    Paper thin walls. Property management will do nothing to address loud tenants. Avoid avoid avoid. In fact, 5 months of ongoing issues and the loud tenant has spit in my groceries. Video included. What do you think the response from the property manager was? "Your safety and security is not our responsibility. We only manage the property."

    I have a lot of rambling thoughts here but here they are. I lived in the Duchess for 13 months; from August '20 to September '21. I had a one bedroom on the 12th floor. Overall, my stay at the Duchess was favorable. I would have stayed longer except that my project ended and I needed to leave. Incidentally, had I renewed, the rent was $600/month more than when I originally paid ($3,100 now). But ultimately, price wasn't the reason I left; I had no reason to be in NJ anymore. I never used any of the amenities except the community printer on floor 3 (which you pay for but the cost is negligible). The pool always was well maintained but I would never use it (as I preferred to avoid the residents). The staff was excellent, especially the concierges like Nicki and Javier, who are quality people. For example, an adjacent vacant unit had a bad battery in the smoke detector, and Nicki changed it for me at midnight on a Sunday. The Duchess went through 3 GMs since I joined, the latest was Felicia who is strict but very fair. She is super responsive and gets things done. Her assistant is Benedicta, who is a sweet lady and is also responsive via email almost 24x7. The Duchess has three unique features that I couldn't find elsewhere. First, there is a drinking-water filter tap in each kitchen. It's absolutely great to have filtered water all the time. It also has free-standing showers (which is great if you are a shower person). And last, it has an in-building parking garage for $200/month (which is a fair price). Before I forget, there was good water pressure on the 12th floor. The Worst part about the Duchess was the tenants and their pets. A good portion of the tenants are professionals with solid careers and etiquette. But the building also has a mix of unsavory actors. Young and arrogant people with their parent's money, or money from sources that I could not determine. They likely could afford to live in NYC, but I'm guessing they stay in the Duchess so they can have a car and larger apartment. These bad actors people didn't wear there masks in the elevator (prevaccine and with Covid spreading in the building). Some of them wouldn't say hi, hold a door, or had any manners at all. They really brought down my satisfaction with the building. The garage regularly had a smell of weed in the evening. And there was dog poo and pee daily in the garage and parking lot. Literally, every morning, someone with a small dog would leave dog poo behind my car. Was it deliberate? Probably. More about the parking lot. Many of the Duchess tenants have fancy cars, like Rolls Royces, Lamborghinis, and Bentleys. Frankly, if they can spend that much money on a car, I have no idea why they live in rental-only building. I gave four stars (versus 3) because of the staff who really try hard. Sadly, it's the tenants that plague this rental-only building. If I had the money and did it again, I would rent a condo in a very strict community with harsh rules. But if not, the Duchess is something I wouldn't love, but could accept. Btw, I should add, I almost rented at the Modern prior to the Duchess, and the tenant community there is far worse. Finally, I just might be an annoying neighbor with unrealistic standards. But that's my opinion.

    I have lived at The Duchess for almost a year new and plan on upgrading from my studio unit to a one bedroom unit. I have explored MANY apartment buildings in the area - some with beautiful amenities and similar prices. I'm going to let you know why I believe The Duchess us a brilliant choice for you and your family. The Duchess has impeccably clean amenities - I know so because I have seen the pool cleaned out routinely, and the staff sanitizing every area of the apartment building and common areas. During COVID, they went above and beyond closing down high touch areas, notifying residents of any potential cases, and providing the residents and staff with hand sanitizer and PPE. They even dropped off a game of cards to every apartment for the tenants to pass time. They have a gorgeous sauna - most places on the River Road strip are lacking this. The gym has top of the line equipment. The outdoor area is equipped with three grills, an outdoor entertaining area, and fire pits. The staff even throws weekly wine nights on Wednesday where they offer free wine and beer to their tenants. The problem with other apartments on the strip is that they are gimmicky. They will wow you with a rooftop, surprise you with a rock wall, and then bring you to view the apartment that has low-grade finishes, cheaply done bathrooms, and low-end appliances. The apartments at The Duchess are done WELL. They are much larger than other apartments in the area. The appliances are high end. The bathrooms have spa showers. The studios start at 600 square feet... which is bigger than a one bedroom in other buildings. The one bedrooms have walk in closest that are big enough to fit clothes AND a twin bed! The maintenance crew is amazing and the front desk staff is incredible! Shout out to Raul who helped me move in, one night provided me with a first aid kit when I injured myself and Walgreens wasn't open, and who consistently manages to stay happy and friendly and always say hi! I haven't met one staff member here who was not willing to go above and beyond to help out. Long story short - if you're looking for gimmicky amenities that you probably will use once during your lease term - then look elsewhere. If you're looking for a better quality of life in your apartment and meaningful clean amenities, as well as more room - you should move here! Also shout out to Anya who is an absolute gem! I added photos of my studio unit... you can see from the photos it's very large. Pictures use a queen size bed, a table that can seat 8 comfortably, a couch that can seat 3, a chair, and during Christmas tree an 8 foot tall tree... so much space!

