I've experienced ongoing issues with the management and communication practices at this property that make living here more stressful than it needs to be. For example, residents have received automated notices about "outstanding balances" even when accounts are already paid in full. Instead of proactive correction or clear communication, tenants are left to sort out the confusion themselves. Some leasing agents are also trained to provide vague or non-committal responses, which makes it difficult to get direct answers on policies, fees, or concerns. Non-compliance fees have been charged without transparent explanation, and it often feels like residents are expected to just accept charges without clarity. There are also recurring accountability issues. Items like large water jugs or dollies get left in hallways, and instead of identifying the correct unit responsible, management has previously blamed the wrong residents. The same issue happens in the garage, where some people use spaces as storage, yet warnings do not always go to the correct tenants. This blanket approach to enforcement is frustrating and feels careless. Additionally, the leasing office environment is not welcoming. Privacy tints and curtains have been installed on the interior glass, creating an atmosphere that feels closed-off rather than community-oriented or approachable. The building itself is fine, and the location has benefits, but the management's lack of transparency, accountability, and consistent communication significantly affects the overall living experience. The apartments are spacious, gym is rarely crowded and well equipped and location is super convenient to both the bus to Port authority and the ferry/light rail. We have to travel for a few months so didn't want to renew, but based on this experience, will really consider Rivertrace as a first choice when we come back. read more

Moved here two years ago and loved it at first. The additional amenity fee was worth it, but now rents have skyrocketed and the amenities are broken half the time. As an example: the jacuzzi worked the first weekend of the summer before breaking for 4 weeks. And two weeks before Labor Day it broke down again. Garage door seems to break every other day. What's more, the "theater" is a joke. I don't know anyone who's ever used it. I tried once, but there's some sort of proprietary software so about the only thing you can do is insert a dvd. Forget hooking anything up to it. It's pretty useless. Giving 1 star for those staff members that are very friendly and helpful. I will say, they make it almost tolerable. It's really the management company that is the problem. We will not be renewing. read more

The apartment quality is poor. Each unit has a massive water heater inside the apt and it makes loud noice. The pipe connected to the heater comes off frequently and you end up needing to submit a maintenance request often. The public amenity is broken often. Golf simulation from was broken for more than 6 months and they didn't bother to fix it despite the residents complaining about it. They pool and hot tube close early so if you work during day time, you are not gonna get to use it. read more

Myself, my husband and toddler lived at the Rivertrace for the past year, and we cannot say enough good things about the building. The management really cares about the residents and ensuring they have the best experience possible - Gary, Alyssa, Jackie, Ingrid, Dylan, Alisha and the rest of the desk staff are nothing short of wonderful, and always had smiles on their faces and kind words to share. Rob and the maintenance staff are incredibly prompt and thorough. Overall, we would highly recommend the building, the amenities are fantastic, the apartments are so comfortable and good quality, and those that live in the building are so friendly. We just moved in to Rivertrace a month ago and we're very happy to call this place home. The building, apartment unit, amenities, maintenance and other staff are all amazing. Very convenient to grocery stores, pharmacy, and good restaurants. For those who works in NYC like me, this is very convenient, ferry is few minutes walk and there's free shuttle buses that picks you up and drops you off in front of the building. And the view? It's the icing on the cake. We've looked into a lot of apartments in this area and other neighborhood but only Rivertrace made us feel home. Gary from the leasing office is the best. My husband and I lived in Rivertrace for 2 years and had a wonderful experience. The amenities are great and well kept, and everyone in the leasing office, front desk, maintenance team, etc. are friendly and very helpful. Additionally, when there were any issues in our apartment and something needed to be fixed-which was not often, the building got back to us either that day or the next day and fixed the problem super quickly- thank you, Robert! We also loved how dog friendly the building was, my dog especially loved the "Dog of the Month" shout outs :). I find it telling that most of these reviews are either 5-stars or 1-star, as people are coming here either to provide a glowing review or vent about something that frustrated them. After nearly 3 years here, I'll add to the former. The building is clean and well-maintained, the apartment is spacious (and affordable for the area), and management was responsive and very helpful. I especially want to commend the concierge as well as the maintenance staff (Robert in particular, old steady hands), who are there to answer questions and promptly fix issues with the apartment. If I had to gripe, I'd say I was disappointed that the building doesn't seem to consider how long you've been in the building or other good-standing w/ them when it comes to rent increases for renewals. I also find it strange how often they seem to churn through concierge reps...coming from NYC, I'm used to getting to know my doormen/doorwomen, but this place seems to switch them out with regularity. But those are small things to gripe out in the overall scheme of things. For 30+ professionals working in NYC looking for slower pace at home, or young families with infants/toddlers, I really think you can't do any better. read more

