose from, so her help was key to making a decision we would be happy with. The building has got great amenities which are maintained really well (clean and always working). I visited some buildings where they took me on a tour and I saw damaged equipment at the gym, etc. The Capstone is huge, so there's plenty of space and if you make the most of the amenities, your home is much bigger than the square footage of your actual apartment. Last but not least, the concierge team is absolutely awesome (shoutout to Maximo, Yami, and Jonathan)! Keep up the great work! We have now been at the capstone for a month and we are beyond excited with our choice to live here! We have looked up and down the strip for some time looking for our home, until we entered the Capstone. We immediately decided from just walking into the Lobby, that this building was the one we would call home. The overall decor, and warm feeling in the lobby was very inviting. Luis from concierge greeted us and was happy to give us a tour since at that point the leasing office was closed. We enjoyed our conversation with Luis, and it was clear he loved the building and his time working there. We came back and met Alicia who was our direct point of contact through out the entire process. As if we weren't already in love with the building, amenities, and warm welcome from Luis. Alicia was and is the most kind profesional, sincere genuine person who had the patience to answer all of our questions throughout multiple visits. We also had the opportunity to meet other wonderful members of the team, Gary and James who also were such a pleasure to interact with during the initial process. The team at the leasing office really made us feel right at home. Now a month in and we are Just so happy that we chose the capstone. The team at the Capstone continue to go above and beyond our expectations, from community events catered for residents, to delivering a package to your front door if needed. We moved in recently and love it - it was the best decision! The whole experience has been great from our first visit with Erga to now. Everyone is super friendly, the amenities are amazing and the commute into the city is so quick both by bus or ferry. The only thing I'm sad about is that the pool closes during the winter - its not a huge pool but just big enough to swim some small laps so would have loved to have access all year round - even if the water is cold then :P read more

WALK AWAY! DO NOT RENT HERE. To begin with, my fellow neighbors and I have been posting reviews on google about our issues and concerns, because we cant get management's attention! The reviews are quickly taken down before the end of the day. So Yelp is usually the best platform to be heard! The reality is that they hike up the rent 20%, yet we haven't had hot water for months. Anyone can walk into the building and use the amenities, while we have to pay monthly. Management including corporate managers such as J.F disregard any major concerns. They are rude, racist and negligent to tenant needs. Its sad because as beautiful as the building may be, the unprofessionalism of the staff is creating such a low quality of living . Answer our concerns and we will stop! Don't judge potential residents based on the way look or dress. It's 2023, we are all equal. CORPORATE WAKE UP AND SMARTEN UP! Moved in a few weeks ago and I'm loving it! Erga, from leasing/management, was a joy to work with. She made the process so easy, answered all of my questions and made sure my move was smooth. So far the apartment and building has been amazing. We moved from Long Island City in search of good value close to New York and I believe we found it. For years we had problems with smokers next door but the apartments here are all self contained with their own central air units. Neighbors are nice and all seem committed to a great and harmonious environment. It's only been 2 months so far so I'll follow up at a later date but so far so good. read more