The building isn't being maintained. Carpets are stained, walls are dirty, the pool area is disgusting. The cabanas are stained. 3. You can't sign up for the golf simulator because someone has hacked it to be fully booked 24/7. 4. Cars and items were stolen from the garage and the doors on the personal garage units are constantly broken. 5. Someone defecated in the pool this summer and they didn't even bother to clean it out or drain it. 6. I also found cocaine under my sun lounger. 7. A resident was accosted by another resident and THEY BOTH STILL LIVE HERE 8. Packages go missing from the package room consistently 9. The walls are SO thin that you can hear your next door neighbors entire phone conversation 10. The leasing and management staff is rude and non responsive. The only time you hear from them is if you owe them money...if you have a problem or a question, they point blank ignore you. 11. They 'accept' service animals, but harass the owners for personal and medical information in order to have them on their lease. 12. Ventilation is poor, you can smell your neighbors dinner through the walls 13. Constant construction noise from the new properties around you. DO NOT MOVE HERE especially if you have family or pets. It's a cesspool. Unless you love paying $6k per month, plus $2.5k per year in amenities fees to swim in a toilet and eavesdrop on your neighbors.

    These apartments are beautiful inside and out but have a ton of problems…read more 1- MOLD MOLD MOLD ! I am currently fighting a mold toxicity from my apartment and for the last year have put in multiple requests to fix it. Just got a myoctoxin test and came back positive for mold in my system! For the last year I have been really sick. Severe migraines, flu like symptoms and more! 2- the constant set off of fire alarms . It's gotten to the point that everyone in my building ignores the alarms because they're set off quite often. Leaving this really unsafe god forbid there is an actual fire. One time the alarm went off for an entire weekend and I was ignored by management to fix the issue immediately . They waited 4 days to rectify the situation. 4 days of nooo sleep, and constant beeping. I had to put formal requests to the fire department to site and ticket management company for this issue! (Quick edit ) as we speak 1:15AM Tuesday Morning FIRE DEPARTMENT IS HERE!!! 3- BUGS ! According to Managment "it's normal" I have lived in Brooklyn majority of my life in pre war buildings. If anyone from Brooklyn knows, they know most of the buildings are bug infested and not once were they ever in my apartment. WELL HERE! Buckle up, because you get huge spiders, water bugs, rolley poleis , and infestation of ants: ALLL OVER THE APARTMENT! Managment claims it's the mulch that lines the entire community and living on the first floor " there's nothing that can be done " 4- PARKING IS A NIGHTMARE. Although I pay for parking my cars have been towed right from my spot. If you don't get a " parking pass " THEY WILL TOW YOUR CARS!! Or they will put these obnoxious stickers on your car to move your vehicles. 5- THEY COME INTO YOUR APARTMENT ANYTIME THEY WANT TO!!! When the new Managment got into office, they issued a request to come into apartments and check the units. Now this doesn't sound like a problem! But when executed, nooone knocked on my door and just barged in 8am in the morning . I work nights and don't always wear clothes to bed. I was awoken, naked to a man walking in my door with ZERO WARNING! Yes ZERO WARNING! NOT EVEN VERBAL THAT THEYRE ENTERING!!! I am a female who lives alone! After reporting this issue I was brushed off like it didn't matter. The only good thing about this community is the Maintence. Chris is a one of a kind guy! Extremely friendly, really quick with responses. The guy who cleans the property also is amazing. Keeps the garbage as clean as they can, and constantly picking up after people's garbage ! They're the only bright side to the place. The list can continue but I will end this review with PAPER THIN WALLS. My neighbors are the most obnoxious people to live next to. The constant slamming of doors all hours of the night, the music loudly playing, the parties on a Tuesday going til 3-4 am with blatent disregard for anyone. I had to fight my way out of my lease ! And still gave them money to be able to leave when I should have hired a lawyer and sued the community and management. I am finally out of here on Thursday and when I say ITS NOT SOON ENOUGH, I mean it !!! Ready to get my health back on track and rid myself of this place