As a contractor on a long-term project at RiverTrace, we are in the building several days, every week. Every single time that we enter the lobby, we are greeted by a pleasant desk associate. We also notice that the lobby, elevator, halls, and other areas are spotless. Our interaction with onsite management, especially Jacqueline Fessman, is amazing, and not typical for a large, property management company. Jacqueline and her team are highly professional and are very attentive to all maintenance needs in the building. They react very quickly to resolve any tenant issues in the building. I realize some of these reviews have bits of truth, but honestly, I'm so happy here at RiverTrace. The complex is super clean, modern and has all the amenities you would expect from a luxury building (pool, gym, views of Manhattan). I love my two bedroom/two bath with private entry and walk-in closets in both - a true, ideal roommate situation. My roommate and I have two parking spots at a very reasonable rate, and have never felt safer parking in a complex. We really like the easy access to the city - walkable to both the ferry and light rail to the path or $3.50 bus, which usually only takes 15 minutes to port authority. We also really appreciate the location. River Road has everything you could need from Trader Joes and Target to Starbucks and Walgreens. You're only a $5 Uber away to Hoboken - love being close, but able to leave/visit (yoga studios in Northern Hoboken are great too- Real Hot Yoga is a must!) Lastly, Fabiala/Jennifer/Sandy at the leasing office are amazing, along with Robert and his maintenance team (they'll be at your door in minutes if you put an online request in) and Josh and his team are so attentive to every need at the front desk. My sister and I's only concern is that we only signed an 18 month lease! ;) read more

My husband and I have lived here for eight years after leaving a home we spent 40+ years. We need to relocate near our children out of state so we are moving and leaving Rivertrace brings some sadness as for right years we have appreciate the entire staff and their ability to accommodate us as tenants. The building is always well kept and the entire staff has become like family yet still professional. From the leasing office( both (Gary's) and maintenance Robert and Ricky to the concierges notably Ingrid . The service added to the amenities will make leaving hard to match. Since I moved in I have had nothing but problems and it is a lengthy process for maintenance to knockout any problem in the building. I never give anything 5 stars because I'm a very big perfectionist but this place really is perfection. I'm going on my 3rd year living here. We were supposed to move this past year, but when it fell through, I was actually pretty happy cause I love it here so much. The building is beautiful, the amenities are awesome (the pool is to die for), I am best friends with so many tenants here now, and everyone that works here are so pleasant to be around and have around. I love management and maintenance. They all go so far out of their way to help and satisfy everyone here. I know there are a few negative reviews but that is coming from people that have probably only had one "bad" experience here. It wouldn't be fair for anyone to take those to heart. They will not help you and pick and choose what parts of the lease they will enforce for certain tenants based directly on how it impacts their bottom line. I actually complained to much about issues such as smoking, fire alarms, dirty windows and dust, floor issues and the list went on and they hired a lawyer instead of resolving my issues which ultimately forced me out of the residence. This place deserves 0 stars. It is a mile from the ferry with a wall of construction around it. I had an appointment and was 5 minutes late after an hour trip sprinting around construction fencing and a loud miserable $13 ferry ride to get here and they would not give me a tour due to "fair housing rules" which has nothing to do with looking for an apartment at a private building. Pretty sure they just wanted to leave early to go clubbing based on how they were dressed. Nice building, good value even but with all the hassle and awful service it's not worth it. read more

I read a couple of the reviews on here, and I was shocked because it simply does not at all reflect the place that I have been proud to call our home for the last two years. Of course, disgruntled people will come on here and complain, and it is natural that people would only write a review if they are upset. I just want to dispel the notion that the management is terrible or does not care about the residents. They have been very reasonable in many situations where my wife and I have had to approach them, and I can honestly say that they have shown compassion and generosity above and beyond a pure business relationship. They are also genuinely nice people. Residents that "re-up" on their lease will not get the same benefits that new residents will, but I think that is just a business policy they have to follow which makes sense to me (I am addressing Anil's comment specifically). With that short defense of the management out of the way, let me describe a building that is extremely friendly (come find us poolside in the summer), with a great location and beautiful amenities. We looked at a lot of places in the area and nowhere do residents have as many options as they do here at RiverTrace. My wife and I have a huge terrace, a storage unit right by our parking spot and two spaces on the bike rack for our bikes. We couldn't get all of that in any of the nearby peer buildings. On top of that, as others have mentioned, the maintenance (shout out to Robert and Alex specifically, but they are all great) and concierge (my man Maher especially) are absolutely fantastic and super-friendly. Don't take my word for it though, come check the place out -- you'll see how awesome it is. read more

It's a nice community. Some of the features seemed more cheap than I would have expected for the price and "luxury" style/marketing. The common areas are nice. It's annoying that the pool is only open for 3 months of the year - primarily because it requires a lifeguard. So that means you can't use the hot tub in the colder months. There is construction of a building next door that's noisy and will block off lower level views. Concierge and maintenance staff are friendly, responsive, professional and helpful. Can't say enough good things about the concierge. We left on vacation and one of the concierges went up and checked on/fed our cats for us (we asked her)! She was a godsend. They are trustworthy and respond to emails and try to help. The floors are frustrating, they show all the hair and dirt since they are dark and show everything. I think it has an amazing location: the walkability is great. 2-5 minutes to coffee, restaurants, and grocery shopping. Its right next to the bus stop into NYC and a 10 minute walk to the ferry. It's also 5 minutes from the rail that goes to Hoboken/Downtown. The area is very safe and the river walk in front of the building is nice. It's also a short drive away to proper shopping, movie theatre, hair cuts, target...etc. without having to go into the city for. It's nice enough to enjoy, aside from some downfalls. It's a good temporary place to stay, but very expensive. The gym is decent, but sometimes gets crowded. Be very careful as any damage will likely cost a lot of money to "repair/fix/clean". This goes for walls, stainless steel appliances, floors...etc. The community events are fun and nice - they usually provide free food and drinks and neighbors actually get to know each other. The common areas are very clean and always smell nice. You have to take cardboard down to the first floor but oh well. It's not that bad - the trash shoots on your floor are VERY convenient. We have our car in the garage and I feel it is very safe there - it's expensive to park, but for me it's worth it to know it's "safer" and shielded from the elements. Sometimes you can hear people in the hallway because there is a slight gap at the bottom of the door. Buy a door gap cover off of amazon for $10 and that noise will be gone! It also helps stop escaping air. Sometimes if a neighbor has base too high you can hear some music/vibrations. They have always been respectful at quiet hours (past 10pm), and usually don't last long or are very often. During the summer months when the pool is open, it can tend to get a little noisy from kids and people hanging out, as well as the pool itself makes some loud water noises. It's not too obnoxious, but you may notice it if you keep your windows open. Keep in mind, you are signing up to live in an apartment. Noise is going to happen! I will be moving after my lease is up because it's slightly overpriced and doesn't offer everything we would like. I do enjoy my time here for the most part though! read more

They dont do you any favors if you ate in a tight situation. They threaten to tow your car and wake you up at 11pm to move your car from visitors parking even though you have a pid parking spot. They want to force you to get the most expensive option of anything. they do not have residents first. they are strictly a business. management is the worst! read more

All the neighbors are friendly and with the countless social events, an incredible pool deck, food-truck-Thursday's, pop-up events in the lobby, organized parties, and five-star amenities, RiverTrace is more than a place to live - it's a lifestyle.