Bathrooms are very large and gorgeous.. 5 star service !!! Everyone always sweet and polite . We all became like a family... this building almost like a 5 star resort : gym , yoga rooms , billiard room with kitchen you can have a nice party , movie theater , indoor and outdoor pools , saunas , jacuzzis , and so much more ... No pets allowed this was important for us !!! No smelly hallways and barking. Covered parking. Every Sunday beautiful free breakfast served by the pool .. Bus to Manhattan right by ur door it takes only 20 minutes and you are in midtown . Supermarket cross the street. Trader Joe's and Whole Foods walking distance . Beautiful city view river walk pathway for a nice walk or bicycle ride . Movie theater and so many other stores short walking distance . I can't thank enough Alexander for making us very happy .     I've experienced ongoing issues with the management and communication practices at this property…read morethat make living here more stressful than it needs to be. For example, residents have received automated notices about "outstanding balances" even when accounts are already paid in full. Instead of proactive correction or clear communication, tenants are left to sort out the confusion themselves. Some leasing agents are also trained to provide vague or non-committal responses, which makes it difficult to get direct answers on policies, fees, or concerns. Non-compliance fees have been charged without transparent explanation, and it often feels like residents are expected to just accept charges without clarity. There are also recurring accountability issues. Items like large water jugs or dollies get left in hallways, and instead of identifying the correct unit responsible, management has previously blamed the wrong residents. The same issue happens in the garage, where some people use spaces as storage, yet warnings do not always go to the correct tenants. This blanket approach to enforcement is frustrating and feels careless. Additionally, the leasing office environment is not welcoming. Privacy tints and curtains have been installed on the interior glass, creating an atmosphere that feels closed-off rather than community-oriented or approachable. The building itself is fine, and the location has benefits, but the management's lack of transparency, accountability, and consistent communication significantly affects the overall living experience. I hope improvements are made to create a more resident-focused environment.

The apartments are spacious, gym is rarely crowded and well equipped and location is super convenient to both the bus to Port authority and the ferry/light rail. We have to travel for a few months so didn't want to renew, but based on this experience, will really consider Rivertrace as a first choice when we come back.

I live in Estuary for a long time…read more Pros: Proximity to NYC: This place is so close to NYC with amazing bus services during the morning and evening commute. So, it takes 15 - 20 minutes to be in Port Authority if there are no traffic jam on the tunnel. Sometimes buses are busy and there is a long queue, but 3 or 4 buses come at a time and clear the queue. This building has amazing NYC views and views from some of the apartments are breath taking. Apartments: The layouts of the apartment are good with adequate closet space as well as all apartments have good natural light. And the apartments have the best appliances, especially building 3 which is new compared to other buildings. And to top it off, there is Whole Foods next door. Facilities: There are 3 gyms and they are mostly empty. All of them have the needed equipment. The only thing missing in 3 gyms is the Free Motion Smith Machine, but that is not going to be there in any of the apartment gyms. The best part if you are working from home is you can get the party room open if they are available during the week days. And there is a kid's play room which is so big with lot of toys. To top it of there is a children's park next to the apartment. People: The people in the complex are very friendly and understanding. They smile and have a small chat, which is hard to see in the NJ area. We had a baby and I asked so many questions to many residents here and they all helped us with the perfect answers. Most of the residents are couple or just starting family. Maintenance: This apartment complex maintenance team is the best. All the issues are fixed within minutes the issues are raised. The team goes beyond their ways to make sure we are satisfied. We have raised a number of requests but they just come and fix them. All the hallways are really clean and tidy all the time. Concierge Desk: The concierge desk makes sure all the package requests are taken care properly. They also take other minor requests and every time you go to pick the packages; they are always welcoming with their smiling faces. Leasing Office: Everyone in the leasing office is friendly. They make sure all the issues are addressed properly. They organize so many events in the complex so as to make a friendly community. I have moved at least 7 times in the apartment complex with crazy requests and they always make sure that moves happen in the schedule I want. I know all the staff work here very hard to make sure that we live in one of the greatest apartment complex. Cons: Even though this place is so close to Hoboken, going there takes at least 30 minutes as there is always traffic as well as finding a parking is so hard. Even though it is so close to Manhattan, there is nothing near by. Yes, all the restaurants near are mediocre and you will get tired within a week or two. After a month, NYC & Hoboken seems very very far to go for a dinner and you feel like you live in a suburb and just order in Uber Eats.
